Move over, man cave–today’s new home trend is the “she shed,” a wellmaintained outdoor oasis for the woman of the house to keep all of her tools or put her feet up. While a shed might not sound like a glamorous place at first, you can create a lot out of a structure that normally houses dusty rakes and rusty paint cans. Not sure where to start? Follow this guide to reimagine your shed into a bright and comfortable space of your own.


1.The Write Down Your Goals size of your shed will be determined by both the amount of outdoor space you have and what you plan to use it for. If you can never seem to resist a decorative terracotta pot or need elbow room for a tabletop, you might want to go for as big of a shed as your backyard will allow. You can make your shed a true workspace equipped with a full potting bench, a quiet sanctuary with a tidy desk for creative writing or a relaxing hideaway more ideal for a cozy reading chair—anything goes! NEW TO THE HOOD? HOW TO BREAK THE ICE WITH UNACQUAINTED NEIGHBORS BY ELLIOT JOHNSON

Moving into a new neighborhood can be overwhelming, especially if you’re in a new city, state, or even a new part of the same town. Starting over can seem like a challenging task, but if you’re looking to jump right in and make new friends in your neighborhood, follow these 4 tips to break the ice!

HAVE PEOPLE OVER! If you’re not afraid or shy of strangers, simply host an event such as a cocktail party or BBQ at your house. Having people over allows you to meet new neighbors in a comfortable environment, and they can learn more about you and your family. Most people always feel more comfortable inside of their own home, so letting neighbors come to your abode lets you feel at ease. Not only is this an easy idea, it’s also a smart one. Neighbors can easily walk or drive down the street to your home, so there is a good chance that most of your neighbors will come over or at least stop by to introduce themselves to you.

STRIKE UP A CONVERSATION New neighbors are usually just as curious about meeting you as you are curious to meet them. If you’re going to get the mail or even taking the dog out for a walk, don’t be afraid to strike up a conversation with a new face. Simply saying hi or introducing yourself as the “new person” will interest neighbors in speaking with you. Find common ground to keep the conversation going; subjects such as kids, jobs, and the city are great initial topics. Being outgoing and friendly to neighbors will make them interested in getting to know you. Often times, once a neighbor welcomes you to the neighborhood, they will then tell the other neighbors about you. This may cause even more people to stop by!

GET INVOLVED Most neighborhoods have HOA boards or homeowner meetings and boards you can join. What’s better than meeting new neighbors that have power? Weekly or monthly meetings are easy to get take part in, and most boards love new attendees. Getting involved helps you break the ice because you are presenting yourself as a community member, and will be meeting new people left and right. Before you know it, half of the neighborhood will be friends with you. If you can’t join a HOA group, many areas these days also have online forums for specific neighborhoods. This is another great option as it’s easy to use your computer when you don’t have time for face-toface meetings.

GET OUT AND EXPLORE! Simply doing activities alone or with your family is a great way to meet neighbors. Take your significant other, kids, or even pet for a walk at the neighborhood park or the community swimming pool. Getting outdoors in your area is the perfect way to meet new faces of the neighborhood. It takes such little time and almost zero effort. Now get out there, socialize, and have fun! You’ll be glad you did.

Open any home decorating magazine or website, and you’ll find an abundance of farmhouse inspired rooms and furnishings. Both natural and practical, this charming design style adds a comfortable, rustic appeal while still remaining contemporary. With just six creative touches, get ready to show off farmhouse flair in the dining room!

TO YOUR DINING ROOM

1. FURNISHINGS A gathering place for family meals and holiday celebrations, a farmhouse dining room starts with its centerpiece: the dining table. Farmhouse tables are typically both sturdy and rustic, with painted bases and distressed natural wood tops, or are painted entirely white. Create your own table by mounting reclaimed wood panels on a painted base, and finish the look with a mix of flea market finds such as ladder back or Shaker chairs or other antique pieces. Sturdy benches also make a great seating option, evoking the comfortable, homey feeling of the décor style’s inspiration. Furniture such as painted hutches and sideboards will complete the farmhouse look; add a pop of color to hutches by painting the insides in an accent color such as pale blue or green.

Batten and beadboard, salvaged wood planking, or roughly hewn shiplap provide texture to walls, creating the perfect backdrop for a farmhouse inspired dining room. Keep the wood natural for a truly rustic look, or paint them in shades of light gray or blue for a clean, contemporary feel. For a more casual and fun vibe, try hues of sunny yellow or sky blue. Walls and furniture painted solid white are popular choices in current farmhouse design; add visual interest to the white on white look with colorful accessories such as brightly covered cushions or metal accent pieces. With plenty of agrarian and nature inspired patterns now available, wallpaper and ceiling borders are other great options for farmhouse dining rooms, especially when used sparingly, such as to cover an accent wall or highlight an architectural detail.

For big impact, hang a set of floor to ceiling sliding barn doors on the entryway to the dining room; use recycled lumber that is either stained to bring out its natural patina or painted a solid black or white. To complete the barn-inspired look, mount the doors with large-scale wrought iron hardware.

6. FINAL TOUCHES

Accent pieces add the final touch of charm needed to complete your farmhouse inspired dining room. Hang worn and chipped painted pieces such as old shutters or window frames for a unique sculptural display, or group farm ephemera or antique weather vanes to make an eyecatching dining table centerpiece. Show off a collection of stoneware or pure white crockery by hanging them on the wall or displayed in a painted hutch or sideboard. Be creative, and reclaim or repurpose flea market finds like lanterns, chalkboards, painted candlesticks, and other rustic items--the more well-worn the better. Be careful not to over accessorize, however; keep your farmhouse inspired dining room feeling contemporary by following the adage that less is more.

DON’T DWELL ON A FIXED ASKING PRICE

“Locking in” on your asking price and refusing to negotiate with buyers may leave you out cold and without a sale! Unless your home is located in a highly coveted area, expect some flexibility in price when selling. Understand that most buyers want to feel like they are getting the best deal when purchasing a home, along with significant value. DON’T FOCUS ON THE TIME OF THE YEAR

You may think that winter isn’t the best time to put your house on the market, but with an experienced agent and a powerful marketing strategy, you can sell your home at any time of the year. Don’t focus on the slow-moving winter season, but instead consider your circumstances and reasons for wanting to move. There are plenty of buyers out there (at all times of the year), and waiting to sell in popular months can cause an oversupply of homes, driving demand down, along with your asking price! A great price can attract many favorable offers at any time of the year.

DON’T DWELL ON DÉCOR

The condition of your property plays a huge role in selling your home, but spending hundreds or thousands of dollars on staging and upgrades doesn’t always mean a quick sale.
