Editor’s letter Brisbane’s luxury apartment market was once the poor cousin of its sydney and melbourne counterparts. But the Queensland capital has swallowed some of the wave of new development that challenged mostly the lower end of the market, and as Jonathan chancellor writes, with sydney and melbourne housing prices cooling, it is starting to attract new interest from wealthy buyers. when the southern markets were running hot, few looked north for fear of missing out on capital gains. But now the tables are turning and Brisbane’s prestige apartments are being looked at with fresh eyes. as the weather cools, it’s time to swap the swimmers for skis and head to the snow. Her sister, the dj annie conley, was the $13 million buyer of the tamarama home of pioneering fashion retailer robbie ingham and wife sarah last year. annie conley sold her o’sullivan road, Bellevue Hill, home, a refurbished 1930s Professor lesley wilkinson home in will dangar gardens, for $5.775 million.

During the final year of his architecture degree in the late 1980s, Ian Moore was commissioned to work on a Darlinghurst terrace. It had been a burnt-out squatters den, and Moore recalls climbing over people sleeping on mattresses in the graffiti-covered rooms. The Engelen Moore reconfiguration of the terrace into two spaces took four years. Its exposed rear steel-framed wing with spiral staircase forms a stark contrast to the facade, which was restored to its original Victorian detail. Featured in 100 Amazing Sydney Homes, Davis House is now for sale, with interest around $5.25 million. It offers four bedrooms, three bathrooms and a three-car garage. 1st City Real Estate Double Bay agent Julian Hasemer calls it a “triumph of design in a fashionable urban village setting”.

risbane’s prestige apartment market has come of age, according to Ray white Group director dan white, who suggests the Queensland capital has a secret weapon. “The more expensive Sydney became over the past five years, the better brisbane looked,” white says. “brisbane has evolved into a bigger, global city, with more airport connections, more Asian influences, and it can deliver what Sydney can’t – housing affordability. “no doubt brisbane’s luxury apartment market experienced a challenged 12 months, as the market absorbed recent supply and credit tightening took effect across the country. “when the Sydney market was on fire, Sydneysiders didn’t want to sell for fear of missing further gains there. That has changed, with the market there cooling. This makes brisbane a far more attractive market. “we believe the worst has passed and there are many reasons to be positive about brisbane’s luxury apartment market.” Valuation firm Herron Todd white recently acknowledged that the term “brisbane residential prestige” had caused fits of laughter among Sydney and melbourne elites. However faster commutes, accessible and uncrowded beaches and stunning weather have led to brisbane now being ranked as an attractive prospect. The brisbane-Sydney affordability gap is now at 66 per cent, according to deloitte’s latest figures. “It’s a testament to our appeal that so many more interstate and overseas buyers are coming to the party that is brisbane’s high-end real estate sector,” Herron Todd white valuer david notley says. “They see value for money, an enviable lifestyle, and for many, the opportunity to set up and operate their business without the hassle of a Harbour bridge traffic snarl. “The ultra-wealthy do tend to gravitate toward our cbd rather than seek offerings in surrounding authorities,” he notes, adding that brisbane prestige housing sits within the broad $2 million to $8 million zone. “with $2 million to $5 million, you are breaking into the first stage of the ‘elite strata’ of brisbane units and townhouses. Indeed, brisbane did not have its first high-rise block until the 1960s, whereas in Sydney the Astor apartment block appeared on macquarie Street even before the Harbour bridge was built. brisbane’s first high-rise apartment block was Torbreck, an eight-storey tower in the southern suburb of Highgate Hill. The now heritage-listed tower was designed by job and Froud Architects and built in the late 1950s, with construction completed in three years by property developer noel kratzmann.

Quiet achiever I’ve always struggled to create something new in someone’s something old. As a designer, it’s always nice to start with a clean slate and bring fresh inspiration into a space, gently weaving the surroundings into the design with respect. I’m quietly impressed by any design that is incorporated into old bones yet carefully crafted in a form that’s powerful and encompassing enough to offer a new outlook in an old dwelling. That’s the kind of promise that caught my eye in this little gem in Japan’s Ritto region. Now before anyone scoffs at the thought of this being included on the Mansion guest list, the devil is in the detail. The frugal division of space blended with the cunning distribution of light in this home means that the design comes out punching with big ideas from small spaces. Shimotoyama House is a gentle blend of east and west, yet the eastern edge has a deep sense of historical design attributes. There’s a sense of reverence and order that seems effortless, yet it is painstakingly considered. The careful editing of materials contributes to this effect. You

could count on one hand the number of materials used, a restraint that has given licence to architect Sumiou mizumoto of ALTS design office to be courageous with the design and layout. The varying levels between the rooms create powerful divisions that slow your passage, forcing you to absorb the surroundings and contemplate detail rather than throwing it away, as a mere thoroughfare would encourage you to do. during one of my many visits to Japan, I discovered that a Japanese garden never has a straight path through the landscape. This is a fundamental tool the designer uses to force the visitor to slow down and appreciate nature’s beauty. The same theory has been applied in this home, and there’s just as much nature to be absorbed inside as out. It continues to discreetly reveal itself the longer one sits and soaks it in. Some of the home’s posts – created out of single logs – start out at the base with four sides and taper naturally to reveal the branch nodes of the original tree. A polished finish shows them off, embracing the tree’s previous form and subtly honouring its former life. “we externalised the interior” is the architect’s elegant description of the process. The walls, plastered in traditional Japanese clay renders that deter mould and absorb toxins, are cleverly divided using natural cedar frames – an age-old technique that also honours the past. The rooms are divided by shoji screens that incorporate vintage

panels of textured glass in several finishes but only neutral colours. This allows light to travel through all the rooms and is a nod to the materials used when the original house was built 53 years ago. The young owners and their children wanted to honour the rice-farmers style of the home and worked to blend the old with the new. The bathtub on the lower floor commands its own room, and there are interesting transitional corridors that wrap some of the home with an external slimline sunroom featuring gravel and stone flooring. This offers a beautiful segue between indoors and out, delivering thermal protection while bringing nature closer to the dwelling. The smell of traditional tatami mats is unforgettable and the home’s tatami rooms form the hub of its design. These rooms are always sized around the number of mats used, say six or 10, in a circular configuration. This home boasts two eight-mat rooms and two six-mat rooms on the lower floor, and two eight-mat rooms on the first floor. The abundance of rooms and the multiple choices delivered in just 270sq m is impressive. The discipline of the divisions and the careful editing of the areas is a reminder that it’s possible to be more frugal with our space and more open to compartmentalisation. every room has its purpose and moving through them makes for a joyful journey. The simple use of natural, handcrafted materials blesses the occupants with a calming and harmonious experience. Nature has a clever way of glueing things together.

Jody Fewster the scarcity value of Perth’s riverfront continues to attract a good level of inquiry, although stock levels are seriously tight, which is promoting off market sales. the ultra-rich look for proximity to the river, city and ocean, ideally with views. Proximity to private schools also has an impact. Peppermint Grove in particular is an aspirational suburb, due to the limited number of homes and its proximity to the swan river, indian ocean and Perth’s top private schools. this suburb has maintained properties on larger land holdings, which is extremely attractive. Properties in the top end are tightly held, as its widely believed we are at the bottom of the cycle. our climate, lifestyle balance, pristine beaches and stable political climate means australia presents a fantastic opportunity for buyers wanting to move up an asset class. although it appears the chinese government is cracking down on the purchase of trophy properties by high net worth chinese buyers, there will always be demand for bricks and mortar in pristine locations. although we don’t see the same demand from china as the Eastern states, we are experiencing increased inquiry from the east coast.

Perfect mix The Noosa hinterland has it all: space and privacy within cooee of the coast

more than 20 years after an austrian tennis star built his dream home in the noosa hinterland, the idyllic area has become a haven for spectacular properties. Featuring golf courses, airstrips, helipads and extraordinary architectural designs, hinterland houses are in a class of their own. long-time noosa real estate agent tom offermann says it was thomas muster who first saw the potential for significant investment in the area. in 1994, after buying 35ha of land in sunrise road, tinbeerwah, for $1 million, muster built a sprawling mansion complete with tennis courts, infinity pool and helipad. Eight years later he sold it for $7.6 million. “around about 2000, people started making bigger investments in the hinterland,” says offermann. “People feel comfortable investing in their properties when they know they’re not the only one – when there are a lot of other like-minded people who have also made sizeable commitments.” muster’s property has since changed hands a couple of times, and is currently under contract for an undisclosed sum after being put up for sale by hit songwriter mike chapman. offermann says the appeal of the hinterland lies in its proximity to noosa’s main beach and the motorway to brisbane, as well as the climate and the landscape. “it’s been described as the golden triangle, identified by the lines between cooroy, Eumundi and tewantin,” he says. “it affords people the opportunity to feel they’re living in the country while still being very close to the coast.” another major selling point for property owners seeking space and privacy is the rural catchment zoning, offermann says. “that means there’s almost zero potential for future subdivision in the hinterland and there is a very finite number of properties available. that will underpin anyone’s investment there.” real estate agency owner david berns from david berns real Estate says the multi-million dollar prices being sought and paid for properties still represent exceptional value when compared with sydney and melbourne. berns, who is currently marketing 112 Valley drive at doonan, says interstate buyers are showing strong interest in the area. “they seem to like the idea of moving from the city and getting a bit more space – having gardens, room for the dog and teenagers, a better lifestyle, no road noise and no traffic,” he says. with a recent sale at 54 coast View Parade, doonan, for well over $2 million, and another for $3.3 million, berns says the market is the best he’s ever seen. “there’s are lot of high-end sales being made; the market’s very, very buoyant,” he says. “we’ve just sold seven properties, and getting very good prices.” sharing his optimism is fellow real estate agent Fiona winter, who is marketing the glamorous doonan property bimbadeen –

which is aboriginal for “great view”. she says the main drawcard for buyers in the area is a point of difference. “they’re seeking something that’s a one-off – they don’t want something they’re going to see down the road. they need to be architect-designed and involve master builders.” winter agrees with berns that sydney and melbourne residents are spearheading the growth in interest in the sunshine coast hinterland, with some buyers even choosing to “commute”. “there are daily flights in and out of sydney and the airport is only half an hour away [from doonan],” she says. “they don’t have to deal with traffic; it’s really quite convenient.” although in the past retirees dominated the market, now buyers tend to be people in their 40s with teenage children. “People are starting to make a lifestyle choice – it’s about their health and wellbeing,” says winter. adrian reed from dowling neylan real Estate says the area provides the ideal backdrop for “unique” properties, such as 523 cooroy noosa road at tinbeerwah. the residence was designed by leading architect richard kirk

for its british-based owner, and according to reed, “every pocket is perfection personified. it’s always been a holiday home for the owner and it was built as a real architectural statement. “we don’t see it very often where you’re in a home that is an absolute execution of an architectural vision,” he says. Following a tender process, reed says he has now gone to offer on the property, which has attracted much interest from interstate. but he says the perception that most buyers in the area are from sydney or melbourne is misguided. “noosa is a desirable place to live and there are quite a few people who have ample capacity to pick up a trophy home,” he says. “it’s not uncommon to find a buyer in our own backyard.” other current offerings in the area include the ken robinsondesigned 75 lone Hand lane at Eumundi being offered through dowling neylan real Estate for $2.95 million, and 63-73 Eumundi range road, on 9.3ha at Eumundi. “noosa and the hinterland is really shining,” says berns. “the value for money, the lifestyle, the green, the quiet – but with beaches, world-class restaurants and facilities just minutes away.”

Haranel, a fully operating cattle farm on mount mee on Queensland’s sunshine coast hinterland, has been listed for sale. spanning 67ha of lush pastures, it’s able to accommodate more than 80 breeders plus calves year-round. mount mee, which is 1600m above sea level, has a climate of cool, clean air and high rainfall suitable for cattle farming. the locality was almost all dairy country decades ago, but only a few dairy farms remain as the cattle industry has taken over. ray white rural agents barry Quinn and Jez mcnamara say Haranel is ideal for either cattle grazing or fattening. currently the property runs the droughtmaster breed, which was developed in response to the need for tick resistance in the australian tropics. the breed uses the environment and the pastures in the most efficient manner to give higher weight gains and fertility.it’s not well known – droughtmasters make up just 5 per cent of registered cattle across the country. late last year Haranel – which takes its name from the Hebrew for mountain of God – sold its six-month-old droughtmaster calves for $725 at the woodford sales. the property has steel cattleyards and a spring-fed permanent creek. a six-bay shed incorporates a two-storey, two-bedroom, self-contained manager’s quarters. Smart moves Sydney’s inner east is again the beneficiary of William Smart’s uniquely sculptural vision architect william smart has been involved in inner-city low-rise boutique apartment projects – fast becoming the preferred apartment choice for many buyers – for almost two decades. Built to approximate living in a house more than an apartment, these low-rise developments embrace a sense of neighbourhood and community, eschewing the hotel-like feel of residential skyscrapers. developer luke calpis at Freehold capital has witnessed the drift in buyer preferences during recent projects. “after buying and developing an old mechanic workshop on the corner of liverpool and riley streets in darlinghurst [in sydney’s east], i discovered the market was strong for high-end apartments that stuck out from the everyday norm,” calpis said. that project, called the riley, was a warehouse conversion designed by sjB architects where prices for an apartment hit $2.43 million. Each one had three levels and a rooftop pavilion with the master bedroom and terrace. calpis has since engaged the surry Hills-based smart for his newest development, on Bourke, in surry Hills. He bought 471b Bourke street in 2016 and commissioned smart after spotting the architect’s award-winning work on indigo slam, the chippendale warehouse residence of art dealer and founder of the white rabbit collection, judith neilson. His 2004 conversion of the $8 million warehouse space that was formerly simona Fashion’s HQ came with the intention to provide the emerging urban precinct with a piece of interesting architecture. the boutique on Bourke project will have four whole-floor apartments, with the overall height of the building not disturbing the historic streetscape. “i enlisted william smart to create something that simply does not exist in surry Hills,” calpis says, adding that the design is “something so architectural it’s almost a sculpture”. the building features exposed brickwork, chosen for its inherent beauty and low-maintenance quality, sitting comfortably among all

the masonry. the proposed top storey will seem like a continuation of the neighbouring terrace house chimneys. the facade also retains continuity with its surroundings, with a dark bronze fence and balustrades referencing the metal fretwork of nearby terraces. off-form concrete ceilings bring practical and visual benefits. the high-end finish performs well thermally and allows maximum ceiling heights to be achieved while keeping the overall building height down. interiors will be minimal and elegant, with curved living spaces, oak timber floorboards, wool carpets and traditional hard-set plaster finishes. the bathrooms evoke a luxury hotel feel, with stone mosaic curved walls, recessed pelmet lighting and metallic highlights. marketing of on Bourke begins this month through Bradfield cleary agent mark daley. Prices for the four apartments range from $2.25 million to $2.9 million. smart knows the area well, with his architecture studio and residence just up the road from the calpis Bourke street project. Born in new Zealand and raised in rural western australia, smart turns 50 later this month. His work has become familiar to sydneysiders since the late 1990s, when he worked on the awardwinning olympic Park railway station. For the preceding five years he worked for Gersau architecture, a small firm in the south of France, and with Foster and Partners in london.

smart design studio, founded in 1997, has 35-plus staff. their portfolio includes master-planned urban centres, multi-unit residential developments, and retail and commercial fitouts as well as private dwellings. a recent project was mandalong House, the kahlbetzer family home in mosman. an avowed modernist, smart has received substantial critical acclaim. among his awards are the aia robin Boyd award and aia wilkinson awards for residential architecture, the world architecture Festival insidE award for world’s Best residential interior, and numerous national interior design awards. in 2017, at the asia Pacific indE awards, smart was named winner of the luminary, which recognises the “ongoing contribution of an industry icon, whether casting a long shadow across many disciplines or excelling ahead of the pack in one”. one of his projects was sydney’s copper-clad central Park connor block, a project by Frasers Property and sekisui House in chippendale. His crown 515 development in surry Hills, in which five self-contained apartments are tightly planned around a central access core, recently won the aia national award. smart’s recent designs run from the inner-city all the way to the beach, where he’s lent his hand to the 29-apartment block Pipi at Bondi Beach, next to Hotel ravesis, as well as the cadigal apartments, a development with 18 waterfront apartments on land previously occupied by the Bondi digger’s club. the architect now has plans to relocate his home and practice to more industrial premises at alexandria. one of his earliest projects was a 40sq m springfield avenue apartment in kings cross, for which as a first home buyer, he paid $223,000 in 2002. in 2012, he sold it for $478,000. that home is featured in the 2004 book 50 of the World’s Best Apartments. dubbed smart apartment, it was a low-budget renovation of a onebedder in the sandringham building and incorporated a sliding “art wall” by tim richardson.

After three decades, the prestige estate still lures buyers looking for a lifestyle change

there are still opportunities to create a new lifestyle within the sovereign islands gated estate on the Gold coast, despite the earliest of its homes having been built nearly 30 years ago. some 55 vacant land parcels remain on the exclusive set of six islands. this is the estate where several of the 20 streets take their names from medieval royalty. it encompasses around 600 homes, typically with between four and eight bedrooms. Queensland sotheby’s agent Paul arthur says the vacant blocks are mostly held by overseas buyers who acquired them to add to their property portfolios. “the average price of land lies at around $2.1 million,” he says. many of the land parcels were snapped up around three decades ago when lewis land corporation, headed by the late sydney property developer Bernard lewis, began selling the new development. Back then vacant 1200sq m blocks were fetching around $400,000. a 765sq m waterfront parcel on knightsbridge Parade west is the priciest on the market at the moment, and has seen consistent price growth since the global financial crisis hit. the Victoria-based chinese australian vendor, who paid $2.65 million for the plot just last year, is now asking an ambitious $5.888 million. traded five times since 2007, the block doubled in price when traded last year, having cost $1.175 million in 2013. Prestige Property agent amir mian says he sees strong interest from chinese buyers, but that there is an influx from the southern capitals, particularly sydney. “we find a lot of business from sydney after people sell their assets and move north due to better weather, a less stressful lifestyle and the value,” mian says. He says one of sovereign island’s biggest drawcards is its 24-hour security. Property valuer sally dale, of opteon, says the sovereign islands market has seen steadily increasing prices over the past five years given interest from high net worth australians, a sentiment echoed by arthur.

“it would seem vacant land parcel owners are holding out for the best price,” dale says. a plot on king charles drive, near the middle of the island, didn’t see any building until 2010, despite the land selling twice after it was created on the Broadwater. lewis land initially sold the 910sq m corner waterfront parcel in 2002 for $590,000. it more than doubled in price over the next six years, selling for $1.4 million in 2008, still with no development. two years later, allegra was built. the home’s three levels are serviced by a nine-person internal lift that runs to the basement, where there’s a 10-car garage, a gym with sauna, a steam room and a wine cellar. there’s even an underground nightclub complete with a commercial-sized lacquer, stainless steel and mirrored bar. multicoloured lEd light panels are set in the charcoal granite dancefloor-like tiles. the property’s 56m water frontage features a pontoon and jetski docks.

the four-bedroom allegra, which last traded for a street record $4.7 million in 2013, is now listed through Queensland sotheby’s agents carol carter and Paul arthur, with $6.95 million hopes. arthur says properties with a northerly aspect are the most favoured on the island, with Hamptons or coastal-style homes popular. “the obvious must-haves are a pool, outdoor entertaining space, master retreats, and point position locations with wide waterways,” he says. amir mian says he finds buyers who don’t necessarily know what they are looking for until they see it. “the beauty of sovereign islands is that every house is unique and offers something different,” he says. “sometimes buyers fall in love with a kitchen with butler’s pantry, or a master wing, a walk-in temperature-controlled wine cellar, or a large pontoon for their yacht or cruiser.” dale says a “standard” prestige property build on the island, with all the expected trimmings, can run from $1 million to $2.5 million. around 60 per cent of buyers are from the Gold coast region, with a particularly strong contingent of people with boats due to the location of sovereign islands on the Broadwater, says andrew Bell, who heads ray white surfers Paradise. He notes that overseas buyers, predominately from china, have declined in number because of various restrictions, from changes to FirB restrictions to the chinese government’s tightening of cash outflows from the country. interest remains, however, from a broad base of foreign buyers hailing from Britain to south africa and other parts of asia. “overseas buyers are certainly not the driving force of sales on sovereign islands,” Bell says. arthur also sees many buyers coming from sydney and melbourne. “these buyers are primarily 40-plus years old and have a family,” he says. “they are looking for opportunities from the selling downsizers.”

He says his typical active buyer was looking for something under $2.5 million, despite the average price of a standard prestige property on the island being between $2.8 million and $2.9 million. There are buyers at the top end, who will be looking at houses more like the $28 million château de Rêves, which his agency is marketing. château de Rêves, on king Arthurs court on the south-east end of the island, was built 17 years ago and has all the mod cons expected of a Gold coast trophy home with such a price tag. The home took three years to build and was completed in 2001, about the time Sovereign Islands homes were typically selling for around $970,000. Longevity being one of the most important requirements, marine-grade materials were used throughout the fully sustainable home. Spanning more than 3000sq m, the residence is one of the biggest in the estate. The 14-car basement is connected to the rest of the home by either private lift or a central staircase designed and made in Italy and shipped in one piece. There are seven ensuited bedrooms, as well as two offices, two kitchens, staff quarters, a fullservice bar, 16-seat formal dining room and a wine cellar. The bulletproof master bedroom suite comes with a 9sq m dedicated shoe wardrobe and a custom-designed rotating bed. The swimming pool, which begins indoors near the Turkish steam room and massage room, flows outdoors and features 24-carat gold detail in the tiling. There’s also a full-size tennis court on the 3070sq m parcel, which has an 85m water frontage. Queensland Sotheby’s agents michael Vettoretto and Vivian Yu are marketing château de Rêves as arguably the Gold coast’s finest trophy home. Ray white’s Andrew Bell calls the Sovereign Islands “unique”. “The Sovereign Islands market is one of the newest prestige suburbs and as such is the home to a very high number of newly developed, substantially large, spectacular homes.”

Bell says days-on-market figures for Sovereign Islands properties are improving significantly. “As more properties have been selling on Sovereign Islands, it gives buyers greater confidence that the market is no longer dormant,” he says. “If properties are correctly priced they can expect days on market to be somewhere closer to the Gold coast average.” He notes that with 50-plus sales over the year, the trend is starting to move into a sale a week. The buoyant Sovereign Islands market sees renewed hopes for Villa Blue waters, the opulent Brittanic crescent home that has sat unsold for more than two years. The 1950sq m waterfront holding boasts a 64m straight-line private marina frontage and a 70m super yacht marina berth – the largest in Queensland. Built originally by a Japanese owner as a corporate retreat, it has five king-size ensuited bedrooms, nine bathrooms, a day spa and an eight-car internal garage, and approvals are in place for an extra level to be added.

The property also features a Versace Italian mosaic hydrotherapy room, a Turkish plunge spa and a waterfront gymnasium. There’s also a fully self-contained Teppanyaki cabana close to a 12m resortstyle mosaic pool. The vendor, luxury boat broker Grant Torrens, has been in no rush. He bought the home from christian Ainsworth in 2013 for $3.45 million – nearly half of the $7.2 million Ainsworth paid in 2010. Amir Prestige agents Amir mian and Alister Billingsley now have the listing, in conjunction with Sotheby’s carol carter, with a $9.99 million asking price. There have been 11 sales in Sovereign Islands so far this year, kicking off from $1.85 million on Park Lane Terrace. The highest price ever secured swas in 2006 when Baltimore, a home on Royal Albert crescent, sold for $11 million. The seven-bedroom, concrete-constructed home has a 12-person lift servicing all four levels. It features two executive offices, a games room, media room with bar, and a temperaturecontrolled 1500 bottle wine cellar with wine-tasting bar. There’s also an indoor heated swimming pool and spa, a separate gym and a 6000-litre tropical aquarium. A full outdoor kitchen with two built-in barbecues looks across the water. Harcourts coastal Paradise Point agent Shaun kaddatz is marketing Baltimore. Brittanic crescent was the location of the most expensive Sovereign Islands sale since the global financial crisis when the three-level mediterranean-style Sienna sold for $9.888 million. It was marketed as offering the ultimate luxurious lifestyle, comparable to any six-star hotel. Sienna's most impressive inclusion is its gold lounge cinema room with 3d feature, 15 reclining armchairs and iPad-controlled curtains. The outdoor alfresco entertaining area has a built-in imported Italian pizza oven, as well as a commercial barbecue, spit roast and full bar. The swimming pool meets the water.

Asian fusion A unique house in Maleny combines a Zen aesthetic with modern Australian design maleny House, a contemporary Sunshine coast hinterland home featured on ABc TV’s Dream Build Australia, has hit the market, offered for the first time since its construction nearly a decade ago. Queensland Sotheby’s agents Adrian kirwan and Hannah dodds are marketing the home, which Brisbane banker Robert Hadley and his wife Anne commissioned from their then base in Romania. Having lived for 15 years in various cities across three different countries, the couple had decided they wanted a quieter life. The home is set on a 2000sq m block they bought in 2005 at wootha, 40km inland from the coast in lush, picture-postcard dairy country. “we just stumbled on this block of land and we couldn’t resist,” Robert recalls. The Hadleys had been inspired through the years by the designs of Lindsay and kerry clare, Adrian Poole, John mainwaring and Glenn murcutt, he says. Steve Guthrie and Lindy Atkin from Noosa-based Bark design Architects designed the home, which merges contemporary Australian design with a Japanese-inspired aesthetic. It was completed in 2009 by local builder Nathan Quail. The home’s wabi-sabi design approach is described as embracing beauty that is imperfect, impermanent and incomplete. characteristics including asymmetry, roughness, modesty and intimacy. “It has a simple beauty, an Asian aesthetic with an Australian touch,” Robert explains. “we were interested in the Zen philosophy of tranquility and simplicity in the garden and the house overall.” The build took 16 months, and the couple only visited the site twice. “we trusted our architects and they delivered,” Anne recollected. They communicated with architects Guthrie and Atkin by email.

“The brief that Robert and Anne gave us was incredibly detailed,” Guthrie recalled when the house was showcased on Dream Build Australia in 2012. “Sometimes we have a brief that is a single A4 page, but this was a substantial document.” maleny House was inspired by houses the couple had lived in throughout the world (they also called Singapore and Amsterdam home before settling back in Australia). Featuring modernist architecture of the mid-20th century, it consists of a series of interconnected pavilions. “The layout of the house is essentially around a central courtyard,” says Atkin. The living pavilion on the ground level contains the kitchen, dining and lounge area. Two of the three bedrooms sit upstairs. “The kitchen is the heart of the house,” Atkin says. Powder rooms Demand for upmarket boltholes in Australia’s favourite winter playgrounds is on the rise it’ll soon be time for sydneysiders and melburnians to head to the snowfields, as winter sets in and thongs and swimmers are traded for skis and salopettes. For a few months the coastal romance that hooks aussies for most of the year dissipates, with the thredbo and mount Buller ski runs becoming as busy as Bondi Beach on a hot summer saturday. Gearing up for the ski season, michelle stynes and stephen Forbes at Forbes stynes real Estate sold merritts lodge, the luxury thredbo ski chalet, for $2.1 million over the summer break. the home, which styne says is one of the finest properties in thredbo, has been extensively renovated in recent years. its sale ranks as the highest reported since de dacha, the chalet belonging to former society model Fiona campbell, sold for $2.25 million in 2016. the four-bedroom merritts lodge on mountain drive sits at the bottom of the slopes near Friday Flat, and opposite the thredbo alpine Hotel. it has a heated foyer and underfloor heating, as well as a gas log fire warming the ground level living and dining areas. stynes says well-managed properties are highly sought after in the mountains. merritts lodge had been a $155,000 gross rental before it was sold. at the other end of thredbo Village, athol, a four-level chalet apartment on diggings terrace, is being marketed by mountain High real Estate agent doug Edwards for $2 million. it has five bedrooms, including a whole top floor master retreat. Edwards is also marketing the only apartment development currently under construction in thredbo, with colleague Greg Quinn. Bellevarde apartments, set on Bobuck lane, will be eight of the finest ski apartments to be built in thredbo, Edwards says. “the design and construction of these apartments will set new standards in the village,” he says. designed by architects robin dyke & myson & Berkery, with interior architecture from George livissianis, they are being built by Bellevarde constructions. and there is no possibility its gun-barrel views from the bottom of the slopes will be built out. three contracts have been issued already for the eight apartments, which range from 80sq m to 170sq m. one-bedroom apartments start at $975,000 while the penthouses are $1.95 million. Bellevarde started building in thredbo in the early 1980s, with one of their first big jobs being thredbo’s currawong lodge.

managing director john Fielding initially worked on the thredbo alpine Hotel in the late 1960s. in mount Buller, three to four hours north of melbourne, two new developments are under construction. the alpine resort is owned by rino Grollo and new developments are rare. demand has been strong for the chalets at whitehorse Village at the top of the mountain, which offer uninterrupted views, while the Bella Vista apartments will also offer views and enjoy the northern sun. the area has seen rising prices for quality homes in recent years amid a lack of stock, castran managing director john castran says. “mount Buller has really become an extension of sorrento and Portsea,” he says. “to be able to go skiing, it’s one of the great ways for families to all meet up together.”

in the past, much of the accommodation at the resort was in ski clubs, but many of these buildings have come to the end of their useful lives, says castran, as visitors no longer want shared accommodation and the land has been redeveloped. But he says the land that could be released from recycling older ski clubs is now largely exhausted, leading to a lack of supply that has pushed prices for two-bedroom, two-bathroom apartments to around $800,000. “when this whitehorse land came along as a land release it was unheard of,” castran says. the first two stages of the chalets were finished ready for last year’s ski season and the remainder are under construction, with apartments selling for $1.75 million on average. one three-bedroom apartment and one freestanding four-bedroom chalet – priced at $2.7 million – are still available. Families who already had a connection to the area had been buying the homes to enable two or three generations to enjoy a skiing holiday together. a majority of whitehorse residents expect to visit most weekends during the ski season, although some of them will rent out their properties short-term from time to time to cover outgoings, castran says. Elsewhere, the Bella Vista apartments will cater to families with children attending the ski programs on offer every weekend and throughout the school holidays, mark adams real Estate managing director mark adams says. “they’re not programs designed to make olympic skiers but for a fun weekend,” he says. “the kids ski with other kids their own age. the parents can have time to themselves, and they do spend time together as a family.” with 180-degree views, the units will be priced from $1 million to $1.25 million, with car spaces sold separately at $80,000 each and the option of adding a second car park. For families visiting the ski fields often, it makes sense to buy a bolthole rather than stay in a hotel, says adams. “People aren’t going to buy this sort of unit, or this sort of project, for investment. it’s a lifestyle investment.” dinner Plain near the mount Hotham resort secured one of the highest recent sales when the renovated chalet chinook sold for $800,000 last season.

Cider House rules the cider boom sees spritzy new labels appear every season, mostly made from real, whole apples, not watered-down, imported apple juice concentrate. in Victoria, locally produced brands are often crafted in a shed and initially sold at nearby farmers markets before they hit the shelves of supermarket and liquor stores well beyond melbourne’s so-called organic golden triangle of Fitzroy north and Brunswick East. the long overlooked traditional apple-growing locations – tasmania’s Huon Valley, the nsw town of Batlow and daylesford in Victoria – are all enjoying a renaissance and have become tourism hot spots. his was not your normal project for an architect. the grand Victorian-era house at st Vincent Place in inner-city melbourne was so much more for Broderick Ely, the director of BE architecture. it took four years from start to finish, and involved demolishing what had been a homeless shelter run by a convent and turning it into back into a home. that included doing all the interiors, designing the furniture, and even selecting every single piece of artwork that hangs in the property. all this was under the very watchful eye of the client, who not only gave Ely free rein, but had weekly dinner and breakfast meetings to discuss every aspect of the build. He in effect became part of the project team. “there’s huge pressure on me when someone agrees to do everything you say,” Ely tells Mansion, laughing. “it really is extreme pressure, but it is a terrific thing.” He was approached by the client, a young medical professional, when the house became available five years ago. it was one of three adjoining Victorian terraces that were up for sale in the sought-after area of st Vincent Place, a heritage precinct in which about 100 houses were designed around a park in the 1850s. the three houses had been given to a religious order last century, and used as homeless accommodation and a medical centre for more than 50 years. “that was quite common in the area as it was inhabited by some of the wealthier people in melbourne,” Ely explains. “when some of these people died, they often gave their houses to religious orders to look after the poor. the client looked at all three [of these houses] and came to us and said, ‘tell me which one to buy’. we quickly did a study and said there was only one to buy and that was the central one. and that is the one he bought.” there had been so many alterations and additions to the property in the intervening years (most of them not so sympathetic) that barely any of the original fabric of the building remained. Ely and the client made the decision – and were granted planning permission – to demolish the entire property and only leave the 200mm-thick brickwork of the front façade. “Everything else came down,” Ely says. “the end design we settled on went down 5m, so when we say there was nothing there, there was only a 5m-deep hole there with this façade.” Ely and his team did extensive research on the original property and then designed and rebuilt the house in a style fitting to its time, with living areas, a study and a wine cellar/dining room on the ground floor and bedrooms on the first floor. “when you look at it, it looks like a heritage building,” he says. “But it was our interpretation of what was existing before. all the skirtings are designed by us, the big cornices on the ceiling are designed by us, the 2.7m curved timber doorways.” what was not there in the 1850s was the incredible 25m pool that was installed in the basement the team constructed. it was an “engineering feat” to design and build such a pool. on the back wall, which goes from the pool to the modern kitchen and dining area, is an extraordinary piece of sculpture by scottish artist nathan coley. the 8m-high light artwork reads: “Heaven is a place where nothing happens”. it is significant not only because it looks fabulous and casts a great light at night into the kitchen and living areas, but also because it was the first piece of art Ely bought for his client – before the house was even designed. “it was a big deal,” he says of the client agreeing to buy the piece. “i thought, wow, this client is really special.” thus began a four-year process – and relationship – to not only design and build the house, but furnish it, design that furniture and select all the art. and did Ely and his team live up to the client’s expectations and not crack under the pressure of having such freedom to complete a project? “the responsibility of any architectural practice, in my opinion, is to make our clients’ lives better,” he says. “and the client told us at dinner a few months ago that his life is better for living in that house. He said he can’t wait to get home at night. He says when he travels overseas for work, he thinks about his house and he feels such joy coming back to it. that is a great thing for me to hear.”

am a multidisciplinary creative and have had my own practice since i graduated from design school in milan in 2006, so you could call me something of a freelance creative gun for hire. i also wear two hats, my Emma Elizabeth designs hat of 12 years and my local design (founded in 2015) hat, allowing me to spread my skills across both brands. to be able to create design that impacts people’s lives is what excites me most about the design world. this has been the third year i have creatively directed and curated an exhibition in milan for local design as part of salone del mobile. it’s my favourite week of the year. i have attended milan design week for the past 15 years and have seen the show grow and change, what works and what doesn’t. i felt there was a real gap in representation of australian design and i was totally drawn to the new district of 5 Vie, where i felt australian design would be best showcased. at the moment i’m continuing the journey of the recent milan exhibition to melbourne in June and within parlour X in sydney in august. i think it’s really important that people get the opportunity to see the designs and speak with the designers, as so much blood, sweat and tears goes into the works for milan. i am also launching a homewares piece in June at denfair with a unique material company, and there are some other international projects on the horizon. 58
