PROJECT BRIEF
Role: Test Fit, Schematic Design, Design Development, Permit Drawings RSF: 200,000 Construction Budget: $30,000,000 This confidential government agency was dispersed in different properties across the city. Through a public-private partnership, they were able to develop a building to suit, including an interior fit-out with input from both the owner/developer and tenant. Through an extensive programming phase, goals were established to encourage collaboration between the divisions, as well as support flexible work styles. The intention was to strike a balance between the individuality of the various divisions, and the uniformity of the space for future flexibility. With the goal of unity in mind, we developed a concept centered on a community hub in the center of the building, linked to the furthest corners of the building by a main street and secondary circulation of neighborhood loops. City themes establish a unique character for each floor, expressed through accent materials in the community hub, meeting rooms, and furniture across each floor. A ground floor conference center allows for internal all-hands meetings as well as official government events and press conferences.

Jackson & Campbell is a law firm based in Washington, DC with practices ranging from real estate to health care law. As they neared the end of their lease term, they sought to use the real estate change as a catalyst to realign their cultural brand. Through a strategic programming phase, guiding principles were developed for the project, including supporting new ways of working, and engaging the workforce through the built environment. Carrying these principles through the design process, we envisioned a series of conferencing spaces lining the entry portal to the space, leading to an open working lounge at the end of the hall. Secured glass doors separate the public lounge space from private work areas, where glass office fronts provide expansive access to natural light throughout the corridors and workstations. Warm woods and textile-inspired textures are threaded through the office suite, inspired by the experience of entering a private home. From the working lounge to the conference rooms and café, a variety of workspaces are available to provide staff with choices in where and how they work.

Role: Schematic Design, Design Development, Furniture Planning, Permit & Construction Drawings, Construction Administration RSF: 8,696 Construction Budget: $527,000 NACWA, a Washington, DC-based professional association, relocated from a historic rowhouse in Dupont Circle to a nearby commercial office building. The staff, accustomed to being divided across 4 floors in awkward offices, were eager to participate in the process of planning and designing their new space. The process of space planning, selecting furniture, finishes, and lighting took place on a collaborative basis between the design team and the client’s internal committee. In addition to providing a more uniform space plan for the staff, NACWA’s goal was to pull in their colorful branding identity and express the energy and purpose of their work in the space. A large, open reception and conference room with double glass barn doors draws visitors in, while the wood slat ceiling invites them into the office space. Art installations along the length of the corridor will illustrate their work to guests. The selected furniture and architectural finishes reflect the dynamic palette of the client’s brand identity. A play of textures and high contrast colors provides warmth and depth to the communal areas, and nod to the client’s work in the field of clean water and their commitment to sustainability.

Role: Programming, Test Fit, Schematic Design, Design Development, Permit & Construction Drawings, Construction Administration RSF: 3,887 Construction Budget: $237,000 Mindfinders, a Washington, DC based employment agency, relocated to a different floor of their existing building. Our goal was to create two dynamic regions of the office while maintaining critical privacy required in a staffing agency. The client requested that the space plan allow that as much natural light as possible penetrate the space. Full glass sidelites at every office and the conference room filter light from the perimeter windows. An open reception area with a coffee bar welcomes visitors, while framing interview rooms around the corridor creates a moment of enclosure before opening back into the private office area. A glass enclosed pantry provides a central gathering place for staff with some acoustic protection from the workstations. With a neutral palette anchoring the space, a selection of accent lights creates dynamic vignettes in high traffic areas of the office. To provide the client with as much vertical space as possible, the concrete and metal pan ceiling was refinished. In addition to amplifying the light, the texture provides a counterpoint to the starker architectural and furniture finishes. N

Role: Design Development, Furniture Planning, Permit & Construction Drawings, Construction Administration RSF: 6,835 Construction Budget: $336,000 The primary objective for Reporters Committee was to unify an organization spread across multiple offices into one cohesive workspace. While the client required private or shared offices for the majority of their staff, they also sought to provide areas of collaboration and community within the space. Therefore, the conference room, pantry, lounge, and small conference/copy room were all critical adjacencies to be maintained near the main entrance. A spacious, colorful pantry anchors the entry of the space and provides a gathering point for the staff to socialize, while ceiling baffles dampen sound transfer to the corridor. Locating the conference room near the main entrance allows for easy access to the pantry for events and for some separation of guests between the public and private areas of the office. As an alternative to a traditional conference room, the lounge at the Northwest corner of the suite has comfortable soft seating and open ceilings.

PROJECT BRIEF
Role: Schematic Design RSF: -Construction Budget: -This confidential bank headquarters, located in Kuwait, was awarded through a competition and developed in partnership with the core & shell architecture team. While the fluid design of the building shell was inspired by the bank’s logo, the interior office floors were planned based on a series of modules for offices, meeting rooms, and workstations. These modules, built with demountable partitions, offered the client the option to pivot and reconfigure the space as needed in the future. The typical office floor finishes include porcelain tile as well as engineered wood and carpet, hard surfaces being more appropriate to the locality. The elevator lobby features wood slat walls interspersed with linear recessed lights and metal panels. A back of house corridor leading to the restrooms is tiled for durability.
