6. Better Property Value Gated communities with trusted builders have higher property value and maintain value better over the years. If you are considering a home as an investment, this is a solid strategy. For example, at Hin Fah, residents can expect high returns with minimal fixed cost and a savings on utilities. 7. Sustainable luxury Building the new definition for the future This common expression, ‘sustainable luxury’ once considered a paradox, is now a necessity. The modern concept of luxury is no longer identified merely by wealth. Rather, it refers to experience, richness of life, durability, timeless appeal and sustainability. Luxurious properties are not only characterized by their size or atmosphere, it’s no longer enough. To be truly luxurious in today’s world, you must become part of the solution. Over the recent years, sustainable design has become one of the most sought-after qualities, increasing market value dramatically. Preparing for a greener future is at the forefront of many architects minds, and it’s making for some exciting design innovations.

functional buildings today that continue to have a minimal environmental impact and a low energy usage to help the generations of tomorrow.

Architects, designers and engineers alike are integrating ecological design and new materials to reduce the energy waste at homes. They are choosing materials that last longer than others and, sometimes, those are also smart pieces that change depending on climate and light conditions. If architecture is the way to connect humans and nature, it is an architect’s duty to be responsible with the environment through a cutting-edge design process and techniques. New technologies are improving old fashioned methods of construction and facilitating resources to boost green architecture. There are so many ways to reduce the footprint of architecture in the nature thanks to, for instance, solar

power and so on. Additionally, improving energy consumption is not always about spending more money. Sometimes is just a matter of choosing the right orientation for the home or selecting the proper placement for windows. Just by taking care of those two aspects we are creating a passive

hat’s the first thing you do when you wake up in a gorgeous holiday villa? If you’re like most people,

you jump in the pool exhaling joyous bubbles and thinking to yourself “ahhhh”. This is the way to start any tropical holiday. As the day meanders through beach walks, umbrella drinks and family moments you might find yourself splashing in and out of the ocean, the pool and the shower half a dozen times before heading out to dinner. Water is the backbone of paradise. Without it, there would be no snorkeling, no rinsing off flip-flops and no ice in that margarita. Protecting our natural resources is of utmost importance when it comes to fresh water on Koh Samui. Every year we experience a drought during the dry season. The local communities volunteer efforts using a series of water bans to ensure the basic needs of the island are met. Clean water is provided to Hin Fah by way of several deep wells, a freshwater reservoir, irrigation ponds, and water tanks that hold a total storage capacity of 900m3. Water delivered to each villa passes through oxidation tanks complete with sand, carbon, and resin filters. Top-notch irrigation systems ensure that water is properly and efficiently drained, allowing residents to remain at ease come November, Thailand’s rainiest month. Hin Fah villas enjoy their own eco-conscious water wells, which means that local water bans won’t affect residents and they can spend plenty of time enjoying the fresh splash of the infinity pool.

Q&A with ERIK SCHMID CEO and Chief Architect

ErixDesign Concepts Thong Lo, Bangkok Chief Architect of Hin Fah Koh Samui, Thailand

Bangkok-based Architecture Firm, ErixDesign Concepts is manned by the powerful duo, Erik Schmid and Nattapak Phatanapromchai. In an exclusive interview, Erik shares the gratifications, challenges, and motivations of being tasked with the architecture design of Hin Fah, Koh Samui’s new luxury gated community. The stunning Thong Lo shophouse firm is breaming with the latest concepts for Hin Fah villas among other regional and international projects. Their mighty team of architects provide elegant solutions for large scale projects across Bangkok, Phuket, Hua Hin, Chiang Mai & Koh Samui. Erik’s Swiss background combined with his professional experience under the starchitect Kengo Kuma gives his work European and Japanese flair. His approach offers a textured sophistication, blending the best of both European and Asian sensibilities. His range of talent can be felt in the proposed Hin Fah villas from their delicate Japanese inspired wood detailing to the prefabricated steel structures which allow his designs to float securely on steep terrain. When asked about the specific challenges of the Hin Fah project, Erik responds: “I was excited to take on Hin Fah because building on a hill presents a unique challenge for the architect. There’s no need to be afraid of the terrain, and there’s no need to level it, or make it flat. Instead, our approach was to be inspired by it and integrate those challenges into unique solutions. When the slope of the land shifts, it can inspire a shift in the floor plan, creating rooms, nooks and passage ways. We like to work with the land instead of against it.” *Check out the full interview at HinFah.com

Q: Which questions typically arise when you first approach a project of this scale? A: “Each design decision was organized around four central questions that challenge the culture for building in this unique environment: ‘What is necessary?; How can we minimize our impact on the Earth?; How do

we respect the context of the neighborhood? and finally, ‘How can far can we build?’ By far, I mean what is possible and how can we push the boundaries to create something unique and surprising.” Q: How does Hin Fah address the issue of sustainability on Koh Samui? A: “We sought an alternative to the use of concrete and concrete only, instead exploring steel and glass as the superstructure. As a result, we are wasting fewer materials, simplifying the assembly, and reducing the cost and time of construction, all the while allowing for increased cross ventilation and a heightened sense of living within the landscape. The fresh tropical breeze at that altitude is really enjoyable. The steel frame gives much more access to that and keeps the foundation cooler. It’s refreshing.” Q: What is special about the location of this project? A: “Hin Fah is located in the south of Koh Samui. It’s the quiet part of Samui, certainly less developed. I personally like the relaxed feeling. You have quaint little beaches with little beach restaurants. The views down there are fantastic because you can see all kinds of smaller islands and you can see the mountains of the mainland. You can easily take a boat from there to hop around the other islands. It’s great for exploring.” Q: What kind of home do you recommend building at Hin Fah? A: “We’ve prepared three different design concepts. They are unique approaches to building the owner’s dream house. We have three distinctive sites on the Hin Fah land, we have the lower, middle and upper. The terrain is different in each part so the three villa designs reflect that. The lower plots have light weight structures which are beautiful but also economical to build with because they’re made prefabricated. These are the ‘Suna’ plots which are the most efficient to build. You can have a dream house in just 6 months! The middle plots utilize another technique which anchors the structure into the mountain. We call these ‘Yama’ or ‘Mountain’ plots. And finally, the top part of the land is showcasing our ‘Sora’ villas. These are the big daddy villas. Whichever villa type you choose, they’re all customizable to make your dream home possible.”

TROPICAL MODERNISM A new movement in tropical architecture and the genius who started it years ago. Tropical modernism likely emerged in parts of Asia in the 1940s and ’50s when modern architects adapted designs popular during the British Empire to build practical and affordable homes. Building in tropical climates softens typical modernism into a new form – taking the formal qualities and essential concepts of modernism, yet adapting the style with local materials and techniques better suited to the environment. Methods of passive cooling and sustainable construction make use of the warmer temperatures of the tropics and define a new style now considered a movement of its own. The late Sri Lankan architect Geoffrey Bawa is credited with pioneering the style of Tropical Modernism. Today the style has become ubiquitous with the most glamorous resorts in Southeast Asia and around the world. Bawa’s work is characterized by a sensitivity to site and context. He produced ‘sustainable architecture’ long before the term was coined, and had developed his own ‘regional modernist’ stance well ahead of his time.

His genius left behind a legacy in Sri Lanka, creating buildings, homes and hotels that are one with, and enhance the loveliness of the landscape. His designs broke the barriers between inside and outside, between interior design and landscape architecture and reduced buildings to a series of scenographically conceived spaces separated by courtyards and gardens. Bawa began his career in the mid 1900’s, his architectural prowess unlike any other. As such, his name is synonymous with innovation and perfection. While his work was centralized in Sri Lanka, he also brought to life, architectural creations in Singapore, Indonesia, Japan, Pakistan and a host of other countries. His approach creates a habitat inside a habitat, by protecting the local ecosystem including the species who called the land home before the humans came along with their idea. It is the ultimate expression of coexistence. The humans coexisting inside one dwelling, while a myriad of species live along side, blurring the lines between wild nature and a comfortable protected interior. We can be inspired by his vision of coexistence when building on special sites, such as Hin Fah which sits in a delicate ecosystem in Koh Samui.

“These days we’re mostly getting requests to build tropical modern villas” notes the CEO of Koh Samui’s eco-conscious Manda Group, Tibor Szedlk. “The older Balinese style villas aren’t popular anymore. These days it’s all about being inspired by nature, telling a story through the design and creating a lasting legacy. In general, Tropical Modern villas are beautiful, strong and hold their value exceptionally well if built by the right team. We like to call them lifestyle investment products because their value grows over time.” The old style of building was more ornate, replaced today by a cleaner and more simplistic approach. Heavy furnishings and window treatments were replaced with louvered walls and windows to facilitate cross ventilation and breezy interiors. Ornate tiles were replaced with poured-concrete foundations or lighter steel frame structures, thanks to the development of prefab technology. The tropical modern style utilizes extraordinary natural light and views of lush vegetation combined with organic materials like exotic woods and polished stones—blending harmoniously into the landscape upon which it sits.

Opposite: Bawa’s Heritance Kandalama Hotel was built almost inside a Sri Lankan mountain that houses natural bat caves and dwellings. The architect preserved the natural habitat and created an amazing five-star experience. Above: Geoffery Bawa enjoying an open-air tropical day in Sri Lanka.

PRE FAB ULO U S Prefabricated construction is the practice of assembling a variety of components of a structure at a manufacturing site and transporting those sub-assemblies to the location of the construction job site. Prefabricated construction is sometimes thought of as a low-end and mass produced mode of construction. In reality however, it is quite the opposite. Prefabricated construction is becoming more common, improving in quality and has become available in a variety of budgets. Despite the perception of prefabrication, there are numerous benefits to this type of construction. In a world where efficiency and sustainability is increasingly important, it’s time to embrace the advantages that prefabricated construction presents for both businesses and customers. Read on for our 7 top reasons to let prefab steel your heart on your next building project.

VILLA type 01 / suna Single level, pre fab steel frame, flexible floor plan • 2 or 3 Bedroom • Single Level • Private Infinity Pool • Pre Fab Steel Frame • Fast & Efficient Build Time • Total Build Area: 464 sq

Build Characteristics Suna Villas at Hin Fah have remarkable sea views and a soothing natural atmosphere. They are built on prefab steel frame structures which give the feeling of floating over the mountain. Steel, glass and wood elements help the villa feel light and breezy. The structure is complemented beautifully by an interior decor inspired by the story of Suna. Indoor and outdoor spaces are separated by floor-to-ceiling doors, allowing ease of flow through the floor plan. Generous terraces and open floor plans allow Suna residents to soak up the pleasant year-round Koh Samui climate.

The Story of Suna Suna means sand in Japanese. Sand is a metaphor for the moving energy of life, all the small moments creating a greater whole. Sand is a beautiful part of island life from beach walks to lazy lounging. Just as the sand in a zen garden inspires thoughtful reflection, the design language of Suna brings peace and harmony to life in the villa. The light, breezy and earthy tones found in sand are used to give Suna interiors a gentle glow. Suna villas are located on the entry level plots of Hin Fah, gently elevated with spectacular views. These plots have a more subtle degree of slope which is perfect for a single level home.

The only zen found on mountains is the zen you bring there.

Fast and efficient build time

Total build area: 778 sq m

Build Characteristics Yama Villas at Hin Fah shine by combining the clean lines and muted color palette of contemporary design with the exotic woods and stone found on the mountain. With its distinct long overhangs and roof planes, this style of architecture has taken on a glamorous and seductive feel. The floor plan is developed around a central common area with private spaces on the extremities. Such an arrangement creates negative space, which in turn becomes the main living and circulating space, providing a free flowing travel route throughout the home, as well as views out to the exterior and the ocean. The split level design allows for privacy balanced with connectivity.

The Story of Yama Yama means ‘mountain’ in Japanese. The mountain is the guiding force behind these designs. The stacked levels celebrate the incline of the terrain below. The spirit of the mountain is powerful and calm. Yama villas offer privacy between the levels, perfect for entertaining guests or larger families. The uninterrupted views evoke moments of meditation and the energy of the lush mountain greenery can be felt. The tones of the mountainside were used in the interior design, creating a seamless blend from interior to exterior worlds. Yama plots are located in the center of Hin Fah, mountainside between the sand and the sky.

Build Characteristics Due to the dramatic slope, Sora villas appear as a modest single story from the street. After entering the home, the spaces seem to unfold below you, each space inspired by the sprawling azure sky. The architecture is defined by a play of horizontal lines, formed by various overlapping canopies. Skylights bring in natural light and expose the lower level interior to the sky. The aesthetic combines the clean lines and muted color palette of contemporary design with the exotic accents of natural elements and local stones.

The story of Sora Sora means sky and when it comes to a Sora Villa, the sky really is the limit. A flexible floor plan allows you a choice of bedrooms and other rooms as well. There’s a sense of luxury, ease and warmth suited to the Koh Samui lifestyle and climate and inspired by the spectacular skies and sunsets seen everyday. Sora plots are located on the top ridge of Hin Fah, reaching high into the skies above with unparalleled views. BY THE NUMBERS Exceeding Expectations in Infrastructure Hin Fah has been outfitted with the highest standard of infrastructure on Koh Samui by meeting or exceeding European standards. You can rest assured that your villa has access to the most reliable water, electric, gas and internet available.
