PRE-INSPECTION: I will have the major systems in your home inspected to reduce your risk of any surprises when negotiating with a buyer and to make your transaction smoother. I will pay for these inspections as part of my service to you. STAGING: I will assist you with preparing your home for sale. With vacant homes, I will have them virtually staged so buyers can see the potential of the spaces. PRICING: I will assist you with pricing your home based on a competitive market analysis. This will help you to set the best price on your home so that it will sell within your time frame. YARD SIGN: I will place a Blanchard and Calhoun sign on your property. I will also place directional signs at main roads or intersections to help gain exposure. PROFESSIONAL PHOTOS: I will have your home professionally photographed so it looks its best online. Photos are what prompt buyers to schedule a showing, so they are one of the most important aspects of our marketing package. COLOR BROCHURE: My marketing department will prepare a full color brochure to leave on the counter for buyers during their showings. FLOOR PLAN: I will prepare a floor plan of your home to include with the listing photos. This is key for buyers to see online because it will help them determine if the layout fits their needs before ever stepping foot in your home. This prevents a lot of unnecessary showings. LOCK BOX: I will place a lock box on your property to increase showings and provide you with the security of knowing who has shown your home. Only licensed REALTORS® will be able to gain access to the lockbox. MULTIPLE LISTING SERVICE (MLS): I will enter your home’s information in the MLS, giving your home exposure to 1500 REALTORS® in the Greater Augusta area.
20 POINT MARKETING PLAN INTERNET: I will enter your home’s information on the nation’s largest real estate websites.Think Zillow, Trulia, Realtor.com, etc. ONLINE ACTIVITY REPORTS: I believe that full transparency is the only way we will excel in this partnership, which is why I will provide you with online activity reports from Realtor.com and Zillow. COMPETITION UPDATES: I will set you up on our search system so you will be automatically emailed any new listings that come on the market in your area. This is an automatic way for you to stay up to date on the competition. CONTACT REALTORS®: Once listed, I will send an email notification to all the REALTORS in our MLS with information about your home. I will continue to do so periodically until your home is under contract. MAIL TO NEIGHBORS: I will mail a color postcard of your home to 50 neighbors closest to your home. PERSONAL CONTACT: I will personally contact the 20 neighbors closest to your home to get their ideas on prospects for your home. COUNTER DISPLAY: I will prepare an informational notebook containing most things a buyer will want to know: survey, school information, utilities, homeowners’ association, pre-inspection information, contract, etc. This information will give buyers the confidence to make an offer. BUYER/REALTOR® FEEDBACK: Immediately following each showing, the buyer’s agent will receive an email asking them for feedback, which I will personally share with you once I receive it. If they do not complete the email, I will follow up with them the next day. If they still do not provide feedback, we must take that as our answer that they are not interested in your home. OPEN HOUSE: We will hold your house open (with your permission). Prior to the open house, we will place a sign in the front of your home promoting the open house and advertise the open house online through websites like Zillow and REALTOR.com. TRANSACTION MANAGEMENT: I will personally manage the details of your transaction to ensure that your contract closes on time - and you can move on time. WEEKLY CONTACT: I will contact you weekly to give you an update on the marketing of your home and answer any questions you may have.
THINGS TO HAVE READY BEFORE MEETING WITH A REALTOR

GETTING YOUR HOME READY FOR PICTURES We will do a walk through together to determine what needs to be done to prepare your home specifically for photos, but here are some general rules that were put together by top Realtors in the state plus my professional photographer. Please follow these recommendations – they will help your home sell faster and for more money. This is the first phase of packing and preparing for the move, so go ahead and sell or donate any items you don’t plan to take with you.
Let’s Start Outside -Trim bushes, remove weeds, cut the grass, and add fresh dark mulch or pine straw. -Landscaping should not be blocking your windows or doors. Trim bushes and trees to maximize the view of the house. -Pressure wash siding, porches, driveways, sidewalks, and patios. -Clean the windows. -Clean or replace old and worn patio furniture and cushions. -Clean your front door and add a fresh coat of paint or stain. -If you have a pool, remove all floats, toys, and accessories. -Store hoses out of sight or neatly rolled up. -Move cars, boats, trailers, and other vehicles from the driveway. -A welcome mat, door wreath, and planter at the front entrance help make a great first impression. The lockbox will be placed on or near the front door. Garage -Good news! Your garage can be used for storage. Have items packed neatly and stacked against the wall to maximize floor space. The garage will not be photographed. -Sweep out built-up leaves and debris. -When you move out, your garage and storage sheds will have to be totally emptied.
GETTING YOUR HOME READY FOR PICTURES
Once Inside -Clear off all surface areas: kitchen and bathroom countertops, dresser tops, bedside tables, windowsills, and nothing on the fridge. -Hide all power cords and cables. -Hide trash cans and all pet related items (food bowls, litterbox, beds, cages) -Declutter the shelves of built-ins and organize the inside of kitchen & bathroom cabinets. -Buyers will look inside of closets. Be sure they can see the floor of your closets & pantry. -Floral and large patterns do not photograph well. We recommend removing all fake floral inside of the home and any heavy floral or patterned drapes, blankets, or rugs. -If you have drapes or bedding that is heavily patterned or themed (kid), we recommend buying some affordable white drapes and bedding to use for the marketing of your home. -Have all light bulbs matching and in working order. -Clean all ceiling fans and have them turned off for photos. -Remove décor from above fridge and cabinets – it distracts the eye in photos. -Remove any seasonal décor that might date the photos. -Do a final touch up clean on appliances, baseboards, windowsills, bathrooms, & mirrors. All your hard work to clean up your home will be noticed in the marketing photography. I understand it takes a lot of time & effort, but trust me! It will be worth it!
