As such, I advise my sellers to price their properties aggressively but fairly, to encourage multiple offers, and thus have more than one buyer to choose from. Likewise, in today’s tight market, buyers must be prepared to move quickly. This means doing their market research up front and having all finances in place. With multiple offers the norm, the buyer who offers the least risk to the seller stands the greatest chance of securing the property.”

For the past few years, Move-up buyers have been a key driver of our booming market. This year, with rising prices and interest rates, many homeowners are reluctant to list their home for the fear of not finding a replacement property. As a result, this has created an imbalance of the market. This is especially true in the entry level market. What I would tell buyers is, to be patient. The right property will come along but you have to be ready to pull the trigger quickly when the time comes. For sellers, I would recommend listing their home contingent to finding suitable housing and be prepared to negotiate a rent back.”
