FAQ

When Marz Homes purchased the 13.5-acre Southcoast Village property in 2008, it was previously used as the parking lot for the old amusement park and zoned commercial. When the property was rezoned for a residential community, the northeast corner of Ridgeway and the future Ryan Ave (which did not yet exist at that time), remained commercial to facilitate neighbourhood amenities for the new residents. A rendering concept for this building was shown in all Southcoast marketing materials since our opening in 2014. Marz has always promoted the building as a key component of the complete community.

The building is comprised of 6 “live/work” towns, 5 residential units and approximatly 2,500 sqft of commercial space. The 2,500 sqft would be ideally suited for a neighbourhood convenience retail that would fit within the strict guidelines that Marz will place on any future tenants or owners to ensure that they, do not, detract from the already established feel of the community. The “live/work” towns will allow for the flexibility of home occupation uses without the concern of vacancies while blending with the residential frontage currently existing along Ryan Ave as either a “soft” commerical or residential use. Units are typically 1,500 – 2,000 sqft and all units have direct ground access with no common hallways.

This building is very much the same vision as it was on our opening in 2014. The pandemic and current economic conditions have in no way impacted the timing and how this building will be completed. It is our goal to begin construction of the building in Spring 2023.

The current commercial zoning needs to be refined to better fit a “live/work” concept. The building has been positioned so that on-site parking as well as patio/plaza areas out front of the building have been maximized as shown in the rendering.
