HOTEL’S S Research & Notes 3 Major Hotel Categories
• Design hotels tend to focus on innovative, experimental, or unconventional design. They can position themselves in the market anywhere from budget to luxury. • Boutique hotels, though tasteful, are less unconventional in design and tend toward smaller renovated properties. They mostly cater the upperupscale segment. • Lifestyle hotels may have qualities of both design and boutique hotels but differentiate themselves by paying particular attention to delivering an interning atmosphere and personalized services.
Hotel Design
Wilderness Lodges and Wildlife Reserves • Favor the use of local products to sustain the local economy and are also involved in educational projects, in particular with locals school. • If possible, it adds to the ambience and guest experience if qualified staff can be found in nearby villages. • A significant investment can be bringing sufficient electricity to the resort, since noise of a generator would disturb the local wildlife. • Getting guest to and from the resort can be a challenge but can also contribute to a significant part of guest’s eco-experience o Arrival in by Jeep or Range Rover on a narrow mountain road or by longboat up a jungle-lined river, etc. Four Seasons Resort Seychelles – Mahé
Resort Hotels
• Resorts emphasize vernacular architecture and materials as a way of transporting guests to their dream destination. • Resorts tend to have more food and beverages seats per key than other types of hotels. • Enhance the guest experience while generating additional revenues, either through user fees, food and beverages, or retail purchases. • Maintenance facilities as well as shops and storage for recreational equipment and outdoor furnishing can take up as much as 15% of the total hotel’s built area.
Spa Resorts
• Combine state of-the-art wellness treatments and education with luxurious accommodation and first-class healthy cuisine. • Spas relies on vernacular ingredients, techniques, and architecture.

Lobby Design •
•
Major lobby elements and the design of the details are crucial to making a positive and lasting impression on the guest o Visual impact and function Many hotel companies today are making the lobby much more of a social center - register, eat, meet, and socialize
Food and Beverages •
Site and Master Planning
• Sites can be organized with such devices as a bell tower, fountains, sculptures, or a flagpole that stand out in the landscape as point of reference. • It is important that resorts on small parcels do not disrupt the ecological balance. • Terraces become an outside bridge to the hotel proper and the landscape. The resort should reflect the economic status of its community. Hotel Therme Vals, Switzerland
Generally, one restaurant and cocktail lounge located near lobby o Specialty/ themed restaurant, deli/coffee/pastry shop, lobby bar and entertainment or sport lounges • Remote destinations resorts, where the typical length-of-stay is longer and all the guests must be served 3 meals, plan for the flexible use of outdoor spaces-breakfast terraces and pool snack bars, in addition to 2 or more outlets • Provide restaurants seats equal to 0.6 times the number of guestrooms, and lounge seats equal to 0.3 times the number of rooms
Guestrooms
• Guestrooms make up 75-85% pf the total built area. o Size is on average 325 sq ft (30 sq m) for transient hotels and 425 sq ft (39.5sq m) for extended stay concepts.

LOS CABOS BEAC Case Study I
Outdoor Showers
The Passage
Location: Cabo San Lucas, Mexico Architects: Olson Kundig Area: 561000.0 ft2 Year: 2015
Project Summary
JW Marriott’s creation seamlessly blends architecture and Mexico’s desertic landscape. The resort is able to create a strong connection with the ocean through an intuitive and horizon-framing arrival hall. The design evokes a desire for adventure and mystery, emphasized by the grandeur of the rooms. The scale is further accentuated with a cadence of tall columns inspired by preColumbian architecture. Visitors are greeted with unpredictable views of water and natural landscape.
Quote
“My main inspiration was the power of the ocean and bringing its power into every part of this hotel. When you move through the spaces, there are always moments where your eye can focus on the outdoors. The architecture is designed to frame nature.“ –Jim Olson, FAIA, Design Principal
3-4
CH RESORT & SPA Pool Deck Materials
The narrative of the site and color palette are derived from the sand of Mexico’s dessert. Smooth concrete and stucco are applied to the façade of the building, blending the architecture with its surroundings. Local products such as soil aggregates for the flooring and specially commissioned Mexican artworks are applied throughout the resort and in individual guestrooms.
Design Considerations
• Utilize authentic materials and finishes that relate to the narrative of the hotel’s site. • Highlight the location’s historical context to create direct relationships between the site of the hotel and its surroundings. • Views to the outdoors emphasize natural light and promote sustainable solutions. • Maximize the use of indoor and outdoor space and airflow

MIYUAN BOUT Case Study II
Outdoor Facade
Guest Bath
Location: Xuancheng, China Architects: Jaxda Year: 2019
Project Summary
Miyuan is a 22-room boutique hotel hidden in the mountains of Anhui. Surrounded by abundant bamboo forests, the project adapts the unused buildings around, giving them a new purposes and functions to benefit the hotel’s needs. Upon entering the building, a fusional relationship between exterior and interior, new and old, human and nature is expressed.
Guest rooms are facing south and are equipped with large openings or terraces, inviting nature in. The interiors use a simple and minimalist design giving most of the focus to the exterior. The Miyuan hotel not only aims to accommodate visitors under an atmosphere of nature and comfort but also carries them to a time of reflection that leads them to an acceptance between man and nature.
Guestroom
5-6
TIQUE HOTEL Corridors
Materials
The project only uses natural materials, including: Stone bricks, wood, and bamboo. The focus of the overall design is governed by the use of bamboo to create a cover façade reinterpreting a contemporary version of Chinese architecture. Due to changes in temperature, the diameter of the bamboo will age over time, letting the wrinkles of time shine trough the outdoor architecture and blending with its environment.
Design Considerations
Guestroom Entrances
• Utilize surrounding materials as a cover to dissimulate the building into its environment. • Balance the use of new and old materials to accurately represent the history of the location and immerse visitors in an accurate representation of the surroundings.

nicaragua T h e L a n d o f L a k e s a n d Vo l c a n o e s About Nicaragua The story of Nicaragua traces its origins from indigenous tribes linked to Aztecs and Mayas, who named their land after their chief, Nicarao, and its geographic location surrounded by water (aqua). Currently identified as a place of freedom and independence, Nicaragua suffered from centuries of colonizers. After its independence in 1838, the country drew immigrants from Europe, creating a diverse cultural mix still present today. Overall, Nicaragua presents active elements of European heritage weaved with indigenous history (Nicaragua).
Demographic Analysis
A Destination for Intrepid Travelers & Nature Lovers With more than 10, 000 sq km of virgin forest, raw natural beauty is abundant in the country. It provides an ideal setting for nature lovers to engage in extreme adventure and outdoor activities. Only the most intrepid visitors dare to travel through Nicaragua’s volcanic terrains either by ziplining, volcano boarding, or extreme hiking (Nag, 2019).
Given Site Location

The site for the new boutique hotel will be based in Nicaragua on the periphery of the city center, Managua. Located in Central America, Nicaragua is known for its tropical climate and exotic landscapes. Tourism has become one of the city’s leading industries drawing people to its numerous volcanos, lakes, and cultural life (Arguello, 2019).
About Managua
Known as Nicaragua’s capital and largest city, Managua is located on the southwestern shore of Lake Managua. The city sits flat right above sea level, relieved by a few volcanoes. Located near seismic regions, the old city has been rebuilt several times, creating a strange landscape composed of crumbling ruins, concrete structures, and new malls & hotels. Although Managua offers most of the services in the country, it does not attract a lot of tourism (Nicaragua).
.
9-10
Climate
Tropical climate with two distinct seasons: Summer (dry) and Winter (wet). Around 80 deg. F. throughout the year. Average annual humidity – 70%. Mountains regions and any area above sea level may experience cooler temperatures and lower humidity (Climate).
Economy Known as the second poorest country in the Americas, Nicaragua’s economy has caused many locals to migrate to Costa Rica or Panama to find jobs and bring money back to their families. Tourism plays a significant role in the country’s economy and has been increasing by 10% every year for the past decade (Freyer, 2019).
•
•
Fun Facts No matter where one is in Nicaragua, they simply have to look up to admire one to three volcano cones. Overall, a formation of twenty-five major volcanos can be distinguished in the western region. Directions in the country are not governed by numbers and street names, but rather by specific landmarks such as churches, hotels, and other prominent buildings (Nag,2019)

Cons: -Close to the capital, which does not attract tourists.
Masaya
Located in western Nicaragua only 20 km away from Managua, Masaya is home to artisan markets and the active Masaya Volcano. The city immerses visitors in the local culture where authentic potteries, clothing, and endless aisles of fruits, vegetables, and meat can be found (Visit and Explore Nicaragua). Pros: - Easy transportation access - At the heart of the local lifestyle - Close to main outdoor attractions Cons: Poverty is heavily present in cities, no direct access to the wildlife

Major Excursions
Each location is strategically located to place visitors at the heart of the typical Nicaraguan experience. World-class excursions to nearby villages, rum factories, and major volcanoes will be available in the lobby of the new hotel to spark the curiosity of new arrivals (Lonely Planet).
The lake is located between the cities of Masaya and Granada and houses over 500 species of plants and tropical trees. El Zopilote, situated on the edge of the lake, will be a potential location for the resort and will place visitors in a tropical setting (Laguna de Apoyo). Pros: Offers a variety of attraction such as kayaking, swimming, hiking, and animal watching. Cons: Located on a natural reserve which limits human activity.

Sun Exposure
The back of the building will receive Easter sun exposure allowing adventurers to enjoy morning sunrises directly from their balconies. Design Considerations • Each bedroom will have personalized window treatment that can mitigate the intensity of the sun shining through. • Solar panels will be placed on the roof to capture sunlight and transform it into reusable energy. • A road will be built and will connect the hotel to the main road.

STAKEHOLDER Schematic Design Local Community
Profile: Made up mostly of mestizos (people of mixed European and Indian ancestry); low income, live in extreme poverty; most live in the capital, Managua, in small and damaged homes. Needs: Job opportunities, dining spaces, social media presence, retail opportunities, an additional location where locals and their families can enjoy a home away from home. Concerns: Running water and electricity, traffic associated with the hotel, loss of local culture; preservation of the environment.
Front of House Staff
Profile: Receptionist, concierge, dining, servers, bartenders, management; typically in good health, mobile, ages 18 to 65. Needs: Efficiency, ease of access, storage spaces, attractive work spaces, security, career opportunities that encourage growth and a higher quality of life. Concerns: Must be presentable at all times, access to back of house, high demands.

Hotel Guests
Profile: Mostly Americans, Brazilians, and Canadians; families and couples; middle to high incomes; traveling for immersive experiences, to escape, and get closer to nature, and the local life. Needs: Functionality, comfort, attentive concierge, professionalism, activities, relaxation, a destination that will become an extension of what Nicaragua has to offer not a distraction from it. The resort will serve as a resting space, linking guests to local attractions and culture. Concerns: Privacy, attentive staff, close proximity to local attractions.
Back of House Staff
Profile: Kitchen employees (chef, expediter, prep), housekeepers, management; typically in good health, mobile, ages 18 to 65. Needs: Efficiency, ease of access, storage spaces, eating spaces, relaxation/break room. Concerns: Access to front of house, large walkways for supply distribution and transport of goods, privacy.
To further my research, I have contacted a Californian couple who moved to Nicaragua 7 years ago to open their own surf camp.
“We moved to find a different lifestyle and fulfill our dream of surfing every day in front of our home. The most significant cultural change would be not having running water, it has to get trucked in and electricity goes out a lot. We attract mostly Americans, Brazilians, and Canadians. Top 3 places to vacation in Nicaragua: Somoto, Rancho Santana, Omepete. Poverty is a big problem in Nicaragua. For vacation, it would be terrible to stay in Managua; there is nothing to do there. It would be better to stay in the wildlife. I love the simplicity and I don’t like the trash everywhere. You must have a pool for clients to cool off! You will also need good restaurants/bars since there are none in the village. “

ROJECT GOALS Concept
Design Goals
The new resort will be forged with the vision to build an immersive environment through interactive experiences and connections with the local community. Rooted in the endless jungle of Nicaragua, the concept for the hotel will be driven by the country’s landscape and its desire to grow. The majestic volcanic landscape will inspire the project and will focus on raising the country from the ashes using Nicaragua’s natural resources to serve the local economy and add to the guest experience. Anchored in Nicaragua’s history, volcanoes have erupted numerous times in the past years, causing Leon, the old capital, to fall into ruins. The new design will portray a warm color palette & honesty of materials and will embody Nicaragua’s natural beauty, simplicity, and burning spirit. Iconic shapes will create focal points representative of Nicaragua’s landmarks and will serve as a guiding system throughout the space. Accents of colors will spark the interior, creating a sense of joy as one travels through Nicaragua’s tropical terrains. The local landscape will be implemented into the hotel, mixing subtle patterns and materials that will give layered depth to visitors’ senses. The overall design will trigger visitors to go out and explore Nicaragua’s treasures. With the construction of the new resort, symbolic connections and experiences will be created. Visitors, locals, and Nicaragua’s environment will merge to ensure the longevity of the flora and fauna and the prosperity of the country’s economy.
•
Provide job opportunities for local artisans to help boost the economy and add to the ambiance and guests’ experience within the hotel.
•
Create a retail location for artisans to sell their work.
•
Favor the use of local products to sustain the local economy and create an immersive experience for visitors.
•
Prioritize the guest’s eco-experience by creating a transportation system that will get visitors to and from the hotel.
•
Implement sustainable solutions to maximize energy and water-saving to reduce the hotel’s environmental impact.
•
The hotel will use landmarks as the main source of orientation to mimic the country’s unique address system.

Guestroom Design Considerations Even though guestrooms won’t be redesigned on an annual basis, it is crucial to choose timeless colors and finishes. For 2019, Night Watch Green rises above the array of options for its deep ties to nature and ease of incorporation as an accent color. https://blog.artonemfg.com/blog/bestcolors-and-finishes-for-hotel-furniture
Public Spaces Design Considerations Hotel spaces all have various purposes and should use different colors to portray those attributes. Flooring takes its part in the color scheme and should have strong, durable properties, especially in lobbies and restaurants.
