Inventory Now Exceeds Pre-Pandemic Levels: After more than two years of consistent year-over-year declines in the number of active listings available for sale, the inventory shortage has shown consistent signs of improving in recent weeks. Last week, there were more active listings on the market than at any time in the past two years. – California Association of REALTORS® Rising Inventory Helping Homebuyers: Last week, the percentage of homes that sold over list price dipped to 46% of closings. That is only the second week since September 2020 where fewer than half of homes sold above list price. In addition, more sellers are willing to reduce their price, with 37% of active listings down from original list price last week—also a 2+ year high. – California Association of REALTORS®

IS 2022 A REPEAT OF 2008? Let’s head back to 2008: Money Hungry Lenders + Unsuspecting, Over Leveraged Buyers = Disaster The stock market and housing crash of 2008 began with the unprecedented growth of the subprime mortgage market beginning in 1999. Loans were offered to borrowers with less than stellar credit scores using U.S. government-sponsored lenders Fannie Mae and Freddie Mac. These buyers were known as “subprime borrowers” and were offered adjustable-rate mortgages. They would start out with low monthly payments that would become much larger after a few years.

From 2005-2010 the home-building labor force suffered a net loss of over 1.5 million jobs. Due to this, there were only 6.8 million single-family housing builds throughout the past decade (20102020), down 45% from the previous decade and down over 36% off the 50-year average. Additionally, millennials (over 80+ million people within the U.S.) entered the market with extremely low interest rates, which were brought on by the Fed looking to stimulate economic growth. Sprinkle in a world-wide pandemic that kept the majority of Americans cooped up at home browsing Zillow... Along with the halted sectors that logistically contribute to home building...

From 2004-2006, over $3 trillion dollars was injected into mortgage lending using non-traditional methods. These mortgages were often NINJA mortgages (no income, no job, no assets).

You’ve got yourself a predicament that may look like we’ve experienced in the past.

During this period, the majority of mortgage lending was existing homeowners refinancing, with many believing that they were taking advantage of lower interest rates to extract home equity.

That being said, are they the same?

Instead, they often were exposed to complex and risky products that quickly became unaffordable when economic conditions changed.

While I empathize with those fearful of entering the housing market, understand that comparing 2008 to 2022 is much like comparing apples to oranges.

By the fall of 2008, borrowers were defaulting on subprime mortgages in high numbers, causing turmoil in the financial markets, the collapse of the stock market, and the ensuing global Great Recession.

One was brought on by a lack of oversight and ignorance, the other is due to a shortage of construction and numerous macro-conditions that created an imbalance of supply and demand.

Fast-forward to 2022: Dramatic Under Supply Of Homes + Lowest Interest Rates Of All-Time = Astronomical Home Appreciation To understand why we’ve had immense appreciation in the housing market over the last few years, we have to look back at the after effects of the mid-to-late 2000’s.

As mentioned before, trillions were given out in subprime loans leading up to 2008, while according to the New York Federal Reserve, the median credit score on all mortgage loans originated in the first quarter of 2022 was 776. This is a good sign.
