And now two years into an onslaught of new realities, professionals in the real estate space are grappling with both the challenges presented by labor shortages and material supply constraints, as well as the opportunities for innovation to address evolving workplace and lifestyle needs via physical offices and rooftops.

However, Moss recalled that around April, significant price increases caused by supply shortages, as well as distribution and the lack of labor, made it hard for many to go the route of new construction built to serve their new needs. “This only added to the craziness we experienced for homebuyers trying to buy existing homes and to compete with so many others to get a home,” she said. In fact, Moss has gone so far as to say that 2021 is likely “the best year in the
20 years I have been in the business for home sellers.” “They were able to put their home on the market when they wanted, able to say when they wanted to close and, most of the time, they were able to get even more for their home than they ever dreamed,” she summed up. Plus, at this point in time, Moss noted that “COVID is not impacting the market at all.” “Yes,” she continued, “as agents there

have been changes that we have made to our business during the beginning stages of the pandemic that we are still utilizing; however, COVID at least on the surface, is not affecting the market.” When asked more about opportunities for Realtors at present, Moss indicated there is room for all parties involved to think outside of the box for ‘win-win’ outcomes. “There are other driving forces for both buyers and sellers, and it does not always come down to money,” she said. “The key has been marrying the needs and wants of both parties to get to an end goal that works for everyone.” Nebraska Realty President and CEO Andy Alloway largely described another “very competitive year” in the residential market “of high demand and low inventory.” Given the current environment, he encouraged buyers to meet with Realtors before beginning the process. “They will help you lay out a strategy that gives you the best opportunity for success in this highly competitive real estate market,” Alloway said. “The other advice for buyers is to be patient and try to leave emotion at the door as much as possible. It is easy to get caught up in bidding wars, but ultimately there will always be the next house to come along.” And, while “it’s a seller’s market for sure,” Alloway stressed that there is a limit to what the market will pay. “Offers are not just about the highest price,” he said. “Often times, that can be deceiving if the property doesn’t appraise for the winning bid price and the buyer is unwilling or unable to make up the difference. This is again where the experience of the Realtor comes into play
to help create the best possible outcome.” Lastly, Alloway said in a competitive market, sometimes the best thing to do is to wait – think mid- to late-summer or fall. “There are usually fewer buyers you are competing with, because many people that needed to make decisions based on schools have already exited the market for the year,” he said. On the other side of the coin, Alloway said they are often hearing sellers say, “I would sell but, given the market, I don’t know where I would go?” “If this seems like the right time to move, there are creative ways to tap
a home’s equity or structure contracts that would allow you time to find what you want,” he said. “Some homeowners are also choosing to sell and rent for a period of time to allow them time to find exactly what they want.” It’s also not uncommon for them to hear, “Well we are just going to pay a higher price when we buy. So, is it worth it?” “While this may be true, unless they are downsizing,” Alloway noted, “the key factor here, in many cases, is the interest rate. “After years of historically low rates, most economists are predicting that rates will start rising during the latter half of the year.”

Going forward, Alloway said a key initiative will revolve around providing solutions to the housing affordability crisis – experienced locally and across the country. “Homeownership is the largest wealth generator for most people,” he said. “We want to help drive those opportunities for as many people as we can.” In response to local and regional consumer and investor demands, Metonic Real Estate Solutions has launched Phase No. 2 of its Ravello 192 project located at 192nd and Pacific streets. “This project focuses on our

construction on Vestara located at 72nd and Schramm in Papillion,” he said. “Additionally, later in the summer, we will begin construction on two additional apartminium properties: Allora168 located at 168th and 370 in Gretna and Capriana Homes located just south of 210th and Maple in Elkhorn … All of these properties are attractive to our investors, as well
as the tenants that choose to live in a townhome-style development in an apartment community.”

from investors and owner-users searching for existing office buildings available for purchase due to the cost of construction, lack of available labor, and the unknown timing of the delivery of supplies and materials. “Demands for leasing will continue to fluctuate as the uncertainty and effects from the various mutations of COVID-19 continues,” he said. A big takeaway: “There is still a need for office space for businesses to operate efficiently. And companies are going to have to continue to keep their head on a swivel and adjust accordingly if COVID19 breakouts occur.” As an office broker at Investors Realty, Mike Rensch also has his finger on the pulse of trends within the four walls of local business nerve centers. “We started to see less velocity of deals (lease) in 2020 and that continued in 2021,” he said. To put this in perspective, the vacancy rate in metro Omaha in the fourth quarter of 2019 set at 5.5%. Fourth quarter of the following year, it had ticked up to 8%. The office market for the fourth quarter of 2021 has risen again to 9.1%. “The pandemic is obviously the driver in the increased vacancy rates over the past two years,” Rensch said. “The vacancy could increase in the early part of 2022 due to the fact that large amounts of space continue to be added to an already ample supply of available space.”

Office sales in the last year were described as “really strong.” “We saw sales volumes in certain quarters of 2021 match those of the same quarters in pre-pandemic times,” he asserted. “Prices of those sales were also good from a seller’s standpoint.” The pandemic, Rensch said, has changed the way people go about their daily lives. “There is always a light at the end of the tunnel and as people become more comfortable and safe within their environments, the hope is more people will return to the office,” he said. “We are optimistic this will be the case in the Omaha market.” The challenge for Realtors in the new year remains: “The continued changing office landscape due to the pandemic.” “With that said, that will create opportunities for companies that want to expand, shrink or just move,” Rensch
noted. “We are already seeing some larger companies in town bring back their employees and others will follow.

generation space that has recently been added to the market.” As a construction firm partnering with others in the built and property spaces, Boyd Jones leadership referenced an abundance of project activity not limited to a particular “hot” sector or building type. But first, when asked about their own office “home” at the historic the Rail & Commerce Building, Business Development and Engagement Manager Bridget Bumgardner noted they hit their four-year anniversary at the former Burlington Mail Terminal in August. “It’s rewarding to see our vision in action,” she said. “This revitalized, historic building is a reflection of our

he explained. “We started earthwork in December for a new, 150,000-squarefoot warehouse on Abbott Drive near the airport that will deliver much-needed supply to a market that looks to stay hot in 2022 and beyond.” Nonprofits, too, have been faced with greater demands for their services. “We broke ground in August on a new facility for Kids Can Community Center that also illustrates our commitment to long-term relationships with our clients,” said Revela Director of Preconstruction Leila Knowles. “When complete, the new Kids Can building at 48th & Q streets will more than double the organization’s footprint and ability to serve local children with early childhood and afterschool programming, when compared to its existing facility (which was also built by Boyd Jones in 1964).” Fittingly, Knowles also highlighted its partnership with Better Homes & Gardens Real Estate. “As housing demand continues to grow throughout the metro,” she explained, “Better Homes and Gardens Real Estate’s The Good Life Group is expanding their footprint with a new, two-story office building in Elkhorn. As companies scramble to find enough people in a competitive job market, the Lincoln Partnership for Economic Development (LPED) is also working hard to connect potential employees with employers.
Talent Forum The Talent Forum brings together human resource professionals and recruiters to discuss the various challenges Lincoln has with hiring employees. “A program that came out of that group was MyTern, which helps create a sense of place for interns as they’re coming into their careers,” said Director of Talent Strategy Kaylie Hogan-Schnittker. “We involve every intern in Lincoln who wants to participate. We give them opportunities for professional development, connecting them with other businesses in town and with their peers so they have a community as they start thinking about where to take their first jobs.” Since MyTern was founded in 2017, it has grown to serve 15 companies and over 300 interns during the summer of 2021. The Expanding Talent Pools forum is an opportunity for employers to hear about different talent pools that have been historically underutilized or underserved in the workforce. These include formerly incarcerated individuals, veterans, immigrants, and refugees. LPED also has relationships with universities and colleges throughout the city, having conversations with recruiters to identify needs — for instance, how to relocate people well in Lincoln and how to make them feel connected, and what challenges they face as we enter this new area of remote work.

“Specifically, one of the things we do with LPS is called JELO (jobs and extended learning opportunities). Employers host opportunities for LPS students to have internships, part time jobs, or to shadow employees, building that pipeline and giving students hands-on experience which prepares them for potential careers.”

Lincoln Manufacturing Council
The Lincoln Manufacturing Council (LMC), which was formed in 2019 to advocate for manufacturing in Lincoln, includes 24 companies and industry partners. LMC created the Manufacturing Certificate course, providing free training to accepted individuals without previous experience in the industry to enter into full-time, entry level positions. The training includes basic manufacturing principles — measurement, production, blueprint reading
and work order interpretation — as well as soft skills and problem solving. Upon completion, students participate in a career fair and job shadow opportunity. Certificate holders typically receive preference in the hiring process of LMC member companies.

digital skills training for job readiness with a special focus on engineering, law, accounting, nursing and education. “One of the things that makes Lincoln unique is helping immigrants and refugees with high skills connect back into the workforce,” Hatch said. “They have certifications or education from their home countries that they’re trying to use here in the U.S., so we try to connect them with opportunities.”
Youth Employment Program
Recently, the Mayor’s office started the Youth Employment Program (YEP!) — through the Workforce Investment Opportunity Act — which helps young people find paid summer internships and leadership opportunities. “A lot of focus is on including youth who have significant barriers to employment, making sure we’re connecting them with high-quality jobs and careers while also helping employers hire and retain these skilled workers,” Hatch said.
Getting Creative
Finding enough skilled workers in the Lincoln market is tough right now. Employers face new challenges in how to market their positions and which benefits to offer. Many employers are offering hiring incentives and bonuses. “One employer I heard about is offering a bonus for just showing up for the interview,” Hogan-Schnittker said. Because of the tight labor market, employers are being more creative, rethinking not only the hiring process but also the onboarding process — how to be engaged with the employees after they have accepted a job and shown up for the first day of work. “It’s becoming really critical for the employer to think through each step along the way (from hiring to transitioning the employee),” Hogan-Schnittker said. “Retention is getting tougher as well with opportunities to change employment and potentially seek out higher wages. Employers are reevaluating their packages for existing employees.” “I think there are some individuals who are not employed — [and] not considered unemployed — who might be attracted back into the workforce with the right position at the right salary and benefits,” Hatch said. “[These include] people who retired early because of the pandemic and parents who have decided to stay home. Child care has been a big issue across the U.S., so one parent may stay home with the child while the other works. They’re not considered unemployed because they’re not seeking work, but they could be attracted back into the workforce.”
The Underemployed
COVID-19 has made many people rethink their direction in life. Entrepreneurship is on the rise, with lots of people leaving their traditional 9-to-5 jobs to start their own businesses.

The underemployed are a largely untapped source of potential candidates for employers. People who are underemployed may work two part time jobs, so they are not considered in the unemployment rate. “While there are challenges facing the workforce, LPED and partnering organizations are working together to address the needs of community and talent pipeline,” Hatch said. Kawasaki, which has many plants around the world, has three in the U.S.—Lincoln, Maryville, Missouri, and the newly-opened plant in Boonville, Missouri, according to Bryan Seck, chief talent management strategist. The firm also has offices in Michigan where it does some robotics and in California where it does some marketing. The Lincoln plant has been in operation for 47 years. The firm manufactures all-terrain vehicles, jet skis, cargo doors for Boeing 777s, engines for the commercial lawn mower market, and various types of rail cars. Kawasaki has about 2,500 employees in Lincoln and plans to add about 550 more over the next 18 months. “We’re not only growing organically as we need people, but like many other firms we’re seeing a lot of retirements, so we’ll be trying to replace these very skilled, experienced people,” Seck said. The firm’s expansion will include putting in a new paint facility and new assembly lines. “The reason for the big expansion in Lincoln and opening the Boonville plant is that we’ve experienced unprecedented sales and demand for all of our products,” Seck said. “In the Lincoln area we’re at an all-time low of 1.1% unemployment. That’s never happened before. “There are 16,000 open positions in Lincoln this month (January) and about 2,000 people who receive unemployment. We interview and assess people here three days a week, and we hire on the spot. Very rarely do we have someone who is unemployed walk in the door. It’s always people who want to change jobs or are managing multiple part time jobs. When they come to us, they want a full-time job with benefits that’s very predictable — they can count on having 40 hours every week.” In September 2021, the firm started hiring directly for its entry level team member positions, whereas everyone in the past would go through ASI, the company’s contract agency. “The market is so competitive we wanted to hire directly in addition to ASI,” Seck said. “When someone applies, we see that they have some relevant work experience that can be translated to us. “It doesn’t have to be manufacturing. For instance, fast food is assembly and construction. If that person applies we give them an assessment and if they pass the interview and skills test, they can walk out of here with a job offer in about four hours and start within 48 hours.” The firm has also started a part time shift, from 9:00 a.m. to 2:00 p.m., aimed at parents who

PRESIDENT OF THE LINCOLN CHAMBER OF COMMERCE Q. What is your management philosophy? A. Hire people who love what they do and are passionate about who they serve. Create a plan with them and give them space to run with it. My role with the team is to foster an environment where they can succeed in serving our investors, stakeholders, and the community. Q. How do you create a work-life balance? A. This is a personal challenge for me, as it is for many others. In general terms, I try not to frame it as balance between two opposing forces (work and life). I draw great personal satisfaction from both the professional and personal aspects of my life. Instead, I focus on work-life harmony. It is a blending, rather than a balance. My work influences my personal life, and vice versa. This might not be an approach that works for everyone, but it works well for me and for our family. Q. What do you find appealing about your job? A. Serving the people of our community through economic development. The work we do at the Chamber is centered on creating an environment in which business has the ability to grow and prosper. Everything we do at the Chamber supports economic vitality. In doing so, it brings great benefit to the families and individuals in Lincoln. A growing economy makes it possible for a student to have diverse pathways to careers, and for those in a career to return to education institutions to gain new skills or change careers. Bringing new business to Lincoln, or helping an existing one grow, means those living in our region will have opportunities to find a job they love, earn more, or gain access to better benefits. A growing economy makes it more possible to start a business and build your dream of ownership and personal wealth. Q. Favorite local business/non-profit? A. I wear everyone’s hat. I’m on everyone’s team. The exciting thing about working in Lincoln is there are so many businesses and organizations to love working with. Q. What do you like to do outside of work? A. Outside of work I’m trying my best to be a good husband and father. My hobby is running. I’m out on the trails daily. Q. Personal motto? A. Make a difference - everyday. Q. What got you interested in your current field of work? A. It was working for the Lincoln Chamber. Like many who end up in economic development work, I came to it almost by accident. I had spent time working for a few chemistry startup companies and later the (then) Office of Technology Development (now NU Tech Ventures). I was working there, assisting people to write business plans and bank loan applications, when the Chamber hired me to join the Lincoln Partnership for Economic Development. I learned economic development at LPED, but also public policy, the importance of the tourism industry, and the leading role the Chamber serves in community development. Joining the Chamber team just fit. I found I loved the work and the broad involvement in the community. Q. Which famous person, dead or alive, would you want to spend the day with? A. Probably Abraham Lincoln or Winston Churchill. I’m fascinated by historic figures who had to lead people through the most difficult of times. They offer excellent studies of leadership and communication, but it is also just as compelling to learn about their failures and shortcomings.

The 2022 Legislative Session is underway after lawmakers returned to the Capitol here in Lincoln on January 5. The shorter 60-day session will continue to focus on several important, ongoing issues in our state as we prepare for another significant session in the Unicameral. Ultimately, there is a full gamut of crucial issues to address as debate will focus on several key items. Amidst the backdrop of the ongoing COVID-19 pandemic, many issues impacting business will remain at the heart of debate and discussion this year. A great opportunity exists to invest in key programs and initiatives throughout our state from federal pandemic recovery assistance, which could be transformational to many long-term projects. Workforce development is without a doubt the most talked about issue across the state, dominating discussion as unfilled jobs remain a challenge for most businesses. Areas such as talent attraction, business recruitment and expanding opportunities for everyone remain top of mind to our workforce development efforts as we look to continue our economic prosperity and grow our state. Lincoln senators have long championed the need for development of our workforce and increased recruitment strategies--we appreciate their continued efforts, and we will continue to work with them in advancing legislation that helps move this work forward. Other issues, such as expanding affordable housing options, improving infrastructure, taxes, education and childcare will also be important topics of debate throughout the session. On the topic of affordable housing, it is likely that the efforts of the South of Downtown Community Development Organization and others across Lincoln and across the state should be boosted by American Recuse Plan Act (ARPA) funds. In addition to the over $1 billion in federal funding provided under ARPA, the bi-partisan Infrastructure Investment and Jobs Act enacted last year by Congress will send an additional $2.5 billion for transportation system improvements, and

A LOCAL COLLECTIVE AMPLIFIES THE VOICES OF NEBRASKA SMALL BUSINESSES When small business owners Katie Manganaro and Jill Dudzinski jumped headfirst into their passion projects (Little Mango and hello ruby, respectively) they felt the cold chill of isolation. “When you’re in small business it’s lonely,” Manganaro said. “[When I started in 2016], I didn’t have any employees and I had no resources.” That changed in 2017 when the small business owners met on Instagram, sparking a relationship that would lay the groundwork for A Local Collective, a small-business community. The success they experienced while sharing ideas and collaborating gave them an idea: what if they brought together other small businesses for pop-up events. “There is more power in numbers, so if it’s Jill and Katie and three other shops, we can benefit from their social media reach and get new customers,” Manganaro said.
Strength in Numbers
With that, A Local Collective was born and in November of 2018 it held its first big event in a former Bath & Body Works location in Westroads Mall. Leading up to Christmas the pop-up was open with 10 local vendors.
Other events followed, like the Modern Market, Boutique Warehouse Sale and the pre-black Friday Shop Early, Virtually event. The goal became to not only increase profit but amplify awareness. “There are so many small businesses that we haven’t heard of and our goal is to shop local,” Dudzinski said. The Shop Early, Virtually event, which launched in 2021, was designed to help consumers think of small businesses first during holiday shopping, a time when the duo said small businesses are often overshadowed by big box shops. “Our goal was to say shop small before Black Friday and save with us with a universal coupon code,” Manganaro said. The organization’s website, alocalcollectivene.com, served as a conduit during the event, obtaining and directing 66,000 views to 60 participating small businesses. The next event, the third installment of the Boutique Warehouse Sale, received so much interest from small businesses that the duo had to add an additional weekend to the event. “The Sale is a fun and popular event because it gives retailers a chance to clear out last season/ last year’s merchandise and make room for

new spring styles, but it’s also a great way for our customers to shop boutiques and get a super low discount,” they said. The event will be hosted at A Local Collective’s headquarters at 302 North Front Street in Waterloo on January 21-January 22 and January 28- January 29 with hours varying. Both weekends will have eight different vendors.
Sharing Experience
Dudsinski said most attendees were friends they had met through the pop-up circuit. Proving once again that strength is in numbers, attendees who shared their experiences afterwards drummed up a whole new group of interested business owners. A second session, with adjustments, was planned and sold out again.
Amplifying Voices
“From there we saw the need for other small businesses who would reach out to us on Instagram and ask us if they could bend our ear because they were starting a women’s boutique or kids store,” Manganaro said. They decided to put together a forum for small business owners where they could hear and learn from experts in various fields such as marketing, bookkeeping, social media and more. The first Retail Roundtable launched on May 13, 2021 and was sold out. The event was held at House of R, with food and drink catered from other local businesses. They brought in Nicky Schmaderer, a social media pro with thousands of followers on Instagram and Pinterest, as well as her blog, Vida Noel, making her a social media influencer. “She can teach why it’s important to use an influencer, what the influencer likes to see, and what they might expect,” Dudzinski said. Other speakers and topics included: Importance of Branding, Wax Buffalo owner Alicia Reisinger, Bookeeping with Jill Jacobs from Jill Jacobs Bookkeeping, Social Media Management with Kary Wurth of Wurth Media, Social Media Ads with Kate Renter of Voke Media, and Going Live with Sara Pippett from Bad Habit Boutique.
While Retail Roundup was a success, they’re considering topic specific forums for 2022 as well as a subscription service for business owners that refers potential customers. For example, a business owner in Elkhorn could sign up to be a part of the directory at alocalcollectivene.com. Then, if a customer was looking for a small business in Elkhorn to support, they could use alocalcollectivene.com to find that business. “It’s almost two components: the small shops and the customer,” Dudzinski said. “Giving [the shops] exposure, featuring and highlighting small businesses, but also helping customers find them. “The bottom line is how can we help small businesses build brand awareness.”
The 80/20 Rule
As small business owners and parents, Manganaro and Dudzinski said they understand that shopping small isn’t always the most convenient or practical option. “We’re not telling you to stop shopping at Amazon, or Wal-Mart of Target,” Manganaro said. “But, if you can shop small, we want you to think about it when you can.“ Dudsinski recommended trying an 80/20 rule — 80% big box, 20% local.

Midlands Business Journal interviewed three current mentors to learn why they got involved and what the experience has meant to them.

Brothers Big Sisters of the Midlands was the answer she was looking for. “I have been blessed in my life to have had really strong mentors. I know I wouldn’t be where I am in my career without them,” she said. “I was really trying to think about the people who’d taken a chance on me, how can I give back?” After training, Phipps was matched with Elaina, now a seventh grader. Relational trust took time to root and so Phipps recalls leaning heavily on the organization for help in the beginning. “They broke down these little skills on how I could incorporate things happening within the news or time of the year or within activities,” she said. “These techniques don’t cost money and really don’t take a lot, just being intentional and connecting with your little to see what’s important to them.”

For everything that has benefited Elaina through the relationship, Phipps insists it pales in comparison to what she’s gained as her mentor. “The thing I like most about mentoring is the impact that you can have on another person and the impact they can have on you,” Phipps said. “I’ve gained an understanding of things she goes through every day that I’ve never experienced in my life. It’s opened my eyes to things I’ve never dealt with and it’s gotten me passionate about advocating for youth and their welfare.”

on the notion of mentoring, but it didn’t prepare him for how different and powerful the experience would be. “Kids are unpredictable,” he said. “There were definitely times when I couldn’t tell if he was really getting anything out of this. And I’ve learned that is extremely common. Then there are the moments where they’ll either say to you or you hear them talk about how much you mean to them. I get inspired hearing that.” Shefsky said even after years with his mentee Orion, a high school sophomore, he still doesn’t know exactly what each weekly interaction will bring. “I really just cater it to what he’s in the mood for,” he said. “In elementary school, sometimes we’d meet in the library and play a game; other times, based on how he was feeling, he wanted to get something off his chest and we’d have some deep conversations. Other times, we’d keep it light and just shoot hoops.” Shefsky’s best advice for a mentor is to be open and focused on the simple connections to be made over time. “With mentoring, many adults think, ‘What do I have to offer? I’m not a psychologist, I’m not a doctor, I’m just an average Joe,’” he said. “Once you’re able to overcome that and realize if you’re a good person, if you care, if you’re a good listener, that is 99.9 percent of the requirement. The rest takes care of itself.”

I didn’t grow up with young kids in my house.
