Founded in 2007 as a small mechanical and electrical contractor, BJF Group has grown and evolved into a highly diverse business delivering a comprehensive service across the UK.
We now work in partnership with our clients to make their built environments better, safer and greener by providing everything they need to design, build, maintain and upgrade their spaces and the services that bring them to life.
We operate within most of the key areas of the built environment with a particular focus on complex, high-security environments including Ministry of Defence sites, prisons, major government departments and healthcare settings as well as being well-established in the residential construction and Mechanical & Electrical space.
The exciting work we do is a varied mixture and includes multi-million-pound Facilities Management contracts, large and small scale residential and commercial construction projects, major M&E fit outs, refurbishments, and small project works.

BJF Group has attained the very highest standard of Safety, Health, Environment & Quality (SHEQ) which demonstrates a level of compliance equal to some of the best companies in the industry.
We have an established Integrated Management System for the Group together with attaining and maintaining ISO 9001, ISO 14001 & ISO 45001 certifications and a host of industry accreditations.
The compliance of the system is monitored through “MyCompliance” which is a web based interactive platform that allows QA sign off, safety audits and relevant documentation to be completed on any device with one touch uploading and simple recording.

We have worked in industries such as education, healthcare, defence, residential and mixed-use developments and can complete large scale building and refurbishment projects up to £20m.

Sevenoaks Community Centre
BJF Group’s Construction Division successfully completed a circa £2.1m refurbishment and extension of the Sevenoaks Community Centre to create the Bat & Ball Centre, designed by Architects Theis + Khan, for Sevenoaks Town Council.
We have created a newly refurbished, remodelled and extended facility which is unrecognisable from the 1970’s Sevenoaks Community Centre.
As you enter through the brand new, fully accessible entrance adorned with artwork
inspired by the local area you are greeted with a light, airy and modern entrance area complete with a sculpture commissioned by a local artist and fashioned from a piece of trunk from one of the original seven Oak trees destroyed in the 1987 storm and from which Sevenoaks got its name.
Aside from the shell there is not an area of the inside or outside which hasn’t been improved. From the completely revamped main hall to the bright, modern toilets and fresh external play area, the building has undergone a significant transformation.
Construction 8
Fairfield Road, Croydon
BJF Group’s Construction Division completed the £3m design and build of 17 new build apartments split over two separate blocks for PA Housing and calfordseaden.
The properties provide much needed affordable housing in the area through a shared ownership scheme primarily targeted at giving first time buyers the opportunity to get a foot on the property ladder.
Located a stone’s throw from East Croydon Station the apartments are
ideally placed for those working in London.
Taking around 62 weeks, the project involved the demolition of an existing house on the site followed by the construction of 17 apartments. The blocks are made up of eight one bedroom flats to the rear block and nine flats to the front which are a mixture of one, two and three-bedroom flats. In addition, we have completed associated landscaping works and built cycle stores.

Construction
Ellington Park, Ramsgate
Ellington Park is a 126-year-old late Victorian and Edwardian landscaped park across 13 acres of land in the Central Harbour Ward of Ramsgate, Thanet. Ellington Park was laid out in 1893 on land once part of the estate surrounding Ellington House.
Today the park is a magnet for the community and is used every day by residents for a whole host of activities including many organised by the Friends of Ellington Park. This project, which took around 37 weeks, saw BJF Group construct a brand-new Café and Toilets at the top of the park designed by Clague Architects as well as repairing and upgrading pathways throughout, replacing existing diseased trees and installing a new accessible playground.
Following completion of the project, the park achieved a coveted Green Flag Award, a first for Thanet.
Construction 10
Priory Road, Tonbridge
Completed in 2023, BJF Group was contracted by Elements Real Estate Group to deliver a £3.2m project to transform an old commercial site in Tonbridge, Kent into 14 high quality new build houses.
The development is made up of 8 semidetached and 6 terraced houses with associated landscaping.
As well as the construction of the new properties, works also included upgrading of the sewerage infrastructure in the existing highways.
All of the houses are as energy efficient as possible with solar panelling and electric vehicle charging points installed as part of the build.

Nazareth House, Hammersmith
BJF Group has been contracted by Nazareth Care Charitable Trust to refurbish the Nazareth House Care Home in Hammersmith, London.
The £16.5m project will see BJF Group completely transform all of the living areas and communal spaces.
Improvements will include increased room sizes, reconfiguration and redecoration of rooms with ensuite wet room facilities installed in every bedroom, a new reception area, greater accessibility throughout, fire safety upgrades and new windows.
Whilst most of the work focuses internally, we will also be demolishing and rebuilding two existing additions to make them more sympathetic to the original building.

Beulah Crescent, Surrey
BJF Group’s Construction Division has been awarded a new circa £4.3m residential development project for Southern Housing, one of the largest housing associations in the UK.
The design and build project will involve the demolition of existing redundant industrial buildings to make way for 20 apartments split over two blocks at Beulah Crescent.
The apartments are made up of one, two and three-bedroom units as well as parking areas
including two wheelchair accessible flats with designated, covered parking spaces. The front block comprises an under croft to allow for vehicle access to off-road courtyard parking spaces. There will also be a play area installed along with further green space for residents.
With sustainability in mind, the apartments will feature green roofs, Solar PV panels and permeable pavements to minimise surface water run-off.

Ministry of Defence FDIS Contract
BJF Group’s Facilities Management Division has responsibility for six delivery areas on the new Ministry of Defence (MOD) Future Defence Infrastructure Services (FDIS) contract working in partnership with VIVO Defence Services in the South West and VINCI in the South East and London.
We deliver all hard FM services including planned and reactive maintenance as well as major and minor project works across a broad range of asset and property types on highly prestigious and historically important sites including Wellington Barracks, MOD Lyneham, HMS Collingwood, HMS Excellence and Bovington Camp.
The contracts are for an initial three year term with performance related extensions up to seven years.

Lion Walk Shopping Centre
BJF Group’s FM Division has been awarded a new maintenance contract by leading commercial property consultancy Lambert Smith Hampton for Lion Walk Shopping Centre in Colchester, Essex.
Founded in 1773 Lambert Smith Hampton manages 7,700 properties across the UK and Ireland and Lion Walk makes up part of the 15 million Sq ft of shopping centres managed by them. The Centre is one of Colchester’s prime retail spaces and is occupied by a host of well-known brands.
BJF Group were selected as preferred bidder due to our innovative solution that included implementing drone surveillance for roofing and cladding surveys. Our solution will provide a robust service which adds value, delivers compliance, and reduces risk for Lion Walk.
Working with BJF Group’s FM team gives Lambert Smith Hampton an agile, reliable, and trustworthy supplier that will work closely with them across a range of building services.

Harrow Lodge Leisure Centre
BJF Group’s Mechanical and Electrical Division completed the full fit out of a new build leisure centre.
BJF Group’s Mechanical and Electrical design means that the facility is highly sustainable, achieved through a selection of low energy products and the use of combined heat and power (CHP) generation, photovoltaic (PV) panels and heat recovery systems. These technologies working in conjunction with a thermally efficient building fabric has resulted in an A+ energy rating.
The standout areas within the new facility are the pool hall and fitness suites, both having unique and specific sets of requirements. The pool hall encompasses both an eight Lane Pool and diving pool boasting Varipool technology allowing for the depth to be altered to suit user needs and ‘Pool View’ drowning prevention which provides additional safeguards to users. BJF Group installed the mechanical and electrical infrastructure to facilitate these specialist systems.
A well-conditioned controlled environment in keeping with Sport England guidance was achieved though CFD analysis. The correct sizing and selection of air handling units, chlorine resistant ductwork and positioning of fabric air socks provided the optimal air distribution, temperature and humidity control. A fully integrated Trend BMS system provided for setpoint control within.
Owing to the high heat load within the fitness suite the selection of the most suitable air conditioning system was paramount. We chose a high-efficiency Mitsubishi VRF system with around 35 cassettes capable of providing consistency of temperature within a large area and dealing with the pressures of such an environment.
The old centre was demolished to make way for expanded car parking including 50 Pod Point electric vehicle charging points, lighting and CCTV which was installed, tested, and commissioned by BJF Group.
Mechanical & Electrical 20
New Ward, Darent Valley Hospital
Working for asset management consultancy, IPSL (Imagile Professional Services Ltd) this project delivered extra capacity for patients requiring critical care and recovery from a range of multi-disciplinary departments.
The new ward is around 1000 m2 and was manufactured by offsite by specialist healthcare facility provider ModuleCo. It includes 18 single rooms, all with ensuite facilities and each with a special observation point so that staff can ensure
patients are comfortable and safe. The ward has been designed specifically with the patient in mind and encompasses the latest technology to ensure patient care is optimised.
BJF Group’s M&E remit covered new LV distribution and boards, CCTV, data, fire alarms, door access, low temperature hot water services, boosted cold water services and medical gasses including oxygen, medical air and vacuum.
Mechanical & Electrical 21
Lighting Upgrade, Eurostar Depot
Working on behalf of lighting manufacturer Thorlux Lighting, BJF Group completed a lighting upgrade project at a Eurostar Depot.
Having replaced the previous outdated lighting system with a Thorlux SmartScan system, the client is now able to wirelessly monitor the energy performance and operational status of each luminaire to maximise efficiency and quickly identify faults. The system also features PIR controlled daylight sensors with automatic dimming so that each light is operating only at the required brightness at all times and is therefore operating optimally at all times.
The two secure warehouse-style areas covered by the project are utilised for train repairs and maintenance and together feature over 600 lights.
The BJF Group team received praise from the client for their quality of work and professionalism. We completed the project two weeks ahead of time and with minimal disruption to the client’s operations during the works.

Plant Room Refurbishment, Denison Barracks
BJF Group’s Mechanical and Electrical Division completed a boiler house refurbishment project at the Ministry of Defence’s Denison Barracks in Berkshire. Our long-standing relationship and history of delivering work on sensitive MoD sites, best placed BJF to deliver the works and further extended our long-standing collaborative relationship with Amey.
The existing boiler house was nearing the end of its operational life requiring the facility to be completely decommissioned, refurbished and set back into operation. Removal of redundant boilers, pumps, flues and asbestos within the old flues and boilers formed the basis of the strip out.
Demolition works were required to facilitate the installation of a new concrete pad forming the foundation for the 17 metre Flue. Construction of concrete plinths, adaptions to the roof structure and reconditioning of plantroom floors also formed part of our scope.Installation of new boiler plant, electrical services and controls
were completed whilst maintaining heating and hot water throughout the duration of the works to the hundreds of military personnel stationed on the site. Temporary services which included the provision of a temporary oil-fired boiler were provided to ensure operations were not compromised.
The redundant systems were replaced with 3 new, highly efficient, Hovel ST950 930kW Medium Temperature Hot Water Boilers. BJF embraced offsite manufacture on this project to minimise hot work within the boiler house by prefabricating and welding all pipework off site. We utilised AutoCAD to produce a 3D Revit Model which aided in the co-ordination of services, as well as setting out of all equipment to strict tolerances.
The successful completion of this project will guarantee a long lifecycle for the new boiler house and ensure the comfort and wellbeing of a highly important element of the British Army well in to the future.

BJF Group’s specialist MEP Residential Division offers a wide range of plumbing, heating and electrical services and can complete projects up to £10m covering all aspects of residential mechanical and electrical projects.
Our specialism is in full design and build projects within large-scale high-rise apartment blocks, working in partnership with main contractors from initial design through to successful delivery, commissioning and client handover.
With all of the necessary accreditations including Gas Safe, NICEIC, OFTEC, WaterSafe and many more as well as ISO 9001, 14001 and 45001 certification you can rest assured that the team will work alongside you to ensure a safe and successful delivery.

Haddonfield Estate
BJF Group’s specialist MEP residential team secured the combined Mechanical & Electrical package for a 14-apartment new build residential scheme in Bermondsey for main contractor Guildmore.
This full design and build project will see us work collaboratively with M&E consultancy FHP Engineering Services Solutions on the design element before completing all internal and external mechanical and electrical installations, commissioning, and testing.
This was the team’s first project for Guildmore and we have since developed a long and close working relationship with this highly reputable and respected main contractor.
MEP Residential 26
Varcoe Road
This project saw our MEP Residential Division work in partnership with main contractor Guildmore to complete the electrical fit out of 74 one, two and three-bedroom apartments at Varcoe Road in Southwark. The new apartments include a number of affordable homes including 17 for social rent.
The units are split across two blocks; the South block which holds 50 apartments and the North block containing 24 apartments with commercial spaces on the ground floor.
BJF Group were responsible for the design and build including the specialist systems such as the Fire alarm, Door access, CCTV, TV/IRS, Data communications and the solar photovoltaic system. All of the landlord’s distribution and communal areas were also completed by the BJF team.

Swanley High Street
Following the ongoing success of a number of M&E schemes for Guildmore, they once again enlisted the support of BJF Group to undertake the mechanical and electrical elements of one of their projects.
The new £4m development named ‘The Meeting Point’ sees the transformation of a previously disused area and comprises 17 high-quality residential units as well as a 250m2 ground floor Business Hub.
With a high SAP rating to achieve, sustainability is a key focus for this project which is why the development features air source heating and electric vehicle charging points. BJF Group completed the full design and build remit including specialist areas such as underfloor heating, MVHR’s, roof mounted Air Handling Units and fire protection including sprinklers. The design works were undertaken in partnership with Kench Consultants.

This repeat project for JB Hopkins is for the combined mecahnical and electrical package at a six storey, 135-apartment / townhouse project in Pelham Street, Brighton.

Alexander House
BJF Group’s Project Services Division secured a large-scale refurbishment project for a major Government department on behalf of a long-standing client.
The majority of the works involved refurbishments and repairs to the entire 17 floors of the building, each covering approximately 1,500m2 in order to achieve a uniform look on each floor. The project scope was extensive and varied with the main elements being decoration works, replacement floorings, refurbishments of washrooms and tea points throughout, replacement of glazing panels as well as some external remedial works.
As most of the usual occupants were working offsite due to COVID-19, BJF Group’s team had the perfect opportunity to efficiently complete the major project, providing a refreshed environment ready for their eventual return to the office.

HM Prison Service
BJF Group’s Project Services Division has supported the upkeep and improvements to decency standards of the UK’s Prison estate for a number of years.
Working alongside the leading Tier 1 contractors in secure environments, our trusted team is called upon to undertake a host of regular projects ranging from major capital improvements to reactive works such as minor repairs.
Projects to date cover both building fabric and mechanical and electrical and have included
wet rooms, enhanced gate security areas, servery refurbishments and installations, roofing works, fire door installations and maintenance, flooring works and many more.
Alongside a wealth of experience within a challenging environment, our in-house teams hold all of the necessary security clearances required to operate within these types of environments and are well-versed in operating effectively and maintaining SLA’s in line with any necessary restrictions and are often faced with unforeseen circumstances which impact day-today tasks.

DWP Leicester Refurbishment
As part of a drive to enhance the service user and staff experience at numerous DWP sites, BJF Group recently worked alongside Amey to refurbish and modernise an Assessment Centre in Leicester.
Following a full strip out of the circa 1,500m2 space, the team undertook a host of improvements to both the building fabric and mechanical and electrical systems.
The upgrades included the installation of power assisted doors to improve the building’s accessibility, CCTV and air conditioning, a new
suspended ceiling with LED lighting and new flooring. We also reconfigured the space with new partitions walls and installed a new corridor.
Through meticulous planning and well-executed programming, the team were able to meet the client’s tight deadlines. Further to this, we supported Amey’s ambitions to embed enhanced health and safety practices when working at height by eliminating the use of traditional step ladders on the project and instead utilising manual lifts and platform steps.

Amey Consulting Office Refurbishment
To best support members of the team returning to the office, Amey Consulting have made a significant investment in working with BJF Group to completely revamp their Sheffield location. The new, bright, modern office features many collaborative working spaces and break out areas alongside individual working pods and soundproofed telephone kiosk pods which offer the chance to concentrate on important work or telephone calls. All of these areas have been created to enhance the working experience for the Amey Consulting team.
Alongside the more common elements of an office refurbishment such as decorating, flooring, lighting upgrades etc. there are some
specific features of this project that make it extra-special. An example of these features is the creation of a wellbeing room, specifically designed as a comfortable and quiet space for team members to take some time out from the hustle and bustle of the office. We also installed various types of ceiling and wall mounted soundproofing and acoustic panels to minimise sound disturbance and ensure privacy in the required areas.
Within a tight timescale of just six weeks and despite contending with the additional constraints of working within a semi-occupied office, we were able to deliver a project that has received outstanding feedback from the Amey Team.
