Greetings!

Why am I completely useless at decorating cakes? The baking part, fine, light a fluffy sponges are not a problem. The icing… well, my children come to the rescue and added more superior finishing touches than I can. Needless to say I have complete Facebook envy whenever a friend ‘boasts’ a picture of their marvellous creations – you know who you are, and quite frankly it is just showing off! That’s my pure decorating jealousy bubbling to the surface. Not attractive, I know, but I cannot be the only Mum who struggles with fine point icing. How do you think my poor creations feel sitting next to the perfect ones you see at the PTA cake stall? At least I haven’t had to suffer the shame of one of my cakes being the only one left unsold….. I refer to a dear friend who will undoubtedly now become a master baker having just received a posh Kenwood Chef for her birthday. Me, I have decided to master the craft from the outside in. Having invested in some pretty amazing food dyes I started on Saturday with some St Patrick’s day fairy cakes – in anticipation of Ireland’s 6 Nations victory. A sponge of green, cream and gold, they actually needed no decoration and were admired and gobbled up immediately. Carried away with my success I have progressed today to pink and blue fairy cakes (what is the difference between a fairy cake and a cup cake by the way?) and might even splodge some icing on top to super impress the 7 girls who are coming to tea. And where am I going with all of this experimentation I hear you ask... Well, from 31st March to 30th April there are 3 birthdays in our house (none of them mine) and I have wonderful plans afoot. How similar the finished articles will be to the pictures in my head is anyone’s guess, but I can guarantee that there will be a huge amount of mess to clear up from the kitchen floor, work surfaces, and my face and most probably hair too. Or maybe the supermarket or bakers beckons…. Worcester Park History A hospital in Worcester Park by David Rymill

This month we investigate the story of a hospital, variously known as Croydon Sanatorium, Cheam Sanatorium and Cheam Hospital, which was replaced in the early 1990s by Cotswold Way and adjacent roads, off Langley Avenue. The sanatorium was originally reached by a long access drive (now Covey Road) from the London Road. It was initially the Croydon and Wimbledon Joint Small-Pox Hospital, designed by R M Chart for a joint Board formed by Croydon County Borough, Croydon Rural District and Wimbledon Urban District councils. Handed over in December 1901, it contained 52 beds, mainly in two pavilions. Space was also provided for smallpox patients sent by Surrey County Council and Penge Urban District Council. In 1919 the hospital became a tuberculosis

sanatorium. Towards the end of the First World War, Surrey County Council had realised that an unexpectedly large number of ex-servicemen would need treatment for TB. It was agreed that Croydon Corporation would manage it, and provide accommodation for TB patients from Surrey, Croydon and Penge, with the county accommodating smallpox patients elsewhere, but an outbreak of smallpox at Croydon caused the arrival of TB patients to be delayed from May 1919 to December. In the 19th century TB had caused a quarter of deaths in some areas, but the opening of sanatoria reduced its spread and gave at least a few patients the chance of a cure through rest and fresh air; the London Road site, surrounded by fields, was ideal. By 1928 the Cheam Sanatorium provided 85 beds. In the early 1940s there were about 160 admissions each year; in about 30 cases annually, treatment was started by artificial pneumothorax, the lung being deflated to give it chance to heal. To improve the early detection of TB, over 2,000 X-ray screenings were undertaken each year. Joan Armstead remembers the Sanatorium in the 1930s-50s: “My father, W F Nicholls, worked there for more than thirty years, retiring in 1955. He was employed in the X-ray department, assisting the resident doctor, Dr [R C] Poyser (a very nice gentleman, quiet and unassuming).” Several staff members lived in three houses near the London Road end of the entrance drive: “The Doctor’s house, Croydon House, fronted the London Road. Next door to this was the Head Gardener’s house, known as The Lodge. Our house was just inside The Drive; prior to the numbering of London Road [it] was known as The Cottage, finally becoming no. 671.” At the Sanatorium, “Visiting times were restricted to a couple of hours on Wednesdays and Sundays. Children were never allowed inside the Wards. Some of the patients slept outside in glass-covered verandahs and I gather they were reluctant to be moved back inside, even during air raids. Some of the stronger patients were permitted to venture into the town for a couple of hours each day, but were not supposed to frequent any local cafés. In the

1930s plans were being made to build a new sanatorium at New Addington, but these had to be shelved due to the War. There were two tennis courts within the hospital grounds, for use by the staff, and when I was a child in the 1930s there were two big fields adjacent to the hospital grounds, where we used to go blackberrying.” In 1949 the Sanatorium was still used only for TB; it had two single-storey units each containing a 16-bed acute ward and a 21-bed ward and balcony for convalescent patients. An administrative block included nurses’ accommodation, and there were separate buildings for X-rays, occupational therapy and recreation, plus chalets in the grounds for more active patients. In 1956, with the number of tuberculosis patients decreasing thanks to more effective treatment with the antibiotic streptomycin, early detection and the BCG vaccine, it was decided to use part of the hospital for female geriatric patients. By December 1957 half of the female ward had been converted to provide 22 beds for chronic illnesses, and the average number of TB patients had fallen to 43. By the mid1960s, all the wards were in use for long-term patients; patients were offered physiotherapy and instruction

in handicrafts, and extra interests were provided by a League of Friends. Barbara Sloan, who served on night duty at the hospital until around the time it closed in the mid1980s, recalls that the residents would be assured that they would be cared for here for the rest of their lives. “When the day staff went off, they put on big pans of milk, because we had to take round Horlicks or Ovaltine to the ladies; they chose which they wanted.” The present no. 671 London Road, on the site of the

staff houses at the foot of the driveway, is the Cheam Resource Centre, used by the local social services and NHS Trust, and by groups such as Sutton Mental Health Foundation’s Drop-in Club; it is therefore the one portion of the old Sanatorium estate still used by the health sector. The Wilderness was composed in 1832 by the 23-year-old Samuel Sebastian Wesley, when he was appointed organist at Hereford Cathedral, only to find he had to wait for about two months to lead any choral services while the organ was being rebuilt. A much more recent (1993) work, The Reproaches by John Sanders (a long-serving organist of Gloucester Cathedral), is a setting, often described as hauntingly beautiful, of an ancient text. Probus Club Of Ewell

Retirement can come too early for many people who want to remain active and enjoy meeting new people in a friendly environment. Probus clubs are for people who have retired or approaching retirement from their profession or business and want to maintain a social network with others who have similar interests and new members are warmly welcomed. Since it was founded in 1971, the Probus Club of Ewell has been attracting businessmen with a broad range of professional and business backgrounds. We meet on the first Wednesday of each month, usually at Bourne Hall in Ewell Village, for a Lunch followed by a Speaker. Each year, there are two Ladies Lunches, usually in May and December, which are held at the Kingswood Golf and Country Club with between 70 to 100 people attending. The AGM is held in March each year. Members and their friends recently visited the Royal Albert Hall and Kensington Palace and number of social outings and events are planned for the coming months including,:visits to RAF Duxford , the Cutty Sark and Emirates Cable Car, Bisley , Sissinghurst Castle and Gardens, the President’s Charity Coffee Morning at Beaumont, and theatre outings to The Bodyguard Musical and War Horse . The Club is run by a Committee comprising a President, Vice President, Treasurer, Secretary, Speakers’ Secretary and four committee members. Recently the Club introduced members’ committees, which advise on Communications, Recruitment and Social Activities. Although the meetings are held at Bourne Hall, Spring Street, Ewell, Surrey, KT17 1UF our membership covers a large part of Surrey with members coming from as far afield as Ashtead, Banstead, Bookham, Cheam, Chessington, Chipstead, Epsom, Fetcham, Kingswood, Stoneleigh, Sutton, Walton-on Thames, Worcester Park and two long standing members from Catford and Worthing. Ken Taylor, who joined the Club in 2011, was

recently appointed President after serving a year as the Vice President where he and the committee introduced a number of initiatives including the newly formed Recruitment Committee which resulted in the club expanding its activities and the idea of offering Special Interest Groups to the members and a Support Team that assists members who either want to learn more about computers or need help on solving problems. A major innovation has been the Special Interests Groups, all of which are open to members, their wives, partners and friends. So far there are five groups covering : Walking and Rambling, Photography, Theatre and Concert Visits, Musical Appreciation and Bridge. Ken Taylor commented: “ In the three years since I joined Probus around 18 members have also joined, a good many who have just-retired or are thinking about what they are going to do once they are retired. We provide a welcoming, companionable environment and we try to cater for all tastes. We also endeavour to offer support and comfort in times of need. Ruth Jemmett Writes Fools and fiscal matters

A time to spoil that special woman in our lives It’s that time of year for pranks and general tomfoolery. Children of all ages usually associate this month with April Fool’s Day. The origin of it is a bit vague, but it has been observed in England since the 17th Century. The joking must, traditionally, end at midday, and anyone ‘fooled’ after this time can say “April Fool’s Day past and gone - you’re a fool and I am none”, or “April Fool is gone and past, you’re the biggest fool at last!”. This day for joking is not peculiar to England, and as time has passed, the media have become involved. Those of us of a certain age will remember watching a television programme in 1957 (in glorious black and white of course!), when the Panorama news show famously demonstrated how a Swiss family were picking the spaghetti harvest from the trees! To my mind, the best prank of all was in 1974, when an Alaskan resident set fire to a heap of old tyres inside a dormant volcano, making everyone think an eruption was about to take place. He had taken the precaution of warning the local authorities beforehand, but had forgotten to tell the local coastguard, who, not surprisingly, got in a bit of a tizzy about it! In the U.K. April 6th is also noted for being the start of our fiscal (or tax) year. The origin of this practice goes back to the mid 18th Century. Because the Julian and Gregorian calendars had been tampered with several times throughout history, a few days were ‘lost’, so adjustments had to be made, with 6th April fitting in with the need to tidy up financial system. The idea of income tax as we know it didn’t rear its head until 1799, and was used as a supposedly temporary measure to fund the Napoleonic wars. It is interesting to note that it was only in relatively recent times that women began to be taxed as individuals in their own right in this country, as before then their income was deemed to be belong to their husbands, and they mostly had no financial independence. For gardeners, April is the month when it all starts happening! Easter Sunday falls on 20th of April this year, and if the weather is fair this is the day that we hear the purring - or spluttering - of lawnmowers (usually accompanied with the sound of cursing when the machines don’t work!) here in Salisbury Road. My husband usually remembers that the lawnmower needs servicing on Easter Saturday! In the south of England we can usually expect some fairly sunny days, and it is not unusual for the temperature to occasionally soar to 21c. (That’s 70 F to you golden oldies…!). Of course

we are not safe from night frosts, or indeed good old April showers. In other words - be prepared for anything. The fairly new greenhouse that I have extolled to you about in recent months is very much up and running. Self-opening windows and a heater that comes on when the temperature dips below four degrees, means that my plants think they have arrived in heaven! I have been enjoying looking at an azalea in full bloom, plus red geraniums in full flower, since February, and spend many an hour hiding away in the greenhouse, happily potting away, whilst listening to LBC on the radio. Scientific research has proved that if you talk to plants they tend to flourish more than those who are ignored. I can often be heard muttering sweet nothings to my green friends, and am fully expecting the men in white coats to come and get me at any moment! My greenhouse overlooks a smallish pond, which, when well-tended, is a joy to behold. Unfortunately the recent soggy winter meant that I didn’t venture there to tidy it up very often. Consequently, it is now looking decided unloved. The usually attractive pond y

plants have become entangled in the heron guard, and dead leaves from the overhanging silver birch tree have drifted down to form a sludgy brown carpet on the water. I decided that it was time to call in Simon, The Pond Man, the suburban saviour of all things aquatic. He is a dab hand in transforming unprepossessing areas of unpleasant gunges into tranquil oases. Last year I tried to rid the pond of blanket weed by stuffing straw into an old stocking and submerging it into the water (a supposed remedy for the problem), but to no avail. I think I should mention that I wasn’t wearing it at the time! I know that Simon has ideas about using environmentally friendly chemicals to do deal with blanket weed, so bring them on! I’ve had enough of raking out green slime on summer days, instead of reclining by the water’s edge with a cool drink. Hopefully the baby frogs and toads will then stand a chance of surviving, instead of getting tangled up in the weed - always assuming that the newts don’t eat them first. Nature is beautiful, but in pond-land it’s every frog for itself! Despite the sorry state of my pond, three huge newts have appeared in it. What brave souls they are. They probably think that they are extras, taking part in a remake of the film “The Black Lagoon”! Becoming a pensioner was something I had viewed with trepidation, but on arriving in Wrinkleyland I have discovered the untold joys of literally stopping to smell the roses, and at last getting one’s priorities right.

In the past few months my husband and I have had health problems, and have become more than aware that when the chips are down the only things that truly matter in life are your well-being and the love of those around you. We are blessed by having fantastic friends and neighbours, who are more than willing to be there for us, and we are fortunate enough (after a lot of hard work I should say!) to live in a beautiful place. Hopefully as the flowers of Spring start to bloom in our beloved garden our health will blossom again too. The NHS gets a lot of stick from the media, but we have nothing but praise for them. Here in Worcester Park we are lucky enough to be near hospitals that give excellent health-care, despite being up against the wall regarding understaffing and under-funding. We are being given excellent treatment, and are thankful that we live in Worcester Park and not some remote place in the world where free medical assistance is still a dream. Hopefully, after having suffered such a wet winter, you will greet April with a spring in your step, and count the blessings in your life too. View from the City Another pointless pension raid

The latest populist idea for unemployment was floated last week when Mr Millipede suggested that seemingly endless bountiful fountain of pension pots can be raided yet again for apparent good works elsewhere. Raiding peoples’ savings, be they pensions or just cash, is a last resort and usually a sign of economic incompetence (as we saw in Cyprus) or political theft - as we have seen by politicians like President Kirchner in Argentina, or various domestic politicians of most colours, yes including the Conservatives, and of course Gordon Brown more recently, who see pension savings as an easy way to grab cash. In any fair world, you would think savings from income would be recognised and appreciated - not

abused and raided. However, the Labour proposals last week are yet again signs of the lack of practical experience of politicians in real business or savings in the outside world. You can see that the politicians don’t really understand such things as of course they don’t have to worry about their already funded pensions. The idea of taxing well off pension pots to fund a job start scheme may make for good sound bites, but just how often have we heard such ideas before? The key mistake is that they will create jobs to fulfil the scheme which, unless soundly based on a business case, will in due course just shrivel away. No the politicians, in this case Labour - but such skill is not restricted to red, have the telescope the wrong way around. What you need to do is encourage the growth of the jobs in the first place, which then will employ the wasted talents of youth currently languishing in unemployment. Merely starting a job creation scheme is to give most just the hope of a false dawn. No, it would be much better to encourage job creating investment. So develop a scheme such that if

Formed in 1988 by a dozen likeminded friends with interests in all things sailing, Sutton Mariners is a small friendly local boating club that meets every Thursday evening at 8pm at the Borough Sports Ground (home of Sutton United FC), Gander Green Lane, Sutton.

The club promotes and facilitates the sport of boating and good seamanship as well as organising social events and is affiliated to the RYA. The membership numbers around 60 people aged 30 to 90, including several who have their own boats that are based in the Solent and Chichester areas. There is a wealth of experience within the club. On club nights we get together to share knowledge and enjoy talks covering a wide range of interests for the sailor. We’re happiest when we’re afloat, so we arrange a summer schedule of rallies around the south coast as well as the occasional foray over to France and the Channel Islands. On these trips we provide crewing opportunities for nonboat owners or, if you are already a boat owner, perhaps we can provide you with a crew. Last October, the club celebrated its 25th anniversary with a splendid dinner at the Epsom Club and every member was presented with a commemorative engraved glass. Our social events have included visits to the Tower Lifeboat Station in London, Chatham Historic Dockyard and the Marine and Coastguard Co-ordinating Centre at Lee on the Solent and well as Thames River trips. 3 medium eggs, beaten 300ml soured cream Cocoa powder to dust Chocolate sauce, to serve (optional)

Baked Cheesecake I

This baked cheesecake is a must for chocolate lovers – it has a really rich flavour without being too sweet. It’s perfect to serve as a dessert or sweet treat over the Easter weekend as you can make it in advance. Keep the cooled cheesecake covered in the fridge for up to 2 days. Remove from the fridge 30 minutes before serving.

1Mix together the crushed biscuits, melted butter and cocoa powder and press evenly into the base of a well buttered 23cm round spring-form or deep fluted flan tin. Chill the base in the fridge. 2 Preheat the oven to 170C, 325F, Gas 3. Melt the chocolate in a heatproof bowl set over a pan of simmering water then remove from the heat and leave

to cool for 10 minutes. 3 In a large bowl beat together the soft cheese, caster sugar and vanilla extract until smooth and creamy. Gradually beat in the eggs then fold in the soured cream. The Better Life His and Herbs

by Derek Thompson From time to time, a chat about plants or local history will develop into a neighbourly cuppa. Over the years, I’ve grown accustomed to that bewildered look when I reply, “Peppermint tea for me, please.” Especially when I follow it up by producing - magician style - a little bag of dried leaves. I used to buy it in bulk, but it’s so easy to grow that there’s really no need for most of the year. I’ve become a bit of a devotee, preferring a 50 / 50 blend of peppermint and Moroccan mint, and have been known to wax lyrical about the history, benefits and uses of mentha piperita and its horticultural cousins. It’s the point at which Anne will often look at her watch and drink up.

Another easy herb to grow - because it too has all the enthusiasm of a weed on overtime - is marjoram. An old wooden vegetable box, lined and filled with soil, makes a great portable container. And, like so many herbs, the bees absolutely love it when it’s in flower. Our cat is a fan as well, if that’s any recommendation. I favour other perennials - chives, tarragon, thyme and sage (although I’ve never found a regular use for it), because they seem to grow without the need for encouragement. Hand on heart, I haven’t much of a clue when it comes to herbs and cooking. To my jaded sinuses, everything pretty much goes

with anything - which might explain why I prefer the garden to the kitchen. Curly leafed parsley seems to do well in pots, so long as it’s not over-watered; likewise for lavender (very nice in shortbread, but make sure it doesn’t become too woody by trimming it back at the end of the year) and rosemary, which is great for roast potatoes (see, I can be taught). We did try growing coriander a few times, but it never really worked out, so we transferred our allegiance to Vietnamese coriander. The plant needs a lot of water and I find it has an absolutely gorgeous aroma with a hint of lime. The other herb that, frankly, has let us down many times is basil. It doesn’t seem to matter what we do, whether it’s more watering or less watering, indoors or outdoors, feeding the soil or leaving it undisturbed. The basil always seems to check out early. However, the fact that it’s another ‘plant of interest’ to the cat may be a factor. Most herbs have also been traditional remedies. In my quest to elevate peppermint beyond the humble humbug, I’ve learned it is caffeine free, has a calming effect on the stomach and digestion, and can be used for soothing headaches. I also read - in the library, no less - that steam from peppermint tea is good for the local sinuses, which is not to be Expert sniffed at. (Notcare until you’ve

inhaled the minty steam, anyway.) There’s more: peppermint has antiseptic properties and is a remedy for travel sickness (when you don’t have ginger to hand). It’s also great for cooling skin irritations or inflammations. Do try it on a small area of skin first to check there’s no adverse reaction. I draw the line at chamomile tea, though. Bringing up babies by Pippa Greenwood

A visit to any nursery or garden centre at this time of year will reveal a brilliant array of herbaceous perennials. Right now they might be small and not look particularly enticing but just take a look at the illustration on the label and you will see that these small plants have great potential. They’re also great value, usually somewhere around the £1.50£2.50 mark. It’s essential that newly planted perennials are given that little bit of extra tender loving care. Small plants such as these are more likely to be prone to any weather extremes and even plants in larger pots should be well established. When you ease the plants out of their pots, if you see a really plentiful supply of roots that usually means you have purchased a good plant. Check the plant labels to see the ultimate spread of the plant. For the best effect you generally want to grow

several individuals of the same species and I suggest you choose an odd number, perhaps three, or five for a much larger garden, as this invariably makes a better display than if even numbers of plants are used. It may be tempting to plant too close and although this will provide a better looking display initially, over-crowded plants are less likely to become well established, will have to be moved in the near future and in the meantime will be more prone to numerous diseases. It’s also essential to plant at the correct depth. With herbaceous perennials you need to make sure that you place the plant in the ground to the same depth that it was in the container and although you may decide to mulch the soil afterwards, do remember not to mulch right up to or over the crown of the plant, as this is likely to

lead to poor growth and maybe even dieback. Weed control is essential and you can either hoe regularly between the plants to prevent the weeds causing competition or you can use a deep mulch or perhaps even place squares of landscape fabric or black polythene around each plant. Do remember however, if you use polythene, rain will not be able to penetrate through it and so the plants are more likely to suffer from drought. With landscape fabric this is not a problem. I’m a great fan of copper-impregnated and coated fabrics as these help to keep weeds and slugs and snails at bay. Once you have dug over the whole bed, then it’s well worthwhile adding a general fertilizer. If you notice that the soil is on the heavy side, I suggest incorporating plenty of bulky organic matter and grit. Similarly, if the soil is excessively dry, then you could try to improve its texture by incorporating large quantities of any good bulky organic matter. Once the plants are in position, firm the soil thoroughly and do take care not to compact it if it’s on the heavy side. Regular watering is essential and if the ground is not already quite moist, you should water the plants in well. Check them regularly for signs of any pests or diseases as it will be much easier to stop something in its tracks if you start to take action early on in the season. Voice for Wildlife The birds and the bees by Carol Williams

It is Spring and the birds are nesting. The mature ivy on the back of my house wall and fence is alive with parent birds popping in and out of it.

This year it’s blackbirds. Last year it was robins. There have been years when I’ve had 3 nests in different parts of it, wrens being the other species which regularly uses it. Wrens are such tiny, shy birds that it’s often hard to know they are around, but their call, like 2 stones hitting against each other, is distinctive, as is their shape, with that unusual, upright tail. They are, of course, a dull brown, the better to be inconspicuous skulking beneath the hedgerows looking for grubs. Ivy is one of the most valuable plants to wildlife. Nestboxes are a useful addition to any garden, as long as they are sited in a place safe from predators and protected from weather damage, but natural is best and ivy has everything a woodland bird needs - thick cover and plenty of intertwined boughs that will support a nest securely. Like Bill Oddie, I am an ivy enthusiast because of its immense wildlife value. It flowers in late Summer, which is perfect for the insects, since most plants have gone to seed by then. Its black berries provide an abundance of winter food for birds and it remains in leaf throughout the year, giving shelter all round the clock. It’s the star of the wildlife garden and ought to be the climber of choice for hiding the compost area, the dustbins and the old rotting climbing frame. It is the most excellent ‘cover up’ for any eyesore and bare wall/fence, growing quickly and vigorously, even in the shade. It will grow where other things will perish - such as the dry shade beneath conifers. My garden provides abundant natural food for my wildlife visitors, because it has a truly wild area at the back, presided over by a mature oak tree, with an understorey of ivy, holly and elder. I leave the leaf litter, pile up dead

wood there and have my compost heaps in that part of it. It teems with the invertebrates that young hatchlings need. If you don’t have such a resource (yet) in your garden, provide mealworms for the busy parents searching tirelessly for food for their growing brood. Many young birds need invertebrate food, no matter what their diet will be as adults. This is because of the water content in a juicy worm or caterpillar. Pigeons, however, have the ingenious device called ‘regurgitation’ which is, in effect, like the milk that mammals feed their young - they turn the seeds they eat into a pap in their crops and pass that into the ever open beaks of their nestlings. This is not the time of year to cut back overgrown shrubs, bushes and climbers, or to prune or fell trees. Even dead trees provide nest sites, in the holes in their trunks, and also food, from grubs concealed beneath the flaking bark. If you disturb all this now, you will undoubtedly risk destroying a nest of eggs or young birds. It is also the worst time of year for pet cats to be out and about. Many fledgelings fall prey to them. Please, at very least, put a bell on cats and do not let them out at night ( around dawn is the time most young birds are killed by them). In my opinion, pressure from pet cats is unfair, since they are not part of the wild ecosystem and our bird populations have not evolved to cope with such a huge number of predatory animals. Along with all the other threats humanity poses for them, it is a wonder there are any birds left at all to delight us. The numbers of some species are worryingly low. Which brings me to the bees, who, as many people will be aware, are now in deep trouble. Over 20 bee species in the UK have already become extinct and a quarter of those remaining are already on the red list. The steepest decline has been since 1985. The main reason seems to be that their nesting grounds are being destroyed, along with the wildlflowers, hedgerows and trees that provide much of their food source. Excessive use of insecticides and the pests and diseases of bee colonies have worsened things further. Urban sprawl, with the grubbing up of small

patches of woodland and hedgerow and the management of grasslands into tidy, neat lawns or monoculture crop use have had devastating effects. 97% of vital wildflower meadows have been lost in the last 60 years. This relentless loss has been going on for the whole of my life and I have been involved in the struggle to help halt it for over 30 years. The latest campaign from Friends of the Earth is to create Bee Worlds. These are areas of wildflowers that will provide vital food and nesting sites for bees. They are asking for schools, parks etc to get involved in creating these. MARCH 2014 UPDATE A Busy Start To A Busy Year In the first 10 weeks of this year we agreed almost 50 sales, guided 30 pre-christmas sales to exchange and completion, and stepped in more puddles than we care to remember. Spring is just around the corner and this Saturday, for the first time in ages, we were confident enough to leave the umbrellas at the office. Yippee! Life in general is suddenly looking rather sunny and although the property market no longer follows seasons it is of course distinctly more pleasant to go house hunting in the spring sun than it is in a soggy winter. Consequently we expect to be increasingly busy over the coming months. Who’s Looking Now? Upsizers, downsizers, first-timers and old timers, you name them they are all looking at the moment. People who have been wary over the last few years are now keen to buy and that has certainly swelled demand for most property types. The buyer category that we have seen the biggest surge in though is, without doubt, investment buyers and that, together with the number of first time buyers around at the moment, is good news for people selling flats and smaller houses. Buy to Let Buy to let is often seen as a safe, and relatively easy, investment with the added benefit that it is much more tangible than many of the traditional alternatives. You can actually walk into your investment and see that it is still there, which is reassuring, but while property can be an ideal investment it is not for everybody and there are pitfalls which are often overlooked. Rental property yields two types of potential gain, the rent and the rise in market value. As a rough guide rents are normally around 5% per annum of the market value of the property but are generally quite price sensitive. Tenants pay in the main for the number of bedrooms and the location but will often compromise on both location and decorative state to stay within their budget. Well maintained and positioned property will usually let more quickly rather than for a premium rent. The key to quickly renting your property, and minimising voids, is to ensure that the property appeals to as wide a cross section of potential tenants as possible. That may seem obvious but investment buyers are often led by what they would like to live in rather than thinking as a tenant would. The most important thing to remember is that buy to let is generally best as a long term venture. Investors should think in terms of holding their asset for a decade or two rather than years. Costs over that period are likely to include redecoration, refitting, a few repairs and voids as well as other running costs. Buy to let can be a very good investment but it’s not risk free. BBC2 has a season on Tudor history; the V & A has an exhibition of Tudor Art and Buckingham Palace is showing portraits exploring Tudor fashion. A new group for vegans and friends

We had our first meeting on 13 March -a new local group for anyone who is already vegan, thinking about it, wanting to know a bit more, interested in vegan cooking etc. I started the group because the nearest existing groups seemed a bit far for me to travel. Anyone living locally -and all who might want to travel in sometimes to be with us, is welcome. I went vegan about 14 months ago -for compassionate and environmental reasons- and am now very enthused about vegan living! I have found my health and vitality have improved significantly, which has been an unlooked for bonus. Mainly I just enjoy the knowledge that I’ve opted out of something that has long troubled me, and the relief and peace of mind that brings me. I want to help others to do the same. The group will mainly be for socialising over food and sharing recipes and so on, a space to ask questions and discuss the ups and downs of living vegan in a

world that isn’t really set up for it yet. My rather flagging interest in cooking has been revitalised with veganism. I find that I now enjoy my times in the kitchen. The challenge of creating delicious meals from vegetables, fruits, nuts, grains, pulses and legumes is a bit like alchemy or some sort of art to me. The internet has a vast selection of wonderful recipes and there are also loads of books to inspire creativity. I did think, at first, that it might be hard to live vegan maybe I’d miss cheese or be stumped for what to make for dinner and that I would stop enjoying my cuppas, as I wouldn’t like the taste of plant milks. But none of this happened; I found that my concern for the animals was enough to power me through without a single regret. Shopping has become an adventure in ‘what else can I find that’s suitable?’ - as I discover ever more alternatives to what I grew up with. It’s quicker too, with so many aisles to simply miss out! Our first meeting was attended by 10 adults and a baby - we had loads of delicious food and there was a real buzz. I’d love to see you at the next one, on: Thursday 10 April 7 to 8.30 pm Christchurch with St Philip, Cheam Common Rd. Bring some food to share if you can, either home cooked or bought - all vegan, of course! We’ll meet up every second Thursday of each month thereafter, same time, same place. If you can’t make them all, that’s fine. Come whenever you can.We will be upstairs in The Den and, afterwards, for those who’d like, in the North End Tavern across the road from the church. Safer Neighbourhoods Thefts from Vehicles protect yourself by PCSO Gary Weaving

There has been an increase in incidents of thefts from motor vehicles nationwide and police officers in Sutton borough are taking action to deter and catch car criminals using plain clothes and uniform patrols in key areas during the day and night and using police powers of ‘stop and search’ to disrupt criminal activities. We are also working closely with drivers to make them aware that vehicles are being broken into and to encourage them to take steps to protect their vehicles and to make them less likely to be targeted. Access to vehicles has been gained in a substantial number of thefts without having to force entry. This means that the vehicles may have been left either insecure or unlocked (I myself have been guilty of assuming my car would self lock when in fact it doesn’t), or the thieves are finding new and clever ways of effecting entry. Did you know that…? - Most vehicle crime is preventable. It can take as little as 10 seconds for a thief to steal something from your car. If at all possible, leave nothing on view. - NEVER leave any valuable items in your car, including sunglasses, the removable radio cover and your Sat Nav. Do you really need all those things you keep in the glove box? - Wipe away the Sat Nav mark on your windscreen. - Consider fitting anti-tamper screws to your number plate. -Never leave your car keys where they can be seen from the front door.

Vehicle common sense Always - Close the windows and sunroof; lock the doors and activate any security devices when leaving your car unattended. - Park with care, particularly at night or if you are leaving the vehicle for a long time. If possible, park in a busy, well-lit area. - Lock your car always. Even if it’s right outside your front door on the driveway and also check the door manually if you use a key fob. Never - Leave cash, credit cards, cheque book, mobile phones, vehicle documents or other valuables in the car. - Never leave your keys in the car, even for a second - treat them as you would your cash and credit cards. Be vigilant at all times, and should you become aware of a car crime in progress: DO NOT: Approach or make yourself known to the criminal. DO: Call 999, note the time, and if possible from an invisible vantage point, make a note of descriptions, vehicles (including registration numbers), and even the direction in which the criminal/s make off. The most important thing is to stay safe and do not worry, the probability is that you probably won’t be affected by a crime of this type. But we must always be alert and aware. The more precautions we take, the less likely it will be that these criminals will frequent your area. Any information you may be able to give us will be received in the strictest confidence.
