O ctober I recently was working with a consultant who is based out of Overland Park. She had not been to Lakewood before our meeting. Her comments about the beauty of Lakewood were flattering and sincere. When we completed our business and she stated, “I’m going to take my time driving through Lakewood on my way home”, I remembered that what we see every day is truly special. I appreciate the kind and positive comments we have received on the quality of the new Ripples Magazine. We are also seeing an increase in advertisers and advertisement requests. We are limited on space, but we also know that our local businesses that advertise in the Ripples help keep our costs down. So we will continue to accept additional ads as we reformat some of our content to make the page space more efficient. If your business is interested in gaining the exposure and momentum that the presence in Ripples affords you, please contact Kathy Hoff to reserve your ad space. Fall golf at the Lakewood Oaks Country Club is a wonderful experience. The course is in fantastic shape and, with a little cooler weather and the right apparel, you are guaranteed a fun day on the course. From now until the end of the year, all LPOA golf members and their guests will receive a free sleeve of golf balls with their paid greens and cart fee at the published rate. For most homeowner’s associations, this level of financial “trust” with the Board is fine. The residents of most neighborhoods choose or elect their representatives and they simply trust those individuals to make the appropriate choices.

the majority of HOAs, our by-laws mandate to have our annual financial statements audited by an outside, third party certified by the Missouri State Board of Accountancy. It’s important to understand that the State of Missouri does NOT require HOAs to conduct an independent financial audit. This is something we have included in our guiding rules that feels appropriate and prudent for a neighborhood of our size. In the audit role, the third party CPA expresses an opinion on the financial statements that they “present fairly, in all material respects” the financial condition of the association. The auditor’s opinion statement really represents the end of a two-year cycle for a set of financials. Each cycle begins with a comprehensive planning process that the Finance Committee starts roughly mid-year for the following year. The Board reviews, adjusts and ultimately approves this plan. Then, throughout the year, monthly financials are produced as interim statements so we can compare actual results against the approved plan, and if necessary and financially responsible, the Board will make decisions and adjustments in the best interest of LPOA. Finally, after the most recent financial year is complete and the books are closed, our independent, external CPA will review the financials and form an opinion. The audit reports are available for review by any Lakewood resident at the LPOA offices, and copies can be purchased. These reports are intended for Lakewood residents only, but they are available to residents as part of a larger effort of transparency concerning “Stewardship of Assets” and financial disclosure. As GM, Mark Reid, puts it, “This level of financial oversight lets our residents sleep well at night”. I couldn’t agree more, and as Treasurer for LPOA and LHC, I am glad we take these extra steps.

Over the last five years, the residents of Lakewood have seen some pretty amazing transformations, improvements and upgrades to many of our core amenities. Past Boards were faced with some really tough decisions, and much of the Board’s agenda functioned in a reactionary manner. This was a necessary phase as our neighborhood and the amenities reached a 40 year mark and many assets simply needed serious attention. I am hopeful the current Board can continue our trend of looking forward, in a proactive manner. Last year, and this year, the Board has really focused on several issues, including boat slips, that can transform what it means for all of us as residents of this great neighborhood. None of the transformations we are experiencing could be possible without the appropriate “stewardship of the assets” of our neighborhood. That sentence has a lot of meaning to me. I have spent my career in various roles as an accountant, Controller or CFO of various entities of different sizes, and recently I accepted the position of Treasurer of the LPOA and LHC Boards. I want to use this forum to discuss “Stewardship of Assets”... what does that really mean? At the highest level, it means the Board of LPOA and LHC is responsible for making sure your money, the dues you pay, are being handled appropriately, with great care and that we are always looking out for the best interest of the stakeholders. In this case, the stakeholders are the residents of Lakewood.

tarting in 2008, three Annual Art Shows were held in the Clubhouse. These art shows were juried shows with awards and prizes. As many as 24 artists exhibited and sold art during the shows, and people came from other communities around Lakewood. During that time, it became obvious that there was a lot of talent in our community. It was discussed that a hanging system could be installed in the hallways outside the Argyle Restaurant where different artists could exhibit for an extended time. The Food and Beverage Committee made the hanging system a possibility, and a sub-committee, headed by Carole Gray, currently handles the details of

setting the schedule, the hanging, and removal of art by selected artists. We have enjoyed many different artistic styles from local artists since then. Annually, we have honored those artists in a “meet and greet” reception in the Fall. This year, we honor 11 Lakewood artists who create in a variety of mediums. We hope you will join us on November 6 for a cup of special cheer, light appetizers, and a visit with our talented neighbors. Stay for dinner in the Argyle and enjoy the entire evening.
