In a tight market, home buyers are making a personal connection by writing a letter of introduction. This letter includes a story about themselves and how much they love & appreciate the Sellers home.”

TOP REAL ESTATE SCAMS So an elderly couple living on an estate in a wealthy private enclave receives a phone call out of the blue from a woman who might be interested in buying their home. They have no plans to sell, but think perhaps that it’s time to downsize. After all, the kids are long gone and they spend most of their time in only a few rooms. The woman on the phone sounded friendly enough, so what harm could there be in showing her their house? Quite a lot as it turns out.
T
he woman arrives with her husband and another couple. They inspect the house and grounds from top to bottom, at times splitting up to roam the property. They say they’ll be back with their broker. Well, true to their word, they return, but not with their broker. Three nights later the house is robbed. Apparently the prospective homebuyers were a team of burglars and had cased the property during their visit so well that they knew exactly where the most valuable possessions were kept and how to get in and out of the estate quickly without setting off any alarms or security cameras—or waking the sleeping couple. This is an old-school crime, a clever but skillful burglary, but lately real estate swindles have become much more sophisticated—and costly. Blame the Internet.
WIRING MONEY Wiring money has become a particularly dicey practice. Hackers target real estate agents’ emails as well as personal accounts and collect contacts and email addresses of those in the process of buying a property. The scammer then spoofs an email to the buyer, often pretending to be an agent or title company and directs them to wire their down payment into a phony account. Buyers who comply lose their down payment with little chance of getting it back. The FBI has teamed up with The National Association of REALTORS® (NAR) to educate and help prevent homebuyers and realtors from falling prey to what might be a financially disastrous swindle. The best advice, never send financial information, including account numbers via email. Always verify updated closing instructions in person or with a phone call, never by email or fax.
THE RISKY RENTAL MARKET Scammers will lift online rental listings; post them on another site, often at an enticingly lower price. Prospective renters, often in the highend luxury vacation category and living out-of-state, are asked to wire a deposit or an application fee that is always denied and the scammers suddenly disappear.
LOAN MODIFICATION
Title Fraud robs you of more than a deposit or a fee; it can steal your identity too. The false party hacks into your computer, lifting your consumer information, than fabricates documents to make it look like
