This announcement is published pursuant to Section 514B-95.5 of the Hawaii Revised Statutes (“HRS”), as amended, to inform prospective owner-occupant purchasers that 1001 Queen, LLC, a Delaware limited liability company (the “Developer”), will be offering for sale units in a fee simple condominium project located at 1001 Queen Street, Honolulu, Hawaii 96814, to be known as 1001 QUEEN (the “Project”). The land on which the Project is located is identified by Tax Map Key No. (1) 2-3-002:001. The Project contains a total of 466 fee simple residential condominium units. An effective date for a Developer’s Public Report for the Project was issued by the Real Estate Commission of the State of Hawaii on July 2, 2015. The Developer has designated 234 residential units as initially for sale only to prospective owner-occupants. IMPORTANT PROCEDURES NOTICE
As of the date of this notice, the Developer’s best estimate of the minimum price of a designated owner-occupant unit is $405,016.00 and is subject to change by the Developer. The Developer shall have the right to substitute any designated owneroccupant unit with another similar unit within the Project pursuant to Section 514B-96(b) of the HRS. For a thirty-day period following the date on which this owner-occupant presale announcement is first published, the designated owner-occupant units listed above shall be offered only to prospective owner-occupants who will use the unit as their principal residence for a period of not less than 365 consecutive days. The designated owner-occupant units will be offered to prospective purchasers through a public lottery system. For a period commencing the day immediately following the date on which this owner-occupant presale announcement is first published until midnight of the fifth calendar day after the second published announcement, the Project Broker shall compile and maintain a list of all prospective owner-occupants who have submitted to the Developer or Project Broker a duly executed owner-occupant affidavit. All prospective owner-occupants on this list shall be included in the public lottery. Completed owner-occupant affidavits must be mailed or hand-delivered to the Project Broker at the location described below. The public lottery will be held on Saturday, July 18, 2015 at 9:00 a.m. at the IBM Building 1240 Ala Moana Boulevard, Suite 100, Honolulu, Hawaii 96814 to determine the order in which prospective owner-occupant purchasers may then select an owneroccupant designated unit, execute a sales contract, and submit an earnest money deposit. Unit selection will take place on the same day at 1:00 p.m. at the same location. The Developer shall maintain a list, in the order of selection, of all prospective purchasers selected in the lottery, and maintain a list of all prospective purchasers who selected a designated owner-occupant unit. Prospective purchasers selected in the lottery who did not have an opportunity to select one of the designated owner-occupant units shall be placed on a back-up reservation list in the order in which they were selected in the public lottery.
