Comunita - coliving project

Coliving has emerged as a viable alternative to the suburban dream thanks to its ability to provide community and convenience, but the sector has yet to reach its full potential in tackling loneliness, access to housing and environmental sustainability. At Comunita, we have developed a more ambitious and holistic vision for coliving that maximises both meaningful community building and shared resources for economic and environmental benefit.

The problems

A better use of resources Coliving is emerging as the housing solution for a new generation of renters.

The rooms

Efficiently designed apartments form the basis of the micro-living that we aspire to at Comunita. We believe that Residents need a good health balance of personal to shared space. All micro-apartments come with a king size bed with own private seating area with a large TV screen and streaming media service. Rooms are provided with 24x7 air conditioning/heating and have own small kitchenette with fridge, dishdrawer and microwave. We will have Studio, 1 Bedroom, 2 Bedroom and limited 3 Bedroom options.

High rise Tower design

Redevelopment of old urban districts is often perceived as a disruption of the local community and a displacement of current residents. Therefore, this project introduces the concept of play tower to enhance social interaction and health condition in Mong Kok. This project also explores strategies for controlling density, porosity, and proximity to invent a healthful ultra-high-density vertical city to extend urban fabric.

The idea of play tower is started from generating different 2D graphics and 3D models according to different levels of density, porosity, and proximity. Then, a set of matrix is applied to the building according to different functional uses.

Artist Village design

Hok Tsui village is surrounded by large-scale greenery and low-rise residential buildings. Yet, the existing setting of the village is not wellplanned and caused disrespect and destruction to the landscape. Therefore, this project introduces the concept of landform and attempts to converts a rural village to an artist village, with acknowledgement to the contexts of the site, master layout planning and the programming for the art industry.

Hok Tsui village is surrounded by beautiful landscape, yet the lack of site planning caused disrespect and destruction to the landscape. To respond to such a striking site, the main idea of the master layout planning is to recapture all the original natural elements of the site. All vegetation is preserved and proposed building blocks are arranged according to the topography of the site in order to minimize the impacts to the site. Moreover, different entrances and zone planning will help minimize the disturbance to local villagers.

This artist village is mainly designed for art students from different universities and visitors, such as art lovers, hikers etc. The building design attempts to satisfy the needs of all users while providing a certain level of privacy to the artists. To start with, a list of programs is identified and assigned with different level of privacy required. Programs are then arranged according to the level of privacy and based on the contour of the site. Courtyards and terraced green roof are served as common spaces for all users. To echo with the concept of landform, the building design also promotes sustainability and the use of materials also attempts to imitate the natural feeling.

The building design also creates different spatial experience according to different programs. Studio spaces are physically separated, but they are still visually connected. To imitate the natural environment, the materials for common spaces, circulation spaces and roof resting spaces are from the local environment.

Residential design

This project aims at creating a fully functional, comfortable and pleasing living environments for the residents. The design is different from other residential building in Hong Kong, as it involves consideration of flexibility and adaptability to allow future changes and the design would be potentially suitable for not only one particular family, but also many future families.

This residential tower is located in Kowloon Tong, Hong Kong, where buildings are closely located. The surrounding buildings are mainly residential, with little commercial buildings. Given that the site is surrounded by lots of high-rise residential building, the views to the surrounding are also taken into account when designing the layout of the unit.

The design is initiated through the combination of two squares. The intersection area is used for the service core. The arrows in the diagrams show the views can be achieved from different units. Finally, two typical floor plans are formed with maximizing the views and flexibility.

Columns and beams are the main structural elements, as they allows higher flexibility for the layout design of the units. Load bearing walls are used for the service core area to achieve durability and stability.

Shopping mall design

This shopping mall design attempts to explore an alternative design for small scale shopping center to bridge the gap between the introverted but highly efficient large-scale mega complex, and the extroverted yet less controlled off-street shopping experience. This project is located in Sheung Wan, a culturally rich district in Hong Kong. This shopping mall design also incorporates a meaningful open space for the local community.

To enhance shopping experience, the design encourages the uses of outdoor stairs as the main vertical circulation. The stairs design also connects different open spaces and two main streets to enhance social interaction between visitors and local residents.

This shopping mall design incorporates a meaningful open space to enhance social interactions between visitors and preserves the cultural values of Sheung Wan. The open space is located in the center of the shopping mall and connects two main streets. The design not only conserves the historical tree but also provides additional greenery and seating space for the local community. Moreover, there is a sunken garden provided for local artists to carry out workshops and stairs can be used as seating space.
