CIMC 220 Location: Shenzhen, China Year: 2018 Type: Architecture Qianhai Cooperation Zone is located in the middle of the development of the backbone of the Greater Pearl River Delta and occupies the regional gateway considered as an important center for the development of the government. It consolidates Shenzhen’s position as a bridgehead in China’s “One Belt, One Road” national strategic level. The project is the leading plot of the entrance to the Liwan area, close to the Guiwan River waterfront, connecting the former Haibao to the north and south. The design on the designated plot within the master plan has to follow local regulations that state a maximum of 45floors or 200m and 86230sqm.

Location: Riyadh, KSA Year: 2018 Type: Architecture Riyadh is within a region of rich vibrant geography and architecture history. When thinking about the history of this region, we are fully aware of its natural Wadis (Wadi Hanifah to the East) and its very particular architectural style core projection

Shifting the floor plan around the core created distinguished terraces and an aesthetical relation with the natural formation of the Wadi. Horizontal louvers enhance the linear and stretched aspect of the elevation, as the rock formations and create a since of privacy for each of the floors as you look down to the ground out of the office building towards the horizon. The proposed design offers a very functional block for a office building and comply with the brief requirement. The terraces are a unique experience that add values to the design as a hole, in terms of a dynamic faรงade composition

Cairo Festival City is a well known destination for the Cairo citzens. A new master plan will extend this development futher and aims to connect the 3 main assets, that are, the mall, the heart and the hotel. The design proposed will connect these 3 assets by the public realm. A ribbon pathway has been proposed in order to do so, moreover, it will take the users through different experiences along its way. Cairo Festival City will be all about the user experience and journey. A simbiotic design where each asset will benefit from the existence of the others.

New Jeddah Downtown is not to serve real estate supply and demand in Jeddah. The development is meant for the beauty of Jeddah. Phase 1 must be completed by 2021 and phase 2 by 2025. Ensure a FAR of 0.8 to 1.0, and average building height of 6-8 floors. Create top notch anchors such as marina, cruise terminal and a world class waterfront. Keep and revamp certain existing assets. Preserve the turquoise water and limit reclamation. Take inspiration from old Jeddah’s art and architecture to build the new downtown.

The Water Body Sector in Phase 1 of Kingdom City is the connective tissue between all of the various commercial and cultural uses. This Sector will form the ‘Heart’ of this multi-phase Development. It is imperative that this part of the new ‘City’ have a vibrancy and excitement that attracts and enthralls both visitors and residents alike. It must provide the pulse to the entire Kingdom City Master plan – and be a waterfront experience and immersive environment unlike any other in the world.

Al Mashtal Development Location: Abu Dhabi, UAE Year: 2017 Type: Architecture Al Mashtal development consists on a mixed use project inland Abu Dhabi, across the road from Al Manhal Palace. The design is retail oriented and it should work all year long. Three main principles were develop and applied in the project: get in, stay in and move in. The site should be easily accessable, people should find reasons to stay in for a long period of time, and the users should find an easy way to move from one end to the other. The public realm, which plays an important key to the whole development has been designed to be a contemporary and urban interpretation of a Wadi.

Location: Abu Dhabi, UAE Year: 2016 Type: Urban Design + Architecture ADCB intends to fund and develop 49 plots within a mixed use development Sector MZ28 in Zayed City, Abu Dhabi. The development comprehends a 114,756.00 sqm land with 347,500 and a GFA of 347,500 sqm. These investment plots are supported with parks, religious and community facilities. The vision is to create an integrated development

Cafeteria Bukhatir Group HQ Location: Sharjah, UAE Year: 2016 Type: Architecture Bukhatir Group has commissioned Dewan to develop the adition to their new Head Quarters building in Sharjah, UAE. This new construction will shelter two cafes from dintiguished operators. Each cafe will comprise around 200 sqm of buit-up area and a shared entrance. A dramtic form that resembles was required by the client.

Al Ghubaiba Showrooms Location: Sharjah, UAE Year: 2016 Type: Architecture + Urban Design Twenty-six plots (20.000 sqm of built-up area) were developed along one of the main roads in Sharjah. The project aimed to improve the lack of accessibility to the place and pedestrian usage, to conceive a new “facade� for the area and a new way of developing retail strips along the road. One of the key components of this project is the design of the parking lots. The carrying capacity designed for each plot determines the maximum GFA to be considered. This strategy adopted is the oposite of the traditional methods, where the GFA determines the carrying capacity.

On the following schematic diagrams it is clear the possibiltiy to have one large office space (option A), or the ability to sub-divide the same space into smaller units (option B). In both scenarios the efficience of the floor is high, because the space designated for circulation and comom areas is minimun.

Part of the urban design strategy is to use this setback as service road, when it is possible. Also each plot should shared the vehicles entrance, in order to potentialize the usage of ground floor for area for showrooms. 3m from each plot will be given to the access.

DESIGN STRATEGY | MEZANINE

THE ATRIUM

By the necessity of increasing the ceiling height of the ground floor showrooms, the mezanine floor area was shifted to the side, generating a double height volume within the envelope. This generous space will add value to the ground floor showrooms, both, in terms of functionality and space quality. This strategy also allows to achieve a longer facade by the main road, that means, more area for showcases. Furthermore it gives to the parking lots a human scale shelter.

It is the by product of the design strategy apploied in each plot. It can varies on size for every single showroom.

From the carrying capacity the maXimum allowable GFA is obtained. In other words, it is the inverse process from the traditional method, where the maximum GFA dictates the number of parking lots. In order to achieve full potential in terms of GFA usage, the mezanine should have the same footprint as the ground floor. This situation is not desired, mainly because the ceiling height of the showrooms would be too low for a proper usage of its program.

The program has been divided into 2 distinguished uses. On the ground floor and mezanine there are the showrooms. On the first floor there are the offices. Although occupying the same envelope, these 2 uses should have independent accesses.

The accesses for each use and in each plot is defined. To give variety and possibilities on the design, the accesses for the offices can be conceived from the main road or from the service road as well.

The showrooms will be accessed from the main public space by the main road. The mezanine, which is the second floor of the showrooms will be acessed internaly, through stairs which can be allocated in different positions depending on the specific design of the space.

The offices will be accessed from the main public space by the main road and also from behind (service road), through a unique staircase, totally independent from the showrooms. In order to achieve variety, if a given plot has its access from behind, the next plot should have its access from the main public space.

Project’s site sets at the corner of linking two pre-existed edges (the E10 highway and the water canal), which played significant roles on realizing planning reactions and responses to these dominant site forces, resulting into a materialized site specific dynamics. It takes its manifestation from these urban edges and spreading over the enormous inner land, activities and spaces. The masterplan idea was established based on multi layering thoughts emerged from the existing contextual site forces and development potentials. The first layer of thinking is to create a green axis linking residential areas from the north (Al Bahia area) with the south (Al Raha Beach Development), resulting into the division of the project into two zones which are the commercial-visitors mixed use development at the highway edge, and the family residential oriented community at the waterfront side. Another layer of thinking is to link the two zones together through an open space axis between the busy Dubai Abu Dhabi highway and the calm canal edge, resulting further layer of splitting into two zones: a northern zone of healthcare and residential nature; and a southern zone of mixed development and residential nature.

Fly Dubai HQ Location: Dubai, UAE Year: 2016 Type: Architecture The fresh and spirited FlyDubai brand needed to have a prominent headquarters that was reflective of their image, success story and their innovative identity. The design interprets the airline’s objectives, the way it works and operates through a sense of unified purpose. Office spaces, training facilities and recreation center are supported by a standalone warehouse and onsite parking facilities. An expansion consisting of a city check-in and 3-star dry business hotel will be added in the final stages. The architectural design itself is technologically advanced, with cutting edge features that highlight the energetic tone of FlyDubai.

Dubai Creek Harbour A26 A27 Location: Dubai, UAE Year: 2016 Type: Architecture The project is located on Plots A.26 & A.27 of The Island in Dubai Creek Harbour. The project comprises of two buildings of 2B+G+10 floors residential building with 154 units in each building. The unit mix includes 1bedroom, 2bedroom, & 3bedroom. The project is located in the Island of Dubai Creek Harbor Development and enjoys spacious environment facing the Central Park of the Island. The project is in close proximity of 2km to the iconic landmarks of the Observation Tower and 4km away from Ras Al Khor Wildlife Sanctuary. The total BUA of each building is around 31,000sqm (total 62,000sqm) on plot area around 4,900sqm and includes, in additional to residential units, building amenities (GYM, pool and kids play area).

Ras Al Khor Development Location: Dubai, UAE Year: 2015 Type: Master Planning + Urban Design This mixed use development comprehends 26 hec of land and 347.500 of built-up area. The Master Plan has been adjusted in compliance to all requirements from relevant authorities. The core of the residential enclave is a vastly landscaped community park that provides a venue for outdoor activities and social interaction. Clusters of residential buildings also contain communal landscaped spaces that serve as the extension of buildings. The outer ring on the other hand is dominated by a mixed of residential apartments with active commercial retail frontages at ground floors.

Sudair Commercial Spine Location: Najad, KSA Year: 2015 Type: Master Planning + Urban Design Sudair Commercial Spine Development serves as a main catalyst for an industrial city being developed by MODON. Located at around 120 km from Riyadh this 42-hectare development draws attraction through its unique features distinguished from any other highway oriented developments. Jumeirah Golf Estates Development Location: Dubai, UAE Year: 2014-15 Type: Master Planning + Urban Design Driven by the change in market demand, the new JGE Place will become an integral part of the city instead of being a traditional gated golf development. It will cater the surrounding developments as a regional downtown by providing public gathering spaces, and region-wide services.As a major canal linking the Dubai Creek and the Arabian Gulf penetrates through the site, JGE has an ample opportunity of reshaping the water body and creating a series upscale waterfront developments.

At the core of the project is a central canal encapsulated by various iconic hospitality, cultural and commercial facilities while the edges are dominantly outlined by recreational, retail and residential developments set amongst a network of sprawling green spaces. At its northwestern edge, an Intermodal Station is being accommodated which is a vital connection point to region. “The Place� is not only an ideal self-sustained place to live, work and play but a new touristic destination worth traveling for.
