ilanculos is a popular gateway to the Bazaruto Archipelago, a group of islands and Mozambique’s only protected underwater national park. This idyllic archipelago consists of four islands (Bazaruto, Benguerra, Magaruque and Santa Carolina), situated off main land between Vilanculos and Inhassoro (780 km from Maputo). To reach the islands it is possible to hire a boat locally, or to travel by air.

Vilanculos is a popular destination, has a harbour, its own airport and boats sailing to the Bazaruto Archipelago daily. The surrounding coastal area is world renowned for its superb variety of white sand, alluring golden sunsets & tall palm trees.

he archipelago’s coral reefs and clear waters offer some of the best diving in the world, dive sites are uncrowded & marine life is varied & abundant. ozambique has a tropical climate with almost every day enjoying sunshine. During the day expect average temperatures of 30 degrees Celsius in the warmer months, and in the high twenties in the cooler months from May to September. Water supply & reticulation Water obtained from a number boreholes approximately 40 meters below dwelling natural ground level. Water is pumped 70m high to water conservancy tanks. Conserved water is sand filtered before running through main water supply feeding each 32mm diameter stand connection. Water has been and will be periodically tested by East Rand Water and Treatment Laboratory in SA to check potability. 32 mm Diameter plasson class6 HDPE water mains to each stand. Mains supply fitted with 32mm ball valve and 32mm non-return valve. Mains water supply gravity fed with minimum pressure of 2 bar. Two ¾” brass garden taps with hose connections installed at the splash pool and kitchen yard. Internal water reticulation with class 0 copper pipes in sizes 22mm and 15 mm diameter.

Drainage & sewerage treatment Single pipe system (110 mm diameter) for effluent flow to a minimum 2500litre volume septic tank placed no less than 3m from a building. Installation done according to SABS 0400 and RSA National building regulations. Effluent from septic tank will run to a French drain system minimum.

frequently asked questions About the development 1. Where is Alemar Estate? Alemar Estate is 17km nor th of Vilanculos in Mozambique. It is situated on the Bazaruto Archipelago. (See map section).

2. What is the extent of the land and the beach frontage? The development comprises 210 hectares of land and provides access to 50 hectares of beach. Each unit is built on a 2000m2 - 3000m2 stand with panoramic views of 10km of unspoilt beach.

About ownership at Alemar Estate 1. How does land ownership in Mozambique work? Mozambique, unlike South Africa, has a different method of ownership of property. The developer holds the cession of lease on the land and once construction of the home is completed, the cession of the lease is transferred into the name of the new owner(s). Ownership of right of use, in accordance with Mozambican land law, will be given upon completion of each residence, by way of a renewable concession title which is transferable.

8. What is the anticipated monthly levy and what will it cover? The initial levy is estimated to be below R1000 per 4 bedroom private villa. Additional levy income will be generated by the restaraunt, wellness centre, gymnasium, phase 2 members.

9. Who is responsible for maintenance of the interior and exterior of unit? The owner of each individual unit will be responsible for interior & exterior maintenance as determined by the HOA.

Sign the “reservation of property” (valid for 30 days) and pay a 5% refundable deposit within 5 days. The “offer to purchase” must be signed and 45% of purchase price needs to be paid within 7 days of signing the offer to purchase.

5. Can units be bought as an investment and then rented out? Yes, but only in accordance with rules as determined by the “rent-back scheme” and HOA. Further details will be given on request.

6. Who will own what? The purchaser will own a fully exclusive right of use of the 2000m2 - 3000m2 land and improvements as set forth in the “offer to purchase” upon completion of the improvements and transfer. The common property i.e roads, water pumping, storage, distribution system, electrical generation, distribution system, landing strip and marina shall remain under the control and managed by the Home Owners Association. The HOA will have the power to enter into an agreement for rental of exclusive right of use for boat storage facilities with home owners.

7. What arrangements will be put in place to manage the development once it is completed? The developer has given instruction to the investment attorney to transfer a predetermined lump sum to the HOA before its first meeting. The developer will also hand over capital equipment to enable the HOA to manage the communal property. The HOA will have the responsibility to manage the communal property as stated in the memorandum & articles of association. The developer will assist with issues regarding initial employment contracts, skilled labour, as-built drawings, etc when necessary.
