Wrightsville mayor is Person of the Year By Emmy Errante Staff Writer

Wrightsville Beach Mayor Bill Blair was chosen as the Lumina News’ 2014 Person of the Year for his proactive efforts during his inaugural year in office. Beginning immediately and throughout 2014, Blair and the board of aldermen worked pre-emptively to dig into several major issues the town will face in the coming years. The projects include maintaining a viable water supply, lowering flood insurance rates and securing funds for future beach renourishment. Blair said although he didn’t anticipate taking on so many issues his first year in office, he realized it was necessary to begin planning now for the town’s future. “We’ve had a plan year to year, but I don’t think we’ve had a five- or a 10-year plan,” he said. “Whether I’m here or the next board is here, in order for the town to thrive, these issues have to be dealt with because they’re coming.” Fixing the town’s aging water and sewer system was one of his initial goals. “The quality of water is not that great,” he said. “So instead of complaining about it, we say, ‘What are we going to do about it?’” He said he soon realized finding a long-term solution would require upgrading the wells and also determining a betterquality water source. The board created an ad hoc committee of

residents, which is working with an engineering consulting firm to determine the best source for the town’s future water needs. The mayor and the board are also beginning to prepare for another water and sewer issue the town won’t face until 2018 or 2019, when Wrightsville Beach

“People put us here to get something done, so we need to do it for the greater good of the beach.” will be required to pay its share of repairs made to Wilmington’s sewer lines following the 2005 sewage spill. “Early estimates are $15 million to $18 million,” he said. “We have to have a plan. If you’re caught off guard it will be significant, because to raise that amount of money in a short time you have to either raise taxes or cut the annual budget.” Blair said another ongoing project is the possible appeal of the FEMA’s preliminary floodplain maps. A successful appeal could potentially save Harbor Island residents thousands of dollars in flood insurance, he said, but it was important to determine

the likelihood of winning an appeal before committing to the costly appeal process. Blair also oversaw a cycle of beach renourishment in 2014, and although a late start and unexpected setbacks caused the project to be completed outside the approved environmental window of mid-November through May 1, he said he was pleased with the job completed by the

U.S. Army Corps of Engineers. However, after taking office he became aware of a troubling statistic for the future of Wrightsville’s beach renourishment projects. He said the town has a contract allocating money for renourishment projects through 2045. The language in the contract caps the budget based on 1986 costs, the year in which the contract was created,

so just two more cycles will deplete the fund. Blair said he and other town leaders met with congressmanelect David Rouzer, R-District 7, to discuss removing the cap or other solutions. In the meantime, he said the town would continue to set aside money in its coastal storm damage fund, which doubled in 2014 due to the increase in parking rates.

Additionally, Blair fought to have previously untapped room occupancy tax (ROT) funds collected from the county’s unincorporated areas (District U) divided equally between Masons Inlet and Carolina Beach Inlet, rather than the original allocation of 75 percent to Carolina Beach and 25 percent to Masons Inlet. Almost at the onset of his inaugural term, a deal was struck with New Hanover County to take over the recycling center at the municipal complex. This was a bone of contention with the county for a decade or more, and, upon assuming office, an agreement was reached on the recycling center, which had been funded with beach taxes even though usage was predominantly from across the drawbridge. Blair said his style of leadership is honest, open communication between board members, town staff and the public. “It allows you to take in everybody else’s thoughts and process it into a decision,” he said. “I know I’m not right all the time.” He could not have taken on so many large projects throughout the year had it not been for the support of his board members, he added, and their willingness to put in the time to discuss and resolve the town’s issues. “If I had a dysfunctional board, I wouldn’t be able to take this on,” he said. “I give them credit because they’re always working. People put us here to get something done, so we need to do it for the greater good of the beach.” email emmy@luminanews.com

Woody White, New Hanover County Commission Chairman and Wilmington attorney, announced he will run for a seat in the U.S. Congress, following Rep. Mike McIntyre’s decision to retire. Former New Hanover County Board of Education member Elizabeth Redenbaugh announced her campaign for the North Carolina Senate seat, held by Sen. Thom Goolsby. Town officials from Wrightsville, Carolina and Kure beaches met General Assembly Rep. Rick Catlin, R-New Hanover, Rep. Susi Hamilton, D-New Hanover, and Sen. Thom Goolsby, R-New Hanover, to request more Room Occupancy Tax spending flexibility, and the formation of a council for general advocacy against the Biggert-Waters Flood Insurance Reform Act. President Obama signed into law a bill passed by the House of Representatives that will reduce some insurance rate hikes. But Wrightsville Beach resident and former alderman Bill Sisson said the delay only applies to homeowners whose rates will increase as a result of new flood maps expected later in 2014. The North Carolina Rate Bureau, a state-sanctioned, private institution proposed a 35 percent increase in homeowners insurance for Wrightsville Beach and most of New Hanover County.

Intersection improvements to Causeway Drive and Waynick Boulevard were allocated $233,600 by the Wilmington Metropolitan Planning Organization Transportation Advisory Committee.

Wilmington residents spoke out against a potential rate hike in water bills during a Cape Fear Public Utility Authority public hearing. The increase was intended to offset the operational costs that were expected to rise as a result of a decline in water consumption by 7.3 percent in 2013. Weeks Marine began the Coastal Storm Damage Reduction project between Arrindale Street and the Blockade Runner Beach Resort, unloading piping from dredges and pumping sand in 1,000foot increments. The New Hanover County Board of Education unanimously approved an alternative to teacher tenure, which was eliminated following the Excellent Public Schools Act, passed by the General Assembly in 2013. The alternative offers the top 25 percent of performing teachers with a $500 per year pay raise and four-year contract.

BEACH BLOTTER Lock box theft The resident of a home on Conch Lane reported someone broke into a lock box and stole items valued at $200 around 2:30 p.m. Tuesday, Dec. 23. There are no identified suspects but the victim said a cleaning crew had gone through the house recently to prepare the home for a potential buyer.

Cooler caper A West Salisbury Street resident reported a cooler stolen from a front porch around 9:30 p.m. Tuesday, Dec. 23. The cooler was filled with old beer and dry ice, and valued at $400. There are no identified suspects.

Stolen safe A resident of Lagoon Drive left his house Dec. 22 and returned Dec. 26 to find the front door damaged and a safe stolen from the house. The estimated value of the stolen items is $485 and there are no identified suspects.

A Wrightsville Beach Police officer on patrol stopped a vehicle occupied by two 17-year-old minors for speeding, 50 in a 35 mph zone on Waynick Boulevard, around 10 p.m. Friday, Dec. 26. Upon approaching the vehicle the officer smelled marijuana. One of the vehicle’s occupants was issued a citation for possession of less than ½ ounce of marijuana and drug paraphernalia, and the other was issued a citation for possession of drug paraphernalia.

The North Carolina General Assembly filed adjournment resolutions after passing and sending a $21 billion budget to Gov. Pat McCrory for approval Aug. 2. The proposed budget boosted teacher salaries, but failed to include film incentives, historic preservation tax credits and Medicaid reform.

uNew Hanover County District Attorney Ben David announced the results of the SBI investigation into the death of former Brunswick County Sheriff Ron Hewett, stating no deputies would be charged in relation to Hewett’s death.

The executive committee of the New Hanover County Republican Party selected Wilmington attorney Michael Lee as the replacement for Sen. Thom Goolsby. The nomination then moved to Gov. Pat McCrory for approval.

Wylene Booth McDonald, a 57-year-old Wrightsville Beach resident, fell overboard a vessel in Banks Channel, rendering her unconscious. She was found and rescued by Wrightsville Beach resident Michael Brown and resuscitated by ocean rescue lifeguard Kyle Miess.

Elections director Marvin McFadyen was arrested on charges of assault on a female days before the New Hanover County Board of Elections and county elections staff recounted ballots to verify the outcome of two close county races.

Economic development opportunities related to the Garner Economics report were discussed by elected officials during the second joint meeting between New Hanover County Commissioners and Wilmington City Council. Topics included film incentives, the announcement of a new, regional micromarketing effort led by North Carolina’s Southeast and supporting small businesses and entrepreneurs. After hearing inaugural results of an annual survey tracking sand movement on New Hanover County’s beaches, coastal leaders agreed the surveys would ultimately help them tackle beach management projects more efficiently and effectively.

County confirmed the elections of Lindsey McKee Luther and Cheri Beasley to District and N.C. Supreme courts. The 186-vote margin between commissioner-elect Rob Zapple and Dr. Derrick Hickey remained unchanged after the recount, but the results could not be certified until an elections protest appealed to the North Carolina State Board of Elections was resolved.

concerns regarding a proposal to build a sidewalk and speed humps along the street, discussing advantages to schoolchildren, lost yard space and parking, and removal of native trees.

uThe renovation and expansion of Wrightsville Beach School was delayed by one year following an adjusted schedule to complete projects funded by the voter-approved $160 million school bond referendum.

Mixed-use projects with a proposed height greater than 40 feet received a favorable recommendation from the Wrightsville Beach Planning Board.

uThe EPA released a ruling to regulate coal

ash containment. To ensure existing coal ash storage ponds do not collapse or seep heavy metals and other toxins into nearby water sources, the rule requires each pond undergo groundwater monitoring and regular inspections of structural integrity. Existing ponds that do not meet new requirements will be closed. Coal ash ponds constructed after the rule’s release must be outfitted with liners. North Carolina Insurance Commissioner Wayne Goodwin struck down an increase in homeowner’s insurance for coastal, eastern and western inland regions of New Hanover County. Beaches will see 5.6 percent, the eastern portion 1 percent and the western portion 18 percent. Reductions become effective June 1, 2015.

One way or another, everyone manages to find himself back in the gym after the holidays doing battle against the seasonal bulge. Two popular additions to the fitness mix — boot camp and barre — have participants sweating buckets, burning calories and shedding inches.

onty Miller, creator of Monty’s Boot Camp, believes the best way to exercise is to find something you genuinely enjoy doing. “It’s all about feeling better and looking better,” Miller said. The exercise industry learned from the military to incorporate an intense workout using camaraderie and variety to inspire its participants to push themselves to their full physical potential. The Mayo Clinic states a boot camp workout is a type of interval training — bursts of intense activity alternated with intervals of lighter activity. Miller works participants through a “cleansing combination of stretching, cardio and torture in one big happy bundle,” he said. One of Miller’s clients, Diane Hack, said she enjoys exercising in the group setting. “Working out in a group is great motivation; you cheer each other on and help each other make it through the part of the circuit you know is going to make your muscles burn,” Hack said. “For the first time in many years I feel better, look better, have more energy and my cholesterol is in check for the first time without a prescription.” As Coast Guard reservists and with certification as physical fitness instructors through the Marine Corps at Camp Lejeune, two new Wilmington boot camp instructors, Lawrence Blanton and Angila Berni, have firsthand experience with the boot camp regime. Blanton teaches an outdoor boot camp, Take it

Outside, at the YMCA for most of the year, while another instructor teaches an indoor class there year round. Blanton works every class around the theme of strength, agility or endurance. One of his favorites is a farm workout, during which he leads participants in hauling bulky objects, dragging and pushing sandbags. “I’m always changing it up,” Blanton said. With two or three boot camp classes per week, Blanton said, members usually see results at the three to four week mark. “They feel better, are even more motivated to work out hard, and are ready to accept even greater challenges,” he said. Berni’s approach at ATP Fitness is supported by the science of physical fitness as she works her participants toward lean body mass rather than dropping pounds. To motivate clients, she implemented a six-week challenge to see who could lose the most inches and also introduced a “light” class for those intimidated by full-on boot camp. A graduate of the challenge, 32-year-old Lauren Amato went for one to two hours every day for six weeks. “I hadn’t worked out for two years and I was getting lazy,” she said. “Now, I have much more energy. I feel stronger. Each week the classes seemed more manageable as I was building strength. And my jeans are not so tight!”

nstead of the cardiovascular exercises associated with boot camp classes, barre classes use the ballet barre, the stationary handrail used as support, to perform small isometric movements with low impact. The goal is to develop long, lean muscles without the bulk of more traditional exercise, said the founders at Pure Barre, one of largest barre workout franchises in the country. The regime began with Lotte Berk, a modern dancer in the 1960s, who, injured while dancing, developed the barre practice as a form of rehab. The major focus of the practice is toning the seat and thighs, while also working on other muscle groups. The purest form of the practice is to push a single muscle group until it begins to shake; “embrace the shake” is the motto at Pure Barre studios. Teachers instruct the students to isolate a muscle and move it an inch so the student can feel the exact muscle targeted and perfect its contour. Alexandra O’Rourke and her sister were among the first to introduce barre classes to Wilmington in 2012. “As long as you can hold onto the barre, you can do it,” O’Rourke said. Melanie Bammert, in her mid-40s, started in 2012 after looking for a new workout routine. “I’ve tried everything in terms of a workout — running, everything,” she said. Bammert likes the physical changes she sees in hard-to-reach areas like the thighs and

abdominals, but has stayed because of the mental benefits. “I have a very stressful job and this class can turn my entire day around,” Bammert said. “My body craves it. The environment is not competitive but motivating. I see other people’s bodies changing.” Forged Strength and Conditioning, one of Wilmington’s latest entries into the physical fitness arena, offers a different model for its barre classes using a format called Booty Barre, developed by celebrity trainer Tracey Mallett, which incorporates dance and other exercise routines into the workout. Instructor Amy McCauley loves the ever-changing high-energy workout as well as the ability to keep an eye on each student since everyone is at eye level. “I love it when a new student comes up to me and says, ‘I can’t believe how much you’ve changed me. And it’s not intimidating. It’s such a welcoming environment,’” McCauley said. Offered as a perk to employees of CastleBranch, the gym also has a personal training facility in Wrightsville Beach. The instructors in both disciplines — boot camp and barre — agree that in a matter of weeks, students see dramatic changes to their bodies, making them effective programs for working past the three-week mark when many well-intended exercisers abandon their resolutions to get in shape.

March Families participated in the inaugural Beach Dash, a 1-mile run and obstacle course on the north end of Wrighstville Beach that served as the kickoff to the YMCA’s Coastal Carolina Run Series. Independent filmmakers from across the United States flocked to the Port City for the 13th annual North Carolina Black Film Festival. The four-day juried event showcased features, shorts, animation and documentary films, and included workshops, a filmmaker brunch and a fashion show.

April “Pardons of Innocence: The Wilmington Ten” premiered at the University of North Carolina Wilmington’s Kenan Auditorium. The documentary, written, produced and directed by Cash Michaels, explores racial tension in Wilmington that led to 10 false convictions in 1971.

A dozen noteworthy gardens were opened to the public during the 2014 Secret Garden Tour, organized by the Lower Cape Fear Historical Society, showcasing downtown and suburban neighborhood gardens.

The Cape Fear Blues Society brought former War harmonica player Lee Oskar to the 19th Annual Cape Fear Blues Festival. Oskar led a harmonica workshop and headlined the festival with Randy McQuay and the RootSoul Project as backing band.

Twelve families participated in the Indo Jax Wounded Warrior Surf Day in memory of Don Boyd. The sixth annual event was geared toward emotional healing for veterans returning from combat.

Guests dined on creative dishes by 14 different local chefs during the third annual Taste of Wrightsville Beach food and beverage competition Oct. 11. Brent Poteat was awarded firstplace People’s Choice and Judge’s awards.

November Hundreds of brightly colored kites filled the Wrightsville Beach sky for the Cape Fear Kite Festival, including college-themed kites, Japanese Buka fighter kites, and 80-foot inflatable kites shaped like whales, dragons and more. Visitors climbed aboard the 210-foot U.S. Coast Guard cutter Diligence VI for its 50th anniversary weekend Nov. 8-9. The 20th Cucalorus Film Festival showcased more than 250 feature, short and documentary films from independent filmmakers across the globe, and celebrated the life and work of Dino De Laurentiis. Area nonprofits were rewarded by the Landfall Foundation when 72 grants were made totaling $310,000. The Nov. 6 distribution was the largest since the foundation’s inception in 1995. The 10th rendition of Enchanted Airlie began Nov. 28, featuring a Lego display, appearances by Santa Claus, Elsa and Anna and 750,000 multicolored bulbs to cast the gardens in light.

December Two dozen Christmas trees and nine gingerbread houses went on display for the annual Cape Fear Festival of Trees. January Nearly 90 paddleboard racers braved the sixth annual Cold Stroke Classic Saturday, Jan. 18, at the Blockade Runner Beach Resort. Racers faced a 34-degree air temperature, and winds gusting up to 25 mph. Catching the only dogfish of the day, David Lynn, of Rockingham, N.C., won the $307.50 cash prize during the Ninth Annual Dogfish Tournament, hosted at Johnnie Mercer’s Pier.

February The Miracle League of Wilmington hosted Miracles in Motion, the first Cape Fear Region all-accessible 5k and 1-mile race at Olsen Park Sunday, Feb. 16. More than 200 competitors turned out for the sixth annual Run for Ray trail run at Brunswick Nature Park, which raises money for the Chordoma Foundation and celebrates the life of Wilmington resident Ray Underhill. Wrightsville Beach native Chase Carraway, 14, represented the United States in the Palamós Optimist Trophy Nationas Cup, an International Optimist Dinghy Association sailing regatta in Palamós, Spain.

March More than 40 competitors participated in the Fifth Annual Wrightsville Beach Biathlon March 22, a paddleboard and 4-mile beach run held at the Blockade Runner Beach Resort. Chris Bailey set a new course record time of 2:28:38 during the Fifth Annual Quintiles Wrightsville Beach Marathon, which raised money for the Multiple Myeloma Research Foundation, Landfall Foundation and other local charities.

April More than 700 paddleboarders of all ages from around the world gathered at Wrightsville Beach April 23-27 for the Fourth Annual Carolina Cup, hosted by the Wrightsville Beach Paddle Club. The Morehead City team Coverage caught the record-breaking 821-pound blue marlin that won the 41st annual Cape Fear Blue Marlin Tournament May 28-31. June Carolina Yacht Club hosted the 21st annual Lightning Regatta June 6-8, serving as the Southeastern District Championship, a qualifying regatta for the North American Lightning Championships. January Wrightsville Beach residents began the new year with news of a proposed 35 percent increase in homeowners’ insurance. Insurance Commissioner Wayne Goodwin immediately asked the bureau to withdraw the request.

February Built in 1910, the Sprunt Cottage at 506 S. Lumina Ave. was demolished. Originally owned by Dr. James Sprunt, the property served its first five years as the Marion Home for Sick Children, was sold in 1980, and was bought back into the Sprunt family in November 2013. Live Oak Bank’s new site-sensitive headquarters earned top honors from the 2014 Lower Cape Fear Stewardship Development Awards. Designed by LS3P’s Chris Boney, the 36,500-square-foot office blends harmoniously with the longleaf pines and live oaks on site.

March A for-sale sign popped up in front of the historic Ewing-Bordeaux Cottage at 405 N. Lumina Ave. Listed by Lee Crouch of Intracoastal Realty, the historic building atop the 50- by 85-foot sound-front lot was ascribed a minimal $60,500 value compared to the property’s $1 millionplus price tag.

April After decking out her ultra-energy efficient home with cutting-edge technology, sustainable designer Amy Musser concluded occupant behavior is half the equation when it comes to slashing energy use. Musser traveled from Asheville, N.C., where she built a net-zero home with husband Matthew Vande, to Wilmington to share the lessons she learned after constructing and living in the home.

Designing buildings in harmony with their surroundings motivated many features of architect Doug Sherwood’s house on Dogwood Drive, including a geothermal heating and cooling system that regulates the house’s temperature by transferring heat to and from the ground and special glass windows that block UV rays and radiant heat.

May The Ewing-Bordeaux Cottage landed a spot on Historic Wilmington Foundation’s annual list of most threatened properties. Fearing disparate values assigned to the property and the building would encourage new owners to consider demolition, the historic beach cottage was listed to raise awareness about its significance and generate new ideas for preservation.

September The announced merger of real estate search engines Zillow and Trulia elicited concerned reactions from local Realtors, who said information on the sites can erode the relationship of trust between Relator and client.

October LS3P Associates carried the show during the 2014 AIA Wilmington Architectural Design Awards, when architects Danny Adams and Taylor Simms won awards for two local projects the jury, an AIA chapter based in Maryland, found impressive and successful in different ways.

Christopher Yermal of Old School Rebuilders turned trash into treasure by choosing deconstruction instead of demolition. The practice preserves building materials for reuse. If the homeowner has enough tax liability, a deduction on donated materials can offset the higher cost, making it competitive with demolition.

July Porches offered new opportunities to work and play at the beach. Architect Cothran Harris discussed porches as outdoor living spaces that expand the function of a house’s indoor space, often limited by strict building codes for Wrightsville Beach properties. The ground-level space around the pilings can be reclaimed with hammocks, an outdoor shower, or a small garden.

One of a trio of high-rise buildings planned for the old Babies Hospital site began to take shape. The Sidbury multi-use project at the corner of Wrightsville Avenue and Canal Drive, approved in January 2014, will feature more than 100 residential units and 15,000 square feet of commercial space.

Local preservationists embraced the recent past during a celebration of Preservation North Carolina’s 75th anniversary in Wrightsville Beach, an event that included tours of four historic cottages and the midcentury modern Blockade Runner Beach Resort, which snagged one of a handful of Historic Wilmington Foundation plaques awarded to beach properties. A project to identify and interpret Wrightsville’s 21 historic properties in an online interactive map secured support from the Wrightsville Beach Historic Landmark Commission.

December Local nonprofits sprang into action during the season of giving to keep families warm and safe in their homes. Donations from Masonboro Baptist Church and the Landfall Foundation, among other local churches and organizations, enabled the Wilmington Area Rebuilding Ministry (WARM) to provide more than 20 space heaters for families in need, while Cape Fear Habitat for Humanity offered red wooden door ornaments in exchange for holiday donations. Habitat helped 15 families build, buy and move into their own homes in 2014.

The first installment of a new series of discussions on preservation and history begins with a talk led by Rep. Ted Davis Jr., R-New Hanover, and Rep. Susi Hamilton, D-New Hanover, about historic preservation tax credits during the 2015 meeting of the N.C. General Assembly. State preservation tax credits expired Dec. 31, 2014. More than 200 local residential and commercial projects took advantage of the credits. A reception with refreshments will follow the presentation.

CFCC real estate students earned an 80 percent passing rate on the N.C. Real Estate Licensing Examination, higher than the 61 percent passing rate statewide, from July 2013 through June 2014. The next pre-licensing course begins Jan. 8 and meets Tuesdays and Thursdays. Morning and evening classes are available. The exam prepares students to take the exam, and when taken after passing the exam, allows brokers to shed provisional status. December 31 GOD STILL PERFORMS MIRACLES Mark 16:20 “And they went forth, and preached every where, the Lord working with them, and confirming the word with signs following. Amen.” The Lord confirmed the preaching of His Word with miracles. If Jesus and the first century Christians needed the Word confirmed with the miraculous (Heb. 2:4), then we do too. There is no scripture that says these miraculous signs have passed away. Some people have interpreted “that which is perfect” in 1 Corinthians 13:10, as being the complete Bible. This has led them to believe that the gifts of the Spirit have ceased. Although God’s Word is perfect (Ps. 19:7), it is not the “perfect thing” that is referred to here. 1 Corinthians 13:8 does say that tongues shall cease, but it will not happen until “that which is perfect is come.” In 1 Corinthians 13:12, Paul says, “when that which is perfect is come, we shall see face to face.” This speaks of seeing the Lord face to face, instead of vaguely, as through a dark glass, as it is now.

Some might argue that this is speaking in a symbolic sense, instead of literally face to face. But the next comparison in this verse says that then, “when that which is perfect is come,” we shall know all things even as we are also known. There is no other way to interpret this, except as a description of when we will stand before the Lord, after this life. Then we will be face to face, and know all things even as also we are known. Verse eight says that at the time prophecies fail and tongues cease, knowledge will vanish away. This is talking about the next life, or the new heavens and earth, because one of the signs of the end times is that knowledge shall increase (Dan. 12:4). So the “that which is perfect” that Paul speaks of, cannot be the Bible. It has to be either our glorified body, or Jesus at His second coming. Either way, these verses establish that until “that which is perfect is come,” tongues and prophecy will remain. They are still valid gifts, and even today, it is God’s will to accompany the preaching of His Word with miracles

There’s a lagoon called Kapupu near the island of Kapupu in the sunny North Pacific just west of the Elabaob Islands in the Palauan archipelago of Micronesia. Sherman the Shark, his wife, Megan, and a host of other ocean occupants call it home. Occasionally, the hairless beach apes with their so-called civilized human ways try to encroach on the Lagoonies’ tropical paradise. So, there’s bound to be high jinks in this coral-reef heaven...

Directions:

Heat the olive oil and butter in a skillet over medium heat. Add the onion and cook, stirring occasionally, until soft and deep brown, about 10-12 minutes. Add garlic and cook 2 minutes longer. Remove pan from heat and stir in seasonings. Allow to cool completely before stirring in the sour cream or Greek yogurt. Can be made and refrigerated up to 3 days before serving.
