In their November 14 Board of Directors meeting, the Board will set the Maximum Annual Assessment (MAA) and then the Actual Annual Assessment (AAA) for the calendar year 2020. Based on the Consumer Price Index data for July 2019 being 256.571 and the prior July 2018 data being 252.006, we have used our calculation as prescribed in the By-Laws to determine two things: 1. Year-over-year inflation has risen by 1.811 percent. 2. When we applied the 1.5 allowable multiplier to the increase, we get an allowable increase of 2.72%, which when applied to the Actual Annual Assessment for 2019, gives us the Maximum Annual Assessment for 2020. The Board of Directors, upon consideration of the needs of the Association, will set the Actual Annual Assessment for 2020 at or below the Maximum in their November meeting. We have found that keeping up with inflation with a small additional percentage for improvements is paramount to avoid falling behind in the obligations of the Association. We have also received the new Reserve Study. The first study of the Association’s physical assets was done by Reserve Advisors, Inc. in 2015. It is now our fiduciary duty to bring Reserve Advisors, Inc. back every four to five years to assure that we are on track with meeting the spending and reserve requirements to maintain and replace our physical assets like docks, pools, buildings, vehicles etc. We are pleased that our new Reserve Study shows that the last four years of asset replacement and reserve retention has placed us in a good position for the future. There are still a few asset items like aging pleasure docks and marina docks that need to be addressed, as they did not have any reserves assigned to them prior to 2015. These assets, built in the early 80’s, are in need of replacement now, and our Facilities Development Committee and Finance Committee are making recommendations to treat this funding gap. We will place the new Reserve Study, along with Budget Information, on our website at lpoa.com once the Board approves the information in their November Board Meeting.

It’s been another great year from brunches at the Clubhouse to Movie Nights and Swim Team activities for the kids to all the events, including the 4th of July fireworks, to just hanging out in our beautiful neighborhood with friends and family. As you are aware, budget season is here, and your Board takes the responsibilities you’ve bestowed on us very seriously, always being mindful of the budget and keeping our amenities up to date. Special thanks to the staff, Committees, Clubs and all the volunteers who help make Lakewood a FUNtastic place to live.

2019 Lake Water Irrigation Fees Residents who irrigate from the lake will soon receive billing for 2019 fees. The fee is not for use of the lake water, but rather for access to the lake water. Access means you have an irrigation pump and intake lines installed. If you have one or both of these items, you are considered to have access to lake water and must pay the lake water irrigation fee. If you choose to not pay the lake water irrigation fee for 2019, you will need to remove the pump and intake lines before December 31, 2019, and notify the LPOA office that you’ve done so by calling 816.373.4326.

Boat Slip Lease Agreements are Due January 1, 2020

Boat Slip Lease Agreements will be mailed November 1 - 10, 2019. They are due and payable by January 1, 2020, with a grace period until January 15, 2020. Payment made between January 16 – 31, 2020, will be assessed a late fee of $100. After January 31, the Boat Slip Lease Agreement is null and void. Policy effective 12/31/06 – All boat slips are to be occupied by a boat that is titled to the Primary Lessee or Co-Lessee, by the proper state agency or division. All Lessees must be named as an insured on the insurance policy for the boat docked in a boat slip. 2020 boat stickers will only be mailed to those Lessees who have boat title and proof of insurance on file in the LPOA office. *Effective 7/13/18, no new co-lease agreement or inheriting slips will be allowed. See LPOA Policy 5 for Grandfather Clause prior to this

Lakewood Bay Homeowners Parcel

Snow Removal Policy Snow removal in Lakewood starts as soon as snow accumulation reach two inches. The goal of the maintenance crew is to have all streets plowed and treated by 6:00 a.m. for the residents’ morning commute to work and school.
