LIVING
IN THE SAN JUAN ISLANDS
ORCAS ISLAND AND LOPEZ ISLAND LIVING IN THE SAN JUAN ISLANDS
Welcome to our Annual Living in the San Juan Islands Guide. This year, we're diving into the transformation of Orcas Island and Lopez Island by comparing historic and current photographs. These visual contrasts will vividly illustrate the changes over the years, complemented by intriguing stories from the islands' past.
As in previous years, the Windermere offices on Orcas and Lopez Island have teamed up to bring you this Lifestyle catalog, showcasing all of our current real estate listings. Additionally, we are proud to introduce our 22 dedicated real estate brokers who call these islands home.
Our easy-going lifestyle in the San Juan Islands has never been more firmly established. Many individuals from Washington State's urban areas have chosen to embrace the tranquility and rural charm that our islands offer. While we continue to face some challenges with the ferry system, improvements are gradually being made.
The real estate market remains competitive with low inventory, but we are beginning to see more properties becoming available, creating a more balanced market for buyers and sellers. Factors such as interest rates, the national political climate, and the ongoing trend of relocating to rural areas all influence our market dynamics.
Now, onward with our story...

ORCAS ISLAND
WELCOME TO ORCAS ISLAND
Like so many of our Island Places, the Windermere office on Orcas Island has changed and evolved over time. This year, we have come full circle to land in a brand-new building, completed in spring of 2023 as our forever home in Eastsound. The Windermere office called this location home once before, from the late 1990’s until 2009. And, then again for a few years between 2018 and 2021. Today, we have the pleasure of occupying our new state-of-the-art facility, constructed with the intention and purpose of aligning with our views with being good stewards of the Island. Our new office is also home to 16 extraordinary Real Estate Brokers.
Each of us has a unique story as to how we came about calling Orcas Island our home. We are products of the Island, with several of us growing up here, attending school, and graduating from Orcas High School. Now, we are raising our children here. Regardless of our background, our commonality is that we have all chosen to call Orcas Island our home.
An unrivaled local knowledge and our brokers' expertise is a tremendous resource when working with our clients. We also take full advantage of the tools, innovation and professionalism that the Windermere name has become synonymous with. Together, we work collaboratively within our community to assist others through our various volunteer efforts. We are passionate about what we do and always happy to help in any way we can.
As you browse these pages of real estate for sale, you may envision what your own Island story could be. We are here to help you find that next chapter.

MORAN STATE PARK
Then & Now
Moran State Park is a beautiful and captivating natural area on Orcas Island, one of the
San Juan Islands in Washington State. The park is named after Robert Moran, a shipbuilder and former mayor of Seattle who acquired the land in 1905. Moran was a passionate conservationist who sought to preserve the area's natural beauty for future generations. Today, Moran State Park is a popular destination for locals and tourists, drawing visitors from all over the world. The park covers over 5,000 acres and offers a wide range of recreational opportunities. Whether you're interested in hiking, camping, fishing, boating, or just enjoying nature, there's something for everyone at Moran State Park. One of the park's most iconic features is Mount Constitution, the highest point on Orcas Island. Visitors can drive or hike to the summit, where they'll be rewarded with breathtaking panoramic views of the San Juan Islands, the Olympic Mountains, and even Canada on a clear day. The history of Moran State Park goes back much further than Robert Moran's ownership of the land. The area has been inhabited for thousands of years by the Coast Salish people, who fished, hunted, and gathered food in the bountiful waters and forests surrounding Orcas Island. European explorers first arrived in the area in the late 1700s, and the island was eventually claimed by the United States in the mid-1800s.
In the late 1800s and early 1900s, Orcas Island was a hub of activity for the Pacific Northwest's booming lumber industry. The island's forests were filled with towering oldgrowth trees, and logging camps sprang up throughout the area to harvest the valuable timber. However, the island's forests were rapidly being depleted, and many people began to worry about the impact of logging on the island's natural beauty.
Robert Moran was one of these concerned citizens. He purchased the land that would become Moran State Park in 1905, to preserve the area's natural beauty for future generations. Over the years, he worked tirelessly to enhance the park's natural features, building roads and trails, constructing buildings, and even installing a large freshwater lake that he named Cascade Lake.
Moran's legacy lives on today in the form of Moran State Park, which remains one of the most beautiful and well-preserved natural areas in the Pacific Northwest. The park is home to numerous hiking trails, including the challenging Mount Constitution trail, which climbs over 2,400 feet to the summit of the mountain. There are also several campgrounds within the park, ranging from primitive sites to RV hookups, as well as picnic areas, playgrounds, and other amenities.
Whether you're a nature lover, history buff, or just looking for a peaceful escape from the hustle and bustle of everyday life, Moran State Park is a must-visit destination. Come explore the park's beautiful forests, lakes, and mountains, and discover for yourself why this area has been cherished by generations of visitors.

CHILDREN’S HOUSE
Then & Now
Serving island families with joy and commitment to play since 1969.
Built in 1900 by George Sutherland, the Farmhouse overlooks a sprawling pear orchard along North Beach Road in Eastsound. In 1928, the farm was sold to the Lavender family with their 7 children! Over the years, parcels have been divided and sold, but the original Farmhouse and many heritage trees remain. Locals still affectionately refer to this valley as the Lavender Farm.
In 1969, island parents came together to create a playgroup for children to play and learn. This grassroots effort evolved over the years to become what it is today – Orcas Island Children’s House: an early learning and care center for children from birth through age six. In 1974, Children’s House began renting the Farmhouse for their preschool program and purchased the building from the Lavenders with help from the community in 1980. The Farmhouse is still a preschool classroom today. It has been a place of wonder and belonging for generations of island children.
Children’s House is here today serving children and families as the result of hundreds of volunteers, donors, teachers, and parents. The program owes its success and longevity to the islanders who built and sustained this special place just for children.

WHALES OF THE SAN JUAN ISLANDS
Then & Now
The San Juan Islands are a haven for a diverse array of whales and marine wildlife. Within the Salish Sea, minke, gray, humpback, and killer whales are a common sight. Historically, the Southern Resident killer whales-comprising J, K, and L pods-were the predominant type of orcas encountered here. In contrast, the Bigg’s, or Transient, killer whales were seen less frequently. The Southern Residents primarily feast on fish, particularly Chinook salmon, while Bigg’s orcas target marine mammals like harbor seals, sea lions, and porpoises. Despite their misleading names, the key differences between these two types of killer whales lie in their diet and family structures.
In recent years, the patterns of these killer whale populations in the Salish Sea have shifted. Declining salmon populations, largely due to extensive development and industrial activities, have forced the Southern Residents to search for food elsewhere, resulting in fewer visits to the region.
Moreover, most whale-watching boats have ceased following the Southern Resident Killer Whales to protect these critically endangered orcas and support their recovery. Regulatory bodies, such as NOAA Fisheries, have implemented guidelines and regulations to minimize human impacts. These include increasing the distance boats must maintain from the whales, reducing speed limits in their vicinity, and limiting the number of boats allowed in critical habitats. By reducing boat traffic around these whales, a quieter and less stressful environment is created, aiding their recovery efforts.
About a decade ago, sightings of Bigg’s killer whales started becoming more common. Today, encountering them is the new norm. This change is partly due to successful conservation efforts like the Marine Mammal Protection Act, which has helped protect and restore the marine ecosystem. Shoreline protections aimed at recovering forage fish populations-the foundation of the food chain-have allowed porpoises, seals, and sea lions to thrive. This abundance of prey has supported the growth of Bigg’s killer whale populations in the area.
Other whale populations are also being seen more frequently. Following the whaling era, humpback whale sightings were rare in the San Juan Islands. However, due to protective measures their numbers are increasing. Since the late 1990s, nearly 1,000 individual humpback whales have been photo-identified in the region, marking a significant recovery often referred to as “The Humpback Comeback.”
Whale watching plays a crucial role in this conservation success story. The collaboration of whale-watching vessels helps locate and identify whales, providing essential data to researchers who cannot always be on the water. These vessels also act as sentinels, alerting boaters to the presence of whales, removing harmful debris from the waters, and reporting recreational boater behavior to enforcement agencies. The presence of many vigilant eyes on the water contributes significantly to the protection and study of whale populations.
While the dynamics of whale populations have evolved, the commitment of the San Juan Islands community to protect and understand these majestic creatures remains unwavering. This dedication to stewardship ensures that, despite inevitable changes, efforts to improve the health of the Salish Sea continue to progress. Through fostering this ethos, the community strives to enhance their role in this delicate ecosystem, ensuring a bright future for the whales and wildlife of the San Juan Islands.

BEACH HAVEN
Then & Now
Beach Haven Resort has been hosting guests since opening their log cabin doors in 1939. The Kimple family built the first cabins with logs milled from the forest right on the beach. The original cabins shared one central refrigerator and had electricity but the guests cooked their meals on Franklin wood stoves.
Originally the resort was built as a fishing destination as that side of the island was the perfect habitat for a variety of species. Over the years more cabins were built along the pristine beach among the old growth trees and the resort became a popular annual escape for many regular guests.
Today the cabins have modern kitchens and supplemental heat but the guests still enjoy the coziness of building a fire in the wood stoves. The guests also enjoy renting boats to watch wildlife or paddle out to nearby Point Doughty. A playground was added among the old growth trees where guests play horseshoes and ping pong and the kids climb into the tree fort and go down the tube slide.
Guests gather around the communal fire pits to take in the views and share stories while watching the sunsets and roasting marshmallows. The tranquility of Beach Haven lends to a place to reconnect with loved ones, read books and play games. Over the years the ownership has changed a few times along with gradual upgrades to the vintage cabins. The historical charm of Beach Haven makes it one of the most iconic resorts on the island.
LOPEZ ISLAND
Lopez Island, Washington
OUR ROOTS RUN DEEP
Perhaps it’s our distance from the mainland or maybe its a choice – but self-sufficiency has been at the core of Lopez for as long as we can remember.
From the water, Lopez is rocky shorelines, emerald bays and long stretches of sandy beach. But, like those who ventured past these shorelines long ago, you’ll find a near nirvana of sustenance living. Temperate weather and fertile valleys had early homesteaders filling their tables with a bounty of home grown produce. Soon their excess was being rowed to other islands or sailed to markets on the mainland.
By the 1930s Lopez Island was said to be exporting 15,000 pounds of cream a week, 100 cases of eggs, 500 pounds of poultry, 100 tons of peas and more. Lopez wool and mutton were also prized products.
Little did those early farmers know, their ventures would weave a golden thread of farming that continues today. Traditional and micro farms now prosper on land that was once homesteaded in the 1800s. Many residents tend prolific backyard gardens, stocking their cellars with home grown produce and sharing their excess.
The summertime Saturday Market is chock full of folks purchasing local goods to feed their family and friends. Farmstands are filled with product, and any given night you’ll find happy patrons clinking glasses over Lopez’ bounty – found on fine dining menus throughout the San Juan Islands and beyond.
And much like was reported in a 1902 San Juan Islander article, “it is the choicest found in the city markets.”
“Lopez Island has an area of forty square miles and of all the islands in the San Juan Group it has the largest proportion of tillable soil. Its valleys comprise acre upon acre of the most fertile land and beautiful meadows and attractive orchards are everywhere.”
Everett Morning Tribune, July 19, 1908
LOPEZ ISLAND OFFICE
Then & Now
In 1985, local realtor Annie Albritton and her husband Johnny purchased the first lot in the newly developed Lopez Village Plat. It was here that Johnny lovingly built the Friendly Isle Building. This is where Annie opened and operated her Real Estate Brokerage for nearly 40 years.
Annie has passed leadership of the Windermere Lopez Island office to Amanda Slattery, her long-time licensed assistant. Amanda was born and raised on Lopez Island. She has a deep love of her island community and looks forward to providing the same experience countless buyers and sellers have had under Annie’s ownership.
Windermere Lopez Island continues to be the market share leader, listing and selling more Lopez Island property than any other brokerage – a testament to our professionalism, handling real estate transactions with integrity and competence.
We believe ‘local’ knowledge matters in our business, and that relationships and community are at the core of our success.

WOOL AND LAMB
Then & Now
Arthur “Billy“ Barlow and his Indigenous wife Lucy, were one of Lopez Island’s earliest sheep farmers. They farmed at the head of what is now Barlow Bay, becoming well known for producing quality meat and wool.
Although raising stock has peaked and waned over the years, it has remained an important piece of Lopez. Jones Family Farm, Lucky Ewe Farm and Horsedrawn Farm are just a few that currently tend herds on the island. Around the same time Sampson Chadwick was hired to take charge of 200 sheep at the head of Fisherman Bay. In return, he earned a share in the wool and lamb that was produced. His family would go on to raise Lopez Island sheep for nearly 100 years on their southend property near Watmough Bight.
By 1876, the Puget Sound Weekly Argus was reporting, “ …large numbers of excellent cattle on the island and some 1,500 sheep. The pastures are excellent and the climate so favorable that stock can graze most of the winter.”

THE GUERNSEY OF THE PACIFIC
Then & Now
When Lopez livestock is the topic of conversation, sheep are likely the most wellknown – but did you know Lopez was once a top cream producer, even having its own slogan?
An excerpt from a 1930s magazine summed up the Guernsey era:
“… Third in size and industrial importance, Lopez Island is strictly agricultural and pastoral and contains 134 valuable farms devoted to dairying and stock raising.
The development of this island and its growth has been nothing short of phenomenal and the adoption of a slogan “The Guernsey of the Pacific,” by the farmers exemplifies the fact that herds are being changed as rapidly as possible from Holstein and Jersey to the popular and substantial Guernsey breed.
“… Lopez Island exports more than 15,000 pounds of cream a week, or approximately 60 percent of the cream produced in the entire county. Export statistics show that this island ships on an average of 100 cases of eggs and 500 pounds of poultry a week in addition to a quantity of veal and pork…”
