Redhook, Brooklyn is across the bay from the southern edge of Jersey City. It’s just several miles south of Manhattan Island. Our site was located across from an ikea parking lot with open views towards the water and the surrounding islands.

The first 4 floors are terraced in a public to private gradient as you escalate the lobby atrium. The first terrace is open to anyone passing by and is ADA accessible. The second terrace is primarily for the industry workers within the commercial program. Lastly the upper terrace is for the tenants and their guests.
19-20 PENTHOUSES
The residential floor plan consists of studios to four bedroom units with a central circulation and mechanical core. The green section represents the rentable farm space. The plan is rotated 120o at each floor which creates triple-heighted exterior spaces for light to extend deep into the form.

Stage 1 Each unit is manufactured offsite to the project's specifications. The bases are created ,the rotational caps and clips fabricated, and if desired, a frame is built to house the bases. Each louver is built by a glass company of your choice to offer variety.
Stage 2 Once each piece of the device is created, the motors wired, the caps and clips installed, and the bases attached to the frame, then you can install your louvers by sliding them into the clips and fastening them with a screw.
Stage 3 After Stage 2 of the fabrication process the unit is shipped to the site, where it is installed into the specified frame. If it's electric, an electrician will be required to complete the wiring.
