ACTIVATE & SHOW PROPERTY After preparing your home for market and developing our marketing plan we will begin showings. Our showing service will contact you to schedule appointments on behalf of buyer agents who desire to bring their clients. We will provide consistent communication with showing feedback and report results of marketing activities. During this time we can modify the marketing plan & pricing strategy as necessary. Analytics and Reporting We keep you informed every step of the way. Our seller reports contain extensive information regarding online views of your property, including the number of times visitors to our website looked at the listing details, how many times the property was emailed to clients, and any activity that was completed by a visitor looking at the property online. Our digital performance reports contain information about ad views, clicks and engagements for our online campaigns promoting your listing.
RECEIVE OFFER Once an offer (or multiple offers) is received from a potential buyer or their buyer’s agent, I will guide you through the proposed price and terms. I will clarify each item and answer questions to help you decide whether or not to accept or respond with a counter offer.
NEGOTIATIONS Response – Will you accept, reject or counter? Negotiations can involve everything from sales price to concessions or dates. I am an expert negotiator whose job is to represent your interests. I will negotiate through the buyer’s agent to reach a favorable final agreement. The offer becomes a binding contract on the effective date, i.e. when the document is signed by all parties.
DUE DILIGENCE PERIOD The seller receives a copy of the executed contract along with the due diligence fee. Earnest monies are deposited with the escrow agent. Due diligence investigations are performed by buyers (inspections, appraisal, survey, etc.) During this time the buyer can terminate the contract for any reason and receive the earnest money deposit back. The home inspector is hired by the buyer to determine if the home is in need of any repairs. An inspector will check items, such as the roof, major systems, structure, plumbing, and electrical systems.
REPAIR NEGOTIATIONS The buyers will have an opportunity to submit a repair request and negotiate with you to cover the costs of requested repairs or to ask for concessions.
PENDING PERIOD I can help coordinate the preparation of attorney drafted seller documents (deed, lien waiver, 1099). I will always stay in contact with you and on top of the timelines. You will be responsible for removing personal property and preparing the home for the buyer’s final walk through in advance of settlement. Prior to settlement, you will receive a closing disclosure outlining all of the proceeds and fees that apply to you. We will review this together so that I can answer any questions.
CLOSING SOLD
At settlement, all the paperwork is signed by the buyer and seller, both parties pay any settlement fees and the documents are officially recorded. Proceeds are delivered to the seller and keys are made available to the buyer.

If you are looking for a realtor, look no further. Tracy Gentry is your guy. My wife and I just purchased our DREAM home and its all thanks to Tracy! After looking at dozens of homes we found one that was almost perfect… the only problem was there was a huge hill in the back yard which water was coming off of and flooding the back yard. Tracy told us he could have one of his “guys” (who was a licensed contractor) come out and fix the problem with a retaining wall. I myself had 4 other contractors come out and quote the job. No one came close to the price Tracy’s contractor quoted us. In fact, one of the quotes was $21,000 higher than Tracy’s guy. Kurtis was our loan officer who we found through Tracy and together those two wrote a contract so that the sellers were basically paying for our retaining wall. When it got time for negotiations I know Tracy played hard ball for us. From my first contact with Tracy, it became quite evident that he is the real deal. He took an interest in what we really wanted in a house and what was important to us. This proved out when I wanted to see some houses that he knew wouldn’t be good for us based on our values. He would point out the things that weren’t right and made sure we looked at a fair amount of houses before making a final decision. Tracy didn’t have to do this.
