Today’s Popular Choices Offer Much to Choose From By Keith Loria If you are selling your home and you have an old, worn-down or fading fence on your property, chances are that it will leave a prospective buyer with an unfavorable impression. One solution is to just remove it, but fences are often looked at as a good thing, so replacing or renovating the fence is a better solution. Many agents agree that something simple like fence updating can help set a house apart from others in the neighborhood. “The feeling of security with a fence is about keeping something or someone in or out of a defined space,” says Gregory Knoop, of Hercules Fence Corporation in South Carolina. “Sometimes these goals overlap. Fencing can help delineate property lines, or mark off the area around a pool, or a homeowner might want to confine their dog, and keep other dogs out.”

While the standard silver-gray chain link fence remains the most economical model, there is a plethora of fence options to better match a home’s style and color scheme. “People are going away from chain-link fencing, and going more to the PVC, vinyl or aluminum fencing,” says Tom McKenney, owner of Tom’s Fence Co. in St. Clair Shores, Michigan. “It’s a better look, and a lot of people want more privacy.” Cedar fencing is growing in popularity for aesthetic reasons, although beige boards will weather to a silver-gray color if not sealed or stained. Another fast-growing segment of home fencing is polyvinyl. Knock down a wall and go for open concept. Not only will it create an illusion of a bigger space, but it is a home design trend that is very much in demand today. he City of Columbia has numerous ordinances members of our community must lawfully obey, such as shoveling snow off your sidewalks, obtaining a license for your pets, and limiting the number of garage sales a resident can have per year. Typically, citizens are unaware of many City of Columbia ordinances as it is the responsibility of the resident to become familiar with these ordinances and abide by them accordingly.

There is one ordinance requiring disclosure when it comes to sale or rental of a property that most residents do not realize. The City of Columbia’s Occupancy Limitation Disclosure ordinance requires the seller of a residential dwelling to provide, “buyer or lessee written notice of the zoning district in which the dwelling unit exists...and the applicable occupancy limitations.” The Occupancy Disclosure ordinance requires residential use property sellers and landlords to provide written notice of a properties’ zoning type and the number of unrelated people who can reside in the property at any given time. A seller can usually find the zoning district of their property by entering their address on the City of Columbia’s City View website found at gis.gocolumbiamo.com/CityView/. If your property is in an R-1 District, three unrelated people can live together in your property. If you’re in an R-2 District or M-F District, four unrelated people can live in your property.
