Khams Shamat INTRODUCTION

the inspiration: a golden era

a modern continuation of an illustrious history The historic lands of the Eastern Mediterranean were once known as ‘Bilad al Sham’, an area rich in civilisation, culture and art and composed of five ‘shams’ or regions. The five shams centred on one of five legendary cities of the day, each a progressive, influential and prosperous community: Damascus, Tiberias, Antioch, Aleppo and Jerusalem. It is from this golden era that Majid Al Futtaim Properties draws its inspiration for Khams Shamat a name which translates from Arabic as ‘five beauty marks’. The development draws on what each of the five shams represented – and interprets then for the progressive 21st century. Whether the legendary hospitality of Antioch, the colourful markets of Damascus or the commerce of Aleppo. The spirit of all are present at Khams Shamat.

the five historical regions of bilad al sham (Levant) 1. Damascus Defined by shopping and known especially for its colourful markets

3. Antioch Especially renowned for the warmth of its hospitality

4. Aleppo A commercial centre famous for the fabled silk road

5. Jerusalem A tranquil community; a sacred place famed for its exceptional civic amenities and sustainability

Khams Shamat will also integrate innovative new ideas in planning and architecture to create a vibrant destination. It will include hotels and touristic accommodation, entertainment and leisure facilities, high-quality retail and restaurants, open spaces, parks and commercial office districts. the mall of Syria Pioneering

Khams Shamat is destined to be a globally outstanding retail and leisure development. Its largest single component is a 200,000 square metre complex that will take up the entire northern boundary of the development site. The design of the mall takes its inspiration from the interwoven street patterns of Damascus’ souks, interpreting the ancient alleys and covered walkways into a contemporary retail space of designer shops, a 14-screen cinema and extensive international food court.

The landmark mall will be skilfully integrated into the community around it, with an active frontage along the entire southern façade that reaches out into the masterplan with entrances, shopfronts and a food court. The Main Square being a focal entry to lead seamlessly from the touristic area into the complex.

Architecturally distinctive and contemporary, the great southern façade has been designed by different architects to create a dynamic and varied vista, drawing on traditional building materials such as basalt and limestone, and using local motifs and forms to reinforce its unique sense of place.

Minimize carbon emissions

• Setting out principles to minimize potable water use within the landscape and public realm.

• Using passive masterplan design principles to make best use of cooling summer breezes, protecting against winter winds, providing shading from summer sun but allowing winter light to permeate.

• Strategically locating water management and reuse infrastructure to aid water flow and make efficient use of land. • Working with the landform to optimize synergies with the natural water cycles on site and on-site topography • Demonstrating how the landscape can be used to naturally manage and treat rainwater for re-use by identifying water management zones.

reate a self-sustaining and locally C responsive site landscape • Creation of a green and well designed landscape and public realm • The masterplan has been developed based on knowledge of the ecological conditions from site visits and desk top studies, safeguarding a significant collection of mature trees and vegetation to the south east of the site which have been used to form the basis of a district park. • Incorporation of three other smaller parks within Khams Shamat, along with community gardens and landscaped courtyards. • Street planning occurs throughout the site and particularly around the ‘green loop’.

• Incorporating a high-density urban core sufficient enough to support district heating and cooling. • Incorporating easily navigable, shaded cycling and pedestrian routes • Encouraging local living on-site through a mixed-use development that will include local recreation, shopping, residential accommodation, office and commercial areas and public and community facilities.

A REAL COMMUNITY At the far west of the site – away from major roads but close to the main square and shopping precinct – the medium and lower density neighbourhood is largely residential, incorporating high-value community facilities such as a primary school, playing fields, medical centre, mosque and local parks and greenery. Throughout the entire site, Khams Shamat has been planned with living in mind. It retains a significant collection of mature trees and vegetation that form the basis of a district park, three smaller landscaped parks, community gardens and landscaped courtyards.
