The real estate markets in the City of Alexandria and the Alexandria portions of Fairfax County were positive in the second half of 2018, and were the only two jurisdictions in the entire metro DC area with increases in both the number of sales and the average sales price. As you’ll see in this report, homes sold a little closer to their original list price in both areas compared to the second half of 2017. And the overall number of homes sold was up 7.8% in the City of Alexandria and up 3% in the Alexandria portions of Fairfax County. The average sales price rose – just barely – by 0.7% in the City and a healthy 4.7% in the Alexandria area of Fairfax County. The impact of last year’s tax reform legislation was negligible – the negative implications of the limit on the deductibility of state and local taxes was largely offset by the increase in take-home pay for many wage-earners. But mortgage interest rates rose almost two thirds of a point over the course of 2018, so the payment on an equivalent mortgage was 6% higher by year’s end. That has an impact on affordability, particularly for first-time homebuyers. As we head into 2019, the shutdown of the federal government has further cooled the region’s market. Federal employees and related contractors who aren’t getting paychecks aren’t buying houses. Once the government is open for business, it will take a while for the market to shake off the fiscal and psychological impact of the closure. But the big news that will impact the Alexandria markets in 2019 – particularly in the northern portions of the City - came in November with the announcement of Amazon’s HQ2 coming to Crystal City. Nothing in the numbers in this report will reflect the short-term reaction to Amazon’s move because they reflect settled sales, but contract activity soared – especially in Del Ray, Rosemont, and Potomac Yards and Greens – in the weeks following the news. Overall, we expect 2019 to be healthy because of the “Amazon effect,” with perhaps an 8-10% increase in the number of sales and a similar increase in sales prices in the City of Alexandria, and more stable sales and prices in South Alexandria compared to 2018. Each area has different market dynamics, so you’ll find an analysis of the performance of detached homes, attached homes and condos for the communities that make this such a wonderful place to live. Welcome to historic Old Town, Alexandria. Founded in 1749, Old Town is a place rich with colonial charm. This is the heart of the City of Alexandria. Like the rest of the communities in the City of Alexandria, the development of Old Town is tied closely to its proximity to the nation’s capital. Since the colonial period, Old Town has established itself as a diverse cultural center and bastion of American trade, commerce, and industry. Old Town brings you to the doorstep of colorful row houses on tree-lined streets dotted with gas lamps and cobblestone walks. Old Town is a desirable place to call home for those with an active social calendar. A wide variety of restaurants, coffee shops, art galleries, as well as boutique and retail stores, leave plenty to the imagination and ample opportunity to enjoy the finer things in life. Walk down to the Potomac and enjoy the fireworks on the Fourth of July, or bundle up for the holiday tree lighting in December. An Old Town resident would be hard-pressed to run out of things to do.

The communities of Potomac Yard and Potomac Green border Arlandria and Del Ray on the east and are just south of Reagan National Airport. At the turn of the 19th century, Potomac Yard was one of the busiest rail yards on the eastern seaboard. Today, Potomac Yard is still a major hub for transportation. As the names may suggest, Potomac Yard and Potomac Green borrow their names from the Potomac River on which they are situated. While much of the area’s history is contemporary in nature, it should be noted that Daingerfield Island, located in the eastern part of Potomac Yard, marks one of the first permanent colonial settlements in Alexandria. Daingerfield Island was settled in 1669. Potomac Yard and Potomac Green are close to it all. Residents enjoy numerous amenities at Potomac Yard Center. Property here is defined by stately townhouses. Expansive green space in aptly named Potomac Green affords wonderful, riverside views of the Washington Monument. The Mt. Vernon Trail, also located in Potomac Green, is ideal for bikers and joggers; traversing this trail, one can safely travel the banks of the Potomac, north to Roosevelt Island or south to George Washington’s Mt. Vernon estate. As with most communities in the City of Alexandria, residents of Potomac Yard and Potomac Green are only steps away from Old Town. The restaurants and boutiques of Del Ray are also easily accessible.

Arlandria was heavily developed in the mid 20th century to meet the rising demand of housing from federal workers moving out of D.C. Arlandria is the northernmost community of the City of Alexandria. An integral part of the Arlandrian experience is Four Mile Run Park, which blazes its own little trail in American history. The park borders Four Mile Run Stream, which runs into the Potomac River. During the colonial period and into the 19th century, this stream was used to power several watermills that operated in the area. On a more contemporary note, Arlandria is home to The Birchmere, which hosts an array of world-class musicians in what is billed as one of “America’s Legendary Music Halls.”Arlandria exhibits a strong community spirit. Elevator and garden style apartments define the area. Four Mile Run Park makes tranquility a convenience. It is great for those looking to get out and onto the Washington & Old Dominion Trail. During the spring and summer, the Four Mile Run Farmers Market brings in fresh produce. This doubles as an artisans market as well. To complement its offering of fresh fare, Arlandria provides a wonderful selection of Salvadorian restaurants, which serve some of the regions most authentic dishes. All the typical amenities are located nearby at Arlandria Shopping Center or neighboring Potomac Yard.

Del Ray is located in the area northwest of Old Town, Alexandria. A community of communities, Del Ray includes Warwick Village, Saint Elmo, Hume and Mt. Ida. Del Ray also offers an eclectic mix of boutiques, restaurants and coffee shops. Del Ray boasts an active community calendar, which enriches the lives of residents and visitors alike. Each year, on the first Saturday in October, the community turns out for Art on the Avenue, an outdoor street festival featuring hundreds of artists, live music and delicious food. Other annual traditions include the Thanksgiving Day, 5 mile “Turkey Trot” Race, a Halloween Parade and the Holiday Tree Lighting. The Del Ray Farmers Market, which runs year round does not disappoint. It features a great selection of local, seasonal produce as well as a few surprises like cheese, baked goods, and tea stands.

Rosemont is located west of Old Town Alexandria between Taylor Run and Del Ray. Developed in the early 20th century, Rosemont is the city’s oldest planned residential expansion. Like Del Ray, Rosemont was intended to be a “street car suburb.” The plan would have connected the community with Washington, D.C. and Mt. Vernon by electric rail. Instead, the community of Rosemont turned its focus towards its role as a showcase for 20th century home design. In 1992, The Rosemont Historic District was added to the National Register of Historic Places. Rosemont is closely integrated into the life of Old Town. The community is close to upper King Street, which boasts an array of wonderful bistros, restaurants and boutique shops. There are even hotels for the in-laws. Like their neighbors in Taylor Run, Rosemont residents are close to Shooter’s Hill and the George Washington Masonic National Memorial. The memorial affords a presidential view of the City of Alexandria to those who take the tour to the top. Day trips to Arlington, Mt. Vernon and D.C are easy to plan and getting around is a breeze. Rosemont is a cozy place to call home. There is a wonderful selection of townhomes, bungalows and stately colonials. The community is as friendly as the tree-lined streets are welcoming.

The story of Braddock Heights/Beverley Hills/Taylor Run is one that spans many generations. Its geography is defined by Shooter’s Hill, which marks the high land west of Old Town. Two turnpikes bind Taylor Run: The Leesburg Turnpike (King Street) and Little River Turnpike (Duke Street). Some of the community’s earliest inhabitants are believed to have been Native Americans. The area was explored and settled by colonists arriving in the late 17th century. In the mid 1700’s, John Carlyle, a prominent merchant from Alexandria, is known to have owned farmland in Taylor Run. During the Civil War, Fort Ellsworth was constructed near the base of Shooter’s Hill. The fort was dismantled after the war ended. Today the name lends itself to apartment complexes in the southeastern end of the community. It is also important to note that Taylor Run is also home to the George Washington Masonic National Memorial. Remember the Titans? They’re in Taylor Run, too. Braddock Heights/Beverley Hills/Taylor Run is the kind of neighborhood people don’t want to leave, except maybe when one has the opportunity to move into The White House. Hint: President Gerald Ford called Taylor Run home. The neighborhoods of Taylor Run offer an eclectic mix of housing options. Residents enjoy living close to Old Town, Alexandria. All the typical amenities are located nearby. The Hoffman Center located on the other side of Duke Street has an AMC movie theater and several restaurants.

Northridge is a community with a varied past. Over the course of its development, it has been incorporated to no fewer than eight different counties. Northridge has proudly been a part of the City of Alexandria since 1929. Northridge is bound on the west by Quaker Lane, Glebe Road to the north, Russell Road to the east and both King Street and Braddock Road to the south. The Eisenhower Avenue community occupies a tiny sliver of land south of Taylor Run. There’s hardly any spot in the DC metro area that doesn’t have some tie to colonial times or the Civil War, and the Huntington community is no exception. Ft. The area takes its name from a post-Civil War era fort constructed near the banks of the Potomac River that was intended to compliment the defenses of Washington, DC with Ft. Washington on the opposite side of the river. Ft. Hunt was even home to a top secret military intelligence operation during World War II. Mt. Vernon, the estate of President George Washington, is the crown jewel of the community. Most are surprised to learn that it is owned and operated by the Mt. Vernon Ladies Association, not the federal government. One doesn’t usually think of a bustling corridor of shops, businesses and residences as home to an airfield, but Beacon Hill in the heart of the Route 1 Corridor was just that in the early days of aviation. “Frankhonia Farm” dates to 1859 when 191 acres was purchased by two Alexandria businessmen, and a rail station named after the farm began operations there in 1871.
