Yesterday, July 7th, I was at my office and received an email from someone I do not know asking about a particular lending company whose name I also didn’t recognize. I responded by asking him how we know each other. In the subsequent email exchange, I learned that I had given a testimonial on behalf of a company called Fairview Lending Corporation located in Lombard, Illinois. He directed me to their website, and when I looked at the testimonials, my fraud bells went berserk! I could see pictures on that page of some friends and clients that I knew were blatant misrepresentations, as was my supposed “testimonial” which included a picture of me lifted from Facebook and a bogus entity said to be associated with me. The testimonial said that I had borrowed money from this lending company. Why am I sharing this with you? Because I’m grateful this person reached out to me, but I’m more grateful that he trusted his gut instincts and realized that when he is dealing with a lender who wants to collect an origination fee up front, before the closing instead of bringing it to the closing, that lender is doing something shady and probably illegal. I want to be clear about this because I just drafted loan documents for a deal in which a client is lending money and collecting an origination fee at the closing. That is perfectly fine. When you are being asked, however, by a lender you do not know for an upfront origination fee as part of their application process – believe me, they are all over the internet, especially in certain Facebook groups – steer clear and run the other way! I will be dealing with this company on behalf of myself and my clients who are being misrepresented on their testimonial page. When it comes to private lending and hard money lending, there is nothing better than working with someone you or trusted individuals you know have a relationship with. Relying on something someone posts in some social media thread or trusting an unknown company with a slicklooking website is not enough! And if you see a testimonial from anyone anywhere, please verify, it might be fake.

In fact, local radio station KCUR reports that the population is the largest ever, with some suburban counties growing nearly 20% since 2010


Home Values According to Zillow, the value of a middle-priced tier home increased by 17.6% over the past year as of January 31, 2022, while according to Zumper, median rents for a 3 bedroom home have gone up by 17% over last year as of February 22, 2022.

The median rent for a 3 Bedroom home is $1,400 according to Zumper as of July 2022.

Job Market

Also, a major transportation center being centrally located and a hub for the highgrowth sectors like finance, tech, and information technology. Home to nearly 4,000 tech companies, the Kansas City Metro area is ranked among the top 15 large metro areas with technology jobs per capita. According to ThinkKC, the metro has an Abundant Force as the population of highly educated individuals has grown at a rate 3 times higher than the overall population. KC children are getting a foundational education with more than 96,000 engaged in STEP programming. The area is the most connected with over 5.5 million miles of fiber deployed. The region also offers a deep pool of talent in tech with over 1,200 annually receiving bachelor's degrees or higher. Combine all of these advantages with the low cost of living and Kansas City attracts a lot of new industry and growth.

According to BLS, unemployment in Kansas City is down to just 2.5% as of April 2022, with some of the fastest signs of growth in construction, trade, transportation, leisure, hospitality, and professional and business services. Major companies with headquarters in Kansas City include American Century Investments, Commerce Bancshares, Dairy Farmers of America, Garmin, Hallmark Cards, and Interstate Bakeries (maker of Twinkies and Wonder Bread), Sprint Nextel, and one of the largest freight shipping companies in the world, YRC Worldwide. Plus Both Ford, General Motors, and Sanofi-Aventis have large manufacturing plants. Plus the federal government is the largest employer including the Department of Defense, the IRS, SSA, the VA, and the Kansas City Federal Reserve. Other names you may recognize in the area include Meta, Zoom, and Amazon.


According to the most recent information from the Kansas City Regional Association of Realtors (KCAR, May 2022), homes are going under contract after being on the market 19 days, and are selling for nearly 4% more than the original listing price. Rising construction and materials costs help to make resale homes an attractive option, which further increases the demand for single-family homes in Kansas City. After two years of record-setting activity, there are signs the housing market might be cooling. High home prices and a surge in mortgage interest rates are slowing buyer activity, with home sales declining for the third consecutive month under

the weight of soaring homeownership costs. The number of existing-home sales was up slightly from the previous month, pending sales were also slightly up and average sales price was also up. Inventory dropped from April to May leaving our metro supply at .08 for resale existing homes and 3.2 for new construction. In this day of competition for attention, it’s important to go back to the basics. With the constant bombardment of social media ads, the simple concept of authentic engagement gets overlooked. I would like to reintroduce you to your local real estate investors association (REIA). There are plenty of benefits of being a part of your local REIA that often get overlooked. They may not always do the best job with marketing and promotions, but the education you can find is still on point. I was recently reminded of my introduction to real estate in the Phoenix market, and it was through my local REIA—a staple of the real estate market in any city. So why have so many overlooked the REIA and fallen victim to high-priced courses and mentorship programs? Maybe it’s simply because many are blinded by the bling of advertisements and forget the benefits of the local REIA. As a reminder, here are four simple benefits of your local REIA.

Local Market Connections Not only are your teachers experts in their field, but they are experts in your local market. During your education, you will learn what is occurring in your market. You will be able to analyze and evaluate deals in your city. I re-engaged with my REIA to learn more about what is happening in my market. With the fluctuation of the real estate market and the speed of changes, it’s important to have a local perspective. Many influencers are encouraging diversification in outside markets right now, which is not a bad thing, but it’s important to have a local approach. The market updates I receive from our local REIA are amazing. The trends and projections really aid in positioning my company for the future.
