I

think we can all agree that 2017 was an eventful year. Brexit and an unexpected General Election gave us all a lot to think (and talk) about. In the meantime the property market

remained stable, despite the many predictions of its imminent demise.

The introduction of new Stamp Duty rates for second homes and investment property, saw a spike in sales in the spring as people rushed to buy before the deadline. Following market activity returning to usual levels, the UK nationally saw the year come to a close with a small decrease in the number of properties sold.

“At Martyn Gerrard, however, we saw a 10% increase in the number of properties we sold in 2017 compared to 2016, confirming that we continue to increase our market share.” Over the year house prices remained steady. In the Borough of Barnet the average price at the beginning of the year stood at £553,000 with the latest data showing the average price at £556,000, an increase of just 0.5%. However, in Haringey the average price in 2017 rose by 6% from £550,000 to £584,000. I expect prices to remain generally steady in 2018 across our areas.

I am pleased that housing policy took centre stage in the build up to the last Budget, but had hoped for a clearer vision and more decisive plan to fix the so called ‘broken housing market’. I wrote to both the Treasury and our latest Housing Minister in September to put forward proposals aimed at improving housing supply and supporting buyers and sellers. This included encouraging the release of unused or derelict land and amending the Stamp Duty regime to help those on all levels of the housing ladder, by switching stamp duty responsibility from buyer to seller. Since then I have been engaged in an ongoing dialogue with several MPs and the Treasury and, although neither proposal made it into the Budget, it is heartening to find that some of those in Government are willing to heed advice from those working on the ground in the property industry. So watch this space!

We did see the Chancellor pull an unexpected rabbit out of the hat when he announced that first time buyers will no longer pay Stamp Duty on properties worth up to £300,000, and no stamp duty on the first £300,000 if the purchase price is up to £500,000. This is a welcome reform as it helps first time buyers, who are the life blood of the housing market. However it fails to consider that second steppers, who need to be able to move in order for first time buyers to move into their properties, are still in the same position. It seems to be yet another policy from the government that makes the right noises but ultimately doesn’t get to the root of the problem. those on the property ladder make their move, as healthy levels of movement mean a healthy market. Taking current policies into account, I think it is fair to say that the Government have been doing their best to discourage individuals from becoming landlords or expanding their portfolios. The coming year will see yet more pressure put on landlords’ bottom lines, as changes in the tax system and more legislation kicks in. However, investing in property and buy-to-let homes can still be a sound and profitable option - the rental market in our areas of North London remains popular. There is no denying though that to make good returns landlords do now have to be more price sensitive and ensure that their asking rent is both realistic and competitive.

Having a proactive and professional agent on your side will be even more important in 2018, so if you are a landlord, are entering the buy-to-let market or expanding your portfolio, contact your nearest Martyn Gerrard office for the best advice. Although it’s unlikely that it will become law this year, there will be a lot of discussion in the newspapers on the ban on letting agent fees paid by tenants, as the Government brings forward its proposals. Martyn Gerrard were one of the first agents to stop charging tenants fees many years ago, so we welcome the forthcoming ban, unlike others who continue to charge unnecessary and unjustifiable fees.

In an effort to help tenants, Martyn Gerrard have been piloting a new NIL DEPOSIT scheme, which subject to the payment of a lesser premium, unlocks the tenants six week dilapidation deposit that currently sits in the banking ether, whilst providing total cover for the landlord.

So, while some people may believe the property market is in for a rough ride in the coming year, experience tells me that despite the headwinds facing us, at the end of the year we will look back and say, once again,

that overall it’s been a good year. For both buyers and sellers the key is to remain realistic and bear in mind that you are investing in a home, regardless of market conditions.

Walking is proven to reduce anxiety and depression and boosts mental health in individuals. Whether at home or work, you can fit in a 10 minute workout without having to change your clothes!

Really really really really try to eat goodness! If you’re like me and hate change, changing your eating habits can be bit of a strain. However making small changes to your diet can have a significant impact to your energy levels and wellbeing. Adding simple foods high in antioxidants and fibre can increase your metabolism and help you lose those extra pounds you’ve added over Christmas. Simple changes such as eating homemade meals instead of takeout or taking a packed lunch for work can help reduce the size of your waist and the hole in your wallet! To avoid falling off the wagon set realistic goals this year. Take small steps to a better you. Simple steps such as decluttering your home, incorporating a 10 minute work out to your daily regime and eating well will contribute to a better you this 2018.
