OLD TOWN Park City’s Old Town neighborhood is defined by its connection to our rich silver mining past. The PC Historic Commission has gone to great lengths to ensure that the character that defines this neighborhood is carefully maintained. At its heart are the shops, fine restaurants and lovely parks that dot Historic Main Street, which offer the old west mining town architecture, with Park City Mountain Resort on the west end. PARK MEADOWS Park Meadows was the first subdivision created outside Old Town back in the 1970’s and continues to be one of the area’s most desirable neighborhoods due to the proximity to the schools complex, the Park Meadows Country Club and all the hiking/snowshoeing/cross country skiing opportunities in the vast open space of Round Valley. At its center is the (Municipal Athletic Recreation Center (M.A.R.C), which offers a pool, tennis courts and popular fitness facilities. This mostly single family neighborhood offers everything from older properties needing TLC to multi-million dollar lodges along the higher elevations with commanding views of the ski resorts.

PROSPECTOR Characterized by Victorian architecture, Prospector is one of the more affordable neighborhoods within Park City and offers singlefamily, multi-family and condominium properties, all within walking distance of the school complex and easy access to the Rail Trail, Park City’s popular route for bikers, runners and walkers. There’s also a nice mix of shops &.restaurants. Quarry Mountain flanks the east end of Prospector with a host of landmarks including the Park City Medical Center, the U.S. Ski and Snowboard Association’s “Center of Excellence,” the National Ability Center and Park City Ice Rink.


THAYNES CANYON Directly to the west of the picturesque McPolin Barn, Aspen Springs offers a lovely collection of high-end single-family homes that cascade towards the Nordic/hiking trails along Highway 224. A bit further to the south lies Thaynes Canyon, which offers single family homes in a densely treed setting and ski-in, ski-out condominiums at the base of Park City Mountain Resort. The neighborhood surrounds the Park City Golf Course and Nordic trail system with Hotel Park City marking the neighborhood entry, offering fine dining, spa services and a mix of condominiums with full hotel amenities.


LOWER DEER VALLEY Properties in Lower Deer Valley include a rich mix of single-family residences with condominiums closer to the base of the Resort, offering ideal proximity to both the slopes and Main Street’s restaurants and shops. Warmer weather offers walking access to the summer concert series at Deer Valley Resort® as well as SUP and dog swimming at Deer Valley Plaza Lake.

UPPER DEER VALLEY This area includes Silver Lake Village, the mid-mountain dining and shopping hub of Deer Valley Resort at 8,000 feet altitude. Stein Erikson Lodge is perched above the village and offers a 5 star condominium hotel experience, with full spa services. The majority of properties in the village are condominiums with the gated community of Bald Eagle Club offering luxurious single family residences. The Deer Valley Club is adjacent to the Silver Lake Lodge and offers fractional ownership at an affordable entry price and a full array of amenities. Scattered throughout Upper Deer Valley are some of the most extravagant resort homes in the world, many of which are located slopeside. The Stein Eriksen Residences is one of the latest ski-in, ski-out developments at Deer Valley Resort, offering sumptuous condominiums and homes that are among the finest available whilst the Goldener Hirsch development offers a luxury balance between hotel style amenities and a sublime location on the last remaining parcel at Silver Lake Village.

DEER CREST The gated community of Deer Crest flanks the eastern border of Deer Valley Resort®. With the prestigious, 5-Star St. Regis Hotel at its center, Deer Crest offers a mix of ultra-luxurious single-family homes, condominiums and homesites overlooking the Jordanelle Reservoir. Most of the properties offer ski access via either private or public ski trails, with breathtaking views of the surrounding mountains. Residents can take advantage of the Deer Crest Club, offering a full array of amenities in the St. Regis Hotel, which offers a skier’s beach, several outdoor pools & hot tubs, a full service spa and fitness center and private transportation services.


EMPIRE PASS Empire Pass sits at the highest elevation of Deer Valley Resort. This ski-in, ski-out community encompasses 1,600 acres on the slopes of Flagstaff Mountain and Empire Canyon. Many of the magnificent luxury condominiums and single family homes are clustered in densely treed enclaves with superb ski access, protected views of Park City and are considered the most prestigious in Deer Valley. Residents of Empire Pass have the option to join the Talisker Club, which comes with private access to the Tower Club and the Mark O’Meara designed Tuhaye Golf Course. The Montage Deer Valley condominium hotel, offers European décor, incredible views and a prime slope side location. PINEBROOK The idyllic community of Pinebrook is tucked away in a densely treed canyon west of Park City. It is popular amongst full time residents, many of whom commute to Salt Lake City. There are numerous trails in the area, allowing residents excellent recreational access.The upper boundaries are dotted with single family homes, whilst the lower elevations are comprised of numerous condominium communities, Ecker Hill Middle School and several private schools. Pinebrook has some of the most affordable homes in Park City. New developments include Quarry Springs.

SUMMIT PARK Summit Park is perched at 7,000 feet at the crest of Parley’s Summit along I-80, providing easy access to both Park City and Salt Lake City alike. This mostly single family home community is heavily wooded and shelters the neighborhood from the I-80. Summit Park offers some of the most affordable homes in the area, combined with prime backcountry access, abundant wildlife and a diverse selection of trails.


GLENWILD Glenwild is one of Park City’s premier golf communities, perched high above Silver Creek. Glenwild has some of the most luxurious homes with tremendous views across Snyderville Basin to Park City and Deer Valley resorts. Single family homes surround the highly rated Tom Fazio golf course and clubhouse, with numerous and extensive amenities for the whole family.

PROMONTORY Promontory is another private gated community based around Pete Dye and Jack Nicklaus designed golf courses and located along the rolling hills to the north of Park City. Property at Promontory include larger custom built homes as well as smaller luxury cabins. Homesites are available for clients wishing to design and build.Amenities here are wide and varied. The Promontory Ranch Club features a pool, tennis courts, a spa, fitness facilities as well as a state of the art Equestrian Center to name but a few. JORDANELLE The Jordanelle area features the Jordanelle Reservoir as the centerpiece, with residential communities dotting the surrounding hills. Depending on location, the various Jordanelle neighborhoods feature views of the reservoir’s sparkling blue waters, farm fields of the Heber Valley or Deer Valley ski runs. While outside the Park City School District, it offers considerable value compared to property closer to town. Split between Wasatch and Summit counties, the Jordanelle area is home to a wide range of home styles and prices, from lake view condominiums to luxurious single-family homes divided into four separate areas; Jordanelle, Deer Mountain, Tuhaye/Hideout, and South Jordanelle. To the west side is Jordanelle, opposite the Mayflower expansion of Deer Valley and on the east side of US-40 is Lodge at Stillwater, Village at the Shores, Skyridge, Mayflower Lakeside, Star Harbour Estates, Fox Bay, Hailstone and The Views at Stillwater. Subdivisions on the north and north-east side of the Jordanelle are considered to be in the Deer Mountain area and include, Deer Mountain, Deer Vista, Deer Waters, Black Rock Ridge, Park’s Edge, Rustler, Retreat at Jordanelle, Shoreline, Wasatch Springs, Klaim Park City and Black Rock Mountain Resort, with many more to come. The developments on the east and south-east side of the Jordanelle are considered the Tuhaye/Hideout area. This area includes Hideout Canyon, Tuhaye, Soaring Hawk, and Golden Eagle. To the south of the Jordanelle is Victory Ranch, Ben Loch Ranch & River View.

KAMAS | FRANCIS |WOODLAND These three scenic communities sit at the foot of the Uinta Mountains. Whereas Heber and Midway are slowly transitioning into slightly more populous communities, Kamas has steadfastly held onto its “wild west� roots. The most recognized residential neighborhood in Francis is Wild Willow, which features large homesites and ranch style homes. Located near the small town of Francis is the 5,600 acre Victory Ranch development, which features a Rees Jones designed golf course, five private miles of fishing along the Provo River and striking luxury homes and homesites. Woodland is best known for the renowned Wolf Creek Ranch development, which offers the largest residential land parcels in the area. Some Wolf Creek lots are 160 acres in size, with a perimeter length of two miles. The entire development comprises 14,000 acres of stunning outdoor recreational paradise, and is within easy driving distance of Park City.



OAKLEY | PEOA The small Summit County farming communities of Oakley and Peoa are located between Coalville and Kamas. Stunning mountain vistas surround both Oakley and Peoa, which abundant working farms & ranches with a rich local history. Oakley is home to the world-renowned 4th of July Oakley Rodeo, while Peoa hosts Mountain Town Music’s summertime concerts at the quaint Woodenshoe Park. While luxury properties certainly exist in these rural areas, the housing inventory tends to be older and therefore more affordably priced. Those looking for a less-remote experience should explore the area’s planned community, North Bench Farms

HEBER VALLEY While the Heber Valley has experienced rapid growth during the past decade, the community has retained its small-town charm, which is highly valued by residents new and old. Recently named one of the best resort values by The Wall Street Journal, the Heber Valley is just a 15 minute drive from Park City. This area features remarkable views of the Timpanogos mountain range and is home to the golf community of Red Ledges. Countless recreational opportunities include fishing, camping, hiking, horseback riding as well as skiing at Deer Valley ResortÂŽ via the Jordanelle Express gondola. Residents in the area are equally split between primary and secondary homeowners. Vacationers enjoy the bountiful scenery and relaxing vibe, while residents appreciate the affordable housing prices.


MIDWAY Resting at the base of the Wasatch Mountains is the quaint, Swiss-influenced community of Midway. Famous for its legendary annual Swiss Days over Labor Day Weekend, Midway hosted several 2002 Winter Olympic events at the Soldier Hollow cross-country track and biathlon range. The area is ripe with golfing opportunities, including Soldier Hollow, Homestead Resort and Wasatch golf courses. Fans of fishing, horseback riding and skiing rejoice in Midway’s copious open space and the easy access to local mountains. Midway is located 20 minutes from Park City and is experiencing consistent growth. While home prices are slightly higher in Midway than in neighboring Heber, most residents feel that the sense of community validates the premium. Charleston Is a small town located on the banks of Deer Creek Reservoir and is attractive to Provo commuters.
