Editor’s letter a handful of early sales – including the auction of a $20 million-plus waterfront in sydney’s rose Bay – has given a hint that buyers and sellers are simply getting on with it. Housing markets around the country have slowed as both buyers and sellers “sit on their hands”, waiting to see how conditions play out. in our cover story, jonathan chancellor writes that melbourne has also seen early prestige sales, with buyers frustrated with the low turnover of homes and being more decisive when they find a quality property. world-class apartments and luxury penthouses are often associated with cities such as new york, london and Paris, but australia has its fair share of six-star properties, writes jonathan chancellor. designers say australia may be leading, rather than following, the world in top-end apartment design, with residences having won international awards, and having price tags to match. meanwhile in Perth, the end of the mining boom saw the city’s prestige market slow in lock-step, but as the local economy begins to recover the upper end of the market is also reviving. the market has been helped along by the arrival of interstate executives and some fresh offerings. at the other end of the country is dickson terrace, known as Brisbane’s “millionaires’ row”, in riverside Hamilton. the tiny cul-de-sac of tightly held homes has been protected from market swings given its fine views – across the river to the city – its hill-top location and its confined size, but joel robinson writes that’s it now has a new offering that should pique buyers’ interest. our columnist jamie durie looks at stonefields, the estate of his mentor, formal garden designer Paul Bangay, near victoria’s daylesford, examining the intricacies of the garden through the seasons. meanwhile, in our interiors section, one architect tackles the daunting task of replacing an early design of internationally recognised architect Glenn murcutt. we hope you enjoy this issue of Mansion Australia. Paul Caine and Alex Subotsch at Caine Real Estate Melbourne have a $3.85 million to $4.2 million guide for the auction on March 23. The home last traded for $1.38 million in 2013 as a modest 1890s cottage, and the buyer commissioned David Lennox Architect to extend it and build a second level. A South Yarra home set in gardens by Edna Walling has been listed for sale. On South Yarra Hill, it was designed by Marcus Martin and built in 1925, and has been modernised since it last traded for $3.65 million in 2008. It is split into two wings, one containing five of the seven bedrooms. The other two bedrooms are in a fully self-contained wing with its own kitchenette and bathroom. The home sits in 1105sq m of gardens designed by the legendary Walling but altered over the decades. Landscaper Paul Bangay has redesigned the rear garden for the 21st century. However the front garden retains all the elements of the Walling garden, including an original flowering magnolia and a restored stone retaining wall. Williams Batters South Yarra agent Philippe Batters is marketing the home with $8.5 million hopes. He says it is often referred to as one of the most beautiful homes Martin designed.

Open house an award-winning warehouse conversion in sydney’s annandale has hit the market with $4 million hopes. the home, designed by sam crawford architects and built by sQ Projects, won the 2016 mBa nsw winner for adaptive reuse. “a remarkable change from an empty warehouse to a great living environment with lots of natural light throughout,” the judges noted. the nelson street property was bought as an empty shell for $1.525 million in 2013. it now offers 420sq m of indoor and outdoor living space, including an open-air courtyard with sawtooth beams above. Filtered sunlight

enters from all angles and alfresco spaces wrap the living areas. there’s a second breakout living area on the mezzanine level, which also has a king corner master suite with walk-in wardrobe and dual ensuite. the ground level has a home office with full bar. A new build on one of Lavender Bay’s nearharbourfront sites has been listed. One of just 20 homes on the Bay View Street dress circle, it sits on the high side of the street with a panoramic view of the Opera House framed by the Harbour Bridge. The home was designed by Architecture Saville Isaacs, with interiors by Linda Morrice, wife of the home’s owner, former Metcash boss Ian Morrice. They have a $10 million guide. It has a curved staircase over its three levels, with a customised, cascading Buster + Punch chandelier that almost distracts from the spectacular aspect. There are four bedrooms, including a master suite with ensuite, balcony and bespoke dressing room, and an internal lift to all levels. Belle Property Mosman agents Tim Foote and Mark Jackson call it a “rock star-residence”. The last sale on Bay View Street was in 2017, when san original non-waterfront home, the last undeveloped one on the street, sold for $14.8 million.

Fine pedigree Gabriel Poole has been designing houses in Queensland for almost six decades. he is well known for his enlightened, lightweight designs and innovative use of materials, and won the national robin Boyd award for domestic architecture in 1991 for what’s been described as his tent house. In 1998 the royal australian Institute of architects awarded Poole the Gold medal, its highest honour. In the late 1990s Poole designed a home on Seaview Terrace, one of the Sunshine coast’s best streets. The timeless beach house with a sophisticated aesthetic has had a redesign by Brisbane-based Troupe Studio, and is listed with adrian reed at reed & co noosaville with a $4.3 million price guide. a bank of sliding glass doors appears to bring the pool into the home, while the top level master suite opens to a private and vast outdoor terrace that faces the beach.

Newport on Sydney’s northern beaches is set for its biggest sale in a decade, and possibly its highest non-beachfront price. The luxury clifftop home (below) soaring high over Bungan Head Beach was built in 1965 and underwent a full-scale renovation in 2012. Set on 930sq m, it has two levels, each with private access, and four bedrooms. A heated infinity-edge pool has gun barrel views that stretch as far as Manly, and there is direct access down to the sand. McGrath Avalon agents James Baker and Lauren Garner have a guide of $8 million to $8.5 million.The property, which is being traded for the first time in 20 years, would become Newport’s third most expensive home. Sally Sims, wife of Pacific Equity Partners founder and managing director Tim Sims, paid $12 million for a beachfront in 2009, the suburb’s second-highest sale. The suburb record has stood since 2008 when Brook Adcock, who founded private equity firm Adcock Private Equity, spent $14.6 million on the Prince Alfred Parade dress circle over on Pittwater.

rocky Point, a home on kangaroo Island, has been listed for sale for the first time in more than a century. Since 1918 it has been in the hands of wealthy pastoralists the dutton family, who have hung on to the six-bedroom home for five generations. over that time the house and its location, dissecting 7km of white sandy beach, have inspired a number of artists and authors. The likes of John olsen, arthur Boyd and Sir russell drysdale, as well as Patrick white, alan moorehead, david malouf and robert hughes, have written in the visitors’ book over the years. Even Princess diana’s father, the Earl of Spencer, stayed there. In the early 1900s, South australian Supreme court Justice Sir John Gordon commissioned a limestone clifftop retreat, which became the first holiday home on kangaroo Island. Buyers and sellers have been watching and waiting, but as the year proceeds competitive instincts are kicking in BY JonaT h a n c h a nc EL L or

david klinger, the venture capitalist, is among 2019’s early autumn prestige vendors. his classic woollahra home, bought in 2007 when he was an expatriate in hong kong, has been listed with The agency’s Ben collier, who is seeking $8.5 million. klinger paid $5.685 million for the property and spent another $500,000 or so extending the home on its 665sq m rosemont avenue parcel. The stately family home, at the end of a gated driveway and with a chandelier-adorned foyer, oozes luxury. There are four bedrooms, two bathrooms, a study, and the spacious gourmet kitchen features an ILVE gas cooktop and marble island. klinger, a former macquarie Bank executive and the son of former melbourne stockbroker Tom klinger, has listed at a time when activity at Sydney’s top end is thin. Estate agent ken Jacobs at christie’s International senses that local prestige buyers and sellers are waiting to see what direction the market takes in 2019. and he says there appear to be more chinese vendors than purchasers. “The biggest impediment is procrastination due to uncertainty,” Jacobs says. “This applies to buyers as well as potential vendors.” But encouraging signs are emerging from Sydney’s first sales. on the rose Bay waterfront, property developer Stephen Burcher secured the sale of his luxury home late last month. The expressions of interest campaign was seeing responses, but then collier sensed he needed to convince the buyers that they weren’t the only interested parties. The five-bedroom, five-bathroom trophy home was passed in at its onsite auction on a bid of $23.25 million, and then sold at a higher price three days later, but not to the top bidder. The three-level residence, redesigned by architect Bruce Stafford, amid landscaped gardens by anthony wyer, attracted downsizers, given its compact nature. It was futureproofed with lift access, collier says. In Bellevue hill, fund manager ari droga and his wife Lisa sold their home allala for around $11.75 million to adman James cooper and his wife, rachel. agents Elliott Placks and ashley Bierman had been quoting $14 million for the property when it was first listed, and Placks says they ended up with multiple parties fighting over it. “It took a while,” he says. “There has been an adjustment … You need to get competition to get a good price in today’s market.” The drogas had bought the nearby six-bedroom English Tudor-style home Bonnington last September when signs of the downturn were emerging. The 1935 F. Glynn Gilling design on an elevated 2232sq m block fetched $20.32 million, having sold for $20.5 million 12 months before. The vendor, art collector John Schaeffer, also undertook minor renovations. The decline in house prices that began in 2018, which has reached 11.5 per cent in Sydney (in the upper quartile) for the past year and 13.1 per cent in melbourne, is making sales harder to achieve, but it’s encouraging buyers to look. kay & Burton has sold four properties in excess of $10 million in recent weeks, for a combined value of more than $80 million, and agent michael armstrong says there’s no shortage of melbourne buyers out looking. “The missing piece of the puzzle – commitment – is starting to turn,” he says. “Buyers have been holding back over the first weeks of 2019 waiting for evidence that the world is actually not ending.” he blames forecasts of catastrophic price falls for the fact that so many have been afraid to proceed. “There are more buyers out there looking – definitely more than in the second half of last year, but they’re waiting for evidence of the market finding a floor, which is starting to happen. we’ve had such low turnover so far this year that buyers are beginning to get frustrated and making more decisive moves for quality properties.”

armstrong’s kay & Burton colleague Grant samuel says he is seeing buyers emerging. “there’s been four times the volume of buyers looking at properties online through February 2019, compared with november 2018,” he says. a middle Park sale before the recent marshall white auction, undisclosed but at the top of its $6.4 million to $6.8 million range, has been cited as an early confident sale. the 1890s Edwardian home on nimmo street was offered by tom Honan, chief financial officer of engineering firm worleyParsons and his wife marion, who had paid $1.575 million for it in 2005. there’s a fresh toorak listing through samuel, along with colleague darren lewenberg. they’re asking for offers between $9.5 million and $10 million for a luxury home in the montrose court cul-de-sac. set in 1080sq m of Jack merlo gardens, it has banks of floor-to-ceiling windows. through the gallery-inspired entrance foyer is a formal dining room, backdropped by a floating wall, and a formal living area linked to the surrounding landscape with bluestone features and a pebble gas fireplace. rt Edgar toorak agent oliver Booth says the 2019 buyer mindset is very different from that of recent years, when there would typically be five groups wanting to buy a property. “they were afraid to miss out,” he says. “now their mindset is to wait and be patient.” Booth says he currently has one to two parties wanting to buy a property, which is “why i’m not auctioning much at the moment. all my campaigns are expressions of interest, so it protects the vendor.” Jacobs says the market is missing expatriate buyers. traditionally when the aussie dollar hit the low 70 cents, there would be a stronger show of interest from expats. Jacobs says that isn’t happening, and in fact there are sales that haven’t been transacted because of pending tax implications set to affect australians living abroad. the tax exemption on capital gains made on previous house purchases back home may be removed from June 30 as part of the so-called housing affordability package. in the 2017 Budget, then treasurer scott morrison announced that the coalition Government would deny the capital gains tax (cGt) main residence exemption to foreigners. Expats have been caught up in the crackdown, should they sell while overseas. the treasury laws amendment Bill, introduced to Parliament early last year, is yet to pass the senate but has triggered uncertainty. 18

shadow assistant treasurer andrew leigh said issues remain around its retrospective nature. owners who have held a house for the past 20 years but have been lived overseas for the past three years will not see any apportionment or credit on the tax concession for the years in which the property was their primary residence. ray white new Farm agent matt lancashire says the proposed rules are causing a stir at the top end of the Brisbane market, with a number of expats selling their homes. “some of my vendors have seen now as a good time to divest their property because there’s been strong growth in values in recent years,” lancashire says. For many, the new laws mean any capital gain they’ve made on the property will be lost.” lancashire is re-marketing Balaam, one of only two riverfront properties in Hamilton and a former state record breaker. Fronting the Brisbane river, it was designed by architect shaun lockyer in 2007. lockyer was commissioned by its former owner, property developer don o’rorke. Built from white concrete, timber and zinc, Balaam last traded for a suburb record $11.8 million in 2015, and was relisted last year by the duan family, who are relocating to melbourne. the 1035sq m, three-storey mansion, which has eight bedrooms, was featured in robyn Beaver’s 2008 book 100 Dream Houses from Downunder. kay & Burton has not seen any uncharacteristic spike of innermelbourne listings as a direct consequence of the anticipated tax changes, but many of its international clients have raised the mooted tax changes as an area of concern. the melbourne-based abercromby’s agent Jock langley labels the new expat tax laws “draconian”. “it sends a negative signal to any expat wanting to invest in their homeland or hold real estate in australia,” he says.

the new tax rules will affect the wealthiest of the 100,000 australians living and working overseas. “many are taking a waitand-see approach,” Jacobs says. uk-based expat tom todd, the former right-hand man of nathan tinkler, and his wife Victoria sold their Hamptons-style residence on almost 3000sq m in sydney’s harbourfront clifton Gardens for $12.2 million through michael coombs. they had wanted to live in it eventually but the changing tax regime upset their long-term plans. the us-based western sydney wanderers owner Glenn duncan and his wife lisa marie recently listed allowah at mosman, one of the oldest houses on the lower north shore. the grand 1880s sandstone home has been restored and renovated by designer lisa Burdus since the couple bought it from citibank’s tim robinson and his wife kirstine for $8.5 million in 2014. the grand five-bedroom Victorian gothic trophy home sits in 1239sq m of manicured gardens designed by Paul Bangay. Belle Property neutral Bay agent Helen wilson has the listing, though she indicates it was not related to the expatriate legislation. the Federal Government’s crackdown on foreign purchasing has seen a considerable decline in chinese buyers, particularly in the prestige market. kay & Burton’s samuel says there is concern from his buyer pool in melbourne about the looming tax changes, affecting confidence and purchasing. “many of our international clients have raised the mooted tax changes as an area of concern with respect to their local investment or discretionary properties,” samuel says. “many have sought independent advice to gain clarity. as a direct consequence, we have a number of current listings that have occurred due to these overseas clients being eager to sell and settle by June this year.” oliver Booth says the level of chinese influence in the melbourne market has decreased since the middle of 2018, while Jock langley says there are still some chinese buying, but not at the same pace as in the past. twenty-four years ago, i was in a very different career from my present one. i was working in the entertainment industry, and one night after the show a few ViPs in the audience wanted to say hello. it was a meeting that would change my life. i’d spent the previous eight years designing light shows, pyrotechnics, stage sets, costumes and choreography. little did i know my creative energies were about to be directed into an area more green and serene than the one i’d inhabited through 5243 live performances across 14 countries from the age of 16. it was the beginning of a lifelong friendship with one of my greatest mentors. Paul Bangay is one of the finest formal garden designers of our time. He is sought out by the custodians of some of the most impressive estates around the globe, and meticulously carves out his calling cards in buxus, pyrus and yew. so one can only imagine the creative explosion when Bangay, a graduate of Burn leigh university in melbourne, directs his almost 40 years of experience and vast botanical library towards his own estate. stonefields, one of his best works, is where he spends his weekends. the successional garden for all seasons has been compartmentalised into 6ha of manicured botanical rooms and 14ha surrounding the farmhouse and garden. Frost and wind are two of a gardener’s biggest enemies and Bangay chose this site, well aware of its constraints. He positioned the house first and designed it with the garden in mind, instead of the other way around. it is a habitable archway built to straddle the iranian water channels that draw the eye to a central pool in the backyard, flanked by a stoic and somewhat masculine series of soldier-like cubes carved from Buxus sempivirens “English Box”. Bangay cites his many years of travel as the source of his creative urge. His garden is a botanical laboratory, a palette of perfectly positioned species, both evergreen and deciduous, strategically carved into the typography in the form of garden “rooms”. Bangay’s gardens for his clients are mostly hidden away as they employ him to surround their homes with fortress-like manicured hedges. stonefields, as being a well-curated showcase of his talents, has all the hallmarks of these gardens. and if you manage to catch one of his seasonal tours you may bump into his pet peacock, Harold, who roams the terraces and taps on the back door for his dinner. compartmentalisation is one of Bangay’s secret weapons, employed to seduce the visitor from one garden room to the next. the white garden is my favourite; it’s also the only section he had to replant as the horn beam hedges reached 4m and cast so much shadow a range of shade-loving perennials had to be injected under the canopies. when you arrive at stonefields, you’re greeted by the smallest courtyard on the estate. it compresses your viewpoint to amplify the impact of what lies ahead. the great american architect Frank lloyd wright used the same technique, famously terming it in 1923 “compression and release”. Bangay’s ability to deliver the most effective architectural tricks in the form of living, breathing plants is underpinned by the extensive botanical

A smart new build is a model of modernity amid the historic properties of this popular town in Victoria’s spa district 26

in mid-2010, di Foggo and rod moore stepped into the offices of melbourne-based architecture firm intermode to discuss a house design. they wanted to build at kyneton, in Victoria’s spa district in the macedon ranges north of melbourne – a town that’s increasingly a magnet for those in the creative industries. Foggo had called architect nick carr, director of intermode, after seeing one of his designs nearby. they signed a contract hoping for a 20-week project costing around $800,000. there were variations of just $50,000. the pair had been weekending in kyneton since 2006, where they’d restored a Federation home with a garden that allowed Foggo’s green thumb free rein. Having completed that project, they decided they wanted to relocate to the area permanently after concluding their business commitments (Foggo was a commissioner at Fair work australia, moore worked at Victoria university) in the city and left behind warehouse-style living. this time they wanted to build a house. “we knew we wanted modern, minimalist architect design,” moore recalls. their strikingly dark, modular flat-pack house, which was featured on television’s Grand Designs Australia in 2012, is the result. “absolutely liberating,” the couple told the program’s Peter maddison after moving into their home, which they named scotsman’s Hill. it was built on a 6200sq m former bluestone quarry site overlooking the kyneton racecourse, township and mount macedon that the couple snapped up in 2012. “they were particularly interested in building a new home that would explore the idea of connecting indoors with the outdoors more fully than historic dwellings allow,” says carr. the factory-built home is in a simple t-shape configuration that offers a choice on entry of heading to the kitchen and dining area to the right, a courtyard enclave to the rear or the lounge to the left. the living spaces have been separated by glazed internal walls. two bedrooms, a bathroom, the study, ensuite and the master bedroom sit off the hallway. “intermode’s credo is all about simplicity, modernity, environmentally sustainable design and materials – simple process and a quick build,” Foggo says. the couple also wanted superior climate control, and achieved it through a gas-fuelled hydronic heating system under the polished concrete waffle-pod slab floor – which also supplies thermal mass, capturing warmth from the winter sun. there’s an ultra-efficient apricus evacuated-tube solar hotwater system, as well as a gas boiler in case sunlight is scarce. the full-height doors promote cross-ventilation. in summer, cool air flows in and hot air flows out. the home is situated at the end of a rock-lined driveway amid private gardens containing a mix of mature trees, including two flood-lit eucalypts. the finished project has been listed for auction on march 16 through keatings real Estate woodend agent sandi Barrymueller, with a guide of $1.75 million. Barry-mueller describes it as one of kyneton’s finest examples of modern architecture. the kyneton region is home to a number of masterfully created homes. the award-winning sculptor Peter d. cole designed his from scratch, having bought a block in the town with artist wife anne.cole was influenced by elements of Japanese architecture, having visited the country a number of times during his career. the couple sold the home in 2017 for $1.275 million. these newer architect-designed homes form a strong contrast with the area’s older historic residences. woodbine, a historic retreat dating from the 1850s, was sold last year for $2.25 million. the estate on Fiddlers Green road comprised two dwellings in 4ha of gardens established by melbourne landscape designer michael Pithie. when you think of world-class apartments, the likes of the luxury penthouses of new York, london and Paris come to mind. But australia has its fair share of them, and more are coming. indeed many say australia is leading the world in this sector, as it embraces customisation and the fitouts of these six-star offerings win international praise. the recent marketing of the Boyd penthouse crowning the anZ office block in sydney’s cBd offered a glimpse into a level of luxury high-rise apartment living many didn’t realise existed, and garnered world-wide attention. Property developer John Boyd and his wife marly customised the penthouse atop the award-winning tower after selling the castlereagh street site to development company Grocon. Part of the deal was that Boyd got to keep the top three levels, then an empty shell. the penthouse is for sale through ken Jacobs at christie’s international in conjunction with lJ Hooker agent Bill malouf for $66 million. the design director of architecture practice Francis-Jones morehen thorp created the striking crescent-shaped roof design that takes light deep into the apartment. Francis Jones says he would be surprised if the apartment was ever equalled in sydney. Boyd brought in local designer Blayney north to create the interior of the three-level, 2400sq m apartment, a project four years in the making. in 2017 it was ranked as the world’s finest residence in the international design & architecture awards. the highest apartment in sydney, it has a bespoke sky lounge capturing 360-degree views, with the westfield tower a stone’s throw away. a private elevator shoots up to the 43rd floor. the market for rural trophy homes in the nsw southern Highlands is active during all four seasons, says angus campbell-Jones at campbell Jones Property, but he says that historically march has been his best month. He puts that down to a number of factors. “i think there’s a bit of pent-up tension after January being quiet, with a lot of solicitors away, agents running on skeleton staff and limited print media marketing. it just seems to build up over February and really kick off nicely in march. there are new listings around from people who held off listing late in the previous year.” the flurry of listings toward the end of summer is typical of the area, all aimed at selling to a varied market of downsizers, retirees, families and weekenders. richardson & wrench Bowral agent michael maloney says he is finding strong interest among buyers wanting to move to the Highlands permanently. “with the ease of communication today, many operate their business from home,” he says. “we also find many buyers are moving here to have their children educated in our great schools.” maloney says there are serious buyers in the $3 million to $6 million bracket, but suggests the lack of stock makes it difficult to find properties for them. “the four genuine seasons we have in the southern Highlands are an attraction for buyers,” he says, adding that winter can be just as productive for the region – which is 110km southwest of sydney – as the warmer months. “winter can be awesome, as many a buyer will venture down to get a feel for the winter months and realise it is normally very pleasant,” he says. “next thing they are submitting offers.” maloney recently sold the 70ha robertson retreat mount robertson Farm, to the malouf family for $8.75 million. it was owned by property developer John Boyd and his wife, marly. After taking a hit at the end of the mining boom, the WA capital’s prestige sector is making a comeback

after a few years in the doldrums, Perth’s prestige market has been buoyed by signs of revival in the western australia economy, as well as by the arrival of a few executives from interstate and overseas. stronger local demand is also beginning to emerge. while the market is still subdued, the city is seeing some price growth as the state’s economic activity notched up its best performance since 2013/14. mack Hall agent Peter Burns says he has seen several executives from sydney and melbourne looking to purchase in Perth in the past few months. He says the trend is slowly emerging, along with keen interest from locals who are upgrading. “of our last 10 sales, nine have been local buyers within a 5km radius and the other was from melbourne,” Burns says. in the past two months, around 20 per cent of his buyer inquiries have come from interstate. Burns says the prestige market is doing well, and he has sold a number of multimillion dollar homes in mosman Park and Peppermint Grove in recent months. “all the properties were cash buyers, so you can see the banking royal commission hasn’t had an effect on the prestige market,” he says. “the prestige market – above $3.5 million to $15 million – is probably the most active at the moment in Perth. if the banks loosen the reins on lending it would then allow more buyers in the lower price brackets to upgrade.” Burns is seeking offers from $3.2 million for a Hamptons-style home in mosman Park one row back from the swan river. the westmeath street residence has what Burns calls an upside-down design, with the main kitchen, living and dining space on the upper level, which has views over the water. the master suite is also on this level. on the entry level are another two bedrooms and a home office, as well as a second living area that opens to a private entertaining terrace adjoining the swimming pool. dickson terrace in Hamilton is brisbane’s most prestigious non-river street, offering some of the city’s finest views. the Courier Mail’s late city beat columnist James mccullough called it brisbane’s millionaires’ row, as it likely commands the highest house prices of any street in the city. the suburb has its origins in the 1840s. after convicts had cleared considerable amounts of scrub, wealthy free settlers sought out the elevation of the hill, where they could build with a view of the river and benefit from the cooler air from moreton bay. it was named after the keeper of one of the area’s early hotels, sam Hamilton. Veteran estate agent Gail Havig, who established Havig & Jackson real Estate in the mid-1980s, observes that it has often been outsiders, mostly melburnians, who saw the potential that more recent locals didn’t. Havig reckons she’s sold every home on the terrace except two – some as many as five times. Johnston dixon agent Josephine Johnston-rowell compares the tightly held street atop Hamilton Hill to wolseley road in sydney’s Point Piper, although it’s much shorter and lacks the opera House views. with no through roads or high-rise developments, the street is home to just 19 residences. Johnston-rowell, who sold loa langta on the strip in 2014, said a number of factors make dickson terrace one of brisbane’s most desirable streets, but the main driver for buyers is the elevated view across the river back towards the city. “there is no other view like it anywhere in brisbane,” Johnston-rowell says. “owners in dickson terrace get to see many fine sunsets. Given its historic significance, finite length and geographical position – which will probably see it protected from most current or potential adverse developments, including the current significant widening of kingsford smith drive – it is likely that dickson terrace’s appeal will only grow with the passage of time.” the most well-known house on dickson terrace, and arguably across brisbane, is bromley, the home disgraced businessman christopher skase built with wife Pixie in the 1980s. they fled to majorca in the early 1990s, and it was sold for a then brisbane record of $4.2 million through Havig. the house reportedly cost $35 million to build on its 2220sq m block. no other property on dickson terrace measures more than 1100sq m. the hotel-sized residence is set around a mediaeval-style circular staircase and 15m internal bell tower. it has nine bedrooms and nine bathrooms. in late 2017 it was bought by hotelier steven shoobridge, the boss of star Hotel Group, for $10,138,888, having been initially listed in 2016 with unrealistic hopes of fetching $25 million. the seller was sir Yii ann Hii, who at the time was in a $64 million battle with the tax office while separating from his wife, soo Hian beh. the pair used to get around town in a rolls royce Phantom with 1ViP number plates. they paid $6.25 million for the property in 2001. bromley features a self-contained housekeeper’s quarters, eightperson lift, a 15-seat home theatre, gym, wine cellar with tasting room, and a private office with bar. it sits behind a fence made from 1m-thick concrete. the vast gardens include a large pool, cabana, floodlit tennis court, ponds, fountains, and terraces. a glass conservatory offers the standard Hamilton Hill views across brisbane. a number of the city’s elite have called dickson terrace home through the decades. brisbane fruit shop owner carlo lorenti, dubbed the mango king, and his wife susan have been on dickson terrace since paying $2.9 million for a vacant 810sq m block in 2012. the mining executive Geoff Haviland and his wife madeleine moved into the city from their upper brookfield acreage when they paid $5.25 million for a four-bedroom home built in 2015 on 400sq m. Entertainment veteran Harvey lister, chairman of aEG ogden, and wife margaret bought the equal second priciest home on the strip, paying $7 million for an ultra-modern property built in 2000. in 2017, brisbane jewellery designer margot mckinney and her husband Peter kedwell paid $3.25 million for the early-1930s home waldemar. socialite natalie levein, wife of the boss of weareco clothing rodney levein, has owned loa langta since 2014. the $6 million mansion was constructed in 1991 across two lots by david tyler, a prominent builder and historian of the Victorian style, who recreated an 1860s Victorian mansion. the 930sq m house, which replaced a 370sq m colonial home on the 810sq m site, includes a 10-person lift. the three-level replica once called brisbane’s most expensive “spec” home had been owned by michelle catelan, daughter of property tycoon ray catelan, the man behind real estate database rP data, before she sold to levein in 2014. the campbell family owns Vailima, an 1890s home on a 1080sq m block with dual street frontage that sold for $7 million in 2008. they also own a triplex on the terrace.

To infinity and beyond Hamilton island captures headlines once a year for the off-water fun of its sun-blessed, celebritypacked august race week and its fly-in attendees. a fleet of 250 yachts – mono-hulls and multihulls worth millions – gather on the sparkling sea. But the picturesque heart of the whitsundays is much more than a one-week sailing showstopper. Hamilton island has some of Queensland’s most luxurious properties, as befits a world class sailing resort. and its property market is booming. there are whispers that the trophy home solis, which ranks among the most spectacular holiday homes in australia, has sold for a record price. solis, designed by architect renato d’Ettorre, connects its glass, concrete and stone facade to the tropical surrounds through vast open spaces – the architect wanted a structure that disappeared into the landscape. the award-winning home was built in 2010 by German-born, american-based coal mining billionaire Hans mende, sometimes called the godfather of australian coal. with three pools overlooking Plum Pudding 44

island on the coral sea, the 3200sq m estate was listed by sotheby’s international realty Queensland agent carol carter for $15 million. the talk is that the buyer is from new Zealand. the undisclosed sale price is likely to have outstripped record-setters of the past 12 years. Yachtsman warren Johns and his wife Joan sold their retreat – overlooking catseye Beach and the largest privately owned estate on the island – for about $8.5 million in 2007. the house was built in the 1980s by the late tourism legend keith williams. letsbeavenue, the retreat of late Beatle George Harrison and his wife olivia, was sold for about $8 million in 2008. in the early 1980s the British racing driver sir Jackie stewart suggested the couple look at the island, which was then undeveloped. Harrison’s compound had two pools, a spa with a waterfall, and two guest lodges. the whitehouse, a six-bedroom, sevenbathroom residence on melaleuca drive, sold in 2012 having had a $7.5 million asking price.

the past financial year was one of the busiest in recent times, with more than 60 properties selling – considerable activity considering there are only 770 in total. Forty sold in the past six months alone. the island is made up of 470 apartments, 220 townhouses and some 75 houses. Queensland sotheby’s agent wayne singleton, who has been selling property on Hamilton island for two decades, says from 150 to 300 owners live in their properties, depending on the time of year. “when it is too cold down south, they move up here until around november, when it gets too hot here,” singleton says. “there are fantastic rental returns for holiday properties.” He says more than 80 per cent of properties are holiday lettings at various times. local agent Boyd Jackson says returns can be 6 per cent net. Hamilton island’s good times can be credited to the oatley family’s love affair with it, dating from 1983 when the late winemaker Bob oatley was cruising the whitsundays. some 20 years later, flush with cash from his rosemount deal, he

bought the island in 2003 for $198 million. the family embarked on a massive investment program to rejuvenate the island, culminating in the unveiling of the $75 million Qualia in 2007. the wally Barda-designed Yacht club Villas have enjoyed price growth of about 20 per cent in the past two years. the villas are in gardens designed by Jamie durie. Hidden cove, the latest development to be completed, has seen some 30 per cent gains on its initial 2015 pricing. island living is the epitome of the good life for many – slipping on the thongs every day, sandy beaches at every turn, golf amid the kangaroos. then there’s the subtropical climate. singleton is marketing one of the premium holiday lets, clear water (pictured), close to one tree Hill and with one of the highest elevations on the island. it has a price guide of $4.25 million. designed by chris Beckingham, who created Qualia, it is mostly built from timber and stone and sits on more than 2000sq m. its most impressive feature is the infinity plunge pool view.

they went back and forth, from yellow to green to blue, finally settling on green. the pops of colour take their cues from the natural materials used, in particular stone, says Fung. a variety of figured stones, naturally lit by skylights, are featured in bathrooms throughout the house. instead of going with a safe white or grey, the blue porcelain in the ensuite ties in with the violet in the marble. the staircase green works with the natural, honest materials surrounding it: strong horizontal planes of board-form concrete and terrazzo. australian hardwoods were used for the joinery and bedroom floors. the interior of the home is flooded with natural light. a series of skylights and clerestory windows puncture the concrete roof, allowing sunlight deep into living spaces and internal rooms. the courtyards also help bring the light in. the new woollahra courtyard House took four years to complete. almost two were spent on designs and approvals. the builder was meticulous, a factor Fung says was particularly important given so much concrete would be on show. what he’s most proud of: “the fact it got built�, given there was so much drama at the beginning, with the daunting prospect of replacing a murcutt house and opposition from neighbouring properties. He gives the impression it would not have been possible had his clients been more typical. instead, they signed off on the design, added value where most needed, then watched what is a stunning and unique design come to life. 54

ally Pottharst and i founded armadillo & co to create the kind of products we couldn’t find in the market for our own homes. we were looking for timeless, high-quality and sustainable rugs, and there wasn’t anything out there that ticked all those boxes. so we decided to design them ourselves. we’ve really followed our instincts. sally and i both had longstanding ties with india, and it just made complete sense to tap into the experience and skillset of the traditional artisans we had met there. we have also very much been driven by a desire to give back to the community in the process. From the outset, both the products themselves and this commitment to social and environmental responsibility seemed to resonate deeply with people, and that recognition and support has evolved into a bigger and more exciting range each year. my aesthetic is very clean, monochromatic and quiet – since i’m constantly surrounded by colour and texture at work, i just want my house to be a peaceful sanctuary to come home to. our new Egyptian collection is an exciting evolution for us, as designers and as a brand. it is a new hand-knotted jute rug, abrash overdyed in five beautiful hues, with a lot of dimension and texture and depth of colour. a lot of my inspiration comes from travel and the experience of different cultures in terms of the light, landscape and architecture. creativity often strikes in the most unexpected places; it doesn’t arise out of any one source but is the alchemy of many subtle muses. i’m also constantly inspired by other makers, designers and architects, and their creative and thought processes.
