My daughter got married shortly after our last issue went to press; it was a spectacular weekend celebrating with loved ones in an idyllic location in the Hudson Valley. The event had been planned for 22 months; with every detail painstakingly discussed, all options considered and the result was nothing short of amazing. It was truly one of the most special days of my life. I am so proud of my daughter and my son-in-law for the vision they had, and their mission to provide the people they loved an unforgettable weekend. (Mission accomplished!)

And here we are now… with the holidays around the corner, digging out after hurricanes that have affected so many of us, and a contentious election right around the corner. Life comes at us fast, and sometimes it’s chaotic and downright messy. I know I can get caught up in things that don’t really matter in the long run. To keep myself centered, I practice gratitude. And with Thanksgiving in sight, what a perfect time of year to focus on gratitude and thanks.

In this hectic and over stimulated world I hope you take some time to unwind, unplug and just relax (with the new issue, of course) and recharge. If you’re not doing so already, I highly recommend the practice of daily gratitude. Gratitude for what matters most: family, cherished friends, health, and the natural beauty that surrounds us. An attitude of gratitude does wonders to lift spirits - both yours and those around you.

I am grateful for the incredible team I work with, here locally and across the country. I am grateful for your support of our magazine and grateful for the incredible businesses we showcase. I sincerely hope you enjoy our newest edition. Since our next edition doesn’t arrive until December, let me be the first to wish you Happy (early) Thanksgiving!

Sophia Passerini reimagines a Palm Beach Gardens home into an entertainer’s paradise

Apair of empty nesters came across a photo of one of Sophia Passerini’s projects and knew she was just the person to usher their Old Palm Golf Club home into its lively next chapter as a place to host friends for cocktail parties, as well as their college-aged children for holiday breaks. The Italian-born designer grew up in Venice where she studied fashion and interiors, giving her a unique perspective on design that lends itself well to the area’s residential architecture and the luxurious attention to detail clients expect here.

The house had been built several years prior, and Passerini says the couple was not happy with the layout anymore. They were looking to establish a generous room for entertaining, so what was originally the family room was reimagined to feel like a fivestar hotel lobby across the pond, complete with a chic marble bar, sculptural furnishings, and sumptuous fabrics. Passerini’s team built out the entire bar area that once featured a more traditional entertainment unit, replacing all of the dark, heavy woods with sleek shelving and transparent glass doors that look just like the marble used on the bar. Needless to say, it’s quite the show-stopper.

When the back bar doors are closed, sophisticated custom shelving with its soft glow is the focal point of the room. When open (above), the room transforms into party mode.

“We had [the glass] shipped from Italy in the exact pattern and then created those lit steps where all the wines and liquors are, which is a fun thing to look at and brings some color to the space,” says Passerini. “But you can also close the doors and just display the two glass doors with objects when it’s not a ‘party moment’ so it feels more like you’re at home.”

Custom furniture design is a major element of Passerini’s work, and she collaborates with some of the finest artisans and craftspeople in Italy and beyond to create unique, top-quality pieces that make for a one-of-a-kind home. While she says her creative process is not for everyone, having the patience to deal with longer lead times allows for a bespoke, more interesting home. One of her favorite pieces she designed for this project was the desk in the husband’s study, which features a clever drawer system and stylish details you wouldn’t find anywhere else. Considering Passerini typically uses lots of bold colors in her projects, leaning into custom work was a crucial way for her to bring depth and warmth when the client wanted a strictly neutral palette.

“Neutrals are not really me, but it was a fun challenge, and now [this look] is everywhere,” Passerini says. “The wife wanted more of the beiges instead of grays that were still so popular at the time, so it really was ahead of the curve when we were working on this three years ago.”

While the primary bedroom continues this theme of soothing neutrals and decadent fabrics, the childrens’ rooms speak to a greater sense of festivity that they can enjoy while on break from school. Here, Passerini lets her unabashed love for color shine while creating spaces that feel suitable for vibrant, soon-to-be twenty-somethings and the coastal environs right outside their doors.

“In Italy, we live in areas where the architecture is more traditional, but we play with the mix, which is something we do very well and it’s something I love to do as a designer,” says Passerini. “Layering is one of the things I love most, and you see a lot of that in this house. It’s a game of transitioning from one style to a new one without breaking the original nature of the home’s architecture.”

Ultimately, Passerini believes that luxury should be for the client’s enjoyment, not to make a social statement, and this home is a reflection of her intention to create subtle decadence. From the home’s furnishings, which are made with the finest materials and feature charming details only the owners may notice, to the unique finishes and use of texture, the house finally now lives up to the clients’ dream of an elegant gathering place for any and every occasion.

Becoming empty-nesters has a way of prompting you to re-examine your lifestyle, especially your home. In this case, the client’s cherished winter retreat in The Club at Ibis in West Palm Beach, filled with family memories, was ready for its next chapter.

By late 2023, the 5,000+ square-foot home was finally completed, but when Jackie Armour and her team were first introduced to the homeowners, the house was undergoing a complete gut renovation. Fortunately, there was an immediate connection between the JMA team—comprised of Jackie Armour, Taylor Ehrlund, and Eden Tepper—and the homeowners. They shared a vision which helped streamline the renovation into a timeless and chic transformation.

Collaborating with the architectural firm Smith & Moore, Armour set out to open up the dated floor plan, which had been constrained by narrow hallways and excessive walls that made the house

feel smaller than it truly was. While maintaining the home’s original footprint, Armour explains how they “massaged the configuration” of the rooms to make them more functional and inviting. This reconfiguration allowed her to focus on one of her favorite elements: interior architecture.

“We knew right away that, with the children grown, the family dynamic had shifted. One of the first things we addressed was the dining room, which had become a storage space,” says Armour. “ By opening up that area, we were able to enlarge the small kitchen, making it more family-friendly and ideal for entertaining. This pivotal change set the tone for the entire architectural and design approach, creating a seamless flow between living spaces.”

Like many homes built in the late ‘90s and early 2000s, this one lacked desirable interior architecture. The homeowners gave Armour’s team creative freedom to apply their pastel-forward, relaxed Palm Beach aesthetic, with bold details where it mattered most. The stunning entry, with its reimagined front door, intricate millwork, and a show-stopping marble slab, makes a lasting first impression. Another standout feature is the custom wall unit in the family room, which artfully hides the television behind beautiful cane detailing.

The Jackie Armour Interior Design team crafted distinct Florida interiors rich with patterns, textures, a soft color palette, and an effortless indoor-outdoor flow. Tall decorative ceilings, oversized windows, and Armour’s award-winning millwork unite the spaces with a sense of cohesion and elegance.

For the homeowners, it was crucial that the open-plan layout felt harmonious and offered comfortable gathering spaces for family and friends.

Estate Plans Speak for the Living Under Florida Guardianship Law

It is paramount that a person cultivates an estate plan which clearly sets out their preferences. This should often include a discussion with their trusted loved ones about how they want their interests represented if they become incapacitated.

Florida’s guardianship framework is designed to respect and honor an individual’s documented wishes to the greatest extent possible. While a will cannot be contested until after death, disputes may arise during life concerning the welfare, safety, and assets of a vulnerable adult. Therefore, it is paramount that a person cultivates an estate plan which clearly sets out their preferences. This should often include a discussion with their trusted loved ones about how they want their interests represented if they become incapacitated.

Advance Directives Empower Individuals

An individual can become incapacitated at any point in his or her life, so a comprehensive estate plan should be established at one’s earliest convenience and include advance directives such as a durable power of attorney (DPOA), designation of health care surrogate (surrogate designation), and declaration of preneed guardian (preneed) that may be utilized upon incapacity.

A DPOA appoints an individual who will be responsible for making decisions regarding property, including real property, business interests, and financial assets. A surrogate designation appoints an individual to make decisions regarding medical care. One or more individuals may be designated to serve under these documents. If more than one individual is appointed, the document should specify whether decisions are made by majority vote or if an individual can veto a proposed plan. For example, under the surrogate document, one’s closest loved ones can be included as decision-makers or simply as people to be apprised of the client’s healthcare. Ultimately, these documents ensure there is an efficient procedure in place for decisions to be made and loved ones to be notified when appropriate.

How to Protect Your Assets

A revocable trust is a useful tool to limit the assets that become the subject of a guardianship because a guardianship court does not have jurisdiction over an alleged incapacitated person’s trust assets. A guardianship proceeding will entail consideration of trust assets, but the appointed guardian has no authority over the trustee of a revocable trust absent unusual circumstances. The creator of the revocable trust often serves as the sole initial trustee, allowing the creator, also known as a grantor, full authority and control of the trust assets. A successor trustee is named to serve upon the creator’s death or incapacity. If the revocable trust is funded prior to incapacity, the trust will provide that a successor trustee is to step in and take over the ongoing administration of the trust. In an emergency situation, this is an efficient way to have the successor step in to gain access to and take care of finances during a time of incapacity.

A DPOA, a surrogate designation, and preneed, along with a trust are lesser restrictive alternatives to guardianship. Under most circumstances, these documents will protect the incapacitated person’s assets and interests to the extent necessary to avoid the need for and appointment of a guardian. In most situations, it is preferred to operate through advance directives rather than a formal guardianship because with the latter, someone not preferred by the incapacitated person can be appointed as guardian, and often a guardianship involves more expense due to court oversight, filing requirements and legally imposed deadlines to keep the court updated on the incapacitated person’s health and property.

Your Choice in Representation Matters

In addition to establishing preference for the trusted individual(s) named in the advance directives, this preference should be communicated to the named individual(s) so that person can act if and when the principal’s capacity is challenged. If the client develops a trusted professional relationship with a law firm, Florida ethics rules allow the firm to continue a normal attorney-client relationship for as long as possible, including during an alleged incapacity. This could allow the firm to represent the client in a contested incapacity proceeding to argue that the alleged incapacitated person is not incapacitated, or if found to be incapacitated, is not plenary incapacitated and therefore should retain some rights. Further, the firm could seek to affirm the advance directives.

Key Considerations

• A comprehensive estate plan should be established early in a person’s life and will provide protection should a dispute arise.

• Advance directives provide a safeguard from an improper intrusion into an individual’s life. These documents carry significant weight in guardianship proceedings.

• Documented preference will support a determination that there is a lesser restrictive alternative to guardianship.

Florida guardianship law is structured to support action taken in the best interests of the alleged incapacitated person. Each situation is different, and options should be discussed to determine the appropriate plan. To facilitate this discussion, a clear and helpful path often begins with examining the alleged incapacitated person’s wishes.

State of the Market

The data provided represents Fort Lauderdale’s top luxury communities—Harbor Beach, Las Olas, and Rio Vista. As of early October, there are four pending sales and three active contracts, with prices ranging from $6 million to $31.5 million. It would be impossible to discuss the State of the Market without mentioning the extraordinary record-setting sale on Harborage Isle for $70 million. This sale has set a new benchmark for both Harbor Beach and the broader Broward luxury real estate market.

The majority of buyers have been from Fort Lauderdale, with a consistent migration north from Miami. Domestic buyers have come from Utah, New Jersey, and Pennsylvania, alongside a foreign investor from Canada. I believe this trend may shift after the Election, as the market opens further. I also believe there is significant pent-up demand from this summer that will reflect in year-end results and into the first quarter of 2025. Demand remains strong for properly priced and beautifully presented ultra-luxury real estate.

At the Palm Beach County Food Bank, we believe that no one should skip a meal to feed their child, no child should go to school hungry, and no senior should choose between food and medicine.

The Food Bank is committed to being a strong leader for the other stakeholders and organizations that join us in addressing the issues surrounding hunger in Palm Beach County. There is a collective resolve to work together to help children, families, and seniors in our community.

We are focused on fighting hunger in Palm Beach County through five programs – Partner Marketplace, Pop-Up Farmer’s Market, Benefits Outreach, Childhood Hunger Initiatives, and Senior Hunger Initiatives. We support close to 200 partner agencies in Palm Beach County with food, programs, resources, and services. Since the pandemic, the dramatic increase in the cost of living in Palm Beach County has caused a major increase in hunger for our neighbors who struggle to make ends meet.

In just the past year, the number of individuals in Palm Beach County needing supplemental food increased by 31 percent (Map the Meal Gap report). Over 173,000 of our neighbors, including 51,000 children, are experiencing hunger.

In response, last year the Palm Beach County Food Bank delivered 15.4 million pounds of food, equal to 12.7 million meals, to our 200 partner agencies, including neighborhood pantries, soup kitchens, elementary schools, libraries, and senior centers. More than 192,000 food-insecure neighbors in need received food through the Food Bank through our five programs.

Our Partner Marketplace assisted 158,000 hungry neighbors by providing 12 million meals. Pop-Up Farmer’s Market assisted 2,700 residents with 60,400 meals. Through our Childhood Hunger Initiatives, 5,600 school-age children received 1.4 million meals. Benefits Outreach Programming supplied 8,600 individuals with Supplemental Nutrition Assistance Program funding to purchase nutritious food. With our Senior Hunger Initiatives, we helped 586 low-income seniors with 54,900 non-perishable meals.

In June 2024, we proudly opened our new commercial kitchen, volunteer center, and Premier Kitchen, thanks to our partnership with Palm Beach County and the United Way of Palm Beach County. With the capacity to prepare up to 10,000 meals a day, the kitchen is already providing nutritious, delicious hot meals for children at local pre-schools and afterschool programs. In the coming months, the Food Bank will expand meal services to meet the needs of homebound seniors and launch a culinary training program for people with barriers to employment.

With our ability to purchase food in large quantities and our low overhead costs, every dollar you give buys five meals for neighbors who struggle with hunger.
