The number of closed sales in the 12 months ending May 31, 2022 for the Naples and Bonita Springs Area decreased 18% year-over-year (8,769 vs 10,664).

There were 128 closed sales priced above two million in May 2022 compared to 119 in May 2021, a 8% increase. During the 12 months ending May 31, 2022, sales in this category decreased 11% over the same time period in 2021 (874 vs 977 units).

NEW LISTINGS / INVENTORY •

During the 12 months ending May 31, 2022, a total of 10,004 new listings were added to the market, this is an 8% decrease vs the same time period 12 months ending May 31, 2021.

Available inventory as of May 31, 2022 consisted of 2,687 units, a decrease of 0.3% vs the same time period in 2021. Current inventory represents 3 months of supply based on current absorption rates.

AVERAGE & MEDIAN SALES PRICE •

The year-over-year average sales price for the area was $1,077,479, a 20% increase vs the same time period in 2021.

The median sales price for the area in May 2022 increased 38% to $775,000 vs May 2021.
