Capital Square Partners with Esusu to Expand Corporate ESG Program

Capital Square, a national sponsor of taxadvantaged real estate investments and an active developer of mixed-use multifamily communities, has partnered with Esusu, a financial technology company advancing rent reporting and data solutions for credit building. As a result of the partnership, Capital Square will empower its residents to improve their credit scores through rent reporting and provide the opportunity to apply for 0% interest rent relief funds when families encounter financial hardship that impacts their ability to meet contractual rent obligations.

Moss Adams Adds Mengali Accountancy, Inc.

Moss Adams LLP, a Seattle-based accounting, consulting and wealth management agency, has combined with Mengali Accountancy Inc., a boutique consulting firm specializing in the real estate industry in downtown Healdsburg, California. Effective August 1, the Mengali team, including Renee Mengali, its namesake founder, as well as principals Debbie Warren and Keith Hollander, joins Moss Adams. Both teams share a technology-focused mindset, people-first culture and caliber of talent, including parallel experience with outsourced accounting and bookkeeping services for a variety of national real estate clients, the announcement said.

For the past 19 years, Mengali has built a strong referral network and is a streamlined tech-driven firm that has primarily helped small businesses, real estate funds, joint ventures and syndicators and individuals capitalize on their resources. Mengali has a particular expertise in serving clients in the real estate industry.

Romer Debbas LLP, Katz & Matz P.C. Merge

Romer Debbas LLP, a specialist in real estate law, has merged with award-winning New York City residential real estate firm Katz & Matz P.C. to form New York City’s largest dedicated residential real estate practice. Together in 2021, the firms closed approximately 1,900 residential purchase/sale transactions for individual clients and approximately 1,400 residential loan transactions on behalf of various lending institutions. The combined firm will operate as Romer Debbas LLP. Katz & Matz was founded in 1994 to serve buyers and sellers of residential real estate. The firm will operate under Romer Debbas and extend service to all legal matters.

Bruce D. Katz and Steven Matz, principals of Katz & Matz, joined Romer Debbas on July 1 as partners. They will be joined by a team of 18 lawyers, paralegals and assistants.

Syska Hennessy, Third Millennium Group Launch Holistic Auditing Program for Smart Technologies

The engineering firm Syska Hennessy Group and real estate owner Third Millennium Group have launched a holistic auditing program that measures four aspects of building performance: indoor air quality, building automation systems and telecommunications infrastructure, sustainability and execution (workflows and use of data).

Syska’s auditing team comprises experts in building automation systems, sustainability, and facilities management. The team conducted inaugural audits at two Third Millennium commercial properties in Chicago — 540 West Madison and 300 South Riverside. Third Millennium, which shared the resulting “scorecards” with tenants, plans to repeat the process with Syska every year.

“Third Millennium understands that in today’s competitive leasing environment, tenants care about multiple components of building performance; not just energy efficiency or technology,” said Syska associate partner Tom Grimard.

Trane Premieres First Air-to-Water Heat Pump; Announces Redesigned Precedent Rooftop Units

Trane, the global climate specialist, has released the Ascend Air-to-Water Heat Pump Model ACX, the first air-to-water pump solution in its portfolio that provides both electric heating and cooling, giving building owners an avenue to pursue decarbonization via electrification. Trane also is bringing a new generation of Precedent rooftop units to market, consolidating the legacy Precedent and Voyager 2 offerings. The first models in the redesigned series, the Precedent standard efficiency six- to 25-ton units, are available now.

Trane’s Ascend Air-to-Water Heat Pump Model ACX combines chiller and heat pump technology to both heat and cool a building using electricity. In cooling mode, the model ACX moves heat from inside the building to the outside. In heating mode, a reversing valve changes the flow of energy to bring heat from the outside of the building to the inside. The heat pump moves heat using a compressor, rather than simply generating heat. This technique can make heat pumps up to three times more energy-efficient than other forms of electric heating.
