2018 first half review The first half of 2018 looked a lot like the first half of 2017 in the Alexandria real estate markets. Most key market indicators for the City of Alexandria and for Alexandria South – the portions of Fairfax County with an Alexandria address – were modestly positive. As you’ll see in this report, there was in increase in the number of homes sold and the average sales price; homes sold about as close to their original list price and sold, on average, in about the same number of days. Specifically, there was a 3.2% increase in the number of homes sold in the City of Alexandria, and a 3.8% increase in the average sales price. Homes sold, on average, at 2.1% below their original list price in the first half of this year and in an average of 40 days – the same as last year. Alexandria South had a 1.1% increase in the number of sales but the average sales price was up almost 5%. Homes sold on average 1.7% below their original list price but sold more quickly than last year.
Mortgage interest rates jumped almost a half point in the first couple months of 2018 but have since stabilized. Rates have hovered around 4.6% for the last three months. While the increase in rates has hurt affordability, buyers have not been deterred and rates are still extremely low from an historical perspective. With just a two-month supply of homes priced less than $750,000 on the market conditions favor sellers. Supply of upper-end expensive homes is more ample, indicative of a more balanced market. We see little on the horizon that will cause any significant shift in the market for the balance of the year. Each area can experience different market dynamics, so you’ll find an analysis of the performance of detached homes, attached homes and condos for the 18 communities that make this such a wonderful place to live. The biggest challenge last year was inventory, and that continued in the first half of 2018. The overall number of available homes on the market was 15% - 20% below the levels seen in 2017, and the shortages were even more significant for homes priced less than $500,000. The lack of quality inventory made it pretty tough for first-time homebuyers. We’re far enough into the year to conclude that the impact of last year’s tax reform legislation has been negligible – the negative implications of the limit on the deductibility of state and local taxes has largely been offset by the increase in takehome pay for many wage-earners.

Welcome to historic Old Town, Alexandria. Founded in 1749, Old Town is a place rich with colonial charm. This is the heart of the City of Alexandria. Going back in time, one might have caught a glimpse of a middle-aged George Washington riding his horse up to Christ Church on the corner of Washington and Cameron Streets. Years later, Old Town became the childhood home of famed Confederate General Robert E. Lee. A slew of other notable names from both Virginia and American History add to Old Town’s lore. Located on the western bank of the Potomac River, Old Town played an important role in the growth of our nation. It is no surprise that Old Town grew to prominence as a well-traveled port city under both British and U.S. rule. Like the rest of the communities in the City of Alexandria, the development of Old Town is tied closely to its proximity to the nation’s capital. Since the colonial period, Old Town has established itself as a diverse cultural center and bastion of American trade, commerce, and industry. Old Town brings you to the doorstep of colorful row houses on tree-lined streets dotted with gas lamps and cobblestone walks. Old Town is a desirable place to call home for those with an active social calendar. A wide variety of restaurants, coffee shops, art galleries, as well as boutique and retail stores, leave plenty to the imagination and ample opportunity to enjoy the finer things in life. Walk down to the Potomac and enjoy the fireworks on the Fourth of July, or bundle up for the holiday tree lighting in December. An Old Town resident would be hardpressed to run out of things to do.

The communities of Potomac Yard and Potomac Green border Arlandria and Del Ray on the east and are just south of Reagan National Airport. At the turn of the 19th century, Potomac Yard was one of the busiest rail yards on the eastern seaboard. Today, Potomac Yard is still a major hub for transportation. As the names may suggest, Potomac Yard and Potomac Green borrow their names from the Potomac River on which they are situated. While much of the area’s history is contemporary in nature, it should be noted that Daingerfield Island, located in the eastern part of Potomac Yard, marks one of the first permanent colonial settlements in Alexandria. Daingerfield Island was settled in 1669. Potomac Yard and Potomac Green are close to it all. Residents enjoy numerous amenities at Potomac Yard Center. Property here is defined by stately townhouses. Expansive green space in aptly named Potomac Green affords wonderful, riverside views of the Washington Monument. The Mt. Vernon Trail, also located in Potomac Green, is ideal for bikers and joggers; traversing this trail, one can safely travel the banks of the Potomac, north to Roosevelt Island or south to George Washington’s Mt. Vernon estate. As with most communities in the City of Alexandria, residents of Potomac Yard and Potomac Green are only steps away from Old Town. The restaurants and boutiques of Del Ray are also easily accessible.
arlandria
Arlandria was heavily developed in the mid 20th century to meet the rising demand of housing from federal workers moving out of D.C. Arlandria is the northernmost community of the City of Alexandria. An integral part of the Arlandrian experience is Four Mile Run Park, which blazes its own little trail in American history. The park borders Four Mile Run Stream, which runs into the Potomac River. During the colonial period and into the 19th century, this stream was used to power several watermills that operated in the area. On a more contemporary note, Arlandria is home to The Birchmere, which hosts an array of worldclass musicians in what is billed as one of “America’s Legendary Music Halls.”Arlandria exhibits a strong community spirit. Elevator and garden style apartments define the area. Four Mile Run Park makes tranquility a convenience. It is great for those looking to get out and onto the Washington & Old Dominion Trail. During the spring and summer, the Four Mile Run Farmers Market brings in fresh produce. This doubles as an artisans market as well. To complement its offering of fresh fare, Arlandria provides a wonderful selection of Salvadorian restaurants, which serve some of the regions most authentic dishes. All the typical amenities are located nearby at Arlandria Shopping Center or neighboring Potomac Yard.

Del Ray is located in the area northwest of Old Town, Alexandria. A community of communities, Del Ray includes Warwick Village, Saint Elmo, Hume and Mt. Ida. Like North Ridge to the west, the history of Del Ray is rooted in a rural past. Founded in 1894 as a planned community, Del Ray quickly became a bustling streetcar community. While the electric rail lines that brought on the boom have vanished, Del Ray has remained a focal point of the City of Alexandria and the Washington, D.C. Metropolitan Area. Del Ray is known for its attractive, early 20th century architecture, which gives character to its navigable, gridiron plan. The community’s atmosphere lends itself to a genuinely comfortable and homey living experience. Del Ray is a pedestrian’s paradise and there is plenty to do for those seeking an active lifestyle. Four Mile Run Park, which connects to the Washington & Old Dominion Trail, is located nearby and is an ideal outlet for bikers and runners. Del Ray also offers an eclectic mix of boutiques, restaurants and coffee shops. Del Ray boasts an active community calendar, which enriches the lives of residents and visitors alike. Each year, on the first Saturday in October, the community turns out for Art on the Avenue, an outdoor street festival featuring hundreds of artists, live music and delicious food. Other annual traditions include the Thanksgiving Day, 5 mile “Turkey Trot” Race, a Halloween Parade and the Holiday Tree Lighting. The Del Ray Farmers Market, which runs year round does not disappoint. It features a great selection of local, seasonal produce as well as a few surprises like cheese, baked goods, and tea stands.
rosemont
Rosemont is located west of Old Town Alexandria between Taylor Run and Del Ray. Developed in the early 20th century, Rosemont is the city’s oldest planned residential expansion. Like Del Ray, Rosemont was intended to be a “street car suburb.” The plan would have connected the community with Washington, D.C. and Mt. Vernon by electric rail. Instead, the community of Rosemont turned its focus towards its role as a showcase for 20th century home design. In 1992, The Rosemont Historic District was added to the National Register of Historic Places. Rosemont is closely integrated into the life of Old Town. The community is close to upper King Street, which boasts an array of wonderful bistros, restaurants and boutique shops. There are even hotels for the in-laws. Like their neighbors in Taylor Run, Rosemont residents are close to Shooter’s Hill and the George Washington Masonic National Memorial. The memorial affords a presidential view of the City of Alexandria to those who take the tour to the top. Day trips to Arlington, Mt. Vernon and D.C are easy to plan and getting around is a breeze. Rosemont is a cozy place to call home. There is a wonderful selection of townhomes, bungalows and stately colonials. The community is as friendly as the tree-lined streets are welcoming.

The story of Braddock Heights/Beverley Hills/ Taylor Run is one that spans many generations. Its geography is defined by Shooter’s Hill, which marks the high land west of Old Town. Two turnpikes bind Taylor Run: The Leesburg Turnpike (King Street) and Little River Turnpike (Duke Street). Some of the community’s earliest inhabitants are believed to have been Native Americans. The area was explored and settled by colonists arriving in the late 17th century. In the mid 1700’s, John Carlyle, a prominent merchant from Alexandria, is known to have owned farmland in Taylor Run. During the Civil War, Fort Ellsworth was constructed near the base of Shooter’s Hill. The fort was dismantled after the war ended. Today the name lends itself to apartment complexes in the southeastern end of the community. It is also important to note that Taylor Run is also home to the George Washington Masonic National Memorial. Remember the Titans? They’re in Taylor Run, too. Braddock Heights/Beverley Hills/Taylor Run is the kind of neighborhood people don’t want to leave, except maybe when one has the opportunity to move into The White House. Hint: President Gerald Ford called Taylor Run home. The neighborhoods of Taylor Run offer an eclectic mix of housing options. Residents enjoy living close to Old Town, Alexandria. All the typical amenities are located nearby. The Hoffman Center located on the other side of Duke Street has an AMC movie theater and several restaurants.
northridge
Northridge is a community with a varied past. Over the course of its development, it has been incorporated to no fewer than eight different counties. Northridge has proudly been a part of the City of Alexandria since 1929. Northridge is bound on the west by Quaker Lane, Glebe Road to the north, Russell Road to the east and both King Street and Braddock Road to the south. The name “Northridge” refers to the high ground on which it is situated. Traces of human activity in Northridge date back 12,000 years, when Native Americans inhabited the area. Europeans settled parts of Northridge during the late colonial period. In 1749, part of the community was integrated into the original city plan of Alexandria. Through most of the first half of the 20th century, the community of Northridge balanced agrarian ideals with urban pursuits. Like other communities in the city of Alexandria, Northridge’s development was pushed forward with the building of the Washington-Mt. Vernon electric rail line. In light of suburban growth, the community of Northridge has worked hard to hold on to its rural past. Living in Northridge still gives one a taste of small town flavor. Northridge’s residents are energetic and concerned with civic affairs. An eclectic mix of housing is available in the community, from old farmhouses and cottages to modern colonials. Northridge residents are only a short bike ride or drive away from the shops and eateries of Del Ray. Four Mile Run Park is easily accessible for those looking for an active lifestyle.

The Eisenhower Avenue community occupies a tiny sliver of land south of Taylor Run. In the 18th century, the eastern part of Eisenhower Avenue was the location of the Village of Cameron, which included a gristmill. The west end of the area was developed later as a suburb of sorts. The arrival of the Orange and Alexandria Railroad in the 1850’s spurred industrial activity in the area and the Eisenhower Avenue community prospered. It seems that Eisenhower Avenue has an inextricable relationship with rail: In the 1980’s the Eisenhower Avenue Metro station was built as an extension to the Yellow Line. Eisenhower Avenue is a mixed-use community that seeks to strike a balance between living and working. Townhouses, apartments and condominiums define the community’s urban milieu. Eisenhower Avenue is ideal for pedestrian traffic and for commuters looking to rid themselves of their vehicle. There are a number of restaurants located at Hoffman Town Center. For those looking to venture out, head west to Cameron Run Regional Park. Old Town is always an option as are the destinations beyond. With easy access to the Eisenhower Avenue Metro, the Nation’s Capital is yours to explore.
alexandria west
Alexandria West evolved from sleepy farmland during colonial times into a thriving, closein suburban community of detached homes, townhouses, and condominiums today. Tucked inside the Beltway and just north and west of I-95, the busiest north-south commuter corridor into Washington, DC, the Alexandria West community is a commuter’s dream. There’s easy access to DC, the Pentagon, Crystal City and the Corps of Engineers headquarters at Mark Center. Alexandria West has many amenities to offer its residents including two county parks, a public golf course, and three shopping centers. The most notable of the parks is Green Spring Garden Park, which boasts an 18th century manor house, a tropical greenhouse, a wooded stream valley, and over twenty demonstration gardens. The newly remodeled Plaza at Landmark Shopping Center is your one-stop place where you can get groceries, shop for clothes, go to the gym, have a massage, and go out for a meal.

Sometimes a name says it all. Located in Alexandria’s west end, the community of Seminary Ridge is as advertised. Yes, there actually is a seminary and yes, there are ridges, although their size may be debated. Seminary Ridge rose to prominence, and some might say providence, in 1818 with the construction of the Virginia Theological Seminary. The Seminary’s 80-acre campus is open to the public. Seminary Ridge is a typical suburban community. Manicured front lawns back up to traditional split-levels and colonials. There are townhouses towards the northwestern part of the community. Ample amenities are close at Seminary Plaza Shopping Center and Bradlee Shopping Center. INOVA Alexandria Hospital is located nearby.
landmark/cameron station
The communities of Landmark/Van Dorn and Cameron Station occupy an area of land bounded by Springfield and Franconia to the south and Lincolnia to the north. They are situated between I-395 and I-495. The communities of Landmark/Van Dorn and Cameron Station have been heavily developed within the past 60 years. Landmark/Van Dorn is typified by high rises and garden apartments. Landmark Mall has a variety of retail, specialty stores and restaurants. Those with an interest in commercial property may find the area directly around the Van Dorn Metro to be desirable. Cameron Station is an idyllic niche of singlefamily homes, townhomes and condominiums. Cameron Station’s farmers market, hosted at Ben Brenman Park, is something to wake up for on Sundays. Open from May to November, the farmers market features local art as well as local produce and meats. Food Matters restaurant, located near Ben Brenman Park, builds on this experience and serves dishes fit for any gourmand. Softball and baseball fields, as well as a “turf’ field, provide wonderful recreation opportunities to Cameron Run residents. There is also a bike and running path that circumnavigates the area.

There’s hardly any spot in the DC metro area that doesn’t have some tie to colonial times or the Civil War, and the Huntington community is no exception. Ft. Lyon was a major fortification for the District during the Civil War, and covered nine acres and sported forty guns – nothing of the Fort remains however. The area takes its name from the Huntington subdivision, developed just after the end of World War II. Located just south of the Capital Beltway and the City of Alexandria, the area has seen significant residential and commercial development associated with the Huntington Metro stop, the beginning of the yellow line. While much of the housing in the area was postwar duplexes, the opening of the Metro station has spurred significant construction of new condos, townhomes and detached homes over the last decade. There are two Fairfax County Parks – Huntington and Jefferson Manor, and there are a host of local and ethnic restaurants.
belle haven
The Belle Haven Community is routed in history, where once stood a fort authorized by the Virginia House of Burgesses in 1674 as an outpost to defend the young colony against Indians. The Civil War-era Ft. Willard was part of the defense system of Washington, DC. Located just south of Old Town Alexandria and north of George Washington’s home at Mount Vernon, Belle Haven overlooks the Potomac River and is home to Belle Haven Country Club, and is considered one of the most prestigious areas in Fairfax County. Belle Haven residents have so many options for outdoor activities. You can run, walk or ride your bike alongside the river on the Mount Vernon Trail that stretches from the Theodore Roosevelt Island in Rosslyn down to the Mount Vernon Estate. Along those eighteen miles of trail you can pack a lunch and pick your favorite spot to have a picnic, take an early stroll to bird watch, or just throw in a line and try your luck with a little fishing. If you want some more active fishing you can rent a boat at the local Belle Haven Marina, or rent a slip and dock your own boat. If you tire of outdoor excursions, take the family to the Mount Vernon Recreational Center where there is an indoor ice rink, an Olympic size indoor pool, and a huge fitness center. The homes in this quaint community are a mix of large luxury homes, manors, cottages, and townhouses all situated on tree-lined streets. With its close proximity to Old Town and our Nation’s Capital you will never run out of places to go, but you might not want to leave Belle Haven with all it has to offer.

The area takes its name from a post-Civil War era fort constructed near the banks of the Potomac River that was intended to compliment the defenses of Washington, DC with Ft. Washington on the opposite side of the river. Ft. Hunt was even home to a top secret military intelligence operation during World War II. While no shots were ever fired in anger, the remains of the facility are the centerpiece of the sprawling Ft. Hunt Park. The George Washington Parkway is a beautiful ribbon of road that runs through the community towards George Washington’s Mt. Vernon to the south, offering incredible vistas of the Potomac River. There are beautiful communities of primarily single family detached homes to the west of the Parkway, including Hollin Hills, a neighborhood of roughly 450 homes designed by Charles Goodman immediately after World War II. It is considered a landmark of contemporary design. Parks, scenic vistas of the Potomac River and the walking and biking trail that runs from Mt. Vernon to Rosslyn right through Ft. Hunt are the anchors for this beautiful community. While there are a handful of townhomes, almost every dwelling is a detached home, ranging from 1950’s construction to magnificent new homes overlooking the river. And the incredible variety of shops and restaurants of Old Town are just minutes away up the Parkway.
mount vernon
Mt. Vernon, the estate of President George Washington, is the crown jewel of the community. Most are surprised to learn that it is owned and operated by the Mt. Vernon Ladies Association, not the federal government. The residence and accessory buildings have been lovingly and beautifully restored and offer an incredible look at the life and times of our first President. A new education center tops the experience. In fact, all of the homes in the Mt. Vernon community are on land that was once owned by Washington, so any homeowner here truly has title to a piece of history. Mt. Vernon is located at the southern end of the George Washington Memorial Parkway, 16 miles south of Washington, DC. And a quick tip: one of the most beautiful vistas in the entire metro area is seldom seen by tourists, a rolling vista of the Mt. Vernon Mansion as seen from the intersection of Old Mill Road and Old Mt. Vernon Road. This was the original entrance to the estate in Washington’s day, and it looks just like it did back then. In addition to the rich history of the Mt. Vernon estate, the community has wonderful walking and biking trails, a huge Fairfax County rec center with indoor pool, a great dog park and sprawling athletic fields at Grist Mill Park. You’ll also find some of the DC area’s most beautiful waterfront homes, and several communities have their own private marinas, making this a boater’s paradise. Shopping and restaurants are nearby in the Route 1 corridor – and Cedar Knoll Restaurant is the lone commercial establishment along the Parkway, offering dining with unmatched views of the Potomac River.

One doesn’t usually think of a bustling corridor of shops, businesses and residences as home to an airfield, but Beacon Hill in the heart of the Route 1 Corridor was just that in the early days of aviation. Thousands of pilots were trained there prior to World War II and it remained an airfield until the late 1950’s. After the war and before the creation of the Interstate Highway System, Route 1 was the major north-south highway from Florida to Maine, and this community was home to scores of motels, shops and restaurants to serve travelers. A handful of those old motels are still around, but most have given way to housing developments, commercial and retail centers over the last 30 years. Tucked between the George Washington Parkway to the east and I-95 to the west, the Route 1 Corridor still handles a lot of cars every day as a major commuting artery, but now has a more distinctly suburban feel than even 20 years ago. At almost 1,500 acres, Huntley Meadows Park is a green escape in a very busy suburban community. Home to some of the largest and most pristine wetland areas in Fairfax County, Huntley Meadows is a real jewel. Every type of housing in every price range can be found in the Route 1 Corridor, and there’s plenty of “big box” retail and restaurants to support this evolving community. INOVA Mt. Vernon Hospital offers quality care to the community’s residents, and has a particularly strong reputation for orthopedic surgery and rehabilitation. There’s also a long-established farmer’s market every Saturday morning (in season, of course) in the shadow of the Hospital at Fairfax County’s Mt. Vernon District offices.
kingstowne
Until the late 1980s, Kingstowne was largely undeveloped and was a bit of a rural island surrounded by rapidly growing areas of Fairfax County. That all changed with the launch of the Kingstowne planned community, and the last two decades have seen the emergence of a well thought-out area of apartments, condos, townhomes and detached homes with wonderful community amenities. Tucked between the Franconia and Huntington communities, Kingstowne continues to grow. There are lots of area community centers and pools, tennis courts and a large Town Center with great restaurants, stores and movie theaters. And for the golfers, there is the first Top Golf facility in the United States, an innovative driving range complex that offers sensors embedded in the golf balls to track your shots, as well at the public Hilltop Golf Course. And there are homes of just about any type and price range, appealing to first-time and move-up buyers alike. Shopping at the regional Springfield Mall is nearby, along with lots of “big box� shops that make shopping for anything and everything a piece of cake.

“Frankhonia Farm” dates to 1859 when 191 acres was purchased by two Alexandria businessmen, and a rail station named after the farm began operations there in 1871. Located just south of the Capital Beltway and east of I-95, it’s only fitting that a community that has its roots in a rail stop is home to stops for Metrorail and the Virginia Railway Express commuter train.
