Welcome to the first issue of The Maverick Studio Photography Digital Showcase Magazine.
The purpose of this digital magazine is to showcase our work and to highlight the unique properties that San Antonio and the surrounding areas have to offer. We will be showcasing our photography in this magazine by featuring properties photographed the previous month as well as some of our past favorite shoots.

of a Photographer
Today
I wanted to write about the thought process and mental hurdles that come when photographing. Photography is an art, which means it’s subjective. What I may find appealing doesn’t necessarily mean others will and vice versa, so how do you find that balance? It comes down to understanding the psychology of what makes a photo great. Many people think it’s just simply putting the camera down and taking a photo, but it’s so much more than that. In this post I will only speak for myself and my own thought process because after all, what works for me may not work for other photographers. “But if you’re both photographers specializing in the same photography, why wouldn’t you have the same process?” It’s simple, we are artists with our own vision and beliefs of what makes a photo great. If you were to ask me and another photographer to photograph the same kitchen or living area, we are going to come up with different angles because of our psychology. This I
find fascinating because it’s simply viewing another perspective from another human being. There are many mental notes that I always keep in mind when photographing which helps me provide consistent results and allows me to further perfect my craft. It’s all about knowing your subject and the end goal of what your clients are expecting from your photos and service. As a photographer I need to please the realtor, the homeowner, and at the same time attract a buyer. How do you please the homeowner, the realtor, and a potential buyer? As a photographer, once you understand the psychology of your craft you can begin to create a specific ‘emotion’ which the seller, realtor, and buyer can all relate to. This is what separates amateur photographers from professional photographers in my opinion. It’s the emotion they are able to portray in their photos.

When it comes time to photographing a listing there are several things I keep in mind. Firstly, I do not view the property as a home, but rather as a large canvas which I will apply my vision, art, and craft to. My style is more contemporary, which for me means photographing something simple but conveys an emotion of beauty or ‘want’ without knowing why. You put a couch in an empty living room and I will create a vision and emotion that will make you wish you were there enjoying life. Give a camera to less experienced photographer or someone with no experience and you’ll just have a photo of a couch in an empty living room. It all comes down to understanding the psychology of what makes a photo great and creating an emotion. For sellers, I want to show them the beauty of their own home through my eyes. Each property creates it’s own emotion in me which I will then portray to my photography. Whenever I get a booking to photograph a property, I don’t have any information about the property besides the address, which means I have no idea what the property looks like until I arrive. I do not need to spend a day or several hours game planning on how I am going to approach the photo shoot, I just need five minutes. Rather than using my eyes, I will use the emotion that the property is conveying to me and will feed that into my vision of how I believe the property will photograph best. Using that as my foundation I am now able to create my art. If I can sell the property to the seller and make them think twice about selling, I’ve done my job. Creating that emotion to the seller is one thing. Creating another/different emotion to a potential buyer with the same photos
is another thing. This is when as a photographer you need to know the balance of your art and not lean too much on pleasing only the seller or only the buyer. For a buyer, I need to portray a vision of ‘want’ and ‘need’. If I can create that emotion for them then we’re on the right path for getting that property sold. I need to show the potential of the property and to help create a vision for them in order to view themselves living there. It’s all about the psychology. For a buyer, I want them to feel that emotion of ‘needing’ to be there and ‘wanting’ that property because of the way the property was portrayed in the photos. An amateur photographer may not always be able to create that vision or emotion to a potential buyer, which may result in the buyer not being able to see themselves there because they do not see the true beauty and potential that the property may offer. I thrive off of this because it is a wonderful feeling as a photographer to be able to help sell a property because of your work, knowing that you played a vital roll in the process of helping a family sell their home and at the same time helping a family find their dream home. The psychology and mental games that photographers face is truly challenging which many may not understand how much goes into simply taking just one photo. Every single image that I take has a purpose with its own emotion that I want to portray. Each photographer is different with their own style and vision. We are not robots produced to create the same image and vision. We are humans giving you glimpse of the way we view the world through our eyes.§

The Different Approaches To Photographing Properties ‘For Sale’ and Properties for ‘Airbnb’ Today I wanted to touch
on the different approaches that photographers face when photographing a property that is going for sale and a property that is going to be listed on Airbnb or other short term rental sites. Both require different marketing strategies and both require completely different approaches, even though your subject is still the same. So how does a photographer properly approach the situation? Let’s dive in. When photographing a home that is going for sale generally you do not want to show personal items, you want to declutter as much as you can, and you want to make it look like a ‘model home’. You want prospective buyers to be able to visualize themselves and their personal items in your home.
Less is more in this sense. The angles that a photographer takes is also quite different because generally you want to showcase more of the home and less of the small personal details that the homeowner has throughout the home. A photographer can/should see the potential in a home and will try to relay that to a prospective buyer by the angles that they take. It’s all about creating a story and helping the buyers see the beauty of the home and the architectural design that it comes with. Too many photographers I believe focus too much on the personal items rather than the architecture itself. Taking close up shots of a dining room table rather than taking a photo of the dining room and incorporating the dining room table to it. The focus should always be the architecture

in that room and then incorporating whatever is in that room to your shot. When photographing a property that is going to be used for Airbnb or other short term rental sites the approach is quite literally the opposite. When photographing a property for Airbnb you do want to showcase personal items such as shampoo bottles, dishwashing soap, kitchen utensils and cutlery. Normally in a kitchen you want to showcase all the appliances whether it be a toaster oven, waffle maker, air fryer, cutting boards, etc. For a property going for sale this would mean having a ‘cluttered’ kitchen countertop. However for an Airbnb it is not clutter at all. You want to showcase these items because these are selling points to your potential renters. The ‘homThe Different Approaches. . . .
ier’ you can make the Airbnb the better chance you have to get your rental property rented due to the amount of conveniences that your property has to offer. You want close up shots of board games that are being offered to your guests, close up shots of the coffee bar, close up shots of a media room with high end sound systems and gaming systems. With an Airbnb you are selling the ‘vibe’ that the property comes with rather than focusing on the architecture. To be honest, I struggled with this in the beginning because naturally I would want to remove all the kitchen appliances, hide the soap and shampoo bottles, and focus more on the architecture rather than what
the property had to offer. This is when I realized just because I can take photos of a home it doesn’t mean I can do a good job unless I know what the end goal of the property is going to be. I need to know exactly how the property is going to be marketed so I can properly convey the images in order to tell a story. As a photographer it’s all about adapting to your situation and understanding what the end goal is in order to properly convey and market the property. Throughout the years I have photographed dozens of Airbnb’s and have helped these homeowners properly convey their property in order to maximize their investment.
Airbnb’s have a different approach which allows the photographer to be more creative, whereas a home going for sale you generally want to be conservative in your angles. You want to showcase the property for what it is because that is what the potential buyer will see when they eventually view the property. You are not selling them the personal items that come with the home (unless conveyed), you are selling them the architecture of the home and the land that it comes with. You don’t want too much razzle dazzle, just a pinch of it. Sometimes a tablespoon if there is a pool with a water feature.§

are proud to present our digital showcase magazine that primarily focuses on our portfolio. We are also proud to present our clients with the option to promote themselves and their listings. This showcase is an ideal tool to use at listing presentations by showing your prospective clients our work and quality as well as for branding. This first issue (February 2022) has focused solely on our portfolio and the quality of the digital showcase magazine in order to give you an idea of what to expect for the following issues. The Maverick Studio Photography blogs will now be featured as articles in the showcase digital magazine. Upon delivery of your listing photos you will also receive a direct link to the latest monthly issue of the digital showcase magazine. In addition to showcasing our work, here at Maverick Studio Photography we will also

hold voting contests between the photographers starting from the March issue to see which photo is our number one favorite for the month. If a customer purchases a one or two page option, their listing will automatically enter the contest for the photographers to select and vote on the winning photo from. The customer whose listing was voted as the winning photo will receive our two page option feature complimentary which may be used for their next listing or can be saved for a future listing. At the end of the year we will hold another voting contest to narrow it down to the number one photo of the year. The customer who booked the shoot for the winning photo of the year will receive our two page option space complimentary for the following year (may only be redeemed once per month) and will receive our “Photo of the Year Winner” badge to be included on their listing page. Only those with either the one or two page option will be entered into our monthly contest.
If you would like to reserve your spot for our March issue you will have the option to promote yourself with a half page, full page, or two page option. Half page option will include: 2 template choices with 2 - 3 images, Broker/Agent info and logo, property info (Address, # Bedrooms, # Bathrooms, # Square Footage, # of stories/levels). You don’t have to worry about creating an ad and sending it to us as we will be in charge of taking care of that. All you would need to do is email us your Logo/Professional headshot (if you choose to select an image of yourself it must be professionally done; absolutely no cell phone selfie pic), your Brokers Logo, property information, your property description should the option you select allow, and the images you would like to have promoted to maverickmagazineinfo@gmail.com or to your photographers email. From there we will create your ad and curate it in order to have a consistent look throughout the showcase magazine.
