ARCHITECTURAL & ENGINEERING SERVICES Maguire has extensive experience in all phases of building design and construction administration. We have total service capability in‐house to see a project from the conception stage through actual construction. This experience has included work for commercial buildings, schools, fitness/recreation centers, public safety facilities, higher educational, private clients, and governmental agencies. The types of projects vary from feasibility studies, to renovations, to building system replacements and new building construction. We have an admirable record of delivering our projects on time and within budget. As a full‐service architecture and engineering firm, Maguire offers the traditional services of architecture, civil, structural, mechanical (HVAC), electrical, plumbing and fire protection engineering. In addition, Maguire can offer our clients geotechnical, marine and traffic engineering, environmental compliance and permitting. Maguire Group is committed to providing our clients with the high level of service they expect and deserve from a professional services firm. Part of this commitment extends to the technology used to develop our projects. For years, Maguire has utilized the latest in 2D‐CAD technologies. Now, Maguire has the capability to provide our clients with Building Information Modeling (BIM) services utilizing Autodesk’s Revit software. This software allows the design team to actually “construct” the building via a 3D computer model, which allows the design team to understand potential conflicts and issues long before they are realized on a construction site. This ability provides our client with a much improved coordination as well as the ability to visualize the building and make changes during the design phase rather than during construction.

FIRM PROFILE COMMONWEALTH OF MASSACHUSETTS OWNER’S PROJECT MANAGEMENT (OPM) Maguire designs and manages the construction of dozens of projects in the Commonwealth of Massachusetts during any given year. As a result, we are intimately familiar with the requirements of the Massachusetts State Building Code and with Owner’s Project Manager Guidelines (Mass. General Law, Ch. 149). Maguire is fully versed in bidding procedures under the unique requirements of Chapter 149. All of the public work Maguire has performed in the Commonwealth has been bid under these provisions. During 2004, we were keenly aware of the changes about to be implemented by Chapter 193 of the Acts of 2004. To respond, key individuals were selected to attend training courses offered through the Office of the Inspector General. Regularly attending programs given by Massachusetts Certified Public Procurement Officials (MCPPO) allows our personnel to stay current with the working aspects of construction reform. Maguire personnel also possess a sound working knowledge of the Americans with Disabilities Act (ADA) and Massachusetts Access Architectural Board (MAAB) requirements. As Maguire has been providing services in Massachusetts for decades, we are also familiar with the Designer Selection Law, Ch. 7, and the amendments resulting from Ch. 579 of the 1980 Omnibus Construction Reform Act.

STRUCTURAL ENGINEERING Maguire’s Structural Engineering Unit provides design services to ensure compliance with established design codes and technical guidelines addressing not only “standard” building loads, but also wind, seismic, and flood loads associated with newly adopted building codes. As an integral part of the design team, we explore, develop, and present multiple options and help to select the best solution. We draw on our knowledge—gained through decades of designing and investigating structures and building enclosures—to appropriately balance performance, reliability, and cost. New construction designs in today’s building environment can be extremely daunting. Not only is the variety of available building materials very diverse, but material costs are skyrocketing. Maguire’s engineers are adept at evaluating the suitability of building materials for given structural applications, and developing cost‐effective designs. We provide services for commercial, industrial, municipal, residential, and military/federal/government clients. Expansion and renovation programs involving the retooling, refitting, expansion and remodeling of existing structures are important challenges facing facility engineers, managers, and owners today. Meeting scheduled start‐up dates and conforming to codes and regulations while maintaining existing facilities in an efficient manner is the key to a successful program.

MARKET SECTOR FOCUS: PARKING FACILITIES / GARAGES Maguire’s parking consultants, engineers and designers assist our clients to realize their parking system's potential. We start by working with clients to identify the most cost‐effective and efficient options for achieving their objectives. We design durable, low maintenance parking structures or lots that optimize the site for vehicle circulation and pedestrian movement, and we make them look good. Parking structures are a big part of their surrounding landscape, whether urban, suburban or rural. Maguire’s designs blend with the surrounding buildings or landscape and offer users efficient, visible entry and exit points, safe lighting, clear sight lines, and low‐impact ventilation and noise emissions. Whenever possible, we specify money‐saving items such as high output lighting and simple operating equipment that facilitates self‐parking. We strive to minimize the need for mechanical ventilation as well to maximize the structure’s durability. Parking facilities are also exposed to the elements, so our designs take into consideration the structure’s ability to withstand environmental changes due to temperature, seismic forces, salt penetration, and concrete shrinkage and volume change. Once design is complete, Maguire is able to assist the owner/operator through the entire construction process from selecting and negotiating with a contractor, to administering and overseeing construction.
