There is no point of 10 stars if mould will thrive. Sealed buildings put us back into the dark ages,” Andy Stodulka said. Mr Stodulka thinks that the most important single goal of sustainable architecture in the future will be to think long term and considering the energy efficiency of the entire life cycle of a building. Designers, architects and engineers will employ different techniques to reduce energy needs and increase the ability to capture or generate the building’s own energy. “The approach in the coming decade will be to develop buildable designs that save money during construction and over the lifetime of the house. Careful planning is critical to avoid major renovations in the future and to reduce costs associated with energy usage, water usage and maintenance,” Mr Stodulka added. NOT SO OPEN PLAN
The open-plan layout, popular in so many of today’s homes, lost some of its shine during the COVID-19 pandemic. The close proximity of family members juggling different schedules overwhelmed us as we were forced to manage our working life and school lessons from home, forcing many to rethink their home’s layout options. While no-one wants a return to the ‘Rabbit Warren’ days of several pokey rooms, defined spaces that distinguish between work, living and play, are predicted to make a comeback. The trend moving forward, is to define specific spaces, while keeping a convenient flow between them. Think internal glass walls and strategic lines of sight, to achieve more defined spaces with breathability. Creative designers will maintain the harmonious feel of open plan living by incorporating subtle dividers to cleverly create separate zones using slats, half walls, glass dividers, strategic shelving and smart bookcase designs. These tricks allow the visual appeal of light and spaciousness to be retained, while providing private zones for ‘me time’. Less formality, more functionality and greater comfort seem to be on the menu for future renovations or new builds, with the home office likely doubling as a guest room. The basement might be transformed into a media room and/or a home gym. Imagine a spacious walk in robe doubling as a quiet reading nook! It’s important for anyone building a new home to do their research when choosing the right team. Savvy professionals will exploit every opportunity in order to deliver the best home possible within the nominated budget.
If the designer is not in sync with the builder, the potential of your home can be seriously under-utilised. The difference between a home that respects every dollar and all possibilities and one that doesn’t is enormous.
Better designed and built homes don’t necessarily cost more financially, but they do require a bigger investment in the planning process. It’s when the designer and builder are on the same page, that great things happen. EMERGING TRENDS
With popular renovation shows on our TV screens every week, homeowners are gaining more confidence in expressing themselves. You could be forgiven for thinking that 70’s and 80’s trends were a thing of the past. We are seeing a resurgence in bold velvet sofas, terrazzo reigning supreme on bench tops, walls and floors. Arches, squared off in years past, are making their way back to the pages of a designer’s sketch book, and curvy shapes are adding a sensual touch to joinery pieces and furniture. The past year has influenced a resurgence of calm, soothing colours with accent walls adding wow factor to the space. Think baby pink, soft peach, coral, mint, olive and cream with a pop of mustard, peacock blue or terracotta. At the end of the day though, whatever you like is right for you! Design is subjective. Different design trends are neither right nor wrong! If the look is what the homeowner loves, it’s right. According to Neale Whittaker, former editor of Belle Magazine and Current Judge on The Block, it’s a good idea to merge trends. “Don’t be afraid to mix and match styles within your room,” said Mr Whitaker. “Most of the current trends are quite neutral and can be easily added into existing decor themes, like the inclusion of a rattan-backed chair, or a group of ceramic vessels, similar in shape or colours. My favourite interiors are always the ones that blend different styles, different tones, different periods, different colours,” said Mr Whittaker.

“With families being at home a lot more during the Coronavirus Pandemic, increased running costs and heightened stress levels has forced many homeowners to reconsider the way they live. To get the best value for money its worth preparing three checklists before choosing an architect, designer or builder. The primary list should be the non-negotiables, like the number of bedrooms, bathrooms, living areas, kitchen requirements and specific inclusions.
