1st Quarter Angell School District Market Update The Angell school district ended the 1st quarter with 18 homes for sale - 3 (16.6%) of those were under contract. This is a 12% increase in inventory compared to the 1st quarter of 2013. Eleven of the active listings are priced over $700,000. Price, location and condition are still important. In spite of the Ann Arbor market being very strong, with homes selling very quickly, 5 of the active listings have been on the market for over a year - several having been on and off several times. The lowest priced active listing is a 2,545 SF home on Vinewood priced at $639,000. Myth: Discount brokers can do an adequate job selling real estate. Fact: Why settle for adequate? It’s your home, your money, and your future. Would you go to a discount financial planner? It takes resources and knowledge to properly market and sell a home. Our experts have the experience you need to navigate the path to closing. Myth: You should select a Realtor who says they can get you the highest price. Fact: Don’t settle for someone who tells you what you want to hear. Deal in facts. Insist on a written, well-researched, computerized market analysis to determine the realistic amount your home will bear in today’s market and price accordingly. Select your Realtor based on their credentials and analysis then decide on the price. Never select an agent based solely on the price they recommend. Remember, the market sets the price.

Myth: Empty homes don’t show as nicely as furnished homes. Fact: The important consideration is whether or not a home is properly staged. That means clean, in good repair, and available to show. If you must move to your new home before your old home has sold, simply take measures to ensure it shows well empty; repair or replace worn carpeting, oil all woodwork, wash windows, and clean walls. In fact, it will probably appear larger without your furnishings and the Buyers can envision their belongings in each room more easily. Myth: Property condition is not important to Buyers.
