DRH Canterbury sales consultant, Diana Creighton, helped design the home and says the team was lucky enough to be offered a section by Highsted developers to build a show home. One of the DRH Canterbury owners, Carl Fordyce, built and helped design the home too. The build took over six months once they obtained building consent and DRH Canterbury had a firm idea about what the design would look like. “We had a great team of builders, contractors, and project management that made the build an enjoyable process,” Diana says. What inspired Diana and Carl with the design was that, “Originally the section shape and layout determined the design of the house. It is a splayed section – narrow at the front and wide at the back, which worked out perfectly, as all the living areas face the wide aspect with great North, North West sunshine. “We wanted the design to be something different from the surrounding houses – it needed to feel like a DRH home and at the same time, fit in a price range that would reflect our Canterbury market,” Diana says. The team used high-end products in key featured areas and pitched ceilings in the living and master bedroom “to give the house a comfortable wow factor”. Swift Designs creative director/ interior designer, Treena Swift, advises people who are wanting to recreate the vibe as it’s coming up to spring soon. She says spring and summer are all about interior light control. She says people can control the feel of the interior light by using carefully selected window treatments, which are designed to filter or allow light in during the months ahead.

“Throws are still needed to add colour and texture to a room and to provide warmth in the cooler late-night hours. Making these a lighter weight of the fabric is a good idea; swap out the heavy cable-knits, angora and fur throws for cotton and alpaca in smaller textured weaves.”

To show New Zealanders how impactful colour can be, Dulux Trend Forecaster and Stylist, Bree Leech, undertook a room makeover in her own rental property using colours from the 2022 Dulux Colour Forecast. “Our dining room had a feature that didn’t work for us and I’d wanted to fix for some time,” Bree says. “It was a neutral space that had a cutout in the wall so you could look through to the adjoining room. The cut-out feature was serving no real purpose and the dining area itself just felt a bit flat.”

Wanting to create a happier space that would make the immediate and extended family want to collectively gather for meals and quality time, Bree acquired fluted panels for the wall – to cover the cut-out feature – and headed straight to Dulux to select colours from the latest trends! “I chose colours from the Wonder palette for this space as they best represent my personal style. The palette is fun and joyful –everything I wanted for this room.”

When it comes to scheming, going bold with colour can really pay off but, equally, small changes can make a big difference. If you want to introduce smaller pops of colour, choose furniture items or highlight small areas of a wall, door or even your ceiling.

colour is not just for walls! Painting dining chairs or a table is also a great way to achieve this look whilst renting. Add artwork that references your colour scheme to bring it all together. When selecting colours, always have an overall mood or style in mind and select colours that help bring this idea to life. It’s helpful to have a visual you can refer to like a mood board, materials board or a Pinterest board. This helps keep your colour scheme cohesive and gives you a reference point to work out your proportions as this can dramatically change the mood of the space. Working with existing fittings and fixtures can often mean a clash in colourways. While you may not be able to pull up the carpet or replace the kitchen benchtop, you can always add rugs for a tonal effect to get you closer to your desired palette.

I chose colours from the Wonder palette for this space as they best represent my personal style. The palette is fun and joyful – everything I wanted for this room.

She went onto tell the story of their customers Linda & Phil, who purchased Musgroves recycled rimu tongue and groove flooring for their new home in Kirwee and following questions from Linda’s Mum as to which Church their timber had been salvaged from, Linda learnt that it had come from the very same church where her parents had been married, many years previously in Christchurch. pitch and shading – and references up to 25 years of NIWA weather data from the local weather station. This bespoke design scenario showed an anticipated year one generation of 14,778kWh, which if all energy was self consumed would generate a saving of $4,876.74. What we have seen through the detailed system monitoring is a July-June annualised generation figure of 14,478kWh (98 percent of estimate). Given the pool was installed later in the year, exported energy was higher than anticipated – and pool heating settings need to be further refined in the coming summer to increase self consumption during the day. At the end of the first full year following installation, Peter has generated an 8.8 percent return on his initial investment – and with refinements to time of use, we’ll see exported energy reduce significantly in the next 12 months. A pending change of electricity retailer will also see the tariff paid for exported energy jump from $0.08 per kWh to $0.16 per kWh, providing a greater return on energy generated, but not consumed or stored in batteries.

What is the outlook for year two? We expect to be able to increase self consumption to circa 70 percent and increase returns on exported energy by 50 percent over the current tariff. The combined result of these minor tweaks would see savings shoot up over $3,800 in year two, with a simple return on investment for year two over 12 percent. As energy prices continue to rise, these returns will only improve in the future. The future is bright… Peter’s investment in solar power and lithium ion batteries means he has a guaranteed energy supply for at least the next 25 years (Hyundai solar cells have a full 25 year warranty) and is now protected from rising energy costs, as well as having resilience for future power outages on the network. No moving parts means very little maintenance, so Peter can now sit back and benefit from the long term savings. Based on the generation modelling, we’d expect the system to have repaid the entire investment within 8 years… and following this, the savings for the life of the system after all capital outlay is recovered should total a whopping $50,000+.

Solar power is an ideal solution when coupled with these large summer time electrical loads, as our peak generation periods overlap these peak consumption periods and place very little demand on network power. With a background in accounting, Peter was also very keen to know that his investment would generate a sound return and made good financial sense. Peter’s cost of distributed grid supplied energy is $0.33 per kWh (unit), so for every unit of energy he can generate and self consume, he’ll save $0.33. The system designed and installed was modelled using advanced solar power design software, referencing specific product efficiencies, installation parameters such as orientation,

Infinite Energy

Infinite Energy was commissioned to design and install a solar and battery system in 2021 for our client, Peter. The brief was complex, with the solution to deliver benefits on a number of levels. Often working from home and in an area experiencing regular power outages, Peter required a system that would deliver back up power to critical loads to allow him to continue to work in the event of a network disruption. Critical loads were nominated in consultation with the client –then wired via a secondary main switch, which becomes active in the event of a network outage. The Sungrow SH5K-30 inverter is designed to isolate from the network during an outage (to prevent any solar generation flowing back into the network) and allows the inverter to continue to operate without contact with the grid. This ensures any generation from our solar array is still captured – and the battery continues to operate storing and delivering energy to these critical loads. Within the first two weeks from commissioning the system, Peter experienced a day long scheduled power outage (network upgrades) and the system operated automatically and seamlessly to deliver continuity of energy during this time. At the time of installation, Peter was also planning to have a large swimming pool & spa installed – powered by an efficient electric heatpump. As such, the brief needed to account for this additional loading and deliver enough energy through summer and shoulder seasons to provide a really cost effective way to maintain the swimming pool temperature at a relatively constant 28°C.

Passive House Institute New Zealand has just produced a handbook to educate interested parties around their standard. Murray says it comes off the back of the knowledge that there are big changes happening in New Zealand’s building code. “The New Zealand government is starting to adopt passive house models in the building code. Kianga Ora even have several projects going that use the Passive House standard.”

Murray says Passive House is working off integrity. “In the past there have been lots of sustainable and environmental housing produced, but they haven’t performed properly. “So there’s lots of misconceptions around what we do.” Murray says that if you follow the systems that are backed by decades of research, there’s integrity and it works.

This means taking lots of they take into account the climate around the home. “New Zealand has a remarkable climate diversity. Passive House designers work with 19 different climate zones that are based on detailed NIWA data. The zones take into account factors such as average temperatures, altitude and whether the build site is inland or coastal.”

One of the key features of creating a Passive Home in New Zealand is maintaining a constant temperature. When designers begin modelling, Passive House homes are designed to maintain a temperature of 20 to 22 degrees Celsius, all year round. They are also designed to have consistent fresh air and never feel damp. The builds incorporate high performance windows and doors, excellent insulation, an airtight building envelope, no thermal bridges, mechanical ventilation and design stage energy modelling.

The single most important thing that goes into making a Passive House is modelling how the building will perform, early on in the design stage. To get technical, what’s needed is a ‘design-stage thermal energy model’. You see claims of “passive house principles” popping up as more people get on board with building better homes than the Building Code minimum. But a passive house is more than extra insulation and better windows.

A certified passive house is comfortable to live in year round, 24 hours a day, in all rooms throughout the house at an energy cost of just 15kWh/ m2 per year (about $650/year for a typical house or around $200 for a typical apartment). The surface temperatures of walls, windows, floors and ceilings are also all designed to prevent condensation and mould growth, with no draughts or wind rushing through the home, which minimises maintenance.

Designing to Passive House for apartments in Auckland can be more cost effective than complying with the Government’s Healthy Home Standards, and results in a far healthier and more economical way to operate and maintain building long-term.

Sense and sensibility

Just as electric vehicles are on their way to becoming the norm in some markets because they are better for the environment and, despite a larger upfront cost, are less expensive in the long run, he believes the same will happen with thermally efficient homes in New Zealand. “When I established DCD in late 2014, the interest level was about a two out of ten. But the interest and education level among consumers is growing. Now it's at about five out of ten," Dowling says.

Dowling says the goal when he started the business was to be nationally recognised and to create homes that performed well but took traditional forms. And that goal was achieved in 2018 and again in 2021 when DCD won the Master Builders' Supreme House of the Year for the southern region.

Dennis Dowling, the founder and chief executive of DCD Building in Queenstown, has very high standards. In fact, his company won't build anything unless it's what he calls thermally efficient or high-performance.

And things are changing across the board. Some valuers are now factoring thermal efficiency into their analysis.

The Passive House movement was started in Germany about 31 years ago and Dowling says homes built to that standard are nearly five times more resolved than a codecompliant building in New Zealand. He's not a Passive House purist and there is a range of different definitions for high-performance or thermally efficient homes, but he does believe in the philosophy and builds homes with a high degree of airtightness, lots of insulation and a ventilation system that retains heat but exchanges air. Changes to building codes in some countries have meant that their buildings rise above or get so close to Passive Home levels of air tightness that it has basically become the building standard, he says. That's not the case in New Zealand, however. "Between 2014 and 2018, Vancouver went from one passive house to 2,600. New Zealand in 2018 had 24."

And our expectations of warmth are also a long way behind. The World Health Organization's recommended indoor temperature is 18C (or 21C for homes with babies or the elderly), and anything below that is deemed detrimental to the occupants' health. A study by Statistics NZ in 2018 showed that the winter temperature was under 18C in a third of New Zealand homes (and was also too hot in a third of homes during summer). Build better DCD focuses on building high-end residential homes and, when people are already spending millions, making it thermally efficient is a relatively small additional cost.

Most DCD homes now also feature solar panels and storage batteries, which means they are often supporting the grid by exporting excess po wer.

Where possible, DCD also uses locally produced, natural materials and uses admixtures to reduce the carbon in its concrete. "But longevity, durability and efficiency is the ultimate form of sustainability so that's our primary f ocus." Right from the start

While more architects are designing h igh-performance buildings, 70 percent of DCD's work is d esign a nd b uild. Because of its focus on the end result, Dowling says DCD's approach to building is very different to the norm. He likens its model to a three-legged stool: architectural design, building performance and price all need to be in parity. Leading the way Dowling says DCD is basically building a curated collection of homes to show what can be achieved by using certain technologies and building techniques. He believes changing the quality and performance standards of homes would improve every new building, reduce energy usage and carbon emissions, and create much healthier homes. However, right now, houses like these are the exception, not the rule.

Popular with people heading down a more environmental route, they’re a great option for those looking to try something new. However, with a smaller home comes certain logistical difficulties. For example; toilets! Tiny homes aren’t very well equipped for a full plumbing system so a bog-standard flushing loo just isn’t practical.

However, it’s not an easy industry to be in. The world view around waterless compostable toilets isn’t all niceties. Dylan spends a lot of time in education mode; making sure people understand how the technology works and dispelling myths. “A common question is whether the toilets smell,” he says. “I think people liken these toilets to old long drops but, in reality, would a company actually sell a product that smells?”

He says this is why they’re putting a lot of effort into running support lines and offering educational information. “We need to support people as much as we can.”

Overall though, Dylan says the customer base appears to be concerned citizens. They’re interested in taking care of themselves and the environment. He says the company is focused on pioneering on a level of expert knowledge and innovation with regards to the technology.

Kaikōura District Council mayor Craig Mackle says, “The funding from the IAF is a potential game changer to help address this need within our housing stock - both now and in the future. “If the Vicarage Views resource consent goes through, the subdivision and the council infrastructure can start this year. “The new roading, footpaths, and cycleways are very exciting as they will provide connectivity between the two subdivisions and with the town… It also has the potential to change how we get around Kaikōura for the better.”

The infrastructure project will begin in 2022/2023 with the first IAF-enabled houses hoping to be completed between 2023 and Stage2024.one (after resource consents for Vicarage Views are accepted) aims to have 43 modern homes within the First Home Grant House price cap (which can be used to help people purchase new builds or existing properties and house price caps regulate the maximum price for new or existing/older homes based on the Twentyregion).ofthose are individual houses for elderly people. Therefore, there’ll be 83 sections in Vicarage Views.

Boosting Kaikoura’s development

The first phase of the project consists of a footpath connecting Vicarage Views to schools on Ludstone Road and the town, including the final phases of a cycleway path connecting Ludstone Road through Green Lane to Ocean Ridge. Green Lane will then be upgraded and sealed to Ocean Ridge, which also includes a new rail crossing that will connect with the extension of the cycle/pathway.

According to the Kaikōura District Council (KDC), Kāinga Ora’s Infrastructure Acceleration Fund of $7.8 million will fund council infrastructure, housing minister Doctor Megan Wood said in July 2022. A resource consent needs to be granted to the developer for Vicarage Views, and a plan change for the second step of the Ocean Ridge extension.

For many years, Wānaka has been labelled as Queenstown’s smaller, and sleepier, neighbour.

“Contractors on site are now moving into some minor sealing work, laying gravel to form the base for the new parking spaces, then they’ll install stormwater infrastructure and lay new asphalt on Ardmore Street,” said Mr Bruce.

A temporary closure to the section of Ardmore Street between McDougall Street and Dungarvon Street remains in place, and Mr Bruce added that the progress made on Stage Two wouldn’t have been possible without it. Construction on Stage Two of the Wānaka Lakefront Development Plan is anticipated to be complete by the end of September 2022.

FOUR BIG MOVES

The community feedback shaped four ‘big moves’. Every stage and project within the Lakefront Development Plan will be designed with the four big moves in mind: 1. Restore and develop Ecology through ecological enhancements and native revegetation planting 2. Provide continuous Access with a lakefrontpromenadepedestrian/cyclewayaroundthe 3. Improve land use with lakefront linear parks and precincts 4. Provide a range of facilities.

Of course, visitor numbers have always been high over the Christmas-New Year period and again in July and August for the ski season.

However, in the last five years the resort-town’s potential has well and truly been realised by buyers and investors alike, with the Queenstown Lakes District council projecting the Wanaka ward population to see an 80 percent increase over the next 30 years. Rumour has it, even international ride-share company Uber has plans to come to Wānaka. While this will be fantastic for the local economy, such development doesn’t come without its own set of growing pains. To meet the demands of a burgeoning visitor and general population, in 2015 the Queenstown Lakes District Council (QLDC) commissioned Reset Urban Design to prepare a development plan for the Wānaka Lakefront. And indeed, as of June 2022, Wānaka’s community is closer to enjoying a greatly improved space on the lakefront, as Stage Two of the Wānaka Lakefront Development Plan continues full steam ahead.

“The building industry is already experiencing significant pressure from supply chain constraints, skill shortages and price escalation for building materials, in the context of ongoing high levels of building demand. “Deferring the timeframe for the new insulation standards recognises more time is needed to enable the industry to be ready to implement them effectively,” Malcolm says. The new regulations are aimed at reducing the energy needed for heating residential homes by up to 40 percent. They double the requirement for roof insulation, increase the performance requirements for windows, and raise requirements for underfloor insulation. “As well as the availability of products to meet the new requirements, builders need to adapt to new methods of design and construction, which requires system-wide training,” he says. For its part, NZCB is developing specific H1 training and support materials for its member builders, and will encourage their participation in any MBIE-led training, to ensure they are well-equipped to meet the new requirements and contribute to improved energy efficiency outcomes.

NZCB’s newly appointed chief executive, Malcolm Fleming, says while the full suite of changes were due to take effect in November this year, the deferral of all of the changes other than those relating to window glazing, gives the industry and government time to work together to address challenges to implementing the new requirements.
