MAIN STRUCTURE EXTERNAL ENVELOP The structure consists of a series of glulam portal frames covered with a skin of structural insulated panels (SIP). The glulam frame gives stability; the structural insulated panels (SIPs) provide racking resistance to the structure while also giving a high level of insulation and air tightness.

Although the spaces overlap at times, the insulation line is continuous . The Glulam timber frame construction is kept consistent throughout the building to intergrate the two structure.

CONNECT Everyday public spaces that brings people together- places to stop and sit, so that encounters can be more than fleeting.
KEEP ACTIVE The provision of exercise space, encouraging stair use through the distribution of functions over different floor levels.
TA K E N O T I C E Paying attention to the present and being aware of thoughts and feelings – is a behaviour that reduces stress, anxiety and depression.
GIVE Evidence has emerged that pro-social rather than self-centred behaviour has a positive impact on happiness.
KEEP LEARNING those who have higher aspirations tend to have better outcomes. Such aspirations are modified by the environment. In order to support learning, interior environments need to be physically and thermally comfortable, safe, well lit, quiet and have clean air.

L AY O U T & G R E E N S P A C E Courtyard layout with a private green space in the middle is adopted to allow the residents privacy and access to green space.
CONNECTION The public structure is raised to create a connection between the residents and the public. Lifting the structure also raises the roof to align it with the neighbouring building.
P R I VA C Y The courtyard layout shields the residents from the busy streets. All entrances to the residences are at the front with the back facing inward, opening to the courtyard.
ENTRANCE The entrance faces the street with a small garden as a threshold.
S U N & W I N D PAT H By raising the public interface structure, it receives sufficient sunlight and it allows the flow of wind into the courtyard.
SUNLIGHT Some parts of the landscape are lifted to counteract the overshadowing.
STEP Stepped arrangement allows all residents to have a view of the city.
