ABANDONED BUILDINGS
URBAN REGENERATION “Comprehensive and integrated vision and action which leads to the resolution of urban problems and which seeks to bring about a lasting improvement in the economic, physical, social, and environmental condition of an area that has been subject to change.” Peter Roberts/Hugh Sykes
RECREATING IDENTITY
The term “abandoned building” connotes an image of a building that is unoccupied and in a state of grave disrepair. Although a building may possess these attributes, which evoke fear and precipitate decline in a community, it is difficult to legally define “abandoned building” as there is no universal definition.
TEMPORARY USE Temporary uses have become a popular theme for some years. They began to be identified as a possible option to deal with issues of disuse and underuse areas. Temporary aggregation spaces have appeared in different uses to keep the area active and avoid abandonment with minimal maintenance and with economic and fixed-term interventions.
FLEXIBILITY
PERIPHERY
Flexibility means a change in the system and to provide the possibility of obtaining new conditions, needs, and frameworks. Flexibility is an ability to perceive environmental changes and its fast and efficient response to them. The flexibility of an urban space leads to a system’s having a better response to changes (Pasmore, 1994).
The periphery has been mainly considered from the perspective of urban sprawl and from discussing the role of peri-urban areas and the rural-urban fring. Urban peripheries are at the interface between core cities and the outer, less dense, suburbs. In the European context, peripheries are autonomous municipalities, at the border of denser core cities.

Data: http://landezine.com/index.php/2018/05/industry-city-by-terrain-nyc/ Courtyard 5-6 at Industry City is a breath of new life for the defunct manufacturing complex formerly known as Bush Terminal. Today the complex is experiencing a rebirth as a large scale commons for over 600 creative businesses. The courtyard, a cargo loading dock until 1974, is transformed into a lush and varied landscape of groves, native forest, and flexible turf enjoyed by tenants and the public alike. Where today visitors encounter leafy shade, children playing and groups of people sharing a meal or the afternoon, sat an undifferentiated plane; stripped of its railway infrastructure and strewn with rubble.

GUIDELINES | ACTIONS
GUIDELINES FOR MASTERPLAN INFRASTRUCTURE AND MOBILITY SYSTEM HOW TO IMPROVE THE MOBILITY NETWORK? 1 Via Sbodio should be developed as a NEIGHBORHOOD MAIN STREET that will consist of a two-lane road, with bicycle lanes and sidewalks on both sides, vegetation, bus stops, and, in particular spaces, parking along the street. This street will be the heart of the everyday life of the district. 2 Riverfront and park promenades should help extend the public space into surrounding neighborhoods and invite multiple users to enjoy them. 3 The private street of the Ex-Bracco area should be transformed into public. It may be considered a SHARED STREET between cars, motorcycles, cycles, and loading vehicles. 4
PEDESTRIAN STREETS (Via Conterosso and Via Ventura) should be accessible for all ages and abilities. These must have enough space for walking and biking.
5 The new bus line in Via Sbodio should connect to Via Rombon. New bus stops should be developed in Via Sbodio. 6 The Parking area will be a flexible space developing green parking lots to be environmentally more sustainable. It will include trees, bicycle racks, permeable pavement, safe crossings, and lighting.
GUIDELINES FOR MASTERPLAN INFRASTRUCTURE AND MOBILITY SYSTEM MAIN STREETS 7
Pedestrian crossings must support a walkable urban environment and should be located at all intersections.
14 Cycle paths should have a minimum width of 2 meters. (twoway lane)
PARKING AREAS 20 Following the car-free zone concept, slow mobility will be only implemented in the proposed Sbodio square and in the riverfront park. Vehicular access and parking should be at the boundary of the site and in the designated locations. 21 The existing underused parking should be converted into a public park in order to attract residents and visitors to the Lambro river.
8
Pedestrian and cycle paths should be visually distinguished with different floor textures, materials, and colors.
15 In narrow streets, despite not having a physical bike lane, the sidewalks should be shared and extended to have enough space for pedestrians and bikers. 16 Via Ventura and via Conte Rosso are transforming to be a pedestrian street. Cars will be in complete prohibition. Only in case of emergency, fire truck, ambulance, etc could enter. For gastronomy or other similar occupations, services could be delivered in off-pick hours.
9 Create a new entrance (vehicular/cycle/pedestrian) in the south part of the Ex Bracco area, to be directly linked to the Parco Lambretta.
17 Connect the proposed bicycle lanes in Via Rombon and Via Folli with the existing lane that connects to the school Sacro Cuore.
10 Via Ventura should connect physically to the new Sbodio square and the riverfront.
18 Sidewalks should be scaled according to their context, including the intensity of activity, building heights, and noise.
11 The streets without a destination (the ones that stop the vehicular circulation) should be open to the pedestrian.
19 Intersections in Via Sbodio-Via Privata Massimiliano and Via Sbodio-Via Folli should promote eye contact between all street users increasing pedestrian space while redesigning intersection geometry in interim small plazas or public corners.
ADDITIONAL INTERVENTIONS 22 Place pedestrian-scaled lighting along all streets, appropriate illumination should be ensured mainly in Via Rombon and Via Sbodio.
23 Proposed new pedestrian/cyclist bridges should have a minimum width of 4 meters.
12 Via Rombon should be redesigned for safe speeds through narrow travel lanes, and other measures that help reduce exposure and risk for vulnerable users.
PEDESTRIAN / BICYCLE PATHS 13 Sidewalks, exclusively for pedestrians and bicycles, should be continuous and provide a clear path. Cannot be used as parking, how is currently existing in Via Folli and Via Sbodio. RECREATING IDENTITY
24 The sidewalks of existing bridges should be extended to include space for bicycles and greeneries. 77
GUIDELINES FOR MASTERPLAN ENVIRONMENTAL SYSTEM HOW ENVIRONMENTAL EFFECTS SHAPE THE SPACE?
Maple
Chestnut
Linden
Catalpa
Willow
1 The green areas and public spaces should offer open space activities along the year (following the concept of seasonality) Those should create environmental comfort and implement climatic devices such as wind protection, shading, and air microflows. To enhance the environmen2 tal quality various types of trees are implemented on the site. Each of those is fulfilling an aim: 2a Maple: It is suggested for Via Sbodio. 2b Chestnut: It is suggested for Via Ventura, Via Conte Rosso, and in the main piazza. 2c Linden: It is suggested for Via Folli and Via Privata Massimiano. 2d Catalpa:It is suggested for the area near the highway and via Rombon. 2e Willow: It is suggested for the riverfront. 3 To enhance the riverfront atmosphere and sanitary, a park and green areas on both sides should be implemented. The suggested tree is Catalpa / Willow. 4 The pedestrian paths that will connect Via Sbodio to the river should have diverse interaction green points providing easy access to multiple facilities. 5 Use of water elements as a design tool of the public spaces without losing special continuity between them. 6 To reduce the noise and air pollution a green belt should be implemented near the highway and via Rombon. The suggested tree is Catalpa.
GUIDELINES FOR MASTERPLAN ENVIRONMENTAL SYSTEM
15 Guarantee multiple entrances and exit possibilities within the public spaces: squares/plazas, riverfront, parks, etc.
7 In the narrow streets such as Via Folli and Via Privata Massimiano only if there is enough space,it will be dedicated to vegetations, otherwise, the priority is to the pedestrian and bike roots. The suggested tree is Linden.
16 The current greeneries in bad condition should be renovated or replaces in order to enhance the landscape of the district.
8a Functions of the green spaces in neighborhoods are: a) Greenery of residential blocks – lawns with different types of green structures, children playgrounds. 8d d) Greenery for special purposes – sanitary greenery along the streets, infrastructural corridors, riverfronts, etc. 9
17 Towards a better relationship between the river and the neighborhood, a line of trees and vegetation should be integrated into the riverbank to enhance the atmosphere and the safety of the users.
In each block, a green node should be implemented, and they should be connected through a green network.
10 To increase biodiversity and enhance the quality of the environment, elements to attract other species such as birds are needed.
8b b) Public Greenery – forests, parks, woodlands, squares, boulevards of trees, riverfronts greenery, greenery in recreational and sports zones.
11 To reduce the soil contamination in the abandoned industrial site, green areas should be implemented. The suggested tree is Catalpa.
18 Use of illumination and lighting for the public spaces/piazza, riverfront, and passages.
12 Manage green density in order to guarantee visual permeability. 13 Abandoned areas in the Lambro (Industrial) block should be revitalized and assigned with a suitable park-oriented function. 14 In pedestrian streets such as Via Conte Rosso and Via Ventura, vegetation should be implanted. The suggested tree is Chestnut.
19
In order to enhance sustainability and creating an environmentally friendly atmosphere, pavement of sustainable parking areas and Via Sbodio will be replaced by permeable material.
8c c) Green Spaces within sports facilities, sports clubs, cultural facilities, industrial complexes, and greenery within private properties. RECREATING IDENTITY

GUIDELINES FOR MASTERPLAN BUILT ENVIRONMENT SYSTEM HOW TO IMPROVE THE PUBLIC LIFE IN PUBLIC SPACES? 1
For the new constructions, activities of buildings must be mixed-use, with commercial, cultural, in 3 first floors and residential activities on higher floors.
2
New buildings should have green roofs/ If the building has a flat roof it needs to be covered with vegetation.
3
Create public squares in convergence points as meeting places between the buildings. Provide public furniture and other resources to facilitate the permanence of people in squares. Services and commercial activities should be related to the squares.
4
Enclosed groups of buildings should be visually and physically from the rest of the project with openings of 10 with minimum.
5
Internal public places (inside buildings/ according to rules) should be linked by squares and should have mostly green space inside of them.
6
Existing buildings must be transformed to generate public spaces inside or in between other buildings. Existing buildings must be transformed to generate public spaces inside or in between other buildings. 80
GUIDELINES FOR MASTERPLAN BUILT ENVIRONMENT SYSTEM
ARE PUBLIC SPACES ABLE TO CREATE PUBLIC LIFE? 7
In active frontage zones on sidewalks, new development, and reuse of warehouses should be implemented to support active sidewalks. The Building frontage plays a critical role in shaping the overall pedestrian experience.
12 Building in a poor condition could be renovated in a way they dedicated some spaces to the public space such as adding a green roof, green wall, porch, etc.
Furniture in sidewalk
16 To provide a balance within the built and unbuilt environment; each building needs to have a courtyard, or group of buildings could create one together based on Fonderia Artistica Battaglia typology.
Increase accessibility
Generate public space 13 The relative height of a building is defined by other buildings in its surroundings and the width of the regulation of them.
8
Streets adjacent to public parks can be fully or partially closed for a food fair or farmer’s market.
HOW TO IMPROVE BUILDING’S CONDITION AND FUNCTION IN ORDER TO ENHANCE PUBLIC LIFE AND PUBLIC SPACES?
9
If the building is less than the 2 stories and it is in a bad condition (very poor building condition map) then it could be replaced by open spaces.
18 The built environment should consist of three main elements the public land, dispersed buildings, and the space between buildings and passages. Relative new construction height 14
Buildings must be emplacing to generate internal public spaces in between them.
Generate public space
10 The external appearance of the building, the shape of the roof, materials, and colors are determined by the architectural project.
11
According to the analysis, the vocations of the new or renovated buildings should be divided into cultural, designed oriented, housing and services.
RECREATING IDENTITY
17 The building typology of the industrial block (Lambro block) must be loosened, to enhance the connection from Ventura block to the riverfront and from Ex Bracco to the riverfront.
Loose block placement and typology
Passages
