The past two years have been a whirlwind, with record-high sales, multiple offers, and skyrocketing prices in the Phoenix Metropolitan area. However, as we entered the second half of 2022, we witnessed a market shift. The summer selling season was affected by increased rates, inflation, and cautious buyers across all price ranges. This trajectory led us to a more balanced but complex market.
Nevertheless, the new year has begun with higher demand and renewed optimism for a strong 2023. Closings are on the rise, and the area continues to attract both domestic and international buyers seeking high-end properties and Arizona’s year-round lifestyles. Our premium amenities, stunning views, and easy access to natural attractions drive growth and a desire to live here. Moreover, our region boasts a robust economy, low cost of living compared to other luxury markets, favorable tax policies, and a first-class reputation as a full-time and second-home destination. Businesses worldwide are relocating here, driving job growth and further fueling the real estate market.

Luxury Real Estate in the Valley
Despite a slight slowdown towards the end of the year, the luxury real estate market remained robust in 2022. While we witnessed a pullback from the pandemic-driven frenzy of the previous two years, the uber-luxury market ($5M+) experienced significant growth. We were thrilled to see 155 homes sell for over $5 million, representing an impressive 3% increase from the previous year. Even more impressive, these luxurious properties sold at an astonishing rate of nearly 40% faster than in previous years. In a standout transaction, 2022 also saw the most significant residential transaction ever recorded.
The jaw-dropping 21,150 square foot estate in one of North Scottsdale’s most desirable neighborhood of Silverleaf sold for a record-breaking $28.1 million.
Despite concerns over rising interest rates and inflation, the uber-luxury market remained mostly cash-driven, insulated from the everyday realities of the larger economy. Although there was a brief uptick in housing supply early in the year, it proved to be short-lived; this further exacerbated the pressure on home prices, solidifying 2022 as another strong Seller’s market. On average, luxury homes in Maricopa
County sold for an impressive $485.14 per square foot, representing a 12.8% increase from 2021.
In total, nearly $11 billion dollars were spent on luxury real estate in 2022, marking another phenomenal year for the Valley’s luxury real estate market. Looking forward to 2023, we anticipate that prices and demand will hold steady, with Americans continuing to leverage our strong dollar wherever it has the most significant impact, which could likely mean secondary cities and properties abroad.

Two rising design trends that we can expect to see more of in 2023 are uber-luxury closets and multiple kitchens. A well-designed closet not only efficiently stores and
displays your belongings but is also one of the home’s most intimate rooms. Designing a walk-in closet is a matter of space organization but also of style, with closets becoming real showcases of luxury and elegance.
In terms of entertaining, creating second kitchens or prep kitchens is becoming increasingly popular. This allows homeowners to keep their primary kitchen as a dining area free from the mess of food prep and dirty dishes, while still having a space to prepare meals.
Wellness is also becoming a focus for luxury homeowners
with lighting automation, massage rooms, meditation spaces, and state-of-the-art filtration systems all on the rise. As Persellin notes, “We want our home to support how we live.”
In conclusion, when designing a luxury home, Persellin’s advice is to invest in a great design team that includes an architect and an interior designer who will listen to your wants and needs and introduce you to new ways of living in your home. ccording to recent Census data, Maricopa County experienced a substantial surge in population growth in 2022, with 56,831 new residents added to the area due to domestic migration. The top 10 cities in the Valley for home sales were Queen Creek, Maricopa, Buckeye, Sun City, Sun City West, Casa Grande, Peoria, Goodyear, Scottsdale, and Buckeye.
During the first three quarters of the year, sellers had a decisive advantage in the market. However, the rapid increase in interest rates during the fourth quarter abruptly changed the dynamics, resulting in the emergence of a long-awaited buyer’s market. Buyers were offered some hope as property prices stabilized towards the end of the year. Unfortunately, this was short-lived as interest
rates continued to climb, leading to a near standstill in the market.
Despite the challenging conditions at year’s end, the affordable lifestyles sector experienced significant growth in 2022, with an overall volume increase of 7% compared to 2021. Moreover, the average price per square foot hit an impressive $318.13, representing an astonishing 18.4% increase from the previous year.
As we enter 2023, the Valley’s affordable lifestyles market has once again changed direction. With a steady decline in inventory, a slight dip in interest rates, and an increase in pricing, we are once again on an upward trend. Although we’ll unlikely see the same conditions as in the past two years, the future appears bright for sellers.
