A Strategy For Success: Finding Your Naples, Florida Home
FINDING YOUR NAPLES, FLORIDA HOME
A Strategy For Success
WHY NAPLES?
The Reasons
Climate
Naples’ Mediterranean-like climate is defined by long, sultry summers and cool, dry winters. During peak season, from January through April, temperatures average in the low 70s, while summer temperatures average in the high 80s.
People
Naples is home to 380,221 year-round residents. The median age is 52.2. The per capita income is $82,001, No. 1 among Florida’s 67 counties and 4th in the country. The Naples area is ranked as the happiest and healthiest community in the United States.
The Arts
The Naples area is truly the cultural center of Southwest Florida. With over 35 organizations and over 100 galleries, Naples has some of the finest cultural offerings available anywhere. Over 1,000 visual and performing artists call this area home. There are street festivals, outdoor art fairs, performances by concert bands, and more. Attend a free jazz concert in the park, or enjoy the magnificent Artis—Naples. It is all right here. Naples is paradise.
Medicine
Naples has a progressive medical community. The NCH Healthcare System is the center of the area’s healthcare facilities, with more than 500 physicians and service providers, two hospitals, and 26 satellite facilities. Physicians Regional Healthcare System provides routine care and specializes in diagnosing and treating complex medical conditions requiring extended care. Naples also has many facilities offering assisted living and independent lifestyle opportunities for visitors, retirees, business owners, and growing families.
Education
Naples provides outstanding educational opportunities for all ages. New elementary, middle, and high schools—both private and public—are being built to accommodate the influx of families moving to the area. For advanced learning, there are several excellent choices: Florida Gulf Coast University, Ave Maria University, Florida SouthWestern State College, Immokalee Technical College, and Lorenzo Walker Technical College.
Business
You can have peace of mind when you locate your business in Florida. Florida consistently ranks among the best states for business, thanks to its pro-business state tax policies, competitive cost of doing business, and streamlined regulatory environment. The state is proud of its welcoming business climate and competitive advantages. Business dollars go much further in Florida, given the state’s tax advantages, tax exemptions, and no state personal income tax. Businesses thrive in this low-tax environment, and employees benefit from no personal income tax.
Water
Naples is best known for its gorgeous white sandy beaches, which offer a constant playground for sun-worshipers from all over the world. The most famous landmark is the Naples Pier, which stretches 1,000 feet into the Gulf of Mexico. Many residents and visitors come to the pier each night—just before sunset—to watch the sky turn colors over the horizon.
Golf
Often called the Golf Capital of the World, Naples boasts several challenging courses designed by some of the world’s leading golf course architects. With over 90 courses, there’s something to fit every golfer’s budget.

BUILDING
Our Winning Strategy
Navigating the complexities of the real estate market takes strategy. Having in-depth knowledge of our local communities. Along with insights and skills needed to explore every avenue on your behalf. Discovering hidden gems and traditional homes in the neighborhoods where you want to live.
Our Path Forward:
• Traditional industry outlets, like MLS and other public real estate platforms.
Advanced Strategies Include:
• Raveis-to-Raveis sales associate networking, early Coming Soon announcements, and notifications.
• Off-market listings to expand possibilities.
• Social media posts seeking sellers in your desired neighborhoods.
• Proactive street and local connections with neighborhood in-person visits, door hangers, postcards, and handwritten notes.
• Leaning into my personal network for leads and connections.
Homebuying Process
Once you’ve reviewed and signed your William Raveis Buyer Broker Agreement, I become your exclusive sales associate to assist you in securing your ideal property. Raveis and I are committed to making your entire homebuying experience as seamless as possible, including solving your mortgage, insurance, and title needs. No other real estate company can offer this level of luxury services or end-to-end experience.
We will discuss our valuable business partners, and though you have no obligation to use any of our affiliated partners, our conversation will cover mortgage, insurance, and title of benefit.
If you want a mortgage or cash out after closing, contact our Raveis Mortgage Banker to start the process. The first step, and because Raveis underwrites and funds the loan, we offer certified pre-approval letters, and our team can explain the process so you don’t miss a beat.
Our title partner, Bryant Title, is exceptional and skilled at working under tight timelines to examine municipal records, permits, and liens and determine the legal ownership of a suitable property. Working as a team with Raveis, Bryant Title is a nimble machine that pays attention to details and communicates promptly.
Insurance is a crucial aspect of homeownership, and in today’s market, having multiple quotes from multiple insurance carriers is imperative. Make Raveis Insurance one of your first calls when we identify a suitable property. You can get quotes from various carriers for hazard, flood, and just about every other policy you would want.
Once you feel well-educated and ready to make a highly-informed offer on the ideal property, we will submit a written offer to purchase. This legal contract will contain key terms and provisions such as the purchase price, initial deposit amount, closing date, inspection date, mortgage contingency date (if applicable), and other pertinent information. We highly recommend that you have legal representation; sales associates can introduce this information; however, we don’t have a license to practice law.
Together, we’ll review the homebuying process (shown above), and I will answer any questions you may have to ensure you know what to expect at each step.
Raveis.com can be exceptionally helpful during your property search. It enables you to create a custom account to receive timely notifications of new properties on the market and use tools that show prices and listings by the areas you are interested in.
Once you have an accepted offer, I will assist you in scheduling a home inspection with a licensed inspector, who will provide a written report as to the overall condition of the property. The offer-to-purchase agreement contains important information regarding inspection items. Once you have the report in hand, I will assist you in getting inspection items addressed.
Once we are clear of all contingencies, such as a mortgage obligation, and inspection items have been handled, you will be ready to close at the date specified in the offer-to-purchase agreement. By this time, you will have secured a mortgage (if applicable), have an insurance/binder policy, and a title commitment to issue a title policy after closing.
