Chris Cawley relies on historic simplicity to reimagine the landscape of Palm Beach’s only private island

When Miami-based landscape architect Chris Cawley was given the opportunity to work with famed real estate developer Todd Michael Glaser on reimagining 10 Tarpon Island, Palm Beach’s only private island, he knew it would be a defining project. However, instead of leveraging the property as a showcase of his design skills, Cawley focused on a more understated approach, recognizing that restraint was essential to its success.
Currently serving on the City of Miami Historic and Environmental Preservation Board, Cawley is a strong advocate for historical preservation throughout South Florida. For him, honoring the island’s legacy was paramount. He teamed up with Dailey Janssen Architects, who were spearheading the architectural work for Glaser, aiming to secure the estate’s designation as a Historic Landmark by the Town of Palm Beach. His approach prioritized maintaining the island’s public appeal and historical plantings, where possible, while removing elements that obstructed public views.

“The island’s entire perimeter was bordered with Australian Pine, which is one of the most invasive and environmentally detrimental species,” says Cawley. “We succeeded in getting approval from the Landmark Preservation Commission to remove the hedge which blocked the views into the island, transforming how the property is now perceived. It changed the whole perspective of the property.”
Raised in Washington, D.C., and a University of Georgia graduate, Cawley’s design philosophy is rooted in classical architecture, a style he sought to honor in restoring the island’s 1930s Howard Major-designed home. “When it came time to think about how we would arrange new trees and develop a concept for this, it was all about being so simple and classical in order to create something timeless,” says Cawley. “If you took a picture of this project right now from the air and made it black-and-white, you wouldn’t be able to tell if that was a house from the ‘30s or today, because we kept things really minimal and estate-like.”

The perimeter of the island is now lined with stately Royal Palms, offering sweeping 360-degree views of the locally adored tree that’s practically Palm Beach’s town mascot. Cawley’s team was able to salvage several beautiful ficus trees near the front of the property and reorient the auto court around these original plantings. And while he planted some beautiful elements around the residence, such as Jasmine Minima for ground cover along with Podocarpus and more palms for height, Cawley stuck to his theme of restraint avoiding the addition of extra color or texture.
“Planting design is so complicated in Florida, especially South Florida, because things just keep growing and growing like crazy,” says Cawley. “We’ve really learned to hone it down and take a minimal approach because you can always build upon a garden design or estate plan as your original plantings start to mature.”
Despite initial concerns that the design might seem overly simple, Cawley’s restrained approach has allowed the estate to honor its Dutch Colonial architectural history, and integrate with the Palm Beach community, making it both a celebrated and enduring landmark.

When it came to redesigning this galley-style kitchen in Manalapan, T. Russell DeBose, Senior Kitchen Designer at Bakes & Kropp, says it was important for his team to bring “a bit of contrast, tactility, and materiality with warm colors and wood grains.” The team’s selections speak to the property’s stunning environs, inviting their textures, warmth, and natural beauty indoors while still ensuring a polished and contemporary vibe. Some of our favorite elements are the polished nickel faucet as well as the gray cerused wood and hanging light fixtures that feel right at home in our area.
The Linea Studio’s Erika Naranjo says that having expansive views in the kitchen transforms the cooking experience and helps establish “the ultimate haven for culinary inspiration.” That’s certainly the case for this expansive Fort Lauderdale cook space that not only boasts lush garden and waterfront views but top-of-the-line European appliances, statement-making countertops, and striking lighting that ensures a timeless place to cook, sip, and gather for years to come.
Give the kitchen a centerpiece treatment
Though the kitchen has long been considered the heart of the home, this space can often be too focused on function to feel beautiful and inviting or so much on being a showpiece that it feels disjointed and inefficient. Here in this large, lively kitchen, designers Scott Sanders and Jim Dove put their heads together to create a cook space that is as livable as it is beautiful.
Sanders reinvigorated this kitchen by opening it up and swathing it in various shades of blue (the stunning cabinetry is bedecked in Benjamin Moore’s Blue Suede Shoes.) Dove conceptualized having two islands, one for prep and clean up, the other for socializing and admiring the stunning views. Plus, the clever layout makes it easy for guests to navigate the space to lighten the burden of the host.
Elevate a classic white kitchen
A traditional white kitchen is a timeless fixture of interior design, but Bakes & Kropp has taken this classic neutral aesthetic to new heights with thoughtful detailing, high contrast, and luxurious hardware for a cook space that is full of depth and richness. The walnut island with the firm’s signature Fossil finish is a perfect foil to the crisp, white cabinetry and pairs beautifully with the sloping metal-accented range hood. The firm also employed sumptuous counter chairs and another signature element: metal drawer caps, for functionality and elegance.
“The careful integration of texture, material contrast, and functional hardware is what truly brought this space to life, making it feel elevated without losing its traditional charm,” says DeBose.
Blend the best of old and new
This cook space in a notable Palm Beach estate was ushered into the 21st century by Bakes & Kropp without losing its storied prominence. Part of preserving the integrity of the kitchen’s architecture meant reorienting the layout to maximize the stellar views that DeBose says are an essential aspect of this historic home while establishing a new layout that was better suited for modern living.
Integrated appliances and hidden storage solutions ensure the owners can enjoy the sleekness of an updated cook space, though we are smitten with the show-stopping china cabinet that is a clever yet appropriate addition to the space. DeBose said his team selected materials such as solid brass, hand-finished hardware, and custom tilework to layer the kitchen with a timeless sense of refinement and craftsmanship to offer the best of old world luxury and new world conveniences.
Go all-in on the details
This elegant kitchen designed by Jim Dove resides in a historic Wellington residence, and he felt it was paramount to showcase its architectural prominence throughout. After selecting a range and hood from Viking’s Designer Series, Dove knew these pieces would become a linchpin of the design and found a matching paint color (Sherwin Williams’ Peppercorn) for the kitchen cabinetry. He also employed the same metal banding technique on the sides of both islands for a seamless look.
One of the more brilliant details is the selection of loveseat-style counter stools to ensure more comfort and streamlined design. Although this kitchen is all about clean lines, it is equally full of warmth and depth that honor the home’s surroundings, from the original brick floors to the ambient lighting above both islands.

Benefits and Pitfalls of Florida’s ‘Save Our Homes’ Cap
Florida law provides generous homestead benefits to homeowners, including a $25,000.00 property tax exemption applied to the first $50,000.00 of a property’s assessed value.1 However, understanding the nuances of the “Save Our Homes” cap for homestead and non-homestead properties will help homeowners avoid unexpected tax liabilities.

Residential property owners in Florida should be aware of the significant tax benefits provided by the Florida Constitution and Florida Statutes. These benefits hinge on whether property is classified as homestead or non-homestead. Homestead property is an owner’s primary residence. Article X, Section 4 of the Florida Constitution defines homestead property as up to 160 acres of contiguous land and improvements thereon if located outside a municipality or one-half (1/2) acre of contiguous land if located within a municipality.
The 1992 “Save Our Homes” amendment to the Florida Constitution is codified in Section 193.155, Fla. Stat., for homestead property, and Section 193.1554, Fla. Stat., for non-homestead property. The amendment created the Save Our Homes (“SOH”) cap, which limits the annual increase in the assessed value of real property (which occurs on January 1 of each tax year).
The SOH cap is 3% for homestead property and 10% for non-homestead property, both of which offer property owners substantial insulation from tax increases as property taxes rise in tandem with assessed values. The 10% SOH cap is automatically applied, whereas the 3% SOH cap is not applied until the property is designated as homestead property. This occurs when a property owner files a homestead application with the applicable county property appraiser’s office no later than March 1 of the applicable tax year. Thereafter, the homestead exemption automatically renews annually unless there is a change in the property’s status or ownership (e.g., sale of the property, rental of a property for more than 30 days per calendar year for two consecutive years, or the owner claims the homestead exemption on another property).
Switching between the two SOH caps can lead to counterintuitive results. For example, if homestead property becomes non-homestead property, the property will lose the benefit of the 3% SOH cap and be reassessed at full market value the following January 1 before receiving the benefit of the 10% SOH cap. This unexpected pitfall was ratified in Orange County Prop. Appraiser v. Sommers, 84 So. 3d 1277 (Fla. 5th DCA 2012) when the Fifth District Court of Appeal held that “the legislature did not intend a single piece of property to be entitled to both the homestead exemption and tax cap and the ten percent non-homestead tax cap at the same time.” As such, non-homestead residential property is required to be assessed at just value on January 1 of the year following a change of ownership or control. This principle is codified in Section 193.1554(2), Fla. Stat.
Similarly, if a non-homestead property becomes homestead property, the property will lose the benefit of the 10% SOH cap and be reassessed at full market value the following January 1 before receiving the benefit of the 3% SOH cap in subsequent years. This could either allow a property owner to owe fewer taxes by maintaining the 10% SOH cap, even if they begin using non-homestead property as their primary residence, or result in an increase in taxes that may be significant enough to force families to sell and relocate.
Takeaways
If you are a prospective or current property owner, you should:
• Be aware of the tax implications and benefits of the SOH cap for homestead and non-homestead residential property;
• Understand that when purchasing property that currently receives the benefit of either the 3% or 10% SOH cap, the seller’s exemption benefits will terminate the following January 1 after closing and the property will be reassessed at full market value before receiving any benefits applied for or received by you;
• Be mindful that a change in the status of your property (i.e., from non-homestead to homestead, or vice versa), will cause your property to lose its current exemption benefits and be reassessed at full market value the following January 1 before receiving the benefit of another exemption;
• Know that you must file a homestead application with the applicable county property appraiser’s office no later than March 1 of the calendar year following your acquisition of the property.
Homeowners can realize significant benefits from the Save Our Homes amendment but when purchasing, selling, or changing the property’s status, owners must carefully consider the impact of reassessments and eligibility deadlines.
1Pursuant to the recent electoral approval of Amendment 5, effective January 1, 2025, the $25,000.00 property tax exemption amount will be adjusted on January 1 of each tax year for inflation.
