Kyle started his career in Washington, DC, while there was named rookie of the year in 2019. He boomeranged back to the Greensboro metro area in late 2020 to be closer to family and friends- home.

Ask for a Loan Worksheet for costs associated with the loan - this can be revised and updated based on the home/price.
DEPOSIT MONIES
Make sure you have deposit monies in a readily accessible account. Once in contract, Due Dilligence funds are time sensitive and due within 24 hours; Earnest Money funds in 5 days.
PRE-APPROVAL LETTER
Once you have your pre-approval letter, ask the lender to send us a copy. When it ’s time to write an offer, all items must be readily available.

• Our team has several websites we recommend helping in this process. We also have access to off-market properties and properties coming soon.
• We can create a neighborhood campaign to solicit sellers if you find an area that really speaks to you.
• Open Houses are great for getting to know a neighborhood.
· TIP: Refrain from sharing personal or financial information with any open house agent – they work in the seller’s interest, not yours (wink) Let the agent know who you are working with.
· Stay true to your search criteria and home price range.
• Looking in the middle of your range will save room for offering a bit more in a multipleoffer situation.
• Looking above your range can lead to disappointment.
· To view homes in person, there must be a Buyer Agency agreement in place.
· Keep your Proof of Funds or Loan Pre-Approval Letter up to date. They are usually good for 30-60 days (about 2 months), and when it’s time to submit an offer, it must be current.

SUBMITTING AN OFFER & NEGOTIATIONS
• The offer is delivered to the listing agent who presents it to the seller.
• The seller responds with acceptance, rejection, or a counteroffer.
• When a counteroffer is presented, the buyer can accept or negotiate the counteroffer.
• Risk: During negotiations, other buyers can still present offers that can be accepted. The offer becomes a binding contract once all parties have signed and communicated.
• Due diligence deposit is due upon acceptance of the offer (24 hours)
• Earnest money deposit is due within 5 days to the closing attorney
YOU ARE UNDER CONTRACT, NOW WHAT’S NEXT?
• Once we are under contract, our Transaction Coordinator (TC) contacts you. The TC helps keep track of the flow of paperwork, deadlines, and needs from all parties involved.
• All monies are due (due diligence and earnest money).
• Pay for the Property Appraisal (if needed) through your lender.
• The TC will schedule the closing with the selected attorney.
• Our team will schedule property inspections and order a survey.
• All contract documents are transferred over to your lender, attorney, and all necessary parties.
• You should attend the LAST HOUR of the home inspection to review findings with the inspector and your agent.
• We will help schedule contractors and get quotes for any repair needs determined by you and your agent.
• Select your homeowner’s insurance provider and send it over to the transaction coordinator. This will be shared with your lender and the closing attorney.
• Arrange for movers and utility transfers (The TC will send out communication a week before your closing with your new home’s utility information).
• Conduct your final walk-through the day before or the day of closing to ensure the home is ready for your move-in.
CLOSING DAY
• Attending scheduled closing time at the attorney’s office or the chosen location.
• You should allow at least one hour of time with the attorney to sign documents.
• Items you will need at closing:
· Your State issued ID, check book, and certified funds (wire or certified check).
• The new home is officially yours once it records with the register of deeds (not when you sign).
• Due to potential unforeseen delays, please schedule movers and contractors the day after the scheduled closing.
• You will get KEYS when the new deed is recorded.

• Contact and contract with a reputable moving company.
• Have school records transferred.
• Arrange to transfer or transport medical, dental, and other important records.

• Hold a garage sale, donate unneeded items, and place excess items in storage.
• Keep track of moving related expenses (some may be deductible).
3 WEEKS BEFORE MOVING
• Complete change of address with the post office, subscriptions, credit card companies, and important contacts.
2 WEEKS BEFORE MOVING
• Arrange for final utility readings at the former residence the day after moving out, and have utilities and phone turned on at the new home the day before moving in.
• Close , update or transfer bank accounts.
• Arrange for transfer of vehicle registration and drivers’ licenses.
• Have an extra supply of prescription medications for the next four weeks.
• Schedule a final walkthrough of the property; make sure everything is in order.
MOVING WEEK
• Keep valuable financial records and personal papers with you; do not pack them with the rest of the household goods.
• On closing day, the home purchase documents are recorded and the home is now yours.
• Move in.
AFTER MOVING IN
• Consider plans for landscaping design, installation, and maintenance.
• Review home security requirements and systems.
• New home furnishings, appliances, and interior decorating will make the house a home.

At real estate closings, the lender, if any, requires a title insurance policy (Loan Policy) to ensure that the lender’s interest in the property is protected.
