hat a moving quotation! It can be applied to many different aspects of life, as well as to design. As we begin 2024, we have a lot to be thankful for and time to reflect and look forward to the future and how we live. I find architecture to be one of the most fascinating practices, as it dates back to prehistoric times. Architecture offers profound insights into the cultural identity of a region or civilization, and is the driving force behind the transformation of human living spaces. With every edition of Design + Decor, we create a special, themed section for an industry that plays a major role in the design of a home. In this issue, we focus on architecture and explore how classical principles of architecture still have a huge impact on the modern world, and examine how these principles have evolved over the years. Flip through our pages and read the engaging stories of homes designed by architects in a wide range of styles, including mid-century modern, cabin in the woods, West Indies, modern contemporary and so many others. At the beginning of each year, we like to check in with our interior design friends, and find out what has caught their eye for the new year. A New World of Engineered Wood Ruben Sorhegui Tile introduces a brand-new line of real wood. Story by Hunter Powell

uben Sorhegui Tile has long been known for its variety of offerings for clients in Southwest Florida. For decades, the family-owned and -operated company has consistently supplied the region with the highest quality work using glass, natural stone, mosaics and so much more. It’s very exciting when a well-established company introduces a brand-new line of products—and that’s exactly what the firm is doing. To get the scoop on the company’s new real wood line, we caught up with Natalie Sorhegui, director of marketing, and Antonio Sorhegui and Rey Sorhegui, sales directors for Ruben Sorhegui Tile. D+D: A long-standing company like Ruben Sorhegui launching a new line of materials is very impressive. What influenced the company to introduce the new real wood line as an option for customers? The Sorheguis: Entering into a new product line is always exciting for Ruben Sorhegui Tile! We have spent the last 40 years perfecting our niche in flooring, so it only made sense to expand our product selection. As a team, we felt there was a need to provide a well-rounded, one-stop shop for our customers. By providing a selection of engineered wood, we are making flooring design a more convenient process, ensuring all elements of design are selected in a cohesive manner, and alleviating the stress of shopping from store to store. We have taken our time to find a manufacturer who meets our standards, and are confident that our customers will be pleased with what we have to offer D+D: What different kinds of wood does Ruben Sorhegui offer in its collection? The Sorheguis: We primarily deal with French oak, European oak, American walnut and European walnut. All are exclusively manufactured start to finish in Italy. In addition to engineered wood, we also offer 3D wood ve-

neers that elevate the space to match the wood that customers have selected in planks. Our offerings include wood that is produced using carbon-friendly glue, which also contains marine-grade plywood, deeming it suitable for wet conditions. D+D: What kinds of wood have been popular in interior design lately, and why? The Sorheguis: White oak has been a popular color here in Southwest Florida because of its neutral and beachy look. More recently, we have seen a lot of interest in light walnut colors that add rich wood tones to a space. Both styles are timeless and versatile when it comes to layering on other design elements in an area. D+D: Wood is a great choice for flooring, but are there any other creative ways—beyond flooring—that you’ve used wood in Ruben Sorhegui design projects? The Sorheguis: Beyond flooring, our wood products can be used for decorative ceilings, feature walls and fireplaces. In past projects, we have used 3D fluted wood panels to make a statement in a feature wall. Doing so creates dimension and texture, and can provide an opportunity to spice up a space, especially with the range of colors we offer in the 3D panels. D+D: What are the advantages for a client in choosing wood? What kinds of spaces are they best suited for? The Sorheguis: Using wood is a timeless option for homeowners; it adds warm and rich characteristics that other products do not. Our advantage is that we are able to create any custom color specific to a photo or sample. With a reference, it can be produced with a combination of our specialty woods and

finishes. Wood is best suited to dry areas, and looks elegant in main living areas leading up into staircases.

D+D: Your wood tile showroom features the largest selection of wood tile in Southwest Florida. Tell us about the showroom: Where is it located, what can clients expect to see there, and what are some of its highlights? The Sorheguis: Our showroom is located in Naples, FL, and has been in operation for over 40 years. Here you can find a large variety of products, including porcelain, ceramic, marble, custom waterjet mosaics, glass tile, slabs and now wood. We also have a great selection of porcelain wood-look tiles that are located alongside our new wood showcase. Displaying our real wood next to our porcelain wood-look tile provides quality options for customers to decide which product would best suit their needs. Each product in our

D+D: How do you work with clients to make sure they pick the right wood material for their home? What are some factors to consider when choosing wood? at all. Wood is a living product that requires a little more love and attention than manufactured products. Over its lifespan, it will develop character, so it’s important to recognize this before you make any decisions. It is also important to clarify the vision a customer has for his or her home. For example, someone who is looking for a rustic floor would choose a grade of wood with heavier knots. The amount of knots in a product can drastically change the stylistic direction the home takes. Depending on which direction the customer sways towards, we have access to some of the cleanest appearing or lived-in material. This is because our manufacturer gets first choice of the locally sourced oak from its own forest in France. Most wood products on the market are not sourced with environmentally sustainable practices in mind. One major factor that drew us to this manufacturer was its commitment to using sustainable practices to source its raw material. Owning its own forest allows the manufacturer a certain flexibility with how its material is sourced and which material ends up on your floor. This impressive effort goes a long way at ensuring that the highest quality product is produced. D+D: What are the challenges to working with real wood as opposed to inorganic material—and how do you overcome them? The Sorheguis: When choosing between real wood and inorganic material, it is important to consider the application of the product. Even though our wood is highly resistant to water, we do not recommend it in an area that is heavily exposed to moisture. One other challenge when working with real wood is the natural variation of color you get. Even though the manufacturing process is the same for every plank, no two pieces are exactly alike. This natural variation is unique to organic material, and adds a depth and an interest no manufactured product can

HK Architecture Studio Director John Orgren attended the University of Virginia at Charlottesville, graduated from Princeton with a full academic scholarship, and has more than 40 years of experience in the field. Indeed, MHK Architecture is fortunate to have John’s expertise in designing exciting architecture. The high-profile firm is notable for its exceptional work, use of cutting-edge technology and sincere enthusiasm for exceeding client expectations. As the studio director for MHK’s Naples, FL, location, John is the perfect person to present this graceful “Eclectic Coastal West Indies” home built in 2017, sharing intriguing cultural insights and historic details. The visually pleasing front of this spectacular home is perfectly symmetrical, while the colors evoke a coastal energy. The elegant architectural details are reminiscent of the historic West Indies style. “The blue shutters against the smooth white stucco with the trim makes it a nice, light version of a classic style,” John explains. “The dormers bring a touch of French feel, which gives it a nice rooting in history and adds some great visual detail to the front.” Design + Decor

The evolution of the British West Indies is manifested in West Indies architecture. These islands were originally settled by Europeans, who designed and built structures using the knowledge and style of their countries of origin. Over time, the design elements progressed to adapt to the tropical weather. This meant protecting against frequent rain showers and minimizing the direct, scorching sun, while capturing fresh breezes and maximizing welcoming light. Pointing out some classic details of West Indies homes, John gestures towards the fluid flow of the roof. “The middle of the roof is steeper; then it goes to a lower edge, where the roof pans outward and kicks out a little bit,” he says. “That’s a classic West Indies-style profile for a roof.” The roof overhang is a tropical detail that provides a deep shelter from heavy downpours. The front of the house showcases an integration detail that beautifully blends the overhung roof with the walls. John calls attention to the oversized paneling under the deep overhang, which adds graceful charm and elegance. The interior highlights the classic West Indies crown molding on the walls, establishing the rich, luxurious feel of the stylistic continuity. The courtyard pool in the backyard hearkens back to Greek and Roman times, with the house wrapping the pool on three sides, blending the indoor and outdoor spaces. This unique layout allows more rooms to enjoy the courtyard view while maximizing privacy in the pool area. obert Mongillo, principal at JMDG Architecture, has designed some sensational luxury residential projects in his 27 years of experience. While studying architecture in Boston, he researched the city’s famed historic structures and museums, giving him valuable understanding of design and shaping the way he approaches his projects. This stunning modern contemporary home he completed in Naples is sleek, fresh and absolutely ideal for Florida living. When a luxury builder needed a spectacular home expertly designed, Robert was excited to lead the largescale challenge, as grand spaces allow for maximum creativity and remarkable results. Robert says that, unlike a modern Miami home, this modern contemporary home strikes a “perfect balance,” capturing the distinctive spirit of Naples while featuring contemporary crisp, clean lines and minimal exterior adornment. The grace of the pitched roofs and the subtle overhang that connects to the smooth finished walls, Robert notes, allow the pure architecture to “impress without fuss.” What makes this house modern contemporary? Robert explains that, generally, modern refers to an iconic architectural style of the early through mid 1900s that features geometric shapes and the purposeful omission of unnecessary detail. lorida-based architect Joyce Owens is the recipient of numerous design awards for her extraordinary work in the field. The American Institute of Architects (AIA) Florida Chapter awarded her both the Gold Medal, in 2022, recognizing her leadership as an architect, and the AIA’s highest honor, the Medal of Honor for Design, in 2020. She has also earned awards from the United Kingdom’s Royal Institute of British Architects, and has won many international design competitions. Joyce’s company, Architecture Joyce Owens, offers its clients remarkably clever designs and exclusive interior design expertise. The house features beautiful windows with clean lines and edges, classic elements of a modern home. “The style hearkens back to midcentury, but it’s truly a modern home—and, to me, it’s a modern Florida home,” says Joyce. Elaborating on the style details and practicality of this remarkable structure, Joyce adds, “It includes overhangs that protect the windows from direct sunlight, which was something developed in the mid-century.” Prior to air conditioning, architects who designed and built homes in mid-century Florida used innovative methods to keep homes cool, including shade and ventilation. The home is expertly designed to blend seamlessly into the outdoor surroundings. “This five-acre lot was an unspoiled, native piece of land, and the house is nestled nicely within the space,” Joyce says of the home’s sophisticated yet unassuming look from the road. “It is surrounded by Florida pines and natural vegetation.” How have style and design principles changed over time? “Things are not as delicate as they were in the mid-century; also, the scale was smaller,” explains Joyce. “We tried to articulate the house so it would still be reminiscent of the scale that mid-century houses once had.” Technological advancements have vastly improved homes while maximizing comfort, she says. rchitect Phil Kean’s visionary design creations can be found as far away as Spain, the Bahamas and West Africa. Passionately creative and always engaged in the arts, Phil knew from the age of 11 that he was destined to become an architect. He received an MBA from Washington University in St. Louis and earned a degree in architecture from Harvard University and Washington University. Besides being an architect (AR95091), Phil is a certified residential contractor and a licensed interior designer, giving him a serious edge when he and his firm, Phil Kean Design Group, are asked to help clients maximize their space and its functionality. These two projects showcase his design expertise. The first is a stunning mid-century modern home that is reminiscent of the Golden Age of Palm Springs, CA, in the 1950s and ’60s. The lush, sprawling 8,245-foot residence is nestled within an elite private golfing community in Orlando, FL. The house makes the most of its magnificent outdoor spaces and invites visitors to take in the beauty of the indoors and outdoors simultaneously. It was the official show home for the 2017 International Builders’ Show, and has also been featured on The Golf Channel. Phil points out important details that are classic features of mid-century modern. “Some of what makes this home a mid-century modern style is the color, the white stone on the house, plus the immense glass that you might see in a Palm Springs house,” he says. “We created some interest-

ing custom-designed doors that are unique. We used retractable screens to create a sense of privacy when needed, and custom designed the chandeliers. The oversized pool is also reminiscent of Palm Springs homes.” For the golf enthusiast, there is even a sophisticated putting green right in the middle of the courtyard. “It’s really an indoor-outdoor house,” Phil says in describing the lively, continuous flow of the home. How has Phil seen mid-century modern change over time? “Building materials and technology have shifted the style,” he says. “That massive 40-footwide door to the pool is all motorized; you rarely saw something like that back then. Plus, the large drop-down screen option for that opening allows fresh airflow into the home while keeping insects out. In this house, everything is LED, which wasn’t even a conversation when building mid-century homes. Energy-efficient building material like solar panels and the Tesla battery system were not options then.” Unlike the homes of the Golden Age of Palm Springs, this house was built with true sustainability in mind: it earned a LEED for Homes Gold Certification, a National Green Building Standard Emerald Certification, and the EPA Indoor airPlus Certification, and it also meets the Wellness Within Your Walls standards. Indeed, this house has all the glamour and style of the mid-century, with the incredible efficiency and technology of today’s dream home. The residence won the 2022 American Residential Design Award for Best Custom Home from the American Institute of Building Design. The style of this house, Phil explains, certainly resonates internationally. The design could be called modern Spanish, yet the geographical range of the style—with its gorgeous red tile combination and creamy white walls—is seen throughout the Mediterranean. Appearing wonderfully mysterious from the street, the house is surprisingly spacious inside, and visitors will find delightful charms around every corner. Though the residence provides all the exciting comforts expected from a modern home, the smart-looking raised pool with delicate tile work and the warm bricks underfoot in the courtyard give the home remarkable warmth and appeal. What inspired Phil to go with this fresh Mediterranean style? “It was time,” he says. “In previous years, many Florida homes were a dark, heavy Tuscan, lacking windows and light. The challenge was to reinvent this style, but to keep it light, bright and open. Plus, this house has a modern edge to it—from the street it’s unassuming, but once you get through the doors you realize it’s a much more sophisticated house than it appears. It’s fun walking through the door and having a surprise that’s unexpected.” What makes this home a modern, Spanish-inspired design? “A lot of squared openings, overscale columns and oversized windows,” says Phil. “The tile on the roof gives it a Mediterranean flair, but it has an international modernism 48

The right look and feel were seamlessly created with the help of a skillful interior designer and a sought-after landscape architect who custom designed the outdoor space to complete the Caribbean-inspired setting. Both the interior and exterior of the home, including the windows and doors, were revamped with practical updates, all with flood zone consideration. Because coastal Florida homes endure their share of heavy rainstorms, the windows of this house were specially impact-rated to withstand the harsh peninsula weather. Once the interior spaces were enhanced and uplifted, the team began the second phase of bringing in as much natural light as possible to brighten up the spaces where the ceiling was lower. Justin elaborates on the elegance and history of the look. “This style is derived from British settlers who migrated to the Caribbean in the 18th and 19th centuries and brought their traditional classical architecture to the environment,” he says. “They started with importing the formal architectural elements they were accustomed to seeing but, over time, they adopted the less formal architectural elements of the Caribbean.” Some British West Indies-style elements featured in this home are the large symmetrical entry columns that flank the double entry doors, inviting visitors to admire the louvers above. Natural wood and soft, earthy colors give a crisp sophistication to the exterior. Overstated roof hangs provide extra cover for the weather while welcoming in ample natural light. “The horizontal siding in specific locations helps 52

bring a texture change to the façade, but maintains the same color of the body of the home—a creamy white,” says Justin. “Decorative louvers with earthy brown/ bronze colors align with the window and door-frame colors and give a rich, warm feel to the façade.” How has Justin seen this style change over time? “The British West Indies style is a timeless design,” he says. “Everyone has their own interpretation of ‘timeless,’ but the British West Indies style fits so well with our local Florida culture by bringing the relaxed, laid-back vibes of covered outdoor living areas connected to interior spaces. This includes open louvers, tongue-andgroove soffits, shutters, columns and no shortage of natural light. While meeting the client’s vision for high-class elegance and glamour, the expert team were faced with the challenge of ensuring the addition adhered to the exterior standards required by the upscale community. The beautiful, seamless, 1,600-square-foot addition features an elaborate entertainment area encompassing a wet bar, a grand theater room, a sophisticated cocktail lounge, a smart half bath and a creativity nook, or “she shed,” that flows effortlessly within the home. The atmosphere is a dramatic take on classic Hollywood at its finest, complete with requisite iconography and stirring romance. The attractively designed wet bar glows under carefully curated illumination, beckoning guests to slip into cushioned seats and savor their vodka martinis over the creamy quartzite countertop. A dark, dramatic door with spectacular handles leads the visitor to the theater space, where an image of Marilyn Monroe graces the theater pull-down, ushering you in to get cozy for the show. The visual features transport you back in time to a regal Hollywood, as Sherie points out all the intricate details that helped produce the modern Hollywood glamour look, including a blend of modern and classic accessories. The colors of black, white, cream and gold with a touch of restrained sparkle create the ’20s charisma with a modern flair. “In the ’20s it was all about glamour,” says Sherie. “The sitting area has the swivel chairs for entertaining and cocktails.” How has Sherie seen this Hollywood chic style change over time? “Every generation, it gets a little more modern with cleaner details,” she says. “For example, heavy fringe and tassels are exchanged for contemporary details.” Sherie’s impressive résumé includes designing for Teng & Associates, an architectural and engineering design firm in the Chicago Loop area, one of the largest business districts in the U.S. This invaluable training provided Sherie with a deep understanding of building and complex structural design from the ground up. esigner Carolyn Roy’s wonderfully characteristic, curated style can be admired in fine homes all along the East Coast. Carolyn earned a Bachelor of Science degree with a minor in art history from Louisiana State University, and also studied at the New York School of Interior Design. She started her career at the architecture and design publication Metropolis Magazine, after which she established a fine art gallery in New York City’s famed Soho district, known for its distinguished art and elegant luxury. Recognizing her knowledge of fine art and deep appreciation for art history, her art gallery patrons soon began commissioning her to create magic inside their homes. Eventually she moved to Florida, where she founded CR Studio Interior Design in 2002. Here, Carolyn shows us around a 1948 Georgian Revival in Palm Beach. This incredible home was designed by famed architect Gustav Maass in 1948 as his own personal residence. After 75 years, the once-majestic structure became a restoration project that needed an interior designer with a keen eye, an impressive résumé of preservation work, and a true understanding of art history. Carolyn was excited to meet the challenge. She and her team helped restore the home to its original beauty by selecting choice artwork and specialty furniture pieces, creating a delightfully livable space with all the style of an interactive work of art. This style of home is known for its strict symmetry and often rectangular shape. “Georgian Revival homes require perfectly placed windows—even the specific number of panes within each window are important,” Carolyn explains of the formulas at play. “Panel doors are a characteristic feature of Georgian Revivals; the low-pitched roof is also important.”

The stately Georgian Revival home may not be the style that comes to mind when imagining warm, humid Palm Beach. The bright white exterior adorned with the lush tropical foliage, however, suits this gorgeous house perfectly. The home also features delicate ornamental ironwork in the interior and exterior of the house. “You can see similar types of ironwork throughout Palm Beach,” says Carolyn. The interior is an enchanting mix of modernism and true classicism. Just as important as the carefully selected furniture pieces and accessories are the meticulously chosen works of art. A Fernand Léger lithograph, dated 1948, hangs in the foyer above the console. “The piece is from the same year the house was built, and I loved that connection,” Carolyn says of the harmony between the artwork and home. “Also, Léger initially trained as an architect before he devoted his life to painting.” “I have a small Joan Miró by the powder room, and I enjoyed the relationship between this piece and the very famous Chandigarh chair by Pierre Jeanneret,” she continues. “You see the classic black-and-white marble floor in a checkerboard pattern in the powder room, so different periods and places of origin are juxtaposed. There are a lot of reproductions of this chair, but this is an original from Newel in New York.” Art enthusiasts will perhaps be most envious of the artwork that graces the bedroom, by the Irish-British artist, Francis Bacon. Contemporary pieces also adorn the house, adding eye-catching drama and visual interest throughout. How has Carolyn seen the Georgian Revival style home change over time? “Things are more moderate today,” she says. “There are more simple details, though, there are still grand Georgian estates.” What did Carolyn enjoy most about restoring this 66

home? “I liked the collaboration with the builder and architect,” she recalls. “We all had the same vision to maintain the integrity of the house, but also to make it livable for a modern family and modern living. hen a Florida couple set out to decorate their newly built house in Naples, they had a goal in mind: designing it to complement their original art collection. Located in The Estuary, a 350-acre luxury community that is part of the Grey Oaks Country Club, the spectacular home is perfectly sited on a gracious lot with stunning lake views. Featuring four bedrooms and six bathrooms beautifully laid out in a single story, this 2,800-square-foot haven would soon become a canvas for the meticulously curated art that the owners had accumulated over many years. Turning Dreams into Reality The homeowners, true connoisseurs of the finer things in life, had a specific vision for their new home. They sought to create a living space that resonated with their lifestyle—one that felt personal and reflected their love for entertaining, while serving as a showcase for their art collection, which included paintings, sculptures, glassware and a grand piano. They turned to their trusted long-term design team with whom they had worked on

previous projects, LMG Design Consulting of Naples, a powerhouse in the world of high-end residential design. Lisa Guild, the principal of LMG, and her design consultant, Casey O’Brien, took on the challenge with passion, dedication and know-how. Lisa says of her clients, “They really appreciate beautiful things and have exceptional taste. I was fortunate to be asked to help them with this project.” A Symphony of Design Elements The design firm became involved from the very beginning of the project, offering feedback about background choices. “Our client is in real estate,” Lisa explains. “She has been building homes for many years, and knew exactly what she wanted.” But the true work began after the construction was completed. The team then started to select the colors, finishes, furniture and accessories to be used throughout the entire home, both indoors and out. We wanted all the rooms to incorporate their own colors to create a backdrop that was beautiful but not too quiet.” An Interior Landscape Where Color and Texture Prevail When you step inside this magnificent home, you’re immediately struck by the symbiotic relationship between the artwork and the interior decor, and the seamless flow of color from one room to the next. the entry, which, according to Lisa, is a beautiful neutral color. “We wanted a textural backdrop,” she says. “In an adjacent area, we chose one from S. Harris.” As you proceed into the house, it’s the artwork that next grabs your attention. “The family collected these pieces over many years,” Lisa says. “We had the paintings reframed and resized to fit the locations you see them in now.” You may stop and gaze at the black art wall in the hallway, and the captivating niche accented with the perfect table to display a collection of curated pieces. “We created a little moment,” Lisa adds, smiling. A striking Made Goods rattan light fixture with a Florida feel sets the stage in the sunbathed kitchen nook. Along with the alligator leather and woven backs on the chairs, it adds a textural element to the interior design. The charming console is lined with emerald green, picking up the color of the artwork displayed above and throughout the living spaces. The living room features a captivating palette of gorgeous greens infused with aubergine, taupe and creamy white. The design team chose 74

elegant seating, a beautiful TV console and Phillip Jeffries wallpaper to grace the wall behind it. In the dining room, your eye is first drawn upwards to the striking chandelier. Then you’ll notice the charming simplicity of the room that allows the captivating artwork on the wall to dominate, and the lush cerulean blue velvet on the dining room chairs complementing its colors. In the gracious open space plan, the bright kitchen beckons with its white lacquer countertops and backsplash. But, despite its striking allure, Lisa modestly describes it as a “utilitarian space that services all the adjacent spaces.” In the area between the kitchen and the grand piano is a small bar area. “It’s a great space for entertaining,” notes Lisa. LMG’s design scheme for the guest bedrooms included both masculine and feminine elements in its approach, showcasing a rich tapestry of colors and textures that reflect the occupants’ personalities. The masculine is evoked by the inky blue colors in one of the rooms, while another is decorated with feminine patterns and paint. An ikat-inspired fabric headboard adds both bright colors and texture to this guest bedroom. “We worked closely with the clients to make sure the rooms had both a masculine and a feminine presence, not tilted towards one side or other,” says Lisa, describing her design philosophy. “We incorporated beautiful inlaid exotic wood and a timeless palette of jewel tones—colors that will never go out of style.” Designed with soothing chocolate brown and cream colors, the powder Design + Decor

bathroom features a light fixture that pops down. “We wanted to create an organic feel to match the rest of the house,” Lisa says. “We used a lot of warm cocoa brown, which is inspired by the natural elements.” These colors, including a soothing purple, bring a sense of the outdoors inside. In the master bedroom, too, the color palette of light blue, cream, white and yellow is inspired by the artwork. The design team created a classic look that stands the test of time, including case goods by Hickory Chair Furniture, and a custom-made bed bench in textured velvet. The Exterior: Bridging the Gulf Between Indoors and Outdoors The magic of this Naples home extends beyond its walls into the outdoor living spaces. Walls seamlessly open up to the exterior from the kitchen and living room, creating a fluid transition between indoor and outdoor living. An inviting fireplace, ultra-comfy seating, a complete outdoor kitchen and a pool bath make the outdoor space an extension of the luxurious interiors. The attention to detail in the new construction adds layers of sophistication that resonate with the palm-filled surroundings. “Although this home is brand new,” says Lisa, “there are enough elements to make the outdoor area feel as if it’s been around a long time, masking the fact that this is new construction.” Design + Decor

I

f you’ve ever visited Lake Virginia, it is easy to understand its vast appeal. Nestled within the city of Winter Park, FL, this 225-acre haven of natural splendor is known for its tranquil blue waters, lush landscapes and serene beauty. It is this setting that drew a family from New York to take up permanent residence here. Shortly after moving to the area, they purchased a home on an expansive lakefront lot amid a neighborhood of historic homes dating back to the turn of the last century. Working Hand in Hand with a Design-Build Company The owners chose Phil Kean Design Group of Winter Park for the renovation of the house. Specializing in designing distinctive custom luxury residences in central Florida and throughout the world, the firm offers architectural design, construction and interior design services. It is known for designing and building one-of-a-kind homes customized to satisfy the distinctive requirements and unique lifestyle of each client. Led by the design talents of principal Phil Kean, AIA, PKDG’s signature approach to home design includes integrating natural elements and the surrounding environment, creating a seamless merging of indoor and outdoor living spaces.

The sweeping circular staircase in the entryway was designed to create a “wow” factor. It is visible from the street.

Once the project started, however, things did not go exactly according to plan. As Phil explains it, “Because this community is on a lake, a lot of building codes apply, which is always a challenge. The house sat on existing setbacks that met all local requirements at the time it was built, but under the new codes, it no longer did.” Although the builder had the necessary permits to begin work, they Design + Decor

discovered that the structure’s existing roof was not up to code, and in order to replace the roof, a variance would have to be obtained. “It’s a neighborhood where people are passionate,” Phil explains. “The neighbors were particularly interested in what we were doing on the site.” At a public hearing on the matter, the community voted against granting the variance to replace the roof. As a result, the entire house had to be torn down. “Obviously, we couldn’t have a house without a roof,” he says. “And we would have had to wait three years to apply for a new variance, so we had no choice.” A Blessing in Disguise Phil and his team redesigned the entire project from scratch. Although the new house would have all the necessary conveniences and state-of-the-art amenities, the goal was to have it blend in with the older homes surrounding it, but with a modern spin. At 8,700 square feet, with five bedrooms, five baths, three half baths and an expansive outdoor area complete with pool, the two-and-a-half-story structure veneered in white brick and fronted with glass is truly magnificent. PKDG handled the project with unmatched skill and efficiency from start to completion. “We orchestrated the architecture and architectural interiors, the construction, kitchen, landscaping and pool,” Phil explains. “The homeowners are in the construction industry themselves, so they appreciated what we brought to the table. They have a particular eye for design and very good taste, which made the project really great.” Taking the local architecture into consideration, the homeowners wanted a home that felt historic. “We added some traditional details to the architecture, but the flow of the house is very ‘today,’” Phil says. “All the rooms blend into each other—the living room is connected to the dining room, which is connected to the 84

kitchen, which is connected to the family room. They are each a distinct room, but they are visually open. The homeowners entertain a lot, so that was very important to them. They got what they wanted: a house that feels old, but is new and reflects their personality.” Staircase: The home’s front elevation features a custom spiral staircase, meticulously designed by the architect to elicit a sense of awe. It is strategically positioned in the foyer in front of the oversized front windows, so it is visible from the street. The staircase is complemented by a traditional calacatta and black marble floor design. One of the owners plays the piano, so the design team incorporated space for the baby grand underneath the staircase. Spiraling around a striking, oversized chandelier, the three-story staircase features expansive landings, creating an atmosphere of timeless sophistication.

The conveniently integrated pool bath enhances the functionality of the summer kitchen. Noteworthy design elements include a custom hood, niches for hanging plants, a wood ceiling and a stylish louvered patio cover, all of which contribute to the overall appeal of this well-appointed outdoor space. Twenty-first-century Tech To equip the new home with all the necessary conveniences and amenities, the architects brought in RDB Energy Solutions, a CEDIA-certified custom automation and smart home technology company specializing in luxury residences. With a package including custom home automation, motorized drapery, security, and indoor and outdoor lighting and speakers, the company converted the home into a technological showcase. According to RDB’s Anika Ruff, “Our goal was to work with the architect and builder, Phil Kean, the homeowners and the interior design team to install the type of technology they wanted for the house, working within its design before construction started. Part of the project’s success was based on our listening to the clients and not coming in with a predetermined notion of what they wanted. For example, they wanted to have music, but didn’t want it to interfere with the design, which was always the key aspect of this house.” The high-end project included clean, invisible speakers hidden behind dry wall, custom inwall speakers the exact length of the TVs painted the same color as the wall, and automated drapery with tracks tucked behind fascia

with crown molding. Explains Anika, “With a Control4 system—which is a main operating system for smart home technology—we were able to seamlessly integrate home audio and video, security, garage door automation, outdoor speakers and a custom theater upstairs in the loft.” In addition, a whole home lighting control system illuminates the home with beautiful engraved glass keypads, so there are no multiple groupings of light switches—only elegant keypads. “We could have done a smart home as part of a remodel,” says Phil, “but in this particular case we were able to do so much more because it was new construction. Since we were not limited by codes and setbacks, we got to do what the homeowners wanted to do, which they are happy about.” Going Green The architects brought in a green consultant to help make the house smart, green and healthy. Carefully selected features included low-flow water fixtures, on-demand water heaters, spray foam insulation, insulated glass and low-VOC cabinets. Surpassing the Original Phil says it better than anyone when he states, “In the end, the house was so superior to the original home, which had been added onto over the years by different owners in a way that didn’t flow. We started the project as a renovation, but when we were done, we got a fantastic new house. It is much better organized and cohesive, and the design is more to scale. It looks great. Everyone—including the neighbors—was thrilled once it was all done.”

hen Krista Watterworth Alterman and her team at Krista + Home designed this family ’s original home, they never imagined that only five years later, they would be called back to design the home of the family ’s dreams—this time from the ground up.

A grounding feature in the living room, the modern fireplace is balanced by the natural stone and wood materials.

Looking to relocate closer to where their young teens would attend high school, the couple found land nearby on which to build. They sought a space that reflected their lifestyle—active yet private. They love to play games and spend time with their closeknit circle of friends and family, but also cherish their time as a family of four. They wanted a space to build and maintain that connection. Krista and her team were thrilled to work with the family again. The team had already built a strong foundation of trust with these clients, and this allowed Krista and her colleague, Kaley Bogden, the opportunity to do the unexpected. “This home is what dreams are made of,” says Krista. “These are the types of projects we dream about.” Set in Boca Raton, FL, the “Cali Mod House” is a sophisticated blend of modern architecture and earthy, eclectic touches. It is truly a modern family home that is pristine in its presentation, yet comfortable to live in. Here, every moment is intentional, every view is framed, and every space fulfills the family ’s hopes and dreams. Anything But Blue While the home may be situated in Florida and the family desired a coastal vibe, the Krista + Home team members were innovative in giving the clients a house that was truly unique. How did they achieve this? By sticking to their number one rule for design: don’t use the color blue. That may sound easy to do but, traditionally, the core of coastal design is a response to the turquoise waters and ocean skies that typically carry that signature hue into the home. By removing this color from their palette, the team members created an interesting challenge for themselves and surpassed all expectations in their result.

The design they came up with had “more meaning to it” for the team. They wanted this home to be, as Krista explains, “unlike any other on the street, and nothing the neighbors would see— with wood tones, whites, lots of green, authentic stones”—essentially, Florida without being Florida. And so came the Cali Mod concept, in which layers of natural colors, textures and materials come together in a sophisticated palette with visual interest galore. Krista and her team emphasized the palette and concept by utilizing a unique approach to lighting. Throughout the home—on baseboards and walls, within shelving and even behind mirrors— they created a soft glow of light through LED tape lighting. The approach highlights the details, materials and design features artfully without intruding on the experience. Welcome Home The crisp white exterior with its contrasting black details set the standard for modern, while the soft greenery enveloping the entry with hints of bright florals and warm woods throughout the plantings bring a human touch—the combination of which is the essence of the Cali Mod House. After crossing the dynamically designed courtyard, where the angular grass strips draw the eye toward the home’s entrance, family and visitors are greeted by a dramatic two-story portico. to create meaningful connections between interior and exterior spaces. The entry door itself is glass that visually extends up into a window above, seamlessly framing the two-story foyer beyond. Here, a chandelier of pendants cascades down from the ceiling above, as the stairs to the second level effortlessly ascend through the space. The foyer also provides the first experience of the classic and perfectly balanced palette used throughout the home. Beyond the foyer lies an open concept space, where relaxing, dining and entertainment converge. The living room features a two-story fireplace that grounds the space, using a combination of natural materials and soft, earthy textures. The space extends to a picturesque dining room grounded with its own feature: a glass wine room. The wine room was designed as a focal point without creating a visual block in the space. While the couple doesn’t indulge often, they embraced the concept as an artistic element. The wine bottles themselves almost cascade through space as they float on custom glass shelves and offer a sense of place and playfulness.

low the cabinets, offering a glimpse of the bamboo planted outside, specifically for this purpose. Along the length of these three collective spaces is a series of glass sliding doors that provide access to the exterior living space and mirror the interior in its function. An outdoor kitchen complete with a grilling station, sink, bar seating and a big-screen TV anchors the space. The adjacent outdoor lounge and dining spaces are perfectly proportioned and provide ample seating for gatherings. These idyllic spaces have an exquisite view and access to the pool and integral spa, with a dreamy, palm-tree-filled backyard featuring its own putting green and lawn space. In a home where the exterior is just as welcoming and relaxing as the interior, it’s bound to be difficult to decide just where to unwind. Something for Everyone While the home is designed to be a cohesive experience with its color, material and texture, it was of the utmost importance that each family member had their own space that reflected them personally. The design team delivered exactly what their clients wanted. The primary suite is nothing short of a sanctuary. The textural charcoal wallcovering that grounds the room is balanced by sleek, woodslat details at the headwall and TV wall. Warm white tones throughout the room are inviting and soft, with varying textures that create a unique layer of visual interest, making you want to just fall into the space. Everywhere you look is a sight to the exterior. The outside oozes into this space through the sliding glass wall that opens onto 104

a private patio, and through the tall, linear windows that flank the bed and TV. The daylight doesn’t stop there, however: In the bathroom, two windows perfectly align with the dual rain-shower heads and perfectly frame the feature soaking tub. Though the children were still young, the clients wanted each space designed to capture their sophistication and to ensure it was a space in which they could grow. These rooms, while sophisticated in palette and design, exude a playful youthfulness. Indeed, the balance in this home is divine, with its textural feature walls, fun lamps and forms that are executed with mature materials. Though each family member has his or her own space, there is also an area that is literally for everyone. On the second floor of the home is the “VIP room,” which serves as an escape where the entire crew can bond and relax as a family. Complete with an oversized couch, integral ottomans, a large-screen TV and a beverage center, the VIP room is the perfect space for family movie night or time spent together just reading, taking it easy, or talking about their day. Modern, cozy in scale and welcoming in its design, the space offers an inviting experience for all. are the little surprises that the design team integrated throughout the residence. From big to small, the details and personal touches truly make this house a home. These intentional moments— including lighting, feature elements and unexpected rooms—were incorporated with the intent of creating conversation pieces and “aha” moments wherever the family turned. Just next to the floating wine room, hidden beneath the stairs, lies the first surprise: a secluded study space for the young teens. Featuring a desk for more formal work and a cozy area in which to curl up and relax, the room makes great use of a space typically reserved for storage. Near the daughter’s room, the design team integrated a creative studio of sorts, lovingly dubbed the “TikTok room.” The provides a place where the teen—who is passionate about creating content and spending time with her friends—can be free and creative outside her own room in a space designed just for her. Just beyond the VIP room lies a bonus gaming room that perfectly captures the family ’s active nature. This space was 108

initially an exterior balcony space but, by enclosing it, Krista’s team made the area a destination within the home that pairs perfectly with the VIP room. The space is anchored by the feature bleacher element designed by Krista and built by local furniture artisans; it creates a cheering section for competitive games of Ping-Pong and shuffleboard, and doubles as a storage area. Behind the feature is a game space: perfect for an evening game of poker or a family Monopoly night.

Inside the world of Dunagan Diverio Design Group Story by Andrea Halley-Wright

harlotte Dunagan grew up surrounded by design thanks to her interior designer mother and antiques aficionado father. Growing up in France, it was natural that she began her formal design education at the MGM School of Design in Nice. Dunagan completed her education at the Art Institute of Fort Lauderdale. In 2002, she launched her own design firm, Charlotte Dunagan Design Group. Thomas Diverio graduated from the University of Miami’s School of Architecture and has spent 15 years working for some of South Florida’s top firms specializing in high-end luxury residential and hospitality design. When these two joined forces—which they did in 2016 to form Dunagan Diverio Design Group—the result grew into a firm with almost 30 employees highly focused on a deep, rich understanding of their clients’ needs and desires. The team prioritizes the designer-client relationship and approaches each project with exceptional attention to detail, which allows them to expertly execute project design from ultra-modern to traditional. “Our company has evolved into two very different teams—one that caters to interior architecture aspects of the project and construction, another department that takes care of furniture, fabrics, colors, accessorizing and art,” Dunagan says.

The majority of the firm’s work is residential new construction. However, recently, they embarked on a remodeling project. “I guess you could call it a renovation, but we took it down to the studs and rebuilt everything,” Diverio says. With many of their projects, the team is closely involved in all aspects of the planning. “Because of Charlotte’s background and my background, we generally get involved in projects from the very beginning. We’re also very involved in the construction side,” he adds. On this project, they acted as the architectural designer, specifying many exterior details, opening the home’s back wall to the outdoor living area and redesigning ceilings to capture an upscale, coastal aesthetic. These clients happened to be local, but many are building second homes and engaging in the design process remotely.
