We have access to providers of mezzanine finance and equity participations that can reduce the amount of development capital that is required to inject into individual property development schemes. Whilst terms will often differ significantly from senior debt finance, this does provide a developer with an opportunity to enhance returns from individual development projects. Where appropriate, long-term property finance can be arranged to provide 'exit' from initial, short-term development finance. Chatsworth Klein are also specialists in both buy to let and commercial mortgage markets.

Self Build Typically, the maximum senior debt finance achievable will be equal to 75% of total costs. However, it is important to consider our ability to re-gear finance against planning gain/enhanced value at the project end, therefore vastly increasing finance potential. In short, we can finance on the increased value of the property post development. For experienced property developers with a strong track record,100% of build out costs can be obtained.

Our skills base is spread across both residential and commercial property development finance. For commercial development schemes, we can arrange finance with pre-lets, on pre-sales, or development for owner occupation. Crucially, we provide full assistance with initial residential and commercial property development appraisals, to ensure projects are viable to development lenders. Typically, we arrange commercial and residential mortgages between ÂŁ250,000 to ÂŁ25m.

Equally they may have considerable assets in property and investments, but not necesarily a high basic salary. They may require a large loan which high street banks simply cannot cater for and certainly not at competitive rates. For these clients, private banks may provide the answer. This is a highly specialist area and difficult to access funding unless you already have a relationship.

At Chatsworth Klein, we enjoy excellent contacts with such lenders. We often offer exclusive rates that are not available direct and can negotiate the rate and fee on behalf of the client. We can arrange funding on a fixed rate basis, or linked to bank base rate or LIBOR (London Inter Bank Offered Rate), depending on your preference. Off-shore funding and complicated tax structures can also be catered for, as well as multi-currency lending and deals with no early repayment charges. Clients suitable for private bank funding are high net worth individuals with significant investable assets of around £500,000. The private bank will want to develop a relationship with you, so you may also need to open an account with them or deposit a significant amount of savings. Despite the credit crunch, private banks have demonstrated a willingness to lend that hasn’t always been true of the high street. You would be forgiven if you thought that you would have to pay a premium for going to a private bank. In fact, rates and fees are decided on a case by case basis and depending on your particular circumstances are predominately very competitive.
