As the owner or employee of a small- to mid-sized local business, chances are you’re plugging away at the office again on at least a part-time basis or within a “hybrid” arrangement.
“Over the past year and few months, many office workers became accustomed to working from the comfort of their own home while others dreaded their time working from home and prefer an office setting where there is more collaboration, less video calls and a work-life balance,” said NAI NP Dodge Associate Spencer Morrissey. “It will be a challenging task for employers to accommodate all employees’ desires as new working habits were formed during the pandemic.”
Office users are adapting, he said, by searching for spaces with more private offices for those concerned about social distancing.
“Some companies are looking into offering a hybrid model for employees where workers can work from home a day or two a week to ease their way back into the office,” he said. “[A] few companies have not renewed their lease and now employees work from home permanently. Others are back to business as usual with, perhaps, a reduced footprint from what they previously had pre-COVID.
There are also geographic nuances; for instance, he said San Francisco and New York City generally have fewer than 21% of their workforce in the office now.
As the vaccination rate grows, and the fall school year starts up again, he anticipates more employers requesting that staff return.

(Photo by Monica Sempek) investments at Sterling Ridge. “The market had experienced strong activity with limited Class A office vacancy heading into the pandemic,” he said. “For most of 2020 and the first part of 2021 there was a pause in the decision-making process as it relates to office space (and a subsequent uptick in vacancy rates).” Marek said the anticipated return of large employers will be what drives the office market going forward. “It will also have a significant impact on restaurants that historically had a strong lunchtime business and on service businesses,” he said. “Employees in the office has a strong spillover effect on our local economy as a whole.”
When asked about the biggest change in more recent months (since its first quarter office report was issued in April), Marek said there has been a “significant uptick in activity” due to the return to the office (with small and medium-sized businesses returning employees in far greater numbers). “[Companies] are trying to decide what works best for their company/employees going forward — all in the office, hybrid or work from home,” he said. To specific projects, Marek noted that — at the height of the pandemic — local developer City Ventures was so confident about the future of Omaha’s office market, that it purchased the almost 500,000-square-foot Central Park Plaza. These are the two buildings at the west of Gene Leahy Mall.
“They bought it with the understanding that the buildings will require a significant renovation in order to lease the more than 200,000 square feet that is currently vacant,” he said.

would say in the last 60 days, the market has picked up.”
While he has seen many small- to midsized users return already, larger corporations may have made the work-from-office requirement voluntary in June, with a mandatory requirement of September (pending employees’ respective vaccination statuses).
“You’re still going to see a little of a shift; employers may be giving their employees more latitude to work three days in the office and two days at home,” Patzner said, adding that CEOs and CFOs of larger, national tenants are generally wanting their people back to the office. But they may be constrained by risks such as liability issues.
Patzner also alluded to a characteristic oft-cited during the Great Recession: how the metro and Midwest as a whole is not as
subject to the swings brought on by the likes of economic turmoil.
“Omaha real estate investors, they didn’t panic,” he said. “And you didn’t see people get really aggressive, they didn’t go backwards with rental rates. The only thing you saw in concessions was maybe a little more free rent.” At present, he noted the biggest factor affecting the market is the shortages that have rocked other markets — related to labor and construction materials, which further sends costs through the roof.

Generally, opportunities abound for the likes of medium-sized users to “move up.”
To put this in perspective, he said there was formerly around 250,000 square feet of available space.
Notably, he characterized this square footage as “turnkey.”
“It’s ready to go; you just flip on the lights,” Patzner added.
Even as third and fourth quarter is projected to present even more of a transition back to the office for larger tenants, he acknowledged that some aspects of the new pandemic reality will likely stick.

Top considerations for redesigning office spaces

When it comes to redesigning office spaces in 2021, it’s safe to assume that post-pandemic office lives will look different and designers must consider how to create spaces that can best accommodate a wide variety of preferences, local design experts say.
Alysia Radicia, partner/interior designer at RDG Planning & Design, said health and safety priorities have shifted in response to the pandemic so there will be a significant emphasis on indoor air quality, limited density design and further integration of technology that better adapts to a hybrid work model. “Where previously our desks might have been packed side-by-side, we’re now looking to widen the open space between employees to accommodate physical distancing,” she said. “We’re also seeing an increase in neighborhood settings within workplaces. In these layouts, meeting and collaboration spaces are integrated into the floor plate, meaning employees don’t have to travel far from one destination to another.”
According to Radicia, thoughtful planning when considering a renovation of an existing space can lead to incredible benefits for employees and in turn to a more productive team with increased retention.
As employees move back into the office, she said it’s also important to craft spaces that draw people back in — environments that are warm, engaging and feel safe.
Patrick Jensen, vice president of marketing and business development at AOI, said when it comes to design and construction of office environments, the pandemic has emphasized that adaptability and flexibility needs to be baked into the design from the outset.
“Doing anything less leaves organizations flat footed and struggling to adapt — or spending large sums to react when it does,” Jensen said. “Changes in technology, workflow, regulations, staffing and disasters all highlight the need for environments to flex and adapt to meet current needs. The pre-manufactured interior solutions, such as DIRTT and the new product offerings of Herman Miller, are all centered on this piece and will be important elements in creating those dynamic environments over the next several years.”
Recently, Doug Schuring, vice president of All Makes Office Equipment Co., said the company is working with clients to design, or redesign, spaces that can support their full-time workers and those who may only be in the office a few days a week.

each client to evaluate options/flexibility in space throughout the design process and to monitor changes in that baseline.
“While we are finding that right now most employees are eager to get back to the office, the ability to work at home is driving policy changes,” McCormick said. “We are starting to see employers provide flexible spaces that allow for a hybrid style of working, one in which employees, clients, and contractors can connect, with equity to those remote and in the office.”
Flexible features, she noted, include technology that supports mobility, hybrid meeting rooms, and modular workstations.
“We are also seeing more amenities for employees as a driving force to leave the comforts of home and come into the office,” Cisar said.
What they haven’t seen yet is a reduced footprint per employee in the corporate office sector.
“Even where individual workstations are getting smaller, amenity spaces are taking up that extra space,” Cisar said.
With that being said, McCormick added that employer policies aren’t requiring employees to work in the office five days a week (with reduced commutes making a sustainable impact).
COVID-19 dominant in employment law

Employment law is full of traps for the unwary with one issue often leading to ten others, but over the past year COVID-19 has dominated and may continue to dominate employment law for some time.
“Things in [employment law] are basically the same, but last year has had a definite impact,” said Harvey B. Cooper, a partner in Abrahams Kaslow & Cassman. “There have been no massive legislation changes in Nebraska or Iowa that I’m aware of. The federal standards will be changing, but we don’t know [how] yet with the change in administrations. It’s an open book now as to what will happen.”
In the beginning of the pandemic Dvorak Law Group was dealing with how to handle unemployment claims, transitioning employees to work remotely, and layoff and furlough issues, according to Partner Ryan M. Kunhart.
“Late last year it transitioned back into a lot of return-to-work issues, best practices, and safety concerns,” he said. “How were we going to phase people in? What were we going to do if someone doesn’t want to come in because of a medical condition [which is] distinguishable from someone not wanting to come in because they’re afraid of getting COVID.”
Wage and hour issues also intensified.
“People working from home blurred the line between personal and professional,” Kunhart said. “When you’re in the office, you’re presumably working, but when you’re working from your dining room table — especially for non-exempt employees, who are not entitled to overtime — we have to stress to employers to make sure their employees understand the importance of proper time keeping practices [like] reporting overtime and mistakes on their timecards.”
While the past 12 months brought fewer employment law developments at the federal

“While no one can predict the future or the full extent of these new, emerging behaviors, we try to prepare our clients for the natural shifts we see happening in the workplace,” Schuring said.
Regarding the latest trends, Dixie Thomas, interior designer at Prochaska & Associates, said one of the challenges is asking the right questions to guide and educate the client to accomplish the flexible, practical and multipurpose spaces most often requested.
“When considering your office update, the use of natural light, plants and sound barrier materials are essential when designing open office spaces,” Thomas said. “The open office space is likely not going away anytime soon, as it remains the most cost-effective solution for most companies, rather than the construction of walls or private offices. The recent pandemic suggests that new ventilation or barrier requirements will need to be considered in future designs, even if not applied initially, the option should be incorporated into the initial plans for easy adaptability to add later.”

“Many Trump era executive orders were quickly overturned in the early days of the Biden presidency, with agencies like the Department of Labor and the National Labor Relations Board withdrawing opinion letters and guidance issued over the previous four years,” she said.
Loerts said that most trends are occurring at the state level with many states passing employment laws requiring employers to provide paid family leave in the wake of COVID-19 and legalizing marijuana for medical or recreational use, which impacts employer policies on drug testing and use.

In the next several months, we may see many battles over mandatory COVID-19 vaccination, according to Alexis S. Mullaney, an attorney with Sodoro, Mooney, & Lenaghan.
New and unique issues have arisen that have tested employers’ abilities to adapt their policies and procedures. For example, the Americans with Disabilities Act [ADA] has been in place for years, but now employers must think about how to accommodate individuals with serious health conditions when those conditions make COVID-19 exposure more risky or make vaccination less advisable.
“This past year has reminded all of us that employment law is dynamic,” Mullaney said. “Workplaces can change in an instant, and employers need to be able to adapt to those changes. Lawyers are a great support during these times of extreme change, but we are no substitute for good employment policies and talented HR employees.”

The genesis for this official alignment, from a reported “decentralized operating model,” can be traced back to September 2019 — the company’s 103rd birthday — when Hill noted the agency team had gathered in Omaha for its annual meeting.
The pandemic “changed a few things, it also helped us with a few things,” Hill said.
For one, the group had to work together to address the issue of powering the unification process forward within a remote workforce environment. Vice President of Human Resources, Megan Thom, played a pivotal role in the “behind-the-scenes” policies, practices and procedures that had to be orchestrated to transition from the decentralized, autonomous environment.
“One thing that I would say the pandemic did for us as an organization is it gave us the time to dedicate to a project that has a lot of moving pieces,” she said.
Typically, within a sales environment, one is challenged to get all parties going in the same direction when everyone is speeding ahead at 75 miles per hour. Thom indicated it is difficult to do that, together, when in such a frenetic environment, day in and day out,

“It was time to do that and to make sure we had an exceptional experience across the footprint — no matter where we were at, or no matter what service was performed,” he said. “We lived that for many, many years. We thought very deeply about this and thought about our stakeholders … and thought it was important to pivot to where everybody can get whatever resources they need.”

Offices are reopening, but business isn’t rebounding at dry cleaners

As the U.S. looks to put the COVID-19 pandemic behind it, customers are quickly returning to the businesses they used to frequent. But for many, dry cleaners are no longer part of the weekly routine. The pandemic has diminished the use of professional Trends and formal attire, leaving the dry cleaning business well below 2019 levels and causing cleaners to worry that COVID-19 has permanently altered the viability of their industry, which has struggled ever since non-iron shirts become popular. In Illinois, it’s a decline that hits particularly hard in the Korean American business community, which owns the majority of the dry cleaners in the state.
Shin Kim, manager of Chicago Cleaners in the Noble Square neighborhood, said that while more customers are starting to drop in with clothing for special events — suits, dresses, tuxedos — the overall volume of clothing he’s cleaning is way down thanks to a lack of day-to-day items like dress pants and dress shirts.

Before the pandemic, Kim said the average monthly income at Chicago Cleaners was between $8,000 and $10,000. Now it’s closer to $4,000.
“Because of the pandemic, it’s kind of a dying service or business, you could say,” Kim said.
The pandemic has resulted in a wave of closures across the state. Sue Kratz, an executive director at the Illinois Professional Drycleaners and Launderers, said there are 549 licensed dry cleaners in Illinois — a 20% decrease from the 688 in business at the end of 2019. Approximately 80% are run by Korean Americans, and many of them are small mom and pop shops, she said.
The industry has been losing about 30 dry cleaners a year since the early 2000s, but “COVID has definitely stepped up that pace,” Kratz said. She believes the industry has hit its bottom and hopes the current number of dry cleaners can be maintained.
For many of the mom and pop shops that have been in business for years, “economically, they’re back to square one with their business,” said Steve In, a board member at the Illinois Korean American Dry Cleaners Association.
Compared to the leisure and hospitality industry, he feels dry cleaners were overlooked when it came to federal help during the pandemic. The Paycheck Protection Program was designed to help small businesses keep workers on the payroll, but most dry cleaners employ fewer than three people, according to a letter sent by the Illinois Korean American Dry Cleaners Association to Gov. J.B. Pritzker.
“Now we’re starting to see a little bit of a comeback but the damage is pretty much done. We need financial support from the government to keep the existing cleaners from shutting down,” In said.
Tim Batkhuu, manager at Lucky Dry Cleaner & Laundry Service in Lakeview, has also noticed more clothing tied to events like weddings, but a much lower volume of clothing overall when compared with 2019.
Even as Chicago is set to lift restrictions, he doesn’t think business will be the same as before. The industry was already suffering because of casual Fridays and a shift toward organizations allowing for more casual dress codes, he said. The situation may worsen as more companies allow employees to continue working from home or in a hybrid format.
Batkhuu said a majority of his clients have told him they expect to go back to the office in September. But with the business two months behind rent, Batkhuu said summer will determine whether Lucky Dry Cleaner & Laundry Service permanently closes.
“We make money by volume. So when that’s gone, the margins are small,” Batkhuu said.
Like other dry cleaners, Jason Oh, owner of New S.O.S. Dry Cleaners in Buena Park, said he’s experienced a recent uptick in traffic thanks to graduations and weddings, but his business is still struggling. He said business is down close to 80% since the pandemic began.
Like other businesses, he’s raised his prices — by a quarter — because the business cannot operate on the same budget as before. He’s also worried COVID-19 has altered people’s lifestyles to the point that business will never be the same.
Even as financial pressure mounts, Oh emphasized that above all else he wants everyone to “stay clean and safe and happy.”

Home builders and lumber yards are whipsawed by rapidly rising lumber prices that are keeping home buyers out of the market just as COVID-19 retreats, powering rising demand for housing.
In yet another casualty of the coronavirus pandemic, lumber mills were forced to shut last year. When they reopened, pent up demand led to skyrocketing lumber costs.
Carrier said he’s advising customers to wait a year before hiring a builder, anticipating that prices will return to earth.
“People who have a choice are choosing to wait,” he said.
Lumber yards are offering similar advice. The more flexible a customer is on delivery time and type, brand and color of materials and products, such as siding, decking or roofing, the easier it is to fulfill orders, said Richard Fechtor, vice president at the Hartford Lumber Co. in
Hartford, Conn. Some manufacturers are reducing their lines of product colors and styles and are “cranking out as much as they can,” he said. Waiting times can be up to three months, he said. And taking one’s time to build or add to a house could be a consumer’s most effective weapon in helping to ConsTruCTion cut prices, he said. “If people keep paying these prices, there’s not much incentive for prices to fall,” Fechtor said. The price of framing lumber, which is used for building, jumped from about $500 per 1,000 board feet in December to about $1,500 in May before falling to $1,300 this month, according to the National Association of Home Builders. GM ups its planned investment in EVs, will build new battery plants

General Motors is investing more money in electric vehicle and self-driving technology, adding capacity at its car assembly factories and building two new battery plants in an aggressive effort to advance and lead in EV sales.
In a wide-sweeping announcement Wednesday, GM said it will increase its investment in EV and autonomous vehicle technologies to $35 billion through 2025, a 75% boost from its initial commitment in early 2020.
GM also said it will build two new battery cell manufacturing plants in the United States by mid-decade but declined to disclose the locations. The battery plants will be in an “optimal location to achieve volume,” GM CFO Paul Jacobson told the news media Wednesday.
GM is presently building an Ultium Cells LLC battery plant in northeast Ohio near its former Lordstown Assembly plant and one in Tennessee near its Spring Hill Assembly plant, where it will build the Cadillac Lyriq electric SUV.
“We are investing aggressively in a comprehensive and highly-integrated plan to make sure that GM leads in all aspects of the transformation to a more sustainable future,” said GM CEO Mary Barra in a statement.
Later Wednesday morning, Barra said GM will lead in EVs, taking on Tesla CEO Elon Musk’s claims to be at the forefront of EV development. In an interview on CNBC, Barra also reiterated GM’s intentions to keep its battery production in-house and not spin it off as a separate entity.
Beyond GM’s autonomous and electric vehicle spending boost, Jacobson also said GM anticipates reporting bigger profits in the first half than it had previously told Wall Street it would. He cited strong consumer demand for GM vehicles as the reason.
Separately, Barra is in Washington D.C. on Wednesday to meet with U.S. Speaker of the House Nancy Pelosi and other key Democrats to discuss EVs and emissions, she confirmed on CNBC. It was first reported by Reuters on Tuesday. Barra will advocate possible legislation that would increase tax credits to as much as $12,500 for EVs made in the U.S. and provide a 30% tax credit for manufacturers to retool or construct new factories to make advanced energy technologies, including batteries.
GM’s increase in AV/EV spending comes after Ford said in late May it now expects to spend more than $30 billion on electrification, including battery development, by 2030, up from its prior target of $22 billion.
GM’s initial commitment to AV/EV technology in March 2020 was $20 billion through 2025, that included capital, engineering expenses and other development costs. In November last year, GM increased its planned investment over the same period to $27 billion.
GM will spend $9 billion to $10 billion in total capital this year, with the majority of that going to AV/EV development, Jacobson said. The challenges with the semiconductor chip shortage, which has slowed production across the car industry, has not impacted GM’s planned spending, he said.
The automaker, which announced Tuesday it would make hydrogen fuel cells for the railroad industry, said it plans to launch its third-generation fuel cells that will have greater power density and lower costs by mid-decade. GM makes its fuel cells in Brownstown in a joint venture with Honda.
GM has said its goal is to sell more than 1 million EVs globally by 2025 and, to do that, Barra said, “We are increasing our investment to scale faster because we see momentum building in the United States for electrification, along with customer demand for our product portfolio.”
Jacobson said GM is confident in a future of EVs based on consumer adoption of the only current EV it sells: the Chevrolet Bolt and Bolt EUV.
“What we see is a very strong pipeline of new vehicles with 30 new EVs coming out by 2025. We see some good success with the Bolt and the Bolt EUV beyond the higher-priced entries with the GMC Hummer EV and the Cadillac Lyriq,” Jacobson said. “This is no regrets capital. We know we’ll need those battery plants moving forward and … we can then flex upward as we need it, so it’s a good investment.”
New products coming
Barra, while on CNBC on Wednesday, said GM intends to lead the EV market, beating other major carmakers and niche manufacturers such as Tesla.
When asked who she considered GM’s biggest EV competitors, Barra said, “I’ve always taken every one of our competitors very seriously. But we are the No. 1 vehicle producer in the U.S. and China.”
Barra said GM has many market advantages such as its dealer network, 20 years of developing EVs for commercial vehicles, high customer loyalty and brand recognition, including that of the high-profile Hummer marquee.
Barra also indicated GM will keep its battery division inside the company and not spin it off as a separate entity. Barra said battery production creates value for GM because it can sell the batteries to other companies.
“For an electric vehicle, it’s all about the battery,” Barra said.
GM first outlined its goal to transition to an all-electric company about four years ago. Early last year, it started retooling its Factory ZERO plant, previously called Detroit-Hamtramck Assembly, to build only EVs.
Factory ZERO will be complete by this fall and the plant will start making GM’s first EV on its Ultium battery platform late this year, the 2022 GMC Hummer EV pickup, which starts at $79,995. That plant will also build the Hummer SUV, the Cruise Origin self-driving car and the electric Chevrolet Silverado, at a future date.
GM will build its all-electric Cadillac Lyriq SUV at its Spring Hill Assembly plant in Tennessee and it’s due in showrooms later next year. GM said with the additional investments announced Wednesday, it will add to its North America plan new “electric commercial trucks and other products.” GM will also add additional U.S. assembly capacity for EV SUVs, but any further details will be announced later. AuTo “We don’t have any new vehicles to announce at this time, but we’re moving aggressively and there’s a lot of exciting things ahead for us,” Jacobson said. Big first-half results In early May, GM had told Wall Street it would report adjusted earnings before interest and taxes of $5.5 billion for the first half. On Wednesday, GM boosted that guidance to $8.5 to $9.5 billion, “due to the strong demand we see and the united efforts across the GM family to make sure we’re solving problems in the near time,” Jacobson told the media. “We were able to pull forward some semiconductors from the Q3 to get vehicles finished to market.” Earlier this month, GM said it would increase vehicle deliveries to car dealers in the U.S. and Canada by rerouting chip parts to its most in-demand products and it will speed up the assembly line at Flint Assembly to build 1,000 more heavy-duty, full-size Chevrolet Silverado and GMC Sierra pickups per month. Despite all that, Jacobson said GM remains cautious about the full year and, “we’ll have more guidance on the full year on our earnings call on Aug. 4.”

highest in decades, he said. An initial imbalance of supply and demand was expected when mills shut down, but it’s persisted much longer than it should have, Logan said.
Home builders don’t see demand letting up for the rest of the year, and it’s expected to remain strong in 2022 “because the fundamentals driving the housing market were very favorable heading into 2020 anyway,” he said.
Rising lumber prices add about $36,000 to the cost of a $300,000 home in Connecticut, a price which is at the low end of the market in the state, said Eric Person, chief executive officer of the Home Builders and Remodelers Association of Central Connecticut. The added cost is pricing many buyers out of the market, he said.
Futures, which are the prices buyers signal they’re willing to pay for lumber delivered in the future, have headed down recently, pointing to some price relief. The still-high costs have prompted many home builders to pull back from contracts because they can’t price a home at a time of wildly fluctuating prices, Person said.
“By the time the foundation is laid, prices for lumber are out of whack,” he said.
Other factors affect lumber prices. Person said a tariff war with Canada over softwood lumber has been a factor.
Fechtor said demand for housing is fueled by ultra-low interest rates. “What matters is demand, nationally and globally,” he said.
Carrier said labor shortages are adding to builders’ headaches, particularly for workers who lay foundations, pour concrete and frame houses. In addition, trades are hurting for workers in plumbing; heating, ventilation and air conditioning; and carpentry as baby boomers retire.
And delays in building products, such as windows, are another factor slowing home construction, he said.
“We’ve been building since 1971, and we’ve never seen anything remotely like this,” Carrier said.
