October Some of you that moved into Lakewood when it was first built, or were teenagers at the time, might remember the “Five Man Electrical Band” who in 1971 released a hit song called “Signs”. The catchy chorus was “Sign, sign, everywhere a sign. Blockin’ out the scenery, breakin’ my mind. Do this, don’t do that, can’t you read the sign?”

From the General Manager, Mark Reid

Almost fifty (50) years later we seem to have an issue with signs again. I think everyone is aware of the numerous yard signs that can be seen throughout Lakewood this year. It’s not just us this is a national issue that is being discussed in Community Associations across America. From the Boardroom Dave Petet, Board Treasurer Occasionally after our monthly Board Meetings, members of the Board will hang around and chat about the meeting, current events and simply catch up on what’s happening in our neighborhood. At one of these gatherings, the topic of “Lakewood myths and legends” came up - and there are many! It’s rather shocking how many false beliefs or misunderstood rules exist. This is one of the reasons we need to continue communicating through this forum to all members of the LPOA. Remember, if you have questions, please contact LHC or LPOA staff. Don’t rely on social media - go to the source. It’s easy to see why there is so much misinformation out there... keep in mind that Lakewood is not unlike a small city. We don’t actually have a count of the number of residents (only registered homeowners), but it’s easy to estimate we have over 6,500 people living under the LPOA umbrella. In population, that puts us in territory with Oak Grove and Odessa! One area that should never be unclear or misunderstood is the integrity and accuracy of the LHC and LPOA financial statements. This is why both entities conduct an annual financial audit. Last year I penned a Ripple’s “From the Boardroom” that discussed various aspects of the audits, so parts of the discussion below are from that write-up. Most Homeowner’s Associations do not require an annual 3rd party audit of the financials. The State of Missouri does not require HOAs to do an audit. Our LHC and LPOA bylaws do REQUIRE an annual audit. This was a wise addition to our bylaws that should help members of the LPOA feel more comfortable with the overall financial integrity of our LHC and LPOA.

To suspend any further mystery, for 2019 both LHC and LPOA received “clean” audits. This means that a 3rd party, independent auditor performed an audit in accordance with generally accepted auditing standards. The auditor formed the opinion that the financial statements present fairly, in all material respects, the entities financial position. The Auditor’s Opinion Statement really represents the end of a 2-year cycle for a set of financials. Each cycle begins with a comprehensive planning process that the Finance Committee starts roughly mid-year for the following year. The Board reviews, adjusts and ultimately approves this plan. Then, throughout the year, monthly financials are produced as interim statements so we can compare actual results against the approved plan, and if necessary and financially responsible, the Board will make decisions and adjustments in the best interest of LPOA. Finally, after the most recent financial year is complete and the books are closed, our independent, external CPA will review the financials and form an opinion. The LPOA Audit Reports are available for review by any Lakewood resident at the LPOA offices, and copies can be purchased. LPOA financial information is on LPOA.com. Simply login, go to Members Area, click on Financials and it is all there for viewing by any LPOA resident. These reports are intended for Lakewood residents only, and they are available to residents as part of a larger effort of transparency concerning “Stewardship of Assets” and financial disclosure. If you have questions about any of these processes, don’t hesitate to contact me at dave.petet@lpoa.com

Lakewood Sail & Paddle Club

Have fun sailing, kayaking and stand-up paddle boarding on Lakewood! The COVID-19 pandemic crisis is impacting the daily lives of all of us. The Lakewood Sail & Paddle Club’s priority remains the health and wellbeing of our community. If we all adhere to the CDC, Federal, State and local guidelines, together we will get through this. During the COVID-19 pandemic, the club is reducing the membership fee to $50 a family (instead of $75) and $30 for single membership (instead of $50) to help offset any additional costs required for personal protection gear. The club is recommending as an added level of protection against the virus – use of gloves while paddling; use your own paddle; practice social distancing of 6’ while using equipment; wipe down paddles before and after use; and if you are sick or at high risk, please stay home.
