As we continue to celebrate our 50th Anniversary of our community, I find it interesting that this is also the 50th Anniversary of Community Associations Institute (CAI). In 1973, CAI was organized through the joint efforts of the Urban Land Institute, National Association of Homebuilders, the U.S. League of Savings and Loan Associations, the Veterans Administration, the U.S. Department of Housing and Urban Development, 23 builder/developers, and several leading community association professionals. As with our founder and developer, Farm and Home Savings, there was a big vision for managed communities and 1973 was the beginning of something big. It’s an amazing statistic that around 1973 there were only 10,000 communities with 701,000 housing units and 2.1 million residents. Fast forward 50 years, and that 70’s vision has grown to 358,000 communities with 28 million homes and 75 million residents.

Managed Communities have had this phenomenal popularity and growth rate because of the focus on the sense of community and harmony as well as creating and enriching lifestyle. Management of communities, like Lakewood, requires knowing how you have evolved over the past 50 years, while at the same time having a vision for what the community will look like 50 years from now. In my opinion, at 50 years young, Lakewood has aged well and is positioned well for the next half century. Obviously being a successful and harmonious community does not just happen. It takes a constant commitment from the members of the community.

Here in 2023, with the advancement of technology and the constant contact of social media and even more so the distinct social divisions that are prevalent in current society, CAI, as well as myself, want to communicate that “Civility” is one of the most important guiding principles in our communities. We will continue to foster a climate of open discussion and debate, mutual respect and tolerance between all who live in, work in and visit our community. Our community, regardless of buildings, lakes, pools etc., is only as good as the civility and harmony that resonates amongst “all” of our community members.

I look forward in this wonderful golden anniversary year to working with the community to reaffirm our commitment to civility and to Lakewood continuing into the next 50 years as our shining example of a truly vibrant and harmonious community.

Clubhouse Update

As most of you already know, we experienced a break in our Fire Suppression system above the main lobby on Christmas Eve 2022. This event rendered about 40% of the Clubhouse unusable. The Clubhouse is operational in all unaffected areas including the Argyle, St. Andrews Pub, Banquet Rooms and Golf Shop. The LPOA offices have been relocated to the Banquet rooms 1 and 2 on the northwest side of the main floor. All demolition of the affected areas is complete and we are in the planning and procurement process in order to begin reconstruction. A professional laboratory has been retained throughout this process to monitor and assure that air quality throughout the building is good.

As we begin this golden jubilee year of Lakewood, let’s take a look at some things from our beginnings.

In the early 1970s Lees Summit had a population of about 18,000 people. The only things near this property we now call home were a small airport, Jackson County Hospital and Hilltop School. There were no banks or grocery store nearby, no businesses, just woods and farmland. Stephenson’s Apple Orchard was on the west side of Lee’s Summit Road and somewhere on the property was a horse barn.

Astro Building Corporation had a vision for this area and Lakewood was incorporated in 1973. It was a joint venture of Farm and Home Savings in Nevada, Missouri, as the lender, and Astro, as the developer. Though lots were being sold before incorporation, the first homes were constructed in 1974. The area now called Lakeshore Condos were annexed in 1973. Lakewood Bay townhomes were annexed in 1974 and the Landings town homes in 1975.

Farm and Home bought out Astro in November of 1976. Farm and Home assumed full control of the development. They acquired a sizeable amount of debt with over 75 percent of Lakewood still to be developed and many homes that were in various phases of construction that builders could not complete. Farm and Home would have to finish them.

Farm and Home had several options to finish Lakewood. One would be to spin through the undeveloped acreage with inexpensive homes that would produce much higher annual lot sales, or, to finish the development as an upscale community. In the end they chose to continue developing Lakewood as upscale. I am sure many of us are happy with that

decision. They retained the services of a successful developer partner from Houston to consult with their local development team. The result was the building of the Lakewood Oaks Golf Club which the development team thought would attract home buyers. At the same time the development of the homes around the front nine of the golf course, known as Fairway Homes Village Section One, began development.

In 1976 the lakes were still ten to twelve feet below full pool. (If you were here, similar in pool as the drought of 2012). There were no functional boat docks. On Sunday, September 11, 1977, there was a large rainfall that brought the lakes up about 2.5 feet. From best information, on Monday, September 12, 1977, the same night as the historic Plaza flood, the Lakewood area received almost 16 inches of rain in a four-hour period. The lakes not only were full but were close to three feet above full pool. After this event, Farm and Home installed the first docks and built the parking lots and ramps as we now know them on the East and West Lakes.

There is so much more history and stories that show how far we have come. I hope to cover more in the upcoming months. Special thanks to Pete Connors and the late Jay Copeland for the inspiration behind this month’s article.

BLAST FROM THE PAST

Long-time Resident of Lakewood

This month I had the pleasure of meeting with Kim Curran—a resident and LOCC Golf Member who has been in Lakewood since 1976: whose parents purchased one of the lots in 1974, just one year after Lakewood’s formation. I had the chance to ask some questions about Kim’s experience of Lakewood over the years, and how things have changed or stayed the same!

What was one of the first aspects of Lakewood that you remember? I would probably say the pools! We would ride our bikes to the the Cove, which was one of two of the pools at the time. The Clubhouse was originally at the Cove—it hosted tap, ballet, gymnastics, and other classes there. The pool was orignally just a 25 meter pool, but it had a lookout tower that over the years, got smaller and smaller until it was eventually torn down. The lakes were another memorable part of Lakewood—boating and spending afternoons on the water.

Had you lived elsewhere before purchasing your own Lakewood home in 1998? Did you consider other areas before choosing to purchase in Lakewood? I grew up on Locust Street, and my parents eventually moved to Edgewater—when I first began looking for a home I considered a neighborhood in Johnson County that advertised having a lake; which turned out to be a retention pond. There was just not another community quite like Lakewood—with its lake, the golf course, and other amenities. You could spend more elsewhere and get less! It really feels like resort living here.

What about Lakewood has changed the most, and what has stayed the same, from your perspective? I think the growth of the community is a big change. When we first moved in there wasn’t a lot in the surrounding area—there was one restaurant where the Cove pool is now, and my parents frequented it since there just wasn’t a lot to choose from nearby. The closest grocery store was at 291 and Chipman. One thing that has stayed the same for me is being able to see and keep up with neighbors—I’ll go to the Argyle and still see my Campfire Girl Leader. And everyone is very friendly, you won’t meet a stranger.

What is one thing you’d tell younger/newer

Lakewood residents about the community? I would say get involved and try everything! Whether that’s a round of golf, or joining one of the many clubs, renting a boat or having dinner at the restaurant. A lot of residents will be involved with multiple things in Lakewood, like a club and a committee—and get to know people from different walks of life.

Qualified applicants must be at least 18 years of age, be self-motivated, possess a valid Missouri Driver’s License and be able to pass a background screening. The Lakewood Community Service Department is responsible for enforcing the rules, regulations and architectural guidelines for one of the Midwest’s largest homes associations.

Duties include, but are not limited to:

• Patrolling pools, lakes, and amenities

• Ensuring that valid ID’s are present

• Enforcing association rules/policies

JIM STAHL FEATURED LAKEWOOD ARTIST

A place to present artists of all kinds and mediums

When Jim Stahl and Donna Bowles got married four years ago, they combined their lives and households in one of the friendly Lakewood neighborhoods along the lakefront. Jim brought many of his lifelike wood carvings to display in their new home.

Over the years, Jim has many wood sculptures using the technique of flat-plane woodcarving. Working with a piece of soft wood such as basswood and an amazing array of small, sharp chisels and mallets, Jim brings his caricatures to life with realistic and humorous expressions and postures. Although many of his pieces tend toward a Western theme, Jim has carved animals and birds as well.

Jim began carving as a twelve-year-old Boy Scout. Over the years as a Scout leader and throughout his life careers, Jim continued to improve and refine his wood carving from a hobby to creative art. Some of his carvings took months to complete. While employed by Bowers-Siemon Chemicals, Jim spent many hours on the road serving clients over a several-state area. When he tired of the road and long hours behind the wheel, he would stop at a roadside rest area and pass some time working on his latest wood carving project at a picnic table. He even took his carving along on trips and cruises with his wife and family members. Unlike carving at the kitchen table at home, Jim enjoyed carving on a table outside or on the deck of a cruise ship because the “shavings just blew away and there was nothing to clean up.”

Jim and Donna enjoy spending time on the lakeshore with their neighbors watching the boats and wildlife, and they are frequently seen dancing up a storm on Saturday night at the American Legion.

Barre class size and space is limited because we use chairs for stability which take up a lot of room so check with Cathy prior to attending to confirm availability. While Barre requires reservations, spots are often open but please first check by calling or texting 816-305-0632 or email lakewoodpilatesclub3@gmail.com. Friday PIYO does not use chairs and is walk in. For all classes multiple modifications are cued so everybody from beginners to advanced benefit. Signed waivers are required prior to attending first session.

The Lakewood Sail & Paddle Club is celebrating its 21st year of providing “On The Water” access for Lakewood residents. Family – $75/yr includes personal use for your family and your guests with you. Single – $50/yr includes personal use for you and your guest with you

Stitchers Club

The Lakewood Stitchers Club meets the second Thursday of each month in a residential home, from 1:00 - 4:00 p.m. Feel free to bring your knitting, crocheting, needlework, or other portable craft. Join us in a neighborly chat, while seeing all the creative ideas. If you would like to learn to knit, crochet, or learn any other needleart, we are happy to provide personal instruction as well. Tennis Club

The Lakewood Tennis Club has concluded this year’s activities. Hopefully we will see you in the spring. Occasionally, we will play on Thursday evenings at the main courts weather permitting. Yoga Club

Yoga will meet in Banquet Rooms 3 & 4 while repairs are conducted in the Clubhouse. Please bring your own mat and props. You will be asked to sign a waiver on the first visit. Consult your health care provider for approval before starting a new activity such as yoga and follow any restrictions recommended. All levels of experience including beginners are welcome.
